This video provides a comprehensive tour and real estate analysis of a new construction community in Goodyear, Arizona. It highlights spacious home designs, including the \"Violet\" model with multi-generational suites and rare RV garages, while weighing the benefits of large lot sizes against regional challenges like traffic congestion and infrastructure pitfalls.
Most new construction communities in the Phoenix Valley are giving you postage stamp lots and
calling that outdoor living. Neither of which fit your boat. Literally. The buyers who found
this Goodyear community figured out you do not need to settle for this and they're locking up
these RV garage floor plans now. We're talking 3,000 square feet all in a single level. Actually
larger and up to five bedrooms or casita options and all on a quarter acre lot less.
That combination is genuinely hard to find now and they are getting down to their final lot so
stay with me. You need to see this. Wow. Imagine this a two-car garage. That's the frontage.
I'm loving this house and the lot sizes are insane. Let's go check it out. We actually have
our favorite salesperson Cody helping us out today. He's going to give us a personal tour.
Let's check it out. I love this. Totally different than normal. Door number one. Yes. Come on in.
Hi Cody. Hey how are you doing? We're doing great and we can't wait for you to show us around.
All right. Wow. Welcome to the Violet. This is our largest RV home. 3,215 square feet. So we start
here. We call it a flex room. Okay. Now this one's got 10 foot ceilings. Look at this.
Wow. Yeah. We've got over here, the way they did the model, they actually did a little casita.
We call it a multi-gen but check it out. It's got a little living room.
It's got washer dryer. Yeah. Oh this is amazing. We have it set up with the TVs over here just to
let you know. This works really well. Okay. Kitchenette is what I call it.
And then we have a washer dryer. We have the walk-in shower. I love the dual vanity here. It
has also a higher vanity and drawers. And guess what else? Medicine cabinets. What? They made it
smart. Storage. Amazing. All right. Let's check out the bedroom now. Now even if you don't have
like a mother-in-law-in-law living with you, this would be great for just a separate kids play area.
Obviously without the door, have a double lock up there. This would be great for them to play
and games and whatever. So it's super useful. But we do have a lot of people doing the multi-gen
thing. And that one can come with or without the door. Oh that's good to know. That's good to know.
Okay. Standard also. So standard, how it comes is it's a fifth bedroom. So instead of that area,
it's an actual another bedroom. Nice. Yeah. Okay. Wow. And we've got the primary. So the primary,
what were you about to call it? Primary laundry room. Primary. Oh, is there a... Just because
they have theirs in there. So this, in my opinion, is more than a laundry room. This is a utility
room, meaning it has enough room for the washer and dryer. But there's still a lot of other room
in here. Not only do we have storage over here, we have some cabinets over here and you can fold.
There's plenty of space for you to have your piles of laundry or even to half hang some things.
That's a big thing that people complain about on the smaller laundry room. So powder room. Love
this. Love this. No need for the drawer, but I love the vanity as opposed to a pedal sink. Did
I say that right? Pedestal. Oh my gosh. Look at this living space. Wow. Wow. I have to keep
going over here. Let's take a closer look at this. We have a separate dining space. I love this.
Up to the side. I love this semi-casual formal space. It doesn't have to be that formal dining
anymore. We have a casual table that could go dressy up or dressy down. But then we also have
this ginormous center island. Is that standard? It's not, but it's close to standard. You'd be
surprised. Yeah, the one that is standard is actually very close to this. Believe the one
that's standard, you can still get five. Okay. It just might, maybe not as long this way. Okay.
Okay. I think that's an upgrade. Definitely worth investing in for sure. I love how wide this is.
You can have people going in different directions. Staying in lane. No, I'm just kidding.
We have this beautiful cooktop range. Oh gosh, this is beautiful. Gas, microwave, where it belongs.
I don't like it when they're down below. We have the dishwasher. We have cabinets.
We have trash receptacles. Wonderful. Outlets. I love this. Look at the size of that sink too.
Wow. And then we have the pantry over here. What? Oh my goodness. Look at this. Oh my goodness.
Wow. The square footage is not shaved off here. Look at this. Oh my goodness. You want a big
pantry and you can even put more stuff up there. This is insane. This would either could be a
little dog room or a cat room. I'm not a cat person, but if you're thinking, yeah, this is
great. Look at this drop zone area. Let's go look at the other wing of the house. Oh, I'm still
drooling. Oh, okay. Look at this. We have two coffee spaces. We have one. We have two. Maybe
one's a snack space. I'm just kidding. Look at the size of this family room. Wow. Now, if you didn't
have that built in, what would be there? It's a recessed wall. It's a recessed wall. Yeah. Okay.
Yeah. Because nowadays, I mean, people got TVs that are too large to fit in that space, right?
Well, not that this looks like the nineties in any way, but this is what kind of, we got stuck
in that nineties niche, right? And so now, yeah, the TVs are just way too big, but I like having
the lower at least cabinets there. And then instead of having kind of that frame middle,
you could do open and then more of the free floating. So there's, that's a great, I mean,
display, but, and it's nice that you can be creative and that there's kind of a niche for it.
Yes, exactly. Because so many people are building that anyways, even when there's not an inch
There's a nice size, like, look, this is a ginormous couch, you guys, like ginormous.
If you have family of 10, yeah, you could sit in it all at one time. Wow. Even though it doesn't
have a full wall of glass, you have tons of natural light. You have the windows on the side
and then a very large sliding glass door, but it's just a two panel. Is there another option?
There is. So this is standard. Yeah. We've got a couple other options. You can do a 12 foot.
That's a multi-slide. Got it. Or you can do a 16 foot. That's a center slide. And that we
actually have modeled in the next one. Oh, I can't wait to show that one. Yeah. So that is honestly
something that most people opt for. Do upgrade. Yeah. And it's pretty cheap. That's a good
investment. Oh, really is it? Yeah. I want to say, cause our options are half off right now.
What? There's a cap on it, but for this option, it comes out to around $2,500 for the 16 foot
slider. Wow. It's unheard of. Yeah. I happen to know another builder for the one you're talking
about is eight grand. Wow. So even full price, that's, you guys are significantly less. One of
the things I love about Matt and me, and I'll probably say it in another part of my video is
their incentives are just insane. Like insane. Now are all these, the can lights at the top,
are those included? Are these an upgrade? So you'll get, most of these are upgrades. There's
a few and I can show you them on a quick move in if you wanted to. Yeah. That's just something
to, you know, the models you guys don't forget are totally up like over the top upgraded,
but I love the fact that you in this community, there are a couple of specs left. They are going
fast, but you can still do your own build and you can pick all the upgrades and everything that you
want. Okay. Let's take a look at that primary. Okay. Let's go check it out. Yeah. That's the
It does. You know what? I'm going to ask everybody that I've ever, that I ever say,
why do you think Arizona builds directly to the master bedroom bathroom with no door? Like
literally Arizona is the only state that has these. Really? Yeah. You haven't been to any other
states to look at new construction? I haven't really actually. Yeah. I don't know. So I don't
have the answer. I don't have the answer. I'm going to find out for you. You know what? I would
love it. I would, I just, nobody really has an answer. Yeah. It's interesting though. When we
have builders from other States come here and that's how you can tell it's an out of state
builder, which I won't say that other builders name, but you have another state, right? That we
were talking about this right here, those super tall. What you could do is do some kind of a
slider and a little bit more modern than the barn door, but there, there are those slider options.
I love the tall baseboards. I love this carpet. Um, look at, wow. Look at the space in here.
Oh my goodness. If you want a tub and a shower, it's not a baby shower, but it's not a monster
shower, but it's, it's perfect. In my opinion, that I get so many people when they come from
the cold country, everybody's like, Oh, I have to have a tub here, but yeah, we don't soak.
You want to go outside of the jacuzzi or the pool, right? But that's okay. If you insist on
having this, this is a very nice, just an option. Obviously you can do the super shower and make it
the entire size of this standard. No, this is an upgrade. Yeah. It's it's the size of this is for
the standard. Okay. Yeah. Okay. Yeah. Yeah. And you get a linen closet there instead. Oh, wow.
Yeah. Well, that's a, that's a good trade off to be honest with you. Look at, we have a more
storage right here. We have drawers in the center. I'm so like drawers are so important.
Yeah. Beautiful. All right. Oh, I love the windows, the natural light up there. That's
great for makeup. We have a large water closet. Let's check out. Oh yes. I love the show. Yep.
Love the closet. Oh yeah. It goes around the back here. All right. Uh, I have the pillows,
so you can see a little bit of the dimension. A lot of, you can put shoes here. You can put
dresses, you can put shirts, pants, and then look how tall this is guys. You can even go up
way higher than this with even more shelving. This is a fantastic size. How old is this model?
This model is about a year. I'm going to say six months. Gosh, you guys have sold out,
not sold out, but you guys have sold a lot in a very short timeframe. Let's take a quick look
at the backyard. One of the things, what's the lot width on this? So lot width is going to be 80.
80 feet guys. Yep. 80 feet wide. That's great. Most of the builders are only doing 115 deep.
Yeah. So getting more on the sides, the homes feel a little bit further apart. You're not
right on your neighbor. Yeah. So this is it. Oh, go ahead. Yeah. And then a deeper,
that's not a good lot, this one.
Boo. But you know what? It's the only one. It's the only one. Well, the builder's like,
let's just put the model here. Okay. This is, by the way, you guys, I'm just going to chime in.
This is something you see on the West side of the Phoenix Valley, more so than you see on the East
Valley. It's just interesting how the different cities, how they've come to exist. In the East
Valley, they've built the housing and they built the power lines only on freeways and expressways
and larger roads, not on a road like this. And so you don't see these. It's very prevalent.
And if you go out there, you can see it out there. If we go to Australia Mountain Ranch,
you see them everywhere. So it's just something when you're buying in the West Valley, you have
to be very aware of this. Period. Just period. I mean, Avondale, Tolleson, Goodyear, Buckeye.
Look at this. What? Oh my goodness. Holy moly. Now, remember a big lot this size,
you've got to landscape it. You've got to take care of it. You've got to. This is a huge backyard.
And this model has a standard size lot. This is a standard, not even the plus. Unbelievable.
Look at this, guys. Yeah, you could put it. You could. You could put two.
Wow, this is amazing. And I'll bet you one of the options you have for the RV garage is a
pull through. Yes, absolutely. We actually haven't modeled the other one. OK. This one's got a fun
little option in it, too. OK, so it's for later. OK. OK. All right. OK. Now, one of the things
the builders always do, by the way, guys, when they do these like aesthetic, like I don't know,
design feature things that they have here. Right. They always have them much further than a
homeowner would put them away from the fence. I don't know why, because the minimum requirement
is actually three feet. This looks more like five, maybe four and a half. So you lose the depth
of this backyard. I'm telling you, you don't see the benefit here, guys, like that kind of feel
like like from here to there. That's amazing. That makes it look shorter. I'm being picky. I love this
step down into this like nice little like fire pit area. You could make this a game area. You
can make it like a fire pit. Like I just said, you could do a barbecue over here with a pergola.
Not that we get a lot of rain, but you're just going to want to make sure you use
a good landscaper that provides adequate drain. Otherwise, these things fill up.
Something to think about. Like I said, we don't have a lot of rain.
There's two units over here. Is that three? Does this house have four units? So this one,
it's got to be two on this side, but it's got a third on this on the other side.
I think yeah, three. Yeah, that's probably that's for the Casita. Ah, yes. OK, yeah. Normally it
come with two. And then so the other side has another one because we did something a little
fun little option. You know, it's interesting. A lot of some people look at that and think it's
more expensive. It costs more money, more units. It actually keeps it more energy efficient and
you have the right amount of time. Yeah, yeah, yeah. Love this backyard. Gee Louise, I love it.
There's so many things you could do here. And I love this built in shade just directly off the
house, like you don't even have to pay for the extra. This is really nice. Really nice. I like
the windows. I mean, I love the fact that you can make this all glass. Yeah. Even if you don't do an
upgrade, this is very appealing. It's very charming. Look at the size of this room. Now,
this is a double bed, so it's a little bit of a tricky trick. They do this on purpose.
But look at the size of the nightstands over here. So you don't necessarily see them that
large in children's rooms. But look at how long this room is. You have the bed, you have this
footage thing here, and then you still have a dresser over here. So there's a lot of room in
the secondary room so far. Thumbs up. Let's check out the coffee space. It's average. Nothing to be
like. Get another one right here. Yeah. Yep. We have another linen closet right here. This is
perfect. We have another bathroom here. This is a single sink. Another bathtub for little ones.
Interesting. So you know what? Once upon a time, we all wanted to have all our flooring the same,
but it's interesting. The builders are showing us how to still make it work. Carpet in the
bedrooms. By the way, you guys, that's in all specs, period. Any builder, all specs. They do
that. And then the main walkway, but look at how they're changing it in the wet area. This is
something I've seen over the last couple of years, which makes it nice because then when you want to
renovate one room, you can do just one room. It adds character. Another flex room. This is great.
And then we have another very large bedroom. Wow. These are great size secondary bedrooms. So we
have room for a desk. You don't normally see this in model homes. Again, this is a double. Don't
think it's a queen size bed, but look at also the size of this nightstand. Again, a little big for a
child. And then, oh no, this is a bigger closet, like way over here. It's right over there. So
this room has more closet space. I'm standing in the closet right now. And then it has this
room to put a dresser here. I like when rooms have kind of, it's just not a square. I love that.
I absolutely love that. All right. There's Cody again. Hey. Hey. Yeah. We like, I mean,
it's like a fun, like teen room retreat, right? You want to put the kids in here? Oh my God. This
is great. But I have good writing. That's awesome. Yes. Do you want to see the garage?
The best part? I know, right? Yes, please. We're going to go through the office,
but it's going to be a three car tandem garage. So you got to use your imagination. Yeah. Okay.
Okay. And this is Jill. Hey Jill. Okay. So this is part of the two car garage. All right. Thank you.
And then, okay. Three car tandem. Yes. Right. That's over here, which again, it's hard to
really tell, but here's where the magic happens. Oh yeah. Whether you have an RV or not,
this is where it's at. Okay. And then what's the length of this garage? 45 feet is the standard.
Nice. Yeah. Okay. Is this standard? Does that mean there's options? There is. Yeah. There's
a couple. Stop. Oh yeah. This is a fun one. You got to check this one out. It's got a full bath.
It's got a little mini bar there. The idea is kind of like, this is a man cave or a lady lair.
Oh, lucky to you. It could be a she shed. So we have a pool table. This is great.
We have epoxy floor. We have poker. What? Look at the TV to watch the games.
We got our air hockey. Boy, does that bring back memories. And then we have back here, the
kitchenette and bathroom and shower. This is fantastic. If you have a pool out back.
Oh my gosh. This is great. If you have a pool out back, nobody has to traipse through the house.
You can come in here, shower off. You have a bathroom, but you also can have snacks out here
when your friends are visiting. Looks like we have some. There may or may not be beers in there.
There's no beer, but there's coffee creamer and let's see. Oh, we've got someone that likes to
be healthy. We have ultra protein, 30 grams. That's good. So this option, if you do this,
it also insulates the whole garage and then it adds another unit.
Oh, because it's more livable. Oh, this is air conditioned. Yep. Oh my goodness.
Boom. There she is. Yeah. We get so many people that want to like do gyms and things like that.
And we're like, no, not in our garage. Not unless you put a split in there or something. Right. So
that's great that you can make this. We have another door right here. That one's not normally
there. That's just for the office. Oh, okay. So if this was a house, you would go in through that
three car garage to get into the house. Correct. Yes. Yeah. But the RV, I mean, it's so fun.
Honestly, we have not that many people that actually have an RV here. They've got golf
simulators. I know someone who has a pickleball court because they're like amateur pickleballers.
Yeah. Well, we're all amateurs. Yeah, I know. Right. Yeah. Me too. I'm a little,
a little. Do you have your deeper rating? Yeah. Basketball. We've got, we've got it all. I mean,
it's just a multi-purpose room now. Yeah. And you know what, when people talk about,
I want something unique and I want something that's super sellable in the future,
RV garage is like, yeah, it's a, it's a limited opportunity. There's, they're not everywhere.
Yeah. And the affordability over here, you're also really close to desert
and also mountain activity. If you do have some off-road vehicles, side-by-side motorcycle,
bikes, e-bikes, I hate those. Everybody does. You can go in the desert with those though.
Yeah. All right. Well, actually, you know what? I'll pitch at the hikers complaint on those too.
Yeah. I bet so. Yeah. Anything motorized right now on the, on those trails is pretty tough. Like
this is great guys though. This is amazing. All right. Thank you, Cody. Of course.
But not only did I love that floor plan, I love that it's an RV garage and a three-car tandem
garage. We're talking massive garage space. This home right now, you can either pick up a spec in
the low 700s with a quarter acre lot, or if you want one of the larger lots remaining, you're
going to have to just give us a call so that we can kind of navigate what those prices might look
like for you. Let's talk a little bit more about the community and the benefits and also the
negatives. So a lot of people don't realize Goodyear is probably one of the flattest cities
that we have throughout the greater Phoenix area. We have mountain ranges all over. Now there is a
mountain range at the very South end of Goodyear. It's not by where this community is, but those are
the Estrella mountains and they are incredible. I've done a lot of trails hiking and there is,
if you are an outdoor enthusiast, you're going to love living within close proximity, but it's not
like right out your back door. Like I said, for the most part, Goodyear is flat. Now this part
of Goodyear is still kind of the unchartered. Like there's not a lot of retail. There's not a
lot of road widening. In fact, right in front of the community, you can see massive construction
on the road because they're preparing for literally more people moving out this way
and driving in off of interstate 10. If you take the less chartered route, like you feel like you're
in the middle of nowhere, but people that normally look for RV garages with these types of lot sizes
are people that like being on the outskirts. So that, in my opinion, is a huge plus for this
community. I'm not going to say it's going to forever stay this way because I'll tell you,
Goodyear is one of the fastest growing cities in the entire Valley, entire Western part of the U.S.
I'm telling you, there's so much opportunity here in Goodyear. It's insane. But if you're
looking for, again, kind of that more rural lifestyle where it's quiet, you have space,
you're not right on top of your neighbors, this community is amazing. Now, I'm also a country
girl at heart, and I have to tell you, I would love living by cornfields, but they will be going
eventually because again, that's kind of what was here before. Also, there was a little bit of an
aroma of country in this part of the area, but I have to tell you, it wasn't intense.
When I say aroma, I mean, it's either cattle or horse, and it depends on which way the wind is
blowing. I love country living, and this is kind of that country living just outside of the big
city. You can get to the mountains, you can get to the city, and you can also get to, if you have
toys, you can get to open desert, you can get the boat up to Lake Pleasant, you can get your
off-road toys in a lot of different desert areas, close proximity. So again, this is a very unique
area, and love it. This particular community, the HOA is 155 a month, and you're probably wondering
what you get. I don't think you really get a lot, but I also, again, these are lots where people
are creating their dream backyards, and they have everything in there. You don't need a community
pool. You do have a pretty cool clubhouse. I love this for anybody that has young preteens,
or teens, or whatever, because it gives them a hangout and something to do. It's not air
conditioned, but you are in the shade, so they can totally lounge out there. They can hang out,
they can do some puppet, they can bring lunch, they can share pizza, whatever with their friends.
There's a jungle gym for the younger kids, and there's a huge grassy area if you're going to be
like organizing a soccer game, or go play with the dog, or again, there's at least a community
amenities that you can take advantage of. Here's something that's really fun. There's one basketball
court, and this is funny about the pickleball court. I'm a pickleballer. To a non-pickleballer,
you would just be like, oh, cool, it's a pickleball court. It doesn't have a fence around
it. To me, that's super weird. I don't think I have ever not seen a fence, probably more for
just keeping the ball in the court. This is super open. This is what happens when people plan
things out, and they actually don't use them, right? You know what I'm saying? Like an engineer
that comes up with those really crappy parking lots, and you're like, clearly you didn't drive
through here before you did this. So anyways, and there is one EV car charging center right here,
so that's pretty cool, but again, you have an RV garage and a three-car garage tandem,
you're going to probably have an EV charging station in your garage. I love, Madam Me,
to be honest with you, the incentives are insane too. So if you're thinking that maybe the interest
rates are what's holding you back, just give us a call. We'll get you set up. We have done a ton
of business with Madam Me all over the valley. I also happen to know they are going to be building
another community not too far from here with RV garages. So if you want to get in early to get
some of those super dreamy half-acre lots, you got to give us a call ahead of time, 12 months,
18 months, give us a call. Don't ever wait until the last minute. Although if you do, we've had
people give us a call, literally, hey, we're getting on the plane and we're coming to Phoenix.
So it's never too late, but for those of you that do plan ahead, give us a call, even 12 or 18 months
is very realistic, especially if you're going to be building a new building. Once upon a time,
that's how we build homes, right? You pick the lot, you pick the house, you pick the elevation,
you pick the colors, like you get to make your dream home. And then we went through this craziness
where you couldn't even get on the lists. And then we went through spec only communities. Now
it's kind of nice to get both, but they do save the best slots for buyers that want to build
from the ground up. And there's a lot of steps involved. You guys don't ever go into a builder
without representation. Can I say that until I'm like a broken record? I think all of us
realtors will advise you of that, especially in Goodyear. Let me jump into some negative things
though for Goodyear. And this is, I mean, again, there's pros and cons everywhere you go. There's
trade-offs, but this is a negative that you can work around. So I love this. So if you noticed
when I walked through the model of this home, and if you heard my voice, when I walked out to the
backyard and I was like, whoa, look at that, our pole. I'm telling you, it's like pole itself is
bigger than my body. Like it's, I don't know if I could even hug it just to let you know,
that's how big those things are. Goodyear is one of the major power grids, not just in Arizona.
It's the largest one in Arizona, but it is a power grid corridor for the entire Western part of the
United States just down the road. And I mean more than just down the road, but we have a nuclear
power plant and that nuclear power plant it's actually in Buckeye, Tonopah area. So it's many
miles away, but the power is there. And so coming, it comes through the power lines are insane.
I'm not talking regular power lines. I am talking ginormous, multiple, massive power lines, towers,
grids, poles throughout Goodyear from that power plant to California and also other parts of the,
so you have to know where, I mean, obviously when you're there, you can see them.
So that's why you should never buy directly from the builder. The sales rep with the builder
has to be honest and fair. The key word here is they don't have to be forthcoming. So that's why
you want us here because they'll also convince buyers somehow it's okay to have that power pole
in their backyard. I, yeah, it's insane. It's not okay guys, just to let you know, there are better
options and there's better lots. And if you missed out, sorry, that's why you got to give us a call
early. Did I mention that again, here's the thing too, I have more videos coming up on RV garages.
It is a huge, huge demand. And if you are looking for something of value, something that will always
stand above and beyond and out in front of other properties, RV garage is the best way to go if it
fits in your budget. Number one, subscribe to my channel. We release two videos every single week,
Wednesdays and Fridays. Number two, go to my website. You can scan this QR code right here.
It will bring you to a map. If this area doesn't work for you, Goodyear doesn't work for you,
you can click on other cities nearby. We have Litchfield Park, we have Buckeye, we have Glendale,
I mean Levine, we have Tolleson, we have Avondale. I could go on and on and on. We have videos
everywhere. This will help get you familiar with the different areas like no one else. Let me tell
you, there's no other valley specialist like us. Who should I say? It's all here in my head. And
that's what our team delivers. Also working with new construction when you're building
is also a whole nother conversation. And that's why you have to give us a call. There is one
super target that's literally six minutes from this community. If you need to go to Costco,
the cool thing about being in this part of Goodyear, you're super close to the Costco over
in Buckeye. That's right at the intersection of Verado and Interstate 10. The cool thing about
being in this location is that you can get over to that Costco and all that shopping over in Verado
without going on Interstate 10. Interstate 10 is the biggest negative of Goodyear. And without
Interstate 10, you don't have any freeway that goes through Goodyear. So it's all you got. And
I just talked with someone the other day and they said, you know, I used to laugh when people would
say traffic in Phoenix was, you know, crazy because they were coming from, I don't even
remember whether it was Seattle area or San Francisco or LA or Chicago or whatever. But
they were like, I used to laugh. He's like, and I've been over there at Interstate 10 in between
the 101 and the 303, which is the area that I'm talking about. And he's like, yeah, it's like
those big cities now. I'm like, yeah, it's getting bad. And I'm not going to lie. If you are buying
to be close to downtown Phoenix, this is really a nice area that you're not too far. And you don't
necessarily have to take Interstate 10 to get in there. You can take surface streets. You can
actually head a lot further east before you head north and you can avoid some of that construction.
The construction that they are doing some construction on 101 and the Interstate 10
interchange. I'm telling you guys, there's construction everywhere in the Valley. This
is also what makes Phoenix very different than any other major metropolitan areas. Most of the
other major metropolitan areas have been built up for quite some time. They already have established
freeways. They already have massive suburbs. I'm thinking like Dallas and LA and the traffic and
everything. This is new to us. We're still building our city. There's more freeways coming in. They're
not like right next. I mean, they're not coming next year, but they're already building, widening
our freeways in the Phoenix area because we've already outgrown it. We do have some freeways
that are going to be opening up in this general area, but I'll be honest with you, it's not going
to happen overnight. So I wouldn't say this is an area, if you're thinking about your next 10
or 20 years, that's going to see a huge freeway change. There is a State Route 30 that is going
to be, they're going to start doing sections, but I don't know that it's necessarily going to offset
a whole lot of traffic for you guys until it's done. We're talking literally 15, 20 years.
That's a long time. You guys just see the new construction. That's also going in
on the other side of this road. Yeah, there's a lot. And again, you're maybe 10, 15 minutes away.
Well, I would say 15, 20 minutes. Okay. I hate when people like, they're like, oh,
it's only 12 minutes. Oh, just round up 15, 20 minutes. So you're six minutes from super target
and you're more than 20 minutes from everything else you need. Yeah. I would say that there's a,
there's a coffee shop, not too far from here. There's LA fitness. There's Ross. There's
Burlington factory. There's a bunch of restaurants. And here's the thing is that's only like 10,
15 minutes away. And although the shopping center has been in the works for like 10 years,
but you can still see all the dirt paths where, when, once there's like several more thousands
of people that move out here, you're going to start seeing those businesses start to open up.
So again, this is a great time also to get in. The prices are still, in my opinion,
super affordable. And here's the thing, guys, if you haven't heard we're, we, Arizona is getting
our first Buc-ee's. I know that's probably not going to even be appealing to so many people,
but the people that live here are just ecstatic. And I have to tell you, this community is 18
minutes away from that Buc-ee's. By the time this video comes out, we're going to have a Buc-ee's
and you're going to be able to get the best brisket supposedly ever. Here's the thing.
There already is a ton of barbecue places and taco places within a 20 minute drive. Like I said,
most people that are looking for a place to store their toys, their RVs, their boats,
their jet skis, their side-by-sides, their razors, no matter what kind of toy you have,
maybe you don't even have any toys yet. Maybe you're just going to make it a super fun man
or she-cave. Space is key in Arizona or anywhere else. And we don't have a lot of it. And so here
you get the combination of outdoor covered space that also can be air conditioned. You also have
amazing square footage on a single level. You'll have a huge lot to spread out and you're not in
the middle of all the hustle and bustle. This to me is a perfect community. Give us a call,
shoot us a text, send us an email days, nights, or weekends and holidays. We can't wait to hear
from you. In fact, have you picked up that phone and called me yet? Hello?
