If you haven't heard of Blossom Rock and Apache Junction yet pay attention because this community
is on fire. In just two years since they opened up the builders have sold over 500 homes already
closed and more than a thousand people already call it home and here's the best part the amenities
are already open there's no waiting and a Great Heart Academy which is a top tier charter school
here in Arizona opens up this fall. I lead the number one relocation team I watch this stuff
all over the valley and I have to tell you this is a community I am watching closely and this
will change the entire East Valley. If you're relocating in 2027 you need to know about
Blossom Rock. I have to be honest with you I was not prepared for what I saw when I pulled
into Blossom Rock last week. I totally shot absolutely floored at how much has happened
in such a short time two years they just broke ground on phase three great time to get in
more builders more price points and more floor plan options than ever before and they're not
those itty bitty tiny lots. Now one of my all-time favorite builders in the Phoenix Valley is Richmond
American and they have added four series here at Blossom Rock but the one that has stopped me
in my tracks is the Portfolio Series. I need you to see this let's go inside.
The front courtyard is gorgeous adorable you can swing you could do almost anything up here
charming little front door space let's check out the inside come right in and there's an
amazing office space it's a very large office space goodness gracious I need to be very creative
in here beautiful windows lots of sunlight this has a north facing front yard and one big huge
open area let's take a closer look wow wow wow and countertop for days love this we have kind
of a butler pantry over here oh look at this walking guys what and again more storage you
can make it a coffee shelf love this size though wow microwave up top where it should be in my
opinion we have gas cooktop stove nice wide walkway here again more storage I love drawers
guys drawers drawers and more cabinets what do you guys think about these really sleek goodness
cabinets I feel like they are going to stand through the test of time
or are they you never know big living space again tons of natural light
all right let's disappear back here lots of storage love this linen closet at the end of
the hallway for the primary you know what after looking at this real quick this looks kind of
short to me I don't think it's bad though it's not wasteful oh my gosh look at that tile I don't
know about that I feel like I went back in time that's way too busy for me smaller primary bathroom
but it does have the separate tower and sheb so not wasteful and if you're looking for a tub this
is great this is actually larger than average I would say water closet and the walk-in closets
turn that light on all right we got some room in here decent not bad all right love the ceilings
coiford ceiling this price point being able to get into a home like this in this kind of
community is amazing wow look at this utility room more than a laundry room a laundry room in
my opinion is just room for the washer and dryer utility room means you have other things you can
do in here like full clothes right here you have a sink and then tons of upper cabinets loving that
here is one of the secondary bedrooms let's see well darn it's hard to gauge because it has a
little tiny crib we don't know what the size of that crib is I'm going to say this is about
10 by 11 11 and a half ish decent closet let's go down here to another one of the bedrooms
I like how they're all kind of like separated a little bit though so that is a double bed again
it's an illusion I'm going to say this is about the same size of a room 10 by 11 and a half maybe
10 and a half by 11 but not huge secondary bedroom but honestly if you have small children
or if you're going to just be using it kind of as a secondary office or maybe a craft room
or two offices guest room super doable now I want to see this hall bath this is awesome
nice size I feel like this one has the most room in I don't know it just feels like I can spread
my arms out here we have the tub floor to ceiling tile oh wait what's over here this must just be
the entry from the garage yep well no this is nice so we have another coat closet or you can
put your vacuum drop zone drop your keys whatever junk drawer that makes more sense right here and
of course this is where the garage would be I'm liking this home very simple very thought out
tons of storage but let's take a look at their backyard the lot size in this series
are about 62 50 this doesn't really match what she said she said it's 62 50 and the back of the
house is 15 feet this actually makes it look smaller I think that's great that they're trying
to show off what you can do but I don't think it helps the small backyard and the way builders
always build again water features they always do beyond the minimum setback which is three feet
so as you can see there's a lot more than three feet from the fence to this you're looking for
water noise feature it's nice oh here's the other side of the house yeah oh there you go
this would actually be better used if there was just kind of like a a wall around the washer
sorry the washer oh my gosh the air conditioner and I would make this more useful over here
for sure nice size lot it's all about placement so it's not here in the back but it's a nice side
and even if you had a two-story on that side of you you have ultimate privacy as long as you have
a single on this side this is nice so they're not deep but it why when I think of a first time home
I think of a really small one when you look in some of the other areas even further south like
Santan Valley even further because it's more affordable down there you don't have to go that
far south you are close to freeways here you are close to shopping now I don't mean an excessive
amount but we have a new sprouts going in we have mountainside fitness only two miles away
not to mention Eastmark which is its sister community is only located two miles west of here
and you have access to all the events at the main park there they already have a food to table
restaurant they have a farm over there they also have all kinds of movies in the park they have
foundation day kind of festival like food truck is what I meant um they have things already going
on over there not to mention everything right here right across the road as a matter of fact
there's another community called Radiance and Radiance has a huge master plan community and
they have a farmer's market every Saturday this is what I mean this is new construction but you
have access to everything that every other community you have to wait 10 years for this
already has it in fact there are a ton of people locals that are moving here to Blossom Rock because
it's what everybody has been waiting for a community closer to the outdoors the mountain
views walking trails a lake community it has a huge clubhouse not only does it have an indoor
air-conditioned clubhouse with a big meeting space and a fireplace where you can chill out
with your friends when it's too hot or too cold that doesn't happen very often but there's an
outdoor part of the clubhouse that is still kind of indoor it's this big huge open air space where
they have tvs and ping pong tables they have little cafe type tables where you can sit outside
and check out the beautiful water which by the way there's some pretty big fish in there
it's already here you don't have to wait for it that's the I'll be honest with you the sucky part
of new construction especially when you get in early the earlier you get in you're at a lower
price point and you're usually closer to these amenities here's the thing guys this is why you
have to subscribe to my channel there is one builder that's still gonna be building on right
up against the lake you just gotta subscribe to my channel so that you get notified when we
release new videos twice a week by the way wednesdays and saturdays you can also give me
a call shoot me a text send us an email and we can set up a zoom meeting if you're thinking of
buying new construction i love the fact that in blossom rock there's two choices there's
actually three choices there's a couple of resales here already is that insane people
move in and out of arizona not in and out of arizona but they move around communities
very quickly that's why real estate is very different here the really neat thing about
blossom rock is if you get in now you get better pricing you get better location if you get in
later there's going to be more builders coming there's going to be over 8 000 homes here
what 8 000 and they're only at 500 just to give you an idea so as this continues to grow further
and further out think of any of the other master plan communities that you probably have watched
videos about as these larger ones this is actually not a large one and well it is but it's
not as big as some of the other ones like astoria mountain ranch that's over 15 000 homes we also
have arado that's already over 15 000 homes that by the way is only two-thirds built out these
master plan communities are ginormous this one's only going to be about uh eight thousand eight
thousand homes now it's going to take a while well we thought it was going to take a while
i have to tell you guys two phases out of eight and 500 homes in two years is ridiculous like
that's insane that's where everybody's going i'm telling you there's a lot of opportunity in this
part of the valley it's already known as the tech hub and we have lg energy that also is opening up
in late 2026 that's going to be bringing thousands of high-paying jobs once they open up we're going
to also start to see more and more businesses and if you haven't done a whole lot of research
on this part of the valley we have a ton of freeways already here we have the state route 24
that's only a couple miles from blossom rock or you can also take ironwood straight up to 60 and
you have a big freeway already getting to the mountains getting into town employment medical
care etc we have another freeway coming in over here it's going to be the 505 let me tell you
when the state finally names and gives it a number you know it's on the map we are actually going
through different phases now to prepare for that construction the time frame is about eight to ten
years so i'm not going to say it's coming tomorrow but i hope that if you're buying a home today you
might be staying around for eight to ten years and if you're looking for that potential growth
the value the appreciation there is a very strong growth projection for this area just saying like
right i said near near shopping there's going to be mountainside fitness that is going to be
just down the road there's also a sprouts already opening up and there's already again within 10
or 15 minutes everything from home depot to walmart to small taco places you're going to
head on over to queen creek for the nearest costco also medical care it's super close by already and
let me tell you queen creek has been blowing up you don't have to go through queen creek to get
if you are looking for something that's not as like condensed built up traffic congestion lines
here's the thing people misunderstand apache junction it's just a city name when you look
up apache junction or you talk to maybe a local about apache junction they'll tell you
right there are parts of apache junction that let's just say are not my favorite but
this is just a different part this is south of interstate 60 like it's a totally different world
i feel like we have that in every city let me tell you all of scottsdale is not beautiful i'm going
to tell you this part of apache junction is new cutting edge modern and if you're worried about
water that is a big topic that comes up all the time especially with new construction let me try
and explain this first of all they're building communities very differently than they are they
were even just five or ten years ago we've been in a 20-year drought when i say we i don't mean
arizona i mean the entire country has been experiencing that weirdness like it's crazy
we had a very hot march we had a very mild may who knows what our summer's gonna bring but no
matter what it does we're prepared so unlike other places that are hitting 100 105 people don't know
how to live we that's super normal and that kind of goes back to the water situation too so the
drought has definitely caused a lot of issues even in colorado new mexico utah nevada and
california the one thing that's been different for phoenix specifically in arizona is we've
always been the desert whether we have a drought or not and so when we started to become a bigger
city around the 80s or 90s we started to make some changes on water management and we started
putting water away we've been saving we know there is no rainy day here in arizona it's always dry
it's always desert now has the has the water situation the drought affected the groundwater
resource absolutely but that's not where we get the majority of our water does it sting with what's
going on in colorado and the the lack of the runoff the snow and the colorado and all that
absolutely certainly but we arizona phoenix specifically is more prepared and apache
junction and gold canyon they're right next to each other and they use the same water resource
um they have three times the amount of water that's needed which is the only reason that this
community was approved let me tell you it was a big standoff for a very long time and they have
been planning for it and also this community is very drought resistant and it has a lot of the
desert landscaping once upon a time desert landscaping was just ugly rocks and a few
cacti right cacti plural for cactuses and now when the world is now experiencing you know all kinds of
you know water resistant type of landscaping it's called zero scape we've been doing it out here for
decades so it's now a thing and when you walk through this community it's breathtaking mother
nature just doing its thing yes there is some reclaimed water that that waters some of the
water um and it says they have little signs that say it's not drinkable it won't harm your pet but
still it's not something we want anyone to drink i would not encourage anyone to swim in this lake
somebody asked me the other day if it was um uh paddleboardable that sounds funny i i heard the
answer was yes i'm not sure if that's important to you i will find out here's the thing guys if you
are thinking about buying out here they are going through spec homes like this like we have a client
right now that's looking for a pomona they have two spec homes and unfortunately what's so great
about this builder is they have one floor plan with literally 10 options i feel like so the
floor plan i just showed you just to let you know is the rally it's 2200 square feet 2220 okay
perfect size for single level by the way it's super easy to clean moderate utilities like it's
it's perfect to anything just right around that over 2000 they have a three bedroom floor plan
up to a five bedroom floor plan so you have options you also have a two bathroom to a three
bathroom option so there's a lot of options right and but our particular buyer wants a certain thing
for their family and the two specs that they have don't work for them so they're going to be building
what's their build time well it's going to be about six to seven months you know what's really
cool with richmond american they've kind of well they have very much streamlined their building
process and they actually do um a thing called panel cut walls so they do the walls off-site
where it's under stricter guidelines stricter management um and employees that are watched
very carefully so the quality of work is much higher level they've also added quite a few more
inspections on that build time um so even though they could potentially make these build time
shorter they've kept them the same same length and added in different steps to ensure a better
quality for their clients and i'll tell you the customer service level that we get and our clients
is just over the top so i love that they um have spec homes but for the most part the clients that
have gone out with us they want something very specific and so they're building and so that built
him like i said is six or seven months so if you're thinking of 2027 now is the time you should
be giving us a call i know that seems like so far in advance but it's going to be here before you
know it the community itself has like i said amazing clubhouse oh my gosh i didn't even tell
you about the kids park there if you have littles i'm telling you will be the envy of all your
neighbors kind of nearby it is truly an attraction and before it was super occupied by residents
there was a lot of people sneaking over i don't think that happens on the lot anymore because now
it's now it's uncomfortable because there's a lot of people that live there already but it doesn't
feel like a ton of people like the roads are wider the walkways are everywhere and the mountain views
are amazing i'm going to tell you something brutally honest though this is no field at all
for the most part there are no homes that have mountain views the superstitions are the most
spectacular mountain views but you're out quite a ways and if you're walking around the perimeter
of the where they're building it seems as though you might have forever views but then as they
continue to build you're realizing that these other homes are blocking the view so i'm not
going to set that expectation that you're going to have mountain views um but while you're walking
around in these open spaces and the big green belts and the they call them pocket parks you
can see those mountain views so if you're looking for a healthy environment this is it if you love
going up to what again we have for outdoor life oh my goodness are you ready for my long list of
amazing things you're only 20-30 minutes from the salt river the salt river is where not only
will you see wild horses every single day but this is also where we take our clients to a big paddle
we do every spring so we'd love to invite you you just got to get in contact with this guys
but we do a paddle we we start it just south of um one of the big lakes up this way and then we
paddle on down to an area called the pond it is so much fun and it's for all ages i'm telling you
it is a ritual if you live here in arizona even i've even paddled the river at 114 degrees and it
doesn't feel like 114 degrees because you have your legs in the water you can jump in the water
you can splash yourself it is truly majestic go up a little bit further along this waterline you're
going to get to saguaro saguaro is a reservoir that does have a finite amount of boats that
they allow on the lake so you have a boat you're going to love living just not too far they do have
some berths here that you can actually dock your um your boats um otherwise you're going to want to
get there in the summertime or or in the in the peaks peak water vessel season you're going to
want to get there really early in the morning definitely before 8 a.m um and or you can go
really late in the afternoon when everybody kind of comes off the lake the views are unbelievable
there is also some trails that go around this particular lake um butch jones is one of my
favorite and then there's a little like cove for people that don't have water vessels um i didn't
say that right water vessels you know jet skis um that where you drop your boats though there's
only one boat dock so um jet skis in other areas you can actually drop in a couple other areas but
you can also go hiking and i do that with my dog and my my paddleboard with my dog and it's great
you can go um fishing up this way and then you can also go up a little bit further to another lake
called canyon canyon's a little bit bigger and there's a lot more coves to go to um if you are
using a non-motorized um water vessel so again if you like water who thinks of arizona with water
this area has access to water if you're a hunter there's close um nearby where you can actually do
some hunting ducks and birds and turkeys and um there's a ton of fishing up this way as well
um let's see we also have camping we have hiking we have mountain biking we have
um if you ride a motorcycle if you ride a side by side you're gonna love living up this way
this is like outdoor heaven and the desert here on the east part of the valley is like
exponentially stunningly beautiful think about it guys this is where all the luxury homes are
on this side of the desert it's it's right on uh the tonto national forest um border so
just the saguaros you know the big like cactus that have arms did you know that a cactus has
to be 80 years old not has to it's like another rule but at their age at about 80 years old is
when they sprout their first arm that's how old these cactuses are and by the way that is cactus
sorry cactus or cacti right yeah and that's saguaro silent g if you buy on the west valley
there's desert over there too it's different desert and it's different types of views it's
still gorgeous when you're near the mountains the flat part of the desert no bueno yeah so if
you want again honest to godness truth yeah i'll give it to you here's the thing guys you've got
to give us a call even if you're a year away especially if you're going to be doing new
construction the spec homes the good ones are so they're just selling so fast you know i feel like
the builders are not even like doing good spec homes right now because they have so many buyers
the interest rates depend on your price point our clients that were in the 600 price point
were a little surprised that they weren't offering the 3.99 those really crazy low interest rates
are with the really low purchase prices here's the thing there's a lot of different caveats
builders communities the easiest way to get through them all is just give us a call shoot us a text
send us an email days nights or weekends it doesn't matter what your price point is whether
you're talking 200 000 or 2 million or 22 million you know not a lot of those but here's the thing
guys we want to be your point person for resources we got you days nights and weekends and holidays
all over the valley give us a call today or sign up on my website right here and we will reach out
and set up a zoom meeting then we can really get to know each other all right guys until next time
don't forget subscribe wednesdays and saturdays and if you haven't already give me a call
