This video explores the advantages of relocating to the Northwest Valley of Phoenix, specifically the Vistancia community in Peoria. It highlights the region's economic growth driven by the semiconductor industry, tours a luxury Shea Homes property, and provides strategic advice on new construction and the local lifestyle compared to Scottsdale.
If you are thinking of moving to Phoenix,
everyone's gonna tell you go Scottsdale
until you look at the new construction price tags.
I'm gonna show you why the smart relocation buyers
are looking in the Northwest Valley instead.
This is where the chip industry is planting itself.
This is the largest growth quarter in the entire state.
This is where land is still opening up
and where you get more house and better views for the money.
I'm gonna walk you through a brand new community,
gated luxury right here in Peoria.
No filter, the real story.
Let's go take a look.
This is a very modern elevation.
I love this.
Look at even the ironwork that's right above that window.
We got paper driveways.
We got a three-car wide driveway.
You don't see that very often.
This particular home, because it's a two-story
and it's on a 50-foot wide lot, it enables you to do that.
Wow, this is very nice.
If I was coming over your house for dinner,
I'd be like, woo.
Very nice entryway.
Oh, I love that.
We'll look at that later.
That looks like an en suite.
It sure does.
Oh my gosh.
This is a gorgeous home already.
I love it.
Let's go.
I just have to go straight.
Let's go the money shot.
You know, it was always the main living space.
Oh really?
Yes.
Oh man, what?
Okay.
So Shea Homes offers this floor plan
in a lot of different communities,
but it's always really nice to see how they have updated it
or modernized it a little bit with their decor.
Cause this once was kind of a farmhouse style.
Now we're kind of back to more of neutral colors.
We're looking minimalism.
We're looking neutral tones, earthy tones, clean lines.
Those pendant lights are like amazing.
They're just, they're soothing.
I don't know what it is.
I didn't even, I didn't even notice those at first,
but you know what they look like?
What do they look like?
They're eggs.
They do look like eggs, but I don't think they add light.
They're really high up too,
which they have to be because they're so big.
I mean, look at the cabinetry around that refrigerator.
And then we have more that just comes over here.
Wow.
And then this is a beautiful stair rail.
That's just open to the bottom.
Yeah, that's gorgeous.
Big, huge living space.
Love that.
Love the windows here.
Yeah, you're going to have to have a window washer.
We just had a week full of monsoon season.
So you got to,
that's going to be a window washer on your speed dial.
I'm just kidding.
I guess that would be your favorites button now.
All right.
Let's take a look at this kitchen.
Yes.
Wait until I get to this other side.
Wow.
I really like this.
I just like the neutral colors, right?
It's not so stark anymore.
It's nice and warm.
Look at this.
Yes.
I was wondering what brand this is.
It looks like a KitchenAid.
Oh, it does look like KitchenAid.
It's got a weird symbol on it.
It does.
It's not weird, but I just don't recognize it.
Yeah.
So we have six burner stove.
We have our little griddle here.
Look at that hood.
I don't know.
It kind of looks short.
It's very wide and kind of short.
I don't know what the right terminology is.
These cabinets are crazy.
Flat.
They almost feel plastic.
I feel like with these ones.
Oh, I have an example right here.
I was gonna say, I feel like they'd get dirty.
If you can get the, oops.
Oh, yeah.
Fingerprints up there.
You see that?
Oh, yeah.
Yeah, the finish is very plasticky.
Yeah.
So I'll tell you.
Stainless steel, when it's clean, looks gorgeous.
Stainless steel, when it gets wet, dirty, streaks.
It is impossible to keep clean.
And then when it gets scratched,
I don't know if you guys can see those scratches right there.
They're just there forever.
I feel like this is the next problem.
This is a plasticky feel.
I don't know if you can hear that little finger tapping.
So it's gonna be hard to,
you're gonna have to have a special cleaner
for your stainless steel.
You're gonna have to have a special cleaner
for your cabinets.
And you're gonna have to clean those cabinets.
You're gonna need a ladder to get up there
to those bad boys.
I didn't even reach up there.
We have, I don't know, what do you think about,
there's literally bugs everywhere I'm going.
There's a little buggy right there.
We just had some major storms.
I already mentioned that.
And there was one right here and there.
Oh, how funny.
Three bugs.
So water brings out the animals for sure.
Well, insects as well.
Those aren't animals.
Okay, we have a beautiful dishwasher.
It's Jenn Air.
Oh, it is.
That's a J.
We're so smart.
I found it first.
I'm just kidding.
Jenn Air, okay.
They haven't done their final cleaning.
It's beautiful though.
All right, we have, this is such a great idea.
So that the littles don't, my grandbabies,
they come and they open the fridge.
They open the fridge.
They know exactly where all their treats and snacks are.
So you could put juice boxes and things like that in here.
Or of course, for adults, you can put the wine.
Yeah.
You just teach them which one they can.
Now this is, I like and I don't like.
I like, look at this.
I feel like it's a cartoon.
Look at it.
Air fry and it has pictures.
Dehydrate and it has pictures.
Oh my gosh.
What happens when this breaks?
Like when the screen kind of goes out.
Oh, look it, you can program.
You currently have no favorites.
Save, Jenn.
Oh, that's neat.
I wanna see what more options says over here.
More modes, I mean.
Okay, convect, bake, air fry, dehydrate.
Is it hard to see?
Yeah, I don't know if you can see it,
but Bruno, please keep going.
Let me just see.
It is recommended to use a baking sheet
to achieve crispier results on your favorites
from fresh vegetables to guilty pleasure fried foods.
Next.
It teaches you how to cook, you guys.
You don't need to cook anymore.
Okay, wow, this is amazing.
Here's your temperatures.
This is so fantastic until that breaks.
Then we also have a microwave up here.
What I don't like about this microwave
is that it isn't very tall.
It's not super short.
It certainly looked shorter from this window,
but opening it up, it's not too bad.
This is kind of cool, though.
This was called the Culinary Center.
You can hit cancel to go back home, right?
And then when you click on it.
Oh, so I wonder.
Okay, so this one has microwave defrost, soften.
Okay, so it has a Culinary Center.
Let's see what this one's.
Oh, hey, wait.
This one is a Culinary Center also.
Well, look at that.
Just technology.
All right, let's take a look over here.
Okay.
We have more cabinets.
This house has so many cabinets, so many storage areas.
You want to talk about a walk-in pantry.
It's not, you know, like wow, but it's very good.
It's very good.
You know what I'd love to?
This is probably locked.
It always is, yeah.
But when you come directly in from the store,
like your Costco, as you've used as an example before,
looking straight in,
you can just drop everything right here, the drop zone.
There you go.
Drop zone, I love it.
And then you can put stuff away,
and you can put stuff in the refrigerator.
Let's look at this refrigerator.
Yeah, look at the refrigerator.
I opened it up, and I thought.
These are like two, like.
That doesn't, you have, that's yours, yes.
Yeah, I don't know.
It's not my favorite,
but you know, it's. It's not my favorite either.
It's someone's favorite.
Look how.
Oh, look at that black interior.
I know.
Oh.
Wait, so that might not be a good thing.
Look at that.
Maybe if there's stuff in here.
Oh, it's frozen, no, it's just ice.
All right, maybe.
And it's probably because of the humidity that we have had.
We never have, Jessie Lee.
Okay, what are you, 16?
I know, I'm more like younger than that.
I'm a little immature, but I like to have fun.
We have, all right.
Let's go check out this backyard,
because this is, this wall is what I wanted to show people.
This beautiful door.
My gosh.
Yeah, here we go.
I hope we can.
Here we go, here we go.
So you will, so to open the door, you have to open this.
Okay.
Okay, just letting you know.
I hope that we don't have a problem getting back in.
Oh no, it's on the outside.
Oh, I love this.
I love all this metal work.
Like, it's absolutely gorgeous.
Yeah.
These things are almost indestructible.
Like, they're really hard to kill.
Just give them a little bit of water.
I thought these were only indoor plants.
Nope, they're both.
No way.
See?
I learned something.
Yeah, look at this.
They're so pretty.
That is such a cool wall.
I'm gonna go check it out a little bit more.
And I love, look at this shaded area.
I like how they did a couple different flooring
to break it up.
We have a beautiful barbecue.
Sure is.
Just outside of the covered area.
I never really understood barbecues
underneath the shaded area,
because what if...
I have caught steaks on fire before.
I was there.
Just to let you know.
Yeah.
Or maybe I wasn't.
This'll be a great shade tree.
These'll be great to break up that heat
against that brick wall.
Look at this back wall.
So one of the...
This is water pouring down.
This is gorgeous.
This is like next level landscaping.
How peaceful is that?
I'm gonna take a peek around the back.
I don't know about you guys,
but I think that's like a lot of wasted backyard.
Why do you gotta have it so far away from the back fence?
What?
Builders always do this,
but you don't have to do it
when you do this work yourself.
Yeah, that's kind of...
You're losing all that space, huh?
Yeah, and I feel it's weird
with that going all the way back there,
and then this is like forward.
Yeah, because if you're sitting right here,
you're just looking at pool equipment.
That's why I don't like it, yeah.
I don't like it.
The builders do that.
I do like the setup though,
but I would push it back and do the pool equipment
maybe on the side of the house, personally.
Oh yeah.
Yeah, that's pool bath water, huh?
Or sorry, bath water.
Beautiful, all right.
Let's go check out the rest of the single level,
first level, and then we'll check out what is upstairs.
We have lots more health to check out, don't we?
We sure do.
Okay.
Big front door, lots of privacy.
You know, there's so many builders right now
that are doing glass in the doors.
I love this.
There's absolutely no, you know, peeky boo's.
Seeing through.
Yeah.
So we have this en suite near the front of the house.
This is great.
We get these requests all the time.
Mom and dad either coming to visit or living with them.
And even though this is a double bed,
these are pretty big dressers.
I feel like a queen bed could be totally fine in here.
Yep, change out the nightstands.
This is great.
A chair over here.
Want to do at least one walk-in shower,
or especially in the en suite, right?
Yeah.
So we can see how this one works.
Does it work well?
There you go.
It works great.
This is great.
Look at this little drawer.
Oh, I see.
I have to have drawers.
Even with the small vanity,
you can put drawers in a small vanity.
I love it.
Yes.
I like this window.
Yeah, this is great.
All right.
Yeah, kind of off by itself.
Their own little privacy.
Then we have this big office space right here.
We don't know what's upstairs.
I'm pretty sure there's a loft though.
But this is a great office space,
or this could be the piano room,
or reading room,
or a separate area for the kids.
You could probably put doors here, I bet.
You sure can.
Yeah.
You can close it off a little bit more.
All right, now we're going to go up a dair.
Wait, before you do that,
I want to show you something over here that we missed.
Did you guys, did we?
Because I was like, what is that door?
So you have a powder room right here.
Everyone probably saw that when we walked by.
It's snuck in there.
See that?
I would have been all, where's the extra square footage?
This is interesting.
There's a drawer at the bottom.
You know what though?
Oh my gosh.
I've never seen that vanity.
I don't hate that.
I actually like it,
because I feel like-
Well, that's not where you're going to put
your toothpaste and stuff.
No, but I feel like for this,
maybe I'm silly,
but I feel like rolls of toilet paper would fit perfect here.
It's not going to fit in there.
You don't think so?
No, it's too shallow.
Let's bet.
Just kidding.
I'm all, where's the toilet paper?
Oh, we'd have to go get some.
I feel like it's too shallow.
Okay.
Wow.
That's an awesome window.
There's something about a big picture window like this
that doesn't open that I just love.
That is gorgeous.
I feel like there should be an aquarium there or something.
I don't know.
It's just huge.
Yeah, this is a really big room.
Look at this.
This is a great room.
Oh my gosh.
Push these together.
Game room, sleepover.
She's going to talk about the view.
No, of course, you know.
I know.
I try not to say anything.
Well, this is a beautiful view.
I don't know if you guys can see it there.
You can, yeah.
The thing is this,
there are no homes there yet.
There will be homes.
This is why it's so important when picking out lots,
that you work with a realtor that understands
what's going to be built where,
what kind of, how that's going to change the views.
Because when you're buying a brand new home,
and especially early on, this is a brand new community,
you just don't know how that's going to change.
Now that mountain will always be there,
but what will it look like after, again,
when they're finished?
But you can get the better lot premiums
before they do any price hikes.
But you don't know what the rest of the community,
oh, when you get to pick out your own elevation, colors.
You definitely want to talk to us
so I can help you figure all that out.
Lots, elevations, which way the garage swings.
There's a lot of things to consider.
Yeah, but when you're not the first one,
sometimes you don't have those options.
For sure.
Because it depends on what else is going on
in the neighborhood, that street,
and your next door neighbor, and that kind of a thing.
Yeah, yeah, so.
That's a really nice vanity.
I like it, just everything it has to offer.
It's simple, it's small, it has drawers,
it's got the light underneath, I love it.
We can't stop but look at the cuteness of everything.
That picture is actually pretty cute.
Love this, this is a really big bedroom.
I would say this room is actually more like a 12 by 12.
I agree, because look how much space you have
between the dresser and the bed.
This is fantastic.
And when you get a bigger bed,
it doesn't make it longer, but it makes it wider, right?
Yeah.
So this is probably a full or whatever.
A full or a double?
This looks like, and you can have a queen.
So we have cabinets here, we can put linens,
we can put games, we could also put
some nice shelving in here.
Oh, they have this right here.
Then we have a home, we have two more kind of sections.
I know, I'm like, where do we even go?
Let's go this way.
Oh my.
Oh, this is like, this is another en suite.
Oh, this is like, for the big boy or big girl.
This is nice.
I love this one.
Look at the hiccups.
Oh, look at the closet.
Because of the space and the walk-in closet.
It's a big walk-in closet.
All right, we're coming over there.
Yeah, and like, you gotta check it out
because I don't see closets this big usually
in, you know, secondary.
Oh yeah.
And it has a window.
I love it.
They're putting windows in closets.
I like that.
Of course, when they're big enough.
Yeah, this is a great size closet.
Nunchucks.
You like water, my friend.
Be fluid.
Ha ha, get it?
This is a great size room.
Perfect for the teenager.
Totally.
And again, a really nice size bathroom.
Perfect.
Wow, more storage here.
A coat closet upstairs.
Wow, look at this utility room you're about to walk in.
See that?
I might see that.
That's a lot of storage right there.
I know.
Wow.
That's where I put my winter coats.
Hello.
What goes around there?
Is there like?
Yes, it's huge.
Wow, I did not expect this.
And they put this puny piece of furniture.
It looks great, but there's so much space.
Wow.
What else could you do in here?
It's just like, yeah, this is a lot of space.
This is great for storage, dry storage, linens.
I know, I'm trying to think.
We have all this cabinetry.
Look at this.
Oh my gosh, how many?
There's a ton.
And then down here.
11.
Upper cabinet.
No, there are two doors to one.
Two, four, six, eight, 10.
That's what I said.
Are you counting doors or cabinets?
It's 10.
I was wrong.
Oh, bishit.
I said, that's what I said.
You know what?
Normally, finished cabinets, you can see,
it's like they put an extra trimming underneath.
Oh, that's, yeah, good point.
Because this is an end of a cabinet,
or there's an end of a cabinet right here.
We should see that they actually have
like a trim board underneath.
That's actually very nicely done.
See?
There's little things like that
that make a difference when you choose builders.
Like little things that no one would even notice.
Let's see, is the water on?
The water's not on.
Okay.
I'm trying to make sure.
It's probably just turned off to the house.
I don't want anybody flooding it.
All right, we have a whole nother section.
This must be the primary.
Yeah, and you have more storage.
More storage.
Lots of storage in this.
And then if you notice too, this, I call it 90-10.
So 90% of it is smooth, and then 10% of it has this.
So they call it 90-10.
Every builder kind of has their own name for it.
It's usually an upgrade.
Let's take a look at this amazing primary suite.
I'm like, where do you go?
I love it.
It's great.
I would have a hard time watching TV at night
because this room is too big.
Yeah.
I'd be all, honey, what does that say?
Yeah, totally, huh?
I'd have to be sitting in one of those chairs.
Yeah.
This is a very nice size room.
Again, these are the new window coverings
that are coming back.
Kind of remind me of the 70s.
Slightly different colors.
It's the same concept, though.
I don't know what you call them.
It doesn't block out the sun, though.
No.
Well, neither do shutters.
Because is there little lines of light
that shine through the shutters?
Well, it makes it darker.
Yeah.
But it does let some light out.
Yeah.
You have to get curtains, maybe a blackout,
if you wanted no light.
Yeah.
On top of those.
Yeah.
Okay.
Water closet.
Yeah, this is an interesting.
Big, long vanity.
Yeah, very long.
There's a lot of tile in here.
I was gonna say that.
That's what I was totally putting, I'm all,
when, think 15, 20 years in advance, okay?
We don't know what the styles are gonna be.
One of the great things about just having walls like this
is you can paint them.
Yeah.
When you have a wall like that, that's stone,
I mean, we all hope that it's gonna be in style forever,
but will it?
And if it's not, to take this off
is gonna be extremely pricey.
It matches with the floor.
It does.
It is beautiful, but just know your commitment.
Yeah.
This is a nice-sized tub.
We see people all the time from, obviously, cold country,
and I think more people in the cold country
turn to bathtubs to warm up, relax,
but the thing is here, when it's hot,
nothing sounds great about having a warm bath.
Even when it's warm outside, not hot,
why would you have a warm bath?
Like, it's just not the same.
No, I totally get it.
Yeah.
Even when you take a shower,
you kind of want cooler water,
because if you're hot...
Yeah, well, in summer...
I was gonna say, when I try to turn the water on cool,
it doesn't go cool.
It's warm, because it's summer and it's hot here.
Right, right.
All right, let's have our Jessie Lee demonstration.
La, la, la, la, la.
I don't like that.
What?
I don't like that.
You don't like this?
I don't like those things.
And why is there so many?
I guess...
Once turned on...
Oh, there's one up there.
So I have a shower, a rain shower head,
this one, and then this one.
I feel like that's mostly for dudes,
because the rain shower,
if you're trying to not wash your hair, but your body...
Yeah, I'm not a huge fan of those.
Yeah.
I just like it simple.
Why do we gotta get all complicated?
Yep.
Save your money.
It's just a square.
It is, it's a perfect square.
But you could do so much with it.
What they've done is not very much,
but you can do a lot with it.
And we could put, not we,
you could put a big center island cabinet with drawers.
You could do shoe wall over there.
Yeah, there can be, there's a lot of space here.
You just have to hire an aftermarket closet person.
Yeah.
Lots of room though.
Big A plus.
Yeah.
What a beautiful home.
Absolutely beautiful home.
I like this floor plan.
Very much.
Shea Homes does not disappoint in their design
and their elevation.
I will tell you this though,
not really loving Shea Homes spec homes.
If you are considering a Shea Home,
you definitely wanna give us a call
because we wanna talk about the difference
between their spec homes and building from the dirt,
which at the time of this video,
they're telling us it's about eight to 10 month build time.
We here in Arizona don't have a lot of delays.
As long as materials come in and the quality
and the condition they're expected to be in,
they usually are pretty on time.
In fact, usually a little bit shorter.
So just to let you know.
Now the larger homes typically take a little bit longer
and there are some smaller floor plan models.
In fact, this particular neighborhood only has 188 lots
and that's between two different series.
One of them has a smaller lot,
which that will be done on another video.
You're just gonna have to sign up for my channel
if you're looking for a slightly smaller home.
This is what I prefer personally.
It's a 50 foot wide lot.
The reason I prefer that is the one thing I get from people
is that when they build in these new communities,
they don't really have a good understanding
of what it's gonna look like when it's finished.
Why would you?
The builder's not gonna point it out to you.
And these are some of the conversations we have with you
when you're buying new construction.
We make sure that you are so well-informed,
you know what decisions to make that work for you.
In fact, I got another little secret for you.
If you go to my website, scan here on this QR code,
there is a new guide that I have just uploaded
on my website for buyers just like yourself.
Here's the thing.
You don't know what you don't know
so you don't know what to ask.
And I'll tell you, with more and more people
going to AI to get information,
and I cannot tell you how many people
are getting the wrong information,
I've created this buyer guide specifically for Phoenix,
like to prepare buyers when they're coming in
from another state.
You know, most people have never even been here
before they've even made the decision
to move here to Phoenix.
Let's talk a little bit more again about this community.
There's only 188 homes.
These particular series that I'm talking about today,
it has five different floor plans.
They start from about 2,600 and they go up
to a little under 4,000 depending on the options.
You can get anything from a three bedroom
to a six bedroom.
There's also two and a half baths
all the way to four and a half baths.
There's a lot of options.
That's why you gotta have us involved
in the very beginning before you even contact a builder.
All right, back to the HOA.
The HOA is actually part of, again, North Point,
which is a village of Estancia.
So let's talk about what's exclusive to North Point.
It's called the Sevita Club.
Now this particular neighborhood,
I love how it's perched up on the mountain a little bit.
So you're gonna have either mountain views
in your backyard or in your front yard.
No matter where you look, no matter what direction,
you're gonna see mountains.
I love this.
This is something that you don't get in Scottsdale anymore.
Let me tell you, and the mountain views that you do pay for,
they're in excess of $3 million.
So I'll tell ya, I've been selling real estate
out here for 22 years.
And when builders, I don't care where it is in the Valley,
they'll tell you, we're the next Scottsdale.
We're the next Scottsdale.
I remember when Sterling Groves opened up,
told brothers on a golf course community,
and they were like, we're the new Scottsdale.
Surprise, it's not the new Scottsdale.
This particular area, it is the new Scottsdale.
And I have some stats to share with you.
But Savita Club gives you kind of exclusivity
from the massive amount of people that live in Vistancia,
which is over 50,000 people now.
That's crazy, right, guys?
If you're looking for newer construction,
there's other options as well,
not new construction in Vistancia.
And I'll be honest with you,
the affordability in the Vistancia, in the village,
it's there, guys.
It starts in the 400.
So you don't have to be in this price point,
which, by the way, the floor plan that we showed you,
if you were wondering,
there's three different elevations,
and this is why you also wanna get in early.
People don't realize this.
They go online, they find the elevation,
by the way, is the front of the home.
They like the style, and they want a particular style,
and they want a particular color.
But you know what?
If the home across the street or right next door
has already been sold,
and they pick the same style or the color or whatever,
you don't get it.
This is why you wanna get in early.
But again, there's some trade-offs,
because if you get in early,
you don't know who's going next door, right?
These are all the things we wanted.
This is why we specialize,
not only in new construction, but relocation.
And we're also valley specialists.
Boy, enough about me.
I'm just patting myself on the back today, aren't I?
I'm telling you, we make a difference.
All right, so back to the different styles.
There's three different elevations.
There's Mediterranean Transitional,
that's the modern, and Western Contemporary.
They're all in the very low, right at $800,000.
So if you're talking about after the 800,000,
you have lot premiums, you have options and upgrades,
you have then the design center appointment,
and then you can go from there.
This is why you really need someone
that does this on a regular basis.
We know also the trends and what's going out
and what's gonna be here to stay for a while.
Don't get too trendy.
We wanna, again, that's why we're here to help you,
along with every single one of the appointments.
It makes a difference who you choose.
Let's talk a little bit more
about the Master Plan community,
because that's really what it really has to offer,
is Vistancia.
Now, Vistancia, like I said, it's over 7,000 acres.
It's actually 7,100 acres total.
This is a very high income area.
It's a very affluent area.
So when we say it's the new Scottsdale,
it's not gonna be Scottsdale,
meaning it's not gonna be flashy.
It's not gonna be nightclubs.
It's not gonna be the noise, the boom.
It's not gonna be the tourists.
That's what really makes this part of the valley,
in my opinion, much more nicer than Scottsdale.
So we have a higher income meeting.
This is gonna be where the chip industry
calls home for the country.
This is going to be TSMC's largest facility
outside of Taiwan in the world.
And this is gonna be just 15, 20 minutes away.
Depends on where you buy in Vistancia.
This particular north point is a little bit further.
If you look at this map, it's a little bit further off.
But I'll tell you, the original draw for Vistancia
was the fact that it was outside of the hustle and bustle.
Now it's happening, not only is it growing,
but that hustle and bustle is starting to move out to it.
Let me tell you, once upon a time,
there was no freeway even remotely close to Vistancia.
Now there is a freeway called the 303,
and there's two exits.
Let me tell you, most master plan communities
don't have two exits.
Even if you've heard of Verado,
and most people, if you're looking for mountain views,
have heard of Verado, you only have one exit
off of an existing freeway.
That's what makes it kind of not as desirable,
and it's further outside of town.
This is by far the number one growth corridor,
not only for jobs, but also for housing.
We have more retail, we have more commercial,
we have more shopping.
This area is going to grow exponentially more
than anywhere else in Phoenix over the next 20 to 30 years.
It's insane.
I'm from Silicon Valley in San Jose, California.
I've seen what has turned a normal town
that has a couple of different companies
into the world's largest vendor capital.
I said that wrong, the vendor capital of the world.
I now call it concrete jungle
because it's nothing but housing and companies.
And I don't want to say that's what's happening here.
The one thing I feel like Arizona's really doing
is the preserves.
We are preserving mother nature,
and so you're going to continue
to see these open spaces forever.
And that is one of the things that's very different
between Arizona and California.
There's a long list, right guys?
All right, the median age in this area
is just under 40 years old.
It's really interesting
when you look at the demographic here.
Again, where are you going to raise your family?
You want to have great kids.
You want to have great schools, right?
We have fantastic schools already existing here
in North Peoria.
We also are seeing some new charter schools open up.
In fact, American Leadership Academy, ALA,
just opened up in Vistancia.
And I promise you the schools,
they're going to be adding
a whole lot more private schools up this way as well.
This area is just going to continue to grow.
When we talk about the median income,
this is really what I think also is,
it just kind of goes to show you,
if you look at the national average,
and then you look at even Arizona,
which has a median of about 80-something thousand
as an income,
this area has a median income of 135,000.
You have Vistancia,
you also have the Master Plan community,
clubhouse, the pool.
If you're a golfer,
there's two different golf courses up this way.
Blackstone is a private golf course,
but they are accepting memberships.
And actually when you look at the memberships in Scottsdale,
very reasonable over here.
So if you're looking for that golf cart environment
and to belong to a club,
highly recommend that you check out Blackstone.
It's a beautiful club and the restaurants and the events
and everything that they have going on.
Not just from a golf,
they even have a social membership
that you don't have to actually play.
Let's talk about the proximity
to all the outdoor living lifestyle
that so many people move to the greater Phoenix for.
And that is going to be not only these beautiful mountains
and trails and walkways that are in and around Vistancia,
but also being close proximity to Lake Pleasant.
You cannot ignore that our largest body of water
is right down the road.
Now, although it might take 25 to 30 minutes,
I was gonna say they're building a road
that will be directly to Lake Pleasant,
but I think there's also gonna be more traffic then.
So I think it's still gonna remain 25, 30 minutes away.
But let me tell you,
coming from other parts of the Valley,
that's right down the road.
If you are a water lover,
whether you have a houseboat or you want to rent one,
or if you want a paddleboard,
or if you want to jet ski,
or if you want a world's largest water slide,
if you want to water ski,
if you want to whatever all,
there's some crazy water things that they have now.
All of it is over here at Lake Pleasant.
If you want to go camping,
if you want to go hiking,
if you want to go fishing,
if you want to go off-roading,
there's a lot of OHV lanes up this way as well.
And let's not forget,
you're right off of Interstate 17,
where you can head directly up north in a lickety split,
and you can be in Prescott,
you can be in Sedona,
or you can enjoy Flagstaff.
This is an ideal place for outdoor enthusiasts
to be combined with luxury.
If you're looking for more of the RV garage,
side-by-side RV outdoor enthusiasts,
there are other parts of Peoria I would recommend.
You just got to give us a call
so we could have that one-on-one conversation.
The negatives, let's talk about that,
because they really do exist.
There's trade-offs, pros and cons.
You got to weigh out the pros and cons.
Now we've talked about,
you get a better bang for your buck here than Scottsdale.
You have great schools, beautiful mountain views,
new construction, tons of amenities.
We talked about families, we talked about school.
We're talking, this is a very desirable area.
What are the negatives?
Like, no place is perfect.
All right, the number one negative is the amenities.
This is an area that has been amenity dry.
They have had one particular area for grocery shopping.
They have a Safeway that has been here for a while.
There's a Walgreens or CVS,
so there's a couple of little bar restaurants.
There's a Subway, there's a bank over here.
So like, here are your basic essentials you have right here.
Now, we have seen some explosion
that is coming up in an area called Five North.
Now this is what's going to change Vistancia
in a lot of different ways, good and bad.
The good is the Fry's grocery store
that they opened up here, holy moly,
we're talking the size of literally like two Costco's.
It is so big.
I don't know if you can actually run to the store real quick
to grab something.
I feel like I would go to Safeway
to grab something real quick
because this store is, you can get lost.
Like, it's like a Costco, but it's not busy like a Costco.
It's literally like five types of grocery stores in one.
You walk into this big floral balloon gift area,
then you go to the butcher, then you go to the bakery,
and then you go to, they even have a fish market.
They have like toy section, they have pharmacy.
Like, it is just never ending.
So is that a good thing or a bad thing?
So there's also some coffee shops here.
There's gas stations right here.
So again, there are some positive things about this area.
Now let's talk about the negative.
The negative, well, again,
it depends on who you're looking at.
Who's that?
So Five North will be consisting of a major employer
that's coming to town called Amcor.
Amcor is moving out to this area specifically
because of Taiwan Semiconductor that's in North Phoenix.
So that's gonna be about a 20, 30 minute drive.
If you were to live in this neighborhood
that I just showed you about and you worked at NAMCART,
you're talking like 10 minute drive.
You could have a golf cart drive to work.
You could even ride a bicycle or an e-bike, right?
On top of the employment, so that's gonna add traffic.
There's two different areas.
One is definitely apartments, hundreds of apartments.
Another area is gonna be apartments
and or townhouses that will be for sale.
Personally, I've seen builders do this before.
They kind of give the city,
and we're gonna do one or the other.
We're gonna further evaluate.
And then down the road, it always turns into rentals.
It's more profitable for developers, not gonna lie.
I would be very surprised if it is townhomes, just to say.
There are resale townhomes
in Vistancia though, and those are in the 300 at this time.
So we have a lot going on.
Now, what is that gonna do for us?
This is gonna be a very negative.
We're talking thousands more people
literally living at one intersection.
That's gonna add a whole lot more delay
to getting into Phoenix, if you are working in Phoenix,
or if you're working at TSMC,
or if you're working in Surprise or whatever.
There are two exits, but even today,
before these other thousands of people that are moving in,
that there is traffic right as you get off the freeway.
So that's a big negative.
Now let's talk about the other positive
in this particular area,
and it's a very talked about area.
It's called Main Street.
Main Street at Five North.
They promise, and when I say they,
the city, the planner, developer, et cetera,
they talk about it being upscale shopping,
and they really focus on this upscale shopping.
Here's the thing, guys.
They don't know who's gonna go in there,
and I'm not gonna tell you until,
I'm not even, even if a lease is signed,
until they open up, all right, I'll sneak out.
There's Mountainside Fitness.
They signed the lease.
That's the only, they signed the lease.
But we're talking years, guys.
They're talking maybe having a groundbreaking ceremony
in a year.
They don't even wanna put 27 on it.
They don't even wanna timestamp it 2027.
They're saying in about 12 months.
Know that sometimes things like this
can go 12 months, 20 months, 24 months.
You see what I'm saying?
Until they actually are hiring employees,
all right, maybe a little before then,
then we start, then I start talking about it.
So when you watch some of these Instagrammers,
TikTokers, some of the short-form content,
they're looking for views,
and they just like, so-and-so just bought this land,
but they don't tell you.
It could be five or 10 years.
It may change three or four different hands.
It could change plans.
Until they start moving the dirt,
to me, it's just zero valid information.
What I'm saying is is that maybe in five to 10 years,
there will be a very cool shopping district.
They are stating it will be a walkable district,
and that would actually be really cool.
But don't forget, we have 1,000 people for sure easy
that are gonna be living in that same neighborhood.
So I don't think it's, well, we'll see what happens.
It's too far in the future.
If you're buying out here today,
you're buying out here to get in early.
I know some people don't feel like it's that early
because they have been building out,
well, Vistanci is almost 20 years old,
and TSMC announced five, six years ago.
So it has made dramatic changes.
It's not cheap.
You know, we started getting phone calls
from people that heard, you know,
that TSMC was moving out here in 2020 and 2021,
and by then, prices had already started to skyrocket.
Well, I think it did really everywhere in the world.
Here's the thing, guys, though.
If you're looking for a long-term appreciation,
if you're looking for a great area to raise your family,
if you are looking even for retirement,
if you're looking for empty nesters,
if you want more space, if you want views,
if you wanna have close proximity to great schools,
resellability, I talk about that all the time.
This is an area that I would highly recommend.
We also have other videos in other homes,
not only in the Northwest Valley,
but throughout the greater Phoenix area.
Here's what you gotta do is go to my website,
scan this QR code, it'll bring you there.
Download that guide.
There's gonna be tons of information for you.
Tons of information that you never even thought to ask.
You also can be connected with us,
and we will have a one-on-one Zoom meeting with you.
No obligation, no cost.
We'll just be here to answer your questions.
A lot of people have a lot of questions,
and they don't know where to go,
especially when they're comparing different areas.
Maybe you're comparing this area to maybe Verdun,
which is gonna be kind of it's still North Phoenix,
but it's over by Cave Creek.
Maybe you still wanna have that Scottsdale address.
You wanna talk to one person
that knows all the different areas, that is us.
Give us a call, shoot us a text, send us an email.
These nights, weekends, holidays,
we got your back when moving to greater Phoenix area.
All right, guys, can't wait to hear from you.
See y'all soon, bye.
