This video provides a comprehensive tour of a modern Shea Homes property in the Vistancia community of North Peoria, Arizona. It serves as a guide for those relocating to the Phoenix area, blending a detailed architectural walkthrough with insights into regional economic growth, infrastructure developments, and the local lifestyle to help buyers make informed real estate decisions.
If you're thinking about moving to the Phoenix area and you've thought about Peoria, you need
to watch this. Most people relocating here have never even set foot in the city. They pick a home
they found online, be pretty, they know nothing about the lifestyle, or worse, they go directly
to the builder because they found a floor plan online. And six months later, they realize they
may have made the biggest financial mistake of their life. That is not going to happen to you.
I'm gonna start you off with a brand new home in a brand new community in Peoria. No filter,
the absolute truth about what you get here, the mountain views, and what it actually costs.
Let's get into it. Digging this modern elevation. That would be the garage. This is, oh, and I can
see a courtyard. Oh, I can't wait to see this. Okay, love this courtyard. You could do so much.
I love it. And this is really important, rain gutters. We don't have rain gutters in most of
our homes, so the fact that this builder took, you know, took care of that for you and the water
will go straight out, won't stay in the courtyard. Love that. All right, big solid door. Hello. Hi.
Welcome. Oh, hello. Come on in. Come on in. See what we got. This is nice and open. Yeah,
nice tall ceiling. Wow, look at this island. Beautiful island. Look at this. We have a drink
accessible fridge. The beers and the wine. Ready to go with wine. Nice fridge. It's nice for
having littles, like if you want to keep their drinks. Juice boxes. Juice boxes. My grandkids
are into the little like applesauce pack. Oh yeah, yeah. But that way they're not opening
the refrigerator all the time. Right. So I like that. Super modern, like we're losing the
frame stuff that we had. I love this color though. Yeah, these are totally flat, you know. I kind of
like the ones that have frames because it gives it character, but this is what's in. It's more
modern. Minimalism. Okay. Yeah. Okay. So this though. But this is not minimal. This is the
granddaddy. This is the poobah. This is gorgeous. I love the drawers. Look at this. Six burner stove.
You also have your little griddle here for fresh bacon or sausage in the morning. Oh, pancakes.
And then even steak. Oh, what is it? What is it? It's heaters. Or red light.
Do I look healthier? Yeah, it's good for your skin. No, it's like very hot. It is. That's weird
though. Why would you? But it's so far up in my opinion. Well, not only that, but where would you
put the food to keep it? I'm sure when you buy appliances like this, you can contact KitchenAid.
They have showrooms and they have demonstrations. They're pretty cool, to be honest with you. And
they show you how to use their equipment properly and even some cooking tricks when you buy at this
level. So that's something cool. So I love cabinets that have a purpose instead of just
open. Like I love the drawers, but if I had a big one of those big ceramic pot. Yeah. That would
pretty much take up the one drawer instead of having a big drawer. I'm with you on that. We
have pullouts. Pullout drawers. So these are better than just regular cabinets. But again,
I love Organizer Store, by the way, not half an hour, maybe 40 minutes from here called
the Organizer Store. Is it the container store? There you go. Yeah. Container store. It's over
in Arrowhead, but they can come out to your home. I think there's other people that come out and do
it and they like it's amazing what they can do. Yeah, I love that. We got amazing refrigerator.
Oh, look at this. Never seen a tree like that. I like this. So this is your charcuterie that's
waiting for you when you get home from work. I don't know what that's. I don't know. It's
nice. I have no idea. Yeah, I can see that. Yeah. OK, this is a great refrigerator. It's built in.
How does it open? Like it has a soft close, but well, you would definitely have to get a ladder
or a step stool like if you wanted to put medicine or something up there. I'm like,
OK, let's find where the pantry would be. I'm like adults can't even get into. Let's go over
here real quick because pantries are a must have on so many people. I don't know what you guys
think. It doesn't really look like a pantry. It doesn't have a pantry door. Ah, we were wrong.
It's a pantry. It did not look like a pantry door. Yeah. OK, and it's a little bit of a walk.
Actually, yeah. If you walk in, you can see there's shelving on either side. Yeah,
that's actually OK. OK, OK. It's nice and tucked away. That's like the black door really kind of
tricky. And then we have not that I want to jump here, but since we're getting to part of the
house, this is a. Oh, my goodness. It even has like a dresser thing over here. This is what I
call a utility room. Yeah. This has more than just a place to do your laundry like. Right. It's kind
of a weird piece of furniture over there. Just saying like I would put more shelves. You can
also, you know, have when you're done with laundry and you can hang things up. Oh, ironing board.
Ironing board is not a lot of people. Everybody has wash and wear clothes these days. But if you
needed a place to iron, this could be a nice place to iron. One thought I had for this area,
if you need is you could do a deep freezer. Oh, even better. You know, the deer meat and the
elk meat. You could do, you know, the deep freezer here or you could even do a stand up
outlet, a stand up one. And it's so good. Oh, yeah. Like out of the way. That's what I like.
So there's no power on the backside of this wall. So that's one of the great things about
buying new builds. Right. So one of the first appointments that you have are options. You don't
do the upgrade yet. Well, I guess the upgrade. Thank you. And so you're also adding outlets
like in strategic places like this. Yep. Right. Exactly. Yeah. Maybe you need more power in your
garage, whatever it is. Some people choose to add outlets in their pantry. Thank you like that.
These doors are so I just keep looking at them because they're like the cabinets, right? They
don't have any. They're just flat. They don't have any texture. Yeah. Yeah, I do. I like that.
I like it, too. Again, it's that minimalism. Yeah. Shea Holmes is really known for that.
A really small drop. This is phenomenal. No, the fact that we have an amazing range over there.
We have the oven and then we have the microwave at shoulder level. Yeah, I was just going to say
eye level. I don't like microwaves in the Center Islands. And that's what I feel like a lot of
builders have done. It's like a drawer you have to bend over. Uh huh. Yeah. And when you have littles
and they're pushing the buttons. This is a good size microwave, too. Look how tall it is. Yes. I've had some
before that are really like short. Yeah. The ones that are in the center are short. Oh, yes. Yes.
You can't put that much in there. You can put a whole bowl of soup in there if you need and
heat it up that way. I love all the windows. Yeah. This is so nice. I like the placement of
the dining table here because it's still open. Everybody can visit, play cards here, cook here,
sit here. Open floor plan. I'm kidding. Well, should we go outside? Yeah. And then, yeah,
let's show you guys the outside and then, yeah, we'll come back in because I feel like there's
a lot here. I love this. Oh, I love how much shade is provided automatically. Oh, they did.
They did great with this. This is awesome. Although I thought it was a. Oh, there's the barbecue.
I was like, hey, where's the barbecue? Wait, that's just the bar. This is a perfect entertaining
backyard, by the way. So in this collection, we have 50 foot wide lots. So it allows you to do
this much improvement in the backyard. It doesn't have as much depth because of the width. But if
that wasn't all there, you could easily put a pool there. It wouldn't be a ginormous pool,
more of a lap rectangle. That's kind of a new modern style anyways. I love this, though. So
you have the barbecue over here, you're cooking, you're entertaining. And then over there is where
you maybe have like your serving trays or the cold cuts and the cold beers and that kind of stuff.
Also, a perfect wall for a TV. We've had a few people that are like, I need an outdoor place for
my TV. That would be perfect. I got to watch football outside when it's beautiful. I know
I like that. It's like a bar. This is like you find in a like a bar, a restaurant bar. This is
a this is a great idea, too, because the door opens there. So if you have bar stools here,
it's not in the way of anybody walking in and out. I like this design. Yeah. And with the 50 foot wide
homes on the side of the house, there's a bigger setback. This is beautiful what they've done here.
They've done some natural drought resistant type of bushes. They're going to add coolness instead
of having that stark fence right there. And then the setback is it's probably like five feet,
maybe even six feet. And then the next door neighbor is going to be equally that far away.
So it's it's you have a little bit of privacy versus some of the other
size lots that you see. I like this combination between turf and the tile.
Yeah. You have a little walking path. You did a little green here, which I'm not a golfer. Yeah.
I know you're a golfer. Yeah, we would. We would enjoy it. But I if I had a choice,
I would put a pool in. OK. Yeah. OK. In my own personal opinion. You heard it straight
from the golfers. I do both. What happened? Well, I thought if I had a choice, I'd do a pool and
a putting. Oh, there you go. I was just checking the setback over there. So the AC is on this side
of the house. I love the back of the house even looks pretty cool. Nice chairs. Yeah. Yeah. This
would be nice, especially if that's the view even. Right. Very nice. Oh, yeah. Although you're not
going to see this at all. Don't touch these arms when it's hot out. Uh huh. Yeah. So some people
don't realize this again. The sunset would be beautiful from this kind of a backyard
because actually that's do us. But after the sun goes down, it's black. You're not going to have a
view. Let's go back to the front door, walk through the house and eventually show that master suite.
Right. The primary. Yes. I was going to say so far so good. Right. Excited to see what I like
Oh, wow. This is very it has a very minimalist, clean, almost an Asian kind of influence that
that door. Oh, yeah. I like that. It might have a lot. I mean, we'll look at the house. Yeah.
We'll shut it and look at it later. What's behind door number two? All right. Ready? Open one,
two, three. OK, good. All right. Let's go back to the front of the house because there's a whole
wing over here, a whole totally separate way. Let's go. Jesse Lee. Now I want to start at the
front of the house. So follow me down the hall and then we'll see what what we can find while
we're walking. Oh, my gosh. The house just keep goes on two bedrooms. OK, let's go to this room
first. This is interesting. It has two bedrooms in the front of the house that John Wayne. No,
John Wayne's a cowboy. I guess he looks like, you know, it's Jimmy Dean. There you go. James
Dean. James Dean. That's right. Yeah, I'm not really a music. I'm not really a kind of this
thing. But OK, this is a nice size room, though. I think we forgot our tape. I know I thought of
that earlier. All right. Because some of these rooms, you know, I call it trickery.
Look at this. I'm serious, guys. Roller skates are seriously coming back. I'm seeing people on
the roads. But this is a double bed. It's not a queen size bed. So it makes it look like there
is more room than there is. Then that's kind of a neat backdrop. But I would say the rooms are about
eleven by eleven. I would say two. Yeah. Yeah. I would say ample closet size, not a ton. It's
got some built ins. They're perfect for kids, teenagers. When I think of kids, teenagers,
I'm always thinking, where are they going to put their desk, you know, for homework or gaming and
all that. So it would be when you think of all that, it would be quite cramped. Yeah,
because let me turn around. I'm going to go this way. Yeah, just I'm saying I would say
take that little tiny nightstand over there, put it over here, move this bed a little bit off center
and then put the desk over there and then you'd still have room for a dresser and then you could
have a chair over there. So that's what I would do. But I love that view. Uh huh. These window
coverings are also coming back. These remind me from the 70s. Different colors, of course.
You know, we have to touch everything. Uh huh. Uh huh. We're like little kids. Okay,
so we've got two bedrooms in the front of the house. Bathroom. Nice bathroom. Normally I don't
come in here because it's so crammed, but oh, there's a door in there. There's a door. Switch
me spots so I can show you. Oh, nice. That's great. That's perfect. That's great. Yeah, for sure.
And you know what? I like one sink only. I feel like if there was two sinks in here,
it would totally eat up the space. You need countertop. You do. You do. We have, of course,
our mirror. Nice and tall. I like that this mirror that is framed, the black frame.
And I think this is, yeah, that's great. Drawers instead of just cabinets. Hair blow dryer. I think
this is a perfect bathroom for kids. Totally. Yep. Okay. Okay. Next one. And we have, oh,
they don't need a desk in their bedroom. They can have a homework room.
Because that other room we kind of saw, that could be an office. This would be
anything you want it to be. All right. How do you work, Jessie Lee? Like this?
You could make this anything. It's a flex room, a homework room, a gaming room, a place,
you know, for them to do homework, reading, or it could be the mom and dad
office. Yeah. Okay. Piano. What else do we have down here? No. Do you ever see pianos? Anybody
ever see pianos? Occasionally, but that's not appropriate place. It's too bedroomy. Okay.
Yeah. Okay. Oh, we have another, wow, another full bath. Okay. We have, yeah, I was going to
say there's cabinets. Oh my, look at that storage. Oh, this is where you have the vacuum closet,
but look how big it is. Like it goes all the way back there. That's great. That's great. And then
you also have this. There's only two bedrooms over here. This is amazing. This much storage.
Actually, yeah. And you have a whole nother bathroom. So this is awesome. Let's turn off
that fan. There we go. All right. Oh, this is nice and cozy. It's perfect out here. Yeah.
So if you have two teens, one gets one. Totally. This one gets the other. Okay. All right. Let's
what else we have. Lots of windows. I love that. This is a huge room. I was thinking this would be,
yeah. Wow. All I got to say is, wow. Yeah. Yeah. It's a second family room.
It's huge. Oh, you know what you could put in here? You could make this the movie room and
not movies out there. You could totally. I was going to say this would be good. Yeah. For a
game room, but you could put a pool table right in the middle. It's big enough for that. But I
want to show you specifically this picture. Oh, it looks like my pup. Oh my goodness. Look at
those spots. Look at the baby. Oh my God. You guys, Australian cattle dogs are the best. This
is a great room though. Oh my God. This is a fantastic room. I love this. And what they did
with these. Yeah. And I would say for all those rainy days that the kids have something to do
indoors, not. Yeah. Yeah. What do we have? Nine rainy days. Okay. Back to again, this big,
beautiful living space. Look at this countertop. Amazing. Love it. Love the waterfall.
All right. Let's go check out the primary street. Drum roll, please.
This, you could put, you could put something here. Yeah, you could. You could. Yeah. Little
table mirror. Okay. I like it. I do. It's a great size. Wow. It's a big size. Yeah. They need to
wash their windows. We just had a week of monsoons, so they, I'm surprised actually the yards look
very nice. I'm like touching everything. Yeah. How does everything feel? It feels beautiful.
Yeah. I love it. I mean, I love the size, but I do love the design. They did a great job with,
you know, what else I'm liking is the fact that it's a wide bedroom. So look at, I mean,
there's so much space here. You could even put like a nice lounge or something right here,
but it's not. Okay. Miss toy. What is that? I think it, I don't, I want to see you put like your
drink on it. I don't know because it obviously has a purpose. Look,
Oh, put your laptop and then just like work like that would be so uncomfortable.
So I take it back. I'll stop. I don't understand its purpose, but what I was saying
is the room is short, meaning it's not super long. And so from bed, if you're one of those people
that have a TV, I don't have a TV in my, my primary, but it's not super far that you can't
see it. No door. And it's very large, very large opening. So if you were to add a door,
you would have to probably, you'd have to have it like a Western cut where it comes. Yeah. Yeah.
There are some options out there. I don't know why they build homes like this. It's funny.
Somebody actually posted on my YouTube channel. Um, this is why they do it. It was a really,
yeah, it really was. It really was a bunch of nothing though. Like there's really no rhyme
or reason. Like it was a bunch of nothing. Yeah. Yeah. It's just everyone comments on it because
they make a comment about, it gives you more space and the homes in Arizona were smaller.
And I'm like, really? Because that doesn't apply to even 10,000 square foot homes in Arizona.
Like they still do this. I really like these cabinets. Look at those. They're beautiful.
Um, you have drawers on each side and then you have the center drawers. You have these beautiful
mirrors. Um, you have more storage right here. Storage is, is that right in the room? Yeah.
Linen closet. Linen cabinet. You have the, uh, private water closet there area. And I'll be
honest with you. I like this setup versus the ginormous showers. Um, we do get a lot of people
from cold climates and they think that because they enjoy tubbing, that's how you want to call
it, uh, where they're coming from, that they're going to do it here. It's very interesting how
people are like, gosh, I never used my tub in Arizona. They, they swear. They're like, nope,
I'm going to be the exception. Okay. Jesse Lee, how's that shower? Well, huh? Oh, let me show you.
I hate those things. I don't. Do you like those? Oh, it's got water. I do. Yes. I do like these.
Oh, you do like that? Yeah. And you can move it up and down so you can get the water. She loves
touching everything. I do. I think I'm a small child. I like that shower the way it shuts. Shut
it again. I want to hear it. Ah, okay. Well, I wasn't supposed to do that. That was totally my
fault. It made me sweat. It really did. I'm like, Oh, can you imagine going? Okay. Okay. You need
to be a little careful. Okay. Wow. Are you ready? It like scared me. All right. All right.
Show us it. We have another bedroom to show. I'm kidding. It's not a bedroom. It is. Yes, it is.
Wow. That's why I was like, this is it. You, this, yeah, this is a small bedroom. Wow. I'm
going to come down there to visit you. Wow. And then I'll come over here so you can see it.
And it's tall and it's tall. So you, if you had, you know, like a custom closet
company come in here and how much space you would have way up there. Oh my gosh. Yeah. The,
like the built-in shelves here and then multiple. Yeah. And you could even put, you know, a nice
little chair loungy thing there in the middle. This is a perfect, perfect size for two people.
This is really, really. All right. What I love about this particular community is it's a
neighborhood in a village, in a master plan community. It's like one of those, I think
they're called Russian T-dolls where it just kind of keeps getting smaller and smaller and smaller.
So if you have thought about Peoria, I'm sure you've heard of Vistancia. Now the big draw for
Vistancia 20 years ago was in fact that it was way outside of town and people really love this
isolation. So if you take that into consideration and take that as value, that that is what the
draw is, but also understand this is changing. Peoria is changing. Vistancia is changing.
And so you have to take that into consideration. Now, once the 303 came in, because we have this
massive explosion of employment, which we'll get to later in the video, if you haven't heard,
we have another hundred billion dollars coming into North Phoenix that will directly affect
this community. But needless to say right off the 303, there's two different exits you can
get through Vistancia to Vistancia. You're going to drive through Vistancia to get to North Point.
Now, North Point is a village in Vistancia. And as you continue to drive through North Point,
you're getting to the neighborhoods. And this is a brand new neighborhood built by Shea Holmes. Now,
Shea Holmes has two different collections. And if you aren't familiar with Shea Holmes,
they are a fantastic quality builder. One of the things our clients find the best part
about is their modern design, their elements, that forward thinking, and really, again,
the streamline, right? The minimalism, the industrial look. That's what Shea Holmes has to
offer. So this is going to be a very unique neighborhood within the neighborhood within
the neighborhood. Here's the thing. This is a village of Vistancia. It also has its own unique
clubhouse called Savita Club. Now, it's not walkable from this particular neighborhood.
The benefit of this neighborhood is gated. And there are views from every single either front
yard or backyard. And you can make either work for sunset, sunrises, or just mountain views.
I'm telling you, there's so many great things about this little niche neighborhood. HOA is 405
a quarter. There's only a total of 188 homes that are being built. But the Savita Club is going to
be a golf cart ride away. If you're a golfer, and you don't want to spend $1.5 to $2 million
to live in Blackstone, this might be a great alternative. Now, David Weekly is also just down
the road. They're almost sold out. This is a very unique opportunity, especially if you're looking
for lots that have these type of views. If you're looking for modern element, and you're looking to
build your own home. The build time here is only 8 to 10 months. I know some people think it's 12
to 2 years. Maybe that is in other, you know, states here in Arizona. For these larger homes,
this is kind of what we're seeing. Less than a 12 month. Now, selling your home and contingent,
and how do you make it all work? That's all where our specialty comes in as a relocation specialist
and a valley specialist. I'm telling you, it's not just any realtor that can do this. It's very
complex. A lot of little details, especially with new construction. One of the things we talk about
with new construction is what it will be like today, and also what it will be like tomorrow.
Because buying on a piece of paper, finding a lot, and picking out which house yours is going to be.
What's the sunset going to be like? What's the commute time going to be? What about shopping,
dining? This is all important for this particular area. Actually, anywhere in North Peoria. North
Peoria is so new, and there's so many people still very heavily relying on what is coming in.
This is the difference also between YouTube videos and like Facebook or Instagram or TikTok,
because they only have two minutes to tell you maybe about a new grocery store that's going to
coming in, going to be coming in. Let me tell you again the pros and cons. If you're a golfer,
you're going to love being here. You're used to luxury. You don't mind having a golf cart that
you can actually take down to either Blackstone, which is a private club and currently taking
memberships right now. Also, Trilogy is also a public course. You can also enjoy that within
a golf cart ride. If you like to have a couple little cervezas or cocktails while you're on the
course, you can easily get home in a safe way. Now, let's talk safe way. Speaking of there,
there is two grocery stores that are now close proximity. Let me again remind you,
Vistancia, once upon a time, was this amazing luxury community that was way outside of town,
and the people that bought here, I'm talking thousands, bought out here because of its
remoteness. They loved it. Now, many of the people that are moving in now feel like they can withstand
the extra drive. Now, I have to tell you, the extra drive going through Vistancia is breathtaking.
The builder is top-notch, the developer, the big master plan developer. There aren't any
roundabouts in there right now. I'm telling you, the trees, the bushes, the flowers, as you're
driving through this community, you love living here. Go down a different road through a different
community, which is called Mystic, and you don't feel the same. I'm telling you guys, it's more
than just looking at the price. It's understanding what you get for that. Also, it's resellability.
We want to talk about what that future will be. The shopping is, originally, there was a cute
little grocery area. There's a Safeway. There's a Subway. There's a bar that keeps closing and
opening and closing and opening, but it's expanding. Finally, people have been waiting
for 20 years for this to happen. Now, I have to tell you, the most amazing Fry's grocery store
is right here in Vistancia. It's at the very beginning of an area called Five North. Now,
Five North promises to be a lot of things to a lot of people. Let's talk about that and break
it down a little bit. Number one, this is where Amcor is going. Amcor is going to be thousands
of high-paying jobs. It was a battle for Amcor to get in here because, again, the residents of
Vistancia didn't want to see this kind of commercial building in this area, but it's
happening. Also, we've seen already an opening of a school called ALA, American Leadership Academy,
which is one of the top-rated charter schools on top of the amazing schools that are up here
already. Lots of school choices, and they continue to get better and better. Now, like I said, this
Fry's grocery store absolutely blew me away. As I'm walking up, it was like almost double size
of a Costco. Like, it was absolutely unbelievable. You walk in, it's literally like 10 stores in a
store. Like, you have like a whole flower shop with balloons. I've never seen this size. They
have a whole deli section. They have a seafood section. They have a butcher section. They have,
of course, all your regular grocery areas. Then they have a huge pharmacy. Then they have a toy
department. They have a patio. I am telling you, I've never seen a Fry's grocery store like this.
They outdid themselves. So, either A, that's a good thing because that means you can get anything
and everything you need. This is about a 10-minute drive from this particular area in North Point,
and this area is going, or you're going to have to allow yourself an hour or two to go
grocery shopping because you're going to get pulled down the aisle that you weren't planning
on going there. So, that's the negative. There's already a coffee shop that's over here, Black Rock,
and then there's a couple of other shops that are already opening up. Now, if you look at the bigger
area, this is the negative. This is what's going to add traffic, and again, this is why you need
to talk to people because this is the builder. I shouldn't say talk to people. This is why you need
to talk to us. The builder's never going to tell you this. The sales reps probably don't even know,
but the residents do, and the one thing that they really had a problem with Amcor coming in is it's
not just Amcor, but it's also it's the high density housing that's going to be right here.
There are two main roads off of the 303 to get into Vistantia and North Point and everything
else there. Right now, they're already bottled up, and to know that you're going to have another
thousand doors is what we're calling them or units in this area is a little nerving. It's a little
scary, so this is what I got. This is what I mean by you need to talk to us because we need to not
only talk about the community, what it's going to potentially look like when it's finished,
what also the neighbors are going to be like. Some of the other builders I talk about is like
when you see Lenar, and they have all these like multi-gen, you know, the casita houses and
everything like that. You don't think about all the cars that are going to be to one of those
homes, and there's cars galore in the driveway and the street, and then the neighborhood just
feels cluttered. These are the things that we think about because we see them all the time.
So back to the shopping area, Five North. Five North has apartments going in. These are going
to be high-end luxury apartments though. There's another section that is also going to be either
more high-end apartments, or they're going to be for sale townhomes. Personally, I've seen builders
do this all the time, is they will actually start even billing and saying they're going to be for
sale, and at some point they convert to rentals. So I'm always, I hope for the best, but I plan for
the worst, and that's how I like to prepare my clients as well. So it's going to be literally
thousands of more people right around that Fry's area, and what will eventually be what they are
calling Main Street. Now I want to talk about Main Street because that's really what the draw
is for this area. Like of this total, like 100 acres, I don't even know how big it is, but there's
less than 10 acres that are going to be on Main Street. That's what everybody is waiting for.
They're promising more upscale shots. I am telling you, every marketing piece I have seen, it says
upscale, upscale. I've seen this in other parts of the valley where the builders, the developers,
this is what they intend, but honestly they don't have a whole lot of control who does
actually move in. In fact, there's only one lease line so far, and it's not an upscale shop,
restaurants, or a park to hold weekend music. That's what they're promising. It's Mountainside
Fitness. Now don't get me wrong, Mountainside Fitness is very cool, and it's a really awesome gym
they have 25 locations. They're from Arizona, and they actually started in Phoenix, and they're
in Ahwatukee, and they have expanded. So they have some great, but it's not a lifetime, it's not like
the huge pickleball, and massive padel, and indoor pool. I mean each of them have a little bit
different. It is a very nice gym, but that's hardly upscale shops and restaurants. Now at this point,
this area of Main Street, there is no restaurant tenants that have been announced. There is
no official construction time. I just, I really emphasize this, because again, I feel like
Instagrammers and TikTokers oversell this area. They talk about what's coming, but the question
is, when is it coming? If it doesn't come, if you only live there five to seven years,
what about these people that have been waiting 15-20 years? Like it's still not there. So there's
no official construction timeline, but they do anticipate a groundbreaking ceremony. That means
shovels in the ground in one year. And it's funny, they didn't say 12 months, they didn't say
2027, they just said in one year. So I'm not sure really what that means. It's very, you know,
broad. And here's the thing, there's been no opening dates at this point, obviously, that's
been shared. The one thing is, they have retained a developer that has been known for creating
amazing walkable districts. And so for that reason, I do think of some level it will be coming.
The question is when. And here's the thing, until they actually sign leases,
I don't really talk about it. But I will talk about this last part, because this is what's
changing Peoria forever. This is changing Phoenix forever. If you are not coming here for the jobs
that are coming here, be aware that there are thousands of new jobs coming here over the next
eight to 10 years. I'm not saying they'll be that long, like they're happening like aggressively
right now. What am I talking about? Taiwan semiconductor changed Arizona six years ago.
There was literally nothing out there in the desert six years ago. And boom, what do we have
today? We have an operating, this is a manufacturing plant, not a data center. So before anybody makes
those comments below, what about the water? There's plenty of water. And here's the thing,
there's not only plenty of water in this area, not every area is equal. But this investment
for the water that is being used for Taiwan semiconductor, the return is billions. So
there's always trade-offs. I always say that too, with areas and homes and prices, and there's
always trade-offs. And it depends on what that trade-off. Data centers, I'm with you guys,
suck. But this is a manufacturing plant. This is research and development. This is supply chain.
This is packaging. This is so much more than just a data center. And it's more than just Taiwan
semiconductor. Taiwan semiconductor is the largest chip manufacturing in the world. This is the
largest facility outside of Taiwan in the world, and it's in Phoenix. And they went from 165
billion to just a few weeks ago, announcing that number is now 265 billion. They are building
another set, five more fabs, thousands of high-paying jobs. Boy, I'm not excited about this.
I've lived this, you guys. I'm originally from San Jose, California, when there was nothing but
maybe a couple of big companies. IBM was out there. Lockheed, I don't think it was called
Lockheed at that time. I'm talking in the 80s. There was Xerox, and there was a lot of just
normal people. And there was a lot of orchards and just, yeah, just people living their life.
And boom, here we are 50 years later. God, is it really that? Well, maybe 40. And it's the vendor
capital of the world, and it's, I call it a concrete jungle. That is what's happening, in a sense,
to North Phoenix. That is why we see massive, massive building. And this is also why we're
seeing so many apartments and built to rent and rentals in this area. Because let me tell you,
if we were relying on single-family homes housing these thousands of people that are going to be
coming here for these jobs, we wouldn't have housing. So that's why there is a lot of rentals
in this area. Back to, again, it's not just time once I'm a conductor. We have, again, Costco's
already committed to this area. Marriott Hotel is also going to be private right across the street.
There's going to be even more apartments. There's going to be more freeway accesses right off of
the 303. Right now, you're like speeding on down the freeway because there's not a lot
of commute traffic until the bewitching hour, right? Most people here in Arizona, when they
work in international type of jobs, actually, fabs are kept around. They're going 24 hours,
so people work around the clock. A lot of people work 6 to 2s and 7 to 3, so our afternoon commutes
start at 2 p.m. I try and make sure I'm not on that road by 3, and that's when the HOV lanes
change, too. So right now, though, 303 at one time was just a freeway that went in the middle of the
exits. There is a whole new Peoria Innovation Center that is also just blowing up. They're
going to be expanding Lake Pleasant Parkway. That's going to get you to, oh my gosh, I didn't
even talk about the most amazing part about living in Peoria, and that is being so close to the
largest body of water we have in Phoenix. If you are a water lover, you're going to love living in
this particular area. This is Lake Pleasant. Lake Pleasant is also home to the world's largest
water slide. There's boating, there's jet skiing, there is houseboating, there's paddleboarding,
there's everything you can imagine on the water happening right here. Fishing, camping, hiking,
bicycling. If you are an outdoor enthusiast, you're also super close to Highway 17,
and you're going to be able to head on straight up to Prescott, Sedona, and Flagstaff.
There's so many great reasons to call Peoria home. It's no longer, in my opinion, what you
call cheap, but you get the biggest bang for your buck when you're looking for luxury. Scottsdale,
out of reach for a lot of people, especially when you're looking at new construction.
And, I'll be honest with you, I'm a big Southeast Valley lover, but if you are looking for mountain
views, that is not the best part of the valley. If you are looking for, again, a better opportunity
in the luxury market, Peoria, North Phoenix, this area is it, guys. Here's what you got to do. You
got to give us a call, shoot us a text, and here's one more surprise before I let you go. Scan this
QR code. I have not a relocation guide on my website. I call it things I don't want buyers
to miss out on knowing before they buy. What a lame name, right? It's a living guide,
like things I wish all buyers knew before they bought. Now, of course, we want everyone to give
us a call. Why wouldn't you? Number one relocation team in the greater Phoenix area, we want to help
you. Here's the thing, guys. Days, nights, weekends, we got your back, including holidays. Please,
we'd love to hear from you. Give us a call, shoot us a text. Like I said, send us an email or
connect on the scanner thing, and we'll see you soon. All right, guys. Until then,
Sheryl Willis, EXP Realty, and I can't wait to hear from you.
