San Diego Real Estate Update - Carmel Valley - December 2024

Real estate activity in Carmel Valley 92130 is relaxing for the holidays. Hang out for a while and I will show you what's going on in Carmel Valley right now. So looking at what we've got currently 53 active properties which is down from our update about a month ago and this is true across the county less new listings coming on the market right now mostly due to the holiday season although countywide there is more inventory right now than there has been at the same time of year over the last three years so we're still looking at more inventory and roughly the same number of pending sales which is going to be interesting as we head into 2025 pending sales right now in Carmel Valley there are 20 which is down quite a bit from last month I believe they were up into the 30s last month and last month when we had pending sales in the 30s looks like only about 24 of those actually closed and I did a little digging right before recording this and found there have been in the last 30 days 13 listings in Carmel Valley that have either canceled expired or been withdrawn from the market so there are 13 sellers that just decided hey you know what we're going to wait or the listing expired and they didn't sell at all and with 53 active and 20 pending that means about half a little more than half are definitely not going to sell this month so we'll see what happens next month now let's jump over and take a look at the longer term trends here looking at median price back to January of 2021 quite obviously Carmel Valley is way above the San Diego County median detached price all the way back in 2021 it was 1.682 million and by the spring of 2022 it had gone up to 2.675 and then looking at the fall of 2023 another peak at 2.925 and then the peak of the market for Carmel Valley in terms of pricing this year was in May at 2.699 and it has been going down ever since then the imbalance between pending and active listings is a lot of the reason for that current median is at 2.170 now when we look at percent of original list price to final closed sale price that actually bounced up over the last 30 days must have been a couple of properties that were listed at phenomenal prices and got bid over because it jumped up from 94.6 percent to 101.8 percent of original list price and of course the peak was way back here in 2022 February at 113.3 percent a couple of other highlights March of this year at 105 percent it had been going down steadily and getting down below 95 percent but then bounce back up and we'll see what happens next month now looking at market time I'm expecting that to be up but we will see nope I'm wrong it's down from last month which is interesting and that just shows you the market time for list to pending so the ones that are not selling aren't aren't included in this number but Carmel Valley was a 44 day average market time in October in November down to 17 days so some stuff just sold really fast pull that average down but as you can see it has been up and down over the year and over the years for sure so currently 17 days so if you price it well it will sell in Carmel Valley right now and that is what's going on in Carmel Valley 92130 if you like this content please remember to like share subscribe and comment we'll be back this week with more great real estate information for you and we'll talk to you a few more times before the big holiday next week so enjoy your holiday season and we will talk to you very very soon
