Model Home Tours in Phoenix Suburb, Impressive Amenities, High Value Homes [San Tan Valley Living]

Today I'm driving you over to one of my favorite master plan communities in the Phoenix area, Sileo in San Tan Valley. This community is made up of several builders, but today I'm going to show you Mattamy Homes, who just opened up two model homes, their own little section, and guess what? These are priced in the 400s. Now, Sileo has a wide range of price points, and when you see the amenities, you're going to be surprised that you can get something at that price point here, because they have a beautiful lake, lots of pretty trails, a gorgeous swimming pool. It seems like most of my favorite builders are here in this community, so come along. Let's take a look at Sileo and see if this is going to be where you want to call home. This floor plan right here is their copper floor plan, and I think the designer did a great job in this one. You're going to be getting 1,815 square feet, three bedrooms plus a flex space, two bathrooms, and a two-car garage with a base price of just $431,000. This home has such a cute front porch. It just looks like a home that you could easily decorate for the holidays if you're someone who likes to do that, or you could put a little fire pit out here in the front, sit down, meet some of your neighbors. Isn't this pretty? Okay, I have backed way up to give you an overview of this whole floor plan, which is very popular, and I actually really like what the designers chose with this model home, specifically starting with the flooring. Doesn't this just have such a great realistic wood look? But this is tile with the grout stained so that it's not real noticeable. Also won't show dirt as much as a wider grout. Very nice. I just love how you have this nook over here for the table. Not a whole separate room, but it definitely has its own space. A nice size island that seats four, so it's not one of the super long ones, but it's not the three-seater either. Almost like a stone-looking granite countertop. They did two-tone cabinets, which is kind of a trend right now. So you can see they did the natural wood over here, and they did the white on the other side. Sometimes builders will split it, and they'll have one color on the bottom and another color on the top. And this is kind of different. The built-in gas range with the stove underneath and the microwave on top. I don't know that I've seen this configuration done quite this way, so interesting. Whirlpool Appliances, and they have the pennant lights in here that are really pretty. Normally you're going to get pre-wiring up here for pennant lights, so you can put them in after the fact. They did the stainless steel sink in this one. And let's go take a look at the primary bedroom before we look at the front of the house. It is tucked away over here. Very pretty, nice color palette, very calming. And then when you come into your bathroom, you have your double sinks. They did the can lights on the ceiling, but they didn't put in the lighting right here. Linen closet, toilet room, and then on this one they're showing a more standard type of shower. If you're interested in getting a great deal and doing the spec home, so you can get a lower rate and all of the things. Some of their spec homes will have a more basic shower like this one, but some of their spec homes will have a tiled shower, a super shower. You just never know. That's why it's good to kind of plan ahead. Don't wait till the last minute. Give me a call and let's get a game plan together. And this closet kind of peeks around the corner here for a little extra space. Okay, let's go to the front of the house. And as we do, I'm going to show you what wonderful design choices were made in this hallway. This is just typical to see like a long hallway here and the walls just being, you know, just blank and maybe a little bit uninviting, but how simple is this to just add some clean, long lines here with the wood and a little bit of a border at the top, but just very basic. That can't be that hard to do, right? And it just looks really sharp. And then adding these lights. Call up your handyman, have him come put in some electrical over here for lights and a piece of artwork, and that just looks great. You can see that artwork when you are coming out of here. And let's go take a look. So here's where you're going to come in from your garage. When you come home, you will have this space over here for dropping off your stuff. And then you also have the option of having this room back here as a den. So your choice if you want this room or if you would prefer the larger garage, but you can see, doesn't that look nice having that right there? You also have your laundry room over here. And then going closer to this front door, here's where you're going to have another full bathroom, two more bedrooms. Look at this fun tile they put in this bathroom. I like that. It all kind of works together, adds a little bit of character to this bathroom over here. And you have the shower and tub combo on this side, which also makes just more space because it's not a long bathroom. It's a little bit this way, plus the linen closet. Just gives you more space between the two bedrooms over here. That can be nice if these two bedrooms are being used most of the year, either by two kids or whatever the situation is, not quite as close to each other as in some other floor plans. This bedroom, you can see, they actually have set up as kind of like a little sitting room living room, which shows, you know, you could have someone using that other bedroom and have their own little living space over here and their own little bathroom. And it's almost like having a guest suite. And this one is looking out to the beautiful front yard. Okay, let's go outside and see what the back of the house looks like. You have your window right here. You have just a standard door right here. And this patio is not super deep, but it's a little longer than is normal. And they did some fun pavers out here. This is really cute. The circular sitting area up here with the fire pit and the lights above. Really unique, maybe not as expensive as you would think. And yet, you know, you can actually picture yourselves using this space, making the space low maintenance, but usable. All of this is artificial turf. And then there's the desert landscaping. When you buy a new construction home, you're not going to have the irrigation and the landscaping in the back typically, but it will be done in the front yard. And the drip lines that go to the front yard, you'll be able to just hook into those and bring more irrigation to your backyard. This is one of the streets where they are currently building a bunch of spec homes. And I just wanted to show you how different the elevations are that you can choose. Here's a quick move in one story that has more of a Spanish sort of elevation. That's the exterior. The one right here is their sepia floor plan, which is their most popular one story. And you can see it has some brickwork. They just got done pouring the driveway. And then you have a corner lot that has a much more modern exterior finish. Also, this one is a corner lot. And when I turn this camera around, I will show you that in front of a couple of these spec homes, it's just an open grassy area, which is nice. So where the lot is located in the community is definitely an important factor that I'm always paying attention to when trying to help my clients find just the right home. This home right behind me is the siena floor plan. You can see it's a two-story. You're getting 2,555 square feet, four bedrooms, plus a flex room and a loft, two and a half bathrooms, and a two car garage. Base price on this one is just $491,000. Let's take a look. Okay, so you can see how charming this is from the exterior here. You get just a little bit of a porch, pavers in the driveway are an option. And since this is the sales office, that will become your garage right there. And then coming in, you can see that the front door is just kind of cute with these windows. You just have a little bit of cover right here where you could put a bench. And welcome home. Okay, I have come into the open living space to kind of give you an overview of the floor plan as a whole. You can see the front door right there. And let's go look at the front of this house before we go upstairs. One of my favorite things about this house is actually the primary bathroom. But you can see here by the front door, you have this nice open space, which would make a good den. They have it set up as kind of like a little sitting area. It could be a hangout. And then I also do like the position of the powder room right here. It just makes sense within the floor plan. You have some added storage right here. This window in this bathroom over here does open and a lot of times the powder room, it'll just have like a pedestal sink. But this one just looks nicer with the cabinets in it. And then on the other side over here, this is where you're going to come in from your garage. So when you're coming home from work or errands, you're going to have this little space over here with the shelves, hooks, you could do cubbies over here, however you want to organize that. And then this is going to be essentially like a little coat closet or storage closet. They have internet hook up in here. The stair rail is definitely a nice touch, has a little bit of a modern element to it. Tall ceilings in here and you can do a waterfall island. As you can see, this one seats three people. These are whirlpool appliances. Nice design choices with the neutral kind of timeless colors that they chose. You have your corner pantry. As you can see, you can get the built-in gas range, which most of my clients are asking for. You also can do these, which is nice, the drawers that pull out under the range instead of the ones that kind of open like these do. It's nice to have the drawers. Also nice tall cabinets are a big plus. They put the microwave in over the oven. You can get a stainless steel sink. I think this one is an e-granite sink. There's lots of light coming into these rooms with these two big windows over here. Just a small area right here for your dining table. And then you can see they have the four panel sliding doors that open in the middle and a cozy area right here for your couch. All right, let's head upstairs. And as we do, I have to remind you that if you want to visit model homes, you should bring your realtor with you to that first visit. Hopefully that's me because the builder is probably going to ask to register you. And when you do that, you are waiving your right to be represented if your realtor is not with you on your first visit. So you're not going to be bothering me. Make sure you reach out. I'm going to make sure you get the representation that you really can benefit from. This railing here is an option. That could be a solid half wall there if you prefer that, but it looks really nice the way that they have it done here in the model home. And even though the downstairs living room isn't huge, you get possibly a bigger space up here as a living space as well. So with all the bedrooms up here, this can be a great room for watching a movie as a family, a hangout for the kids. And right at the top of these stairs is the primary bedroom. So let's go take a look at that. You can see that they have nice can lighting available as an option. Sometimes builders will include ceiling fans, but usually they won't. It's a good size primary bedroom, but what I really love are their showers. They do some kind of unique things. I don't know of many builders who have the wall up here that connects to the glass, which is kind of unusual. I mean, it's not something maybe you even notice, but I notice it. There is a step coming in over here as well as the step down here. And what's really different is how they do this. I've shown this in other videos. They have the beautiful shelving here with the light above. Really unique. Haven't seen that with any of the other builders. And just good design choices. You can do the wonderful rain shower head. You have a little space down here, plus you have this whole ledge. Double sinks. And then here is your primary closet. Very standard size. Get some shelves over here on this wall. Okay, let's go check out the secondary bedrooms up here. If you are one of those people who likes to have the primary bedroom on the first floor, just make sure you reach out. I know which builders are making those floor plans and can give you some options. But right over here, you're going to have your laundry room. And I kind of like this tile that they put in here. Looks like it would be so easy to keep clean. If it gets dirty, you're not even going to notice it. And it just looks kind of sharp. And then right across from the laundry room, you have your full bathroom up here for the kids. So you can get the double sinks. They did the same nice flooring in here. And then you're also going to have your bathtub. If you would prefer to do tiles all along this wall, that will be an option. If you're building from the dirt up. If you want to get one of the quick move-in homes, then everything is already going to be selected for you in those quick move-in homes. So it's just a matter of seeing what they put in their quick move-in homes and if you like it, if you don't like it. But those are the homes that they're going to incentivize with lower rates, covering your closing costs, maybe including things that they don't usually include. Here is more storage in between the two bedrooms. And here is bedroom one. Very cute. What's nice too is that some of these two-story homes will end up having some really nice views of the Santan Mountains. So in this case, they're still building right over there. And I don't know if you can really see it in the video very well, but you have some of the mountains right here. And then let's check out this room as well. I think they are probably the same size. This one might be just a tad smaller, but they both have the walk-in closet, which is really nice. Okay, let's go outside and take a look at the backyard. This one has a pool. And this is one of the builders who, at least in certain communities that they're building in, will allow you to build a pool using their pool company and wrap it into the mortgage. So if you are one of those people who wants a new construction home and you also want a pool, it's definitely an option to look into and see if that makes financial sense for you or not. It's also a good idea to take a look at resale homes in the areas that you're interested in, because with so much new construction going on, we have a lot of new-ish homes that have the pool already put in, and that might save you some money as well. You can see this one has a nice Baja shelf right here. You could put some chairs in there and just do some sunbathing, relax. Here's the map so you can see exactly where we are today. We are in the very popular community of Sileo in Santan Valley. Any clients I have interested in this part of the valley, I bring them here because it has some of the most beautiful amenities in the area. We are on the outskirts, but there's so much growth going on here. As a matter of fact, plans are already being made for a downtown area for Santan Valley that is going to be just right south of Sileo. It's going to take 20 to 40 years to build out the downtown, but I'm guessing they'll probably start in maybe eight years. That's going to be a fun project to see coming to life. There's also a freeway, the 24, that is already approved to come down and service Santan Valley. While you're far from a freeway right now, probably in the next 10 or so years that freeway will make its way down here to Santan Valley. One of the biggest things my clients are interested in is incentives. These quick moving homes or spec homes, they're the ones that the builder has already built. They've made all the selections and they're either done or they're going to be done soon. You're not going to get to choose necessarily all of the little details, but they do a really good job on these spec homes. You're oftentimes going to be getting a rate in the threes or fours instead of today's rate, which now it's in the sixes. You'll probably have your closing costs covered. They may include appliances or blinds that they weren't going to include otherwise. There's a lot of benefits to it.
