Are you looking for something a little bit more private, a little more elevated, but still want to be close to everything the West Valley has to offer? Today's home checks those boxes and it might be also one of the better opportunities that we're seeing right now, especially at this price point. Today we're out in Waddell, Arizona in the gated community of Sonoran Ridge Estates, which is located at the base of the White Tank Mountains. So one thing about Sonoran Ridge Ranch is this is not your typical master plan community, but rather a very unique enclave of homes. You've got 130 homes in this neighborhood. This is gated, all custom or semi-custom, and most are sitting on a half to close to an acre. So immediately when you drive in you feel that difference. There's more space, more privacy, and just a quieter lifestyle overall. And one of the biggest draws here is how close you are to the White Tank Mountain Regional Park. So if you love hiking or biking or just being outdoors, this is literally right in your backyard. And yet you're not in the middle of nowhere. You're still close to everything. You're close to shopping and dining. The 303 freeway is close. Phoenix Sky Harbor Airport. So you're not sacrificing convenience to get that space. This is a smaller, more niche community. And because of that, homes don't sell very often in here. In fact, only one home sold in all of 2025. So right now there are six homes on the market, including this one for under a million. And that's rare in this neighborhood. And I'm going to take you today to get a first look at it. If you're a buyer, this is the kind of situation where you have a chance to get into a community like this at a price point we don't typically see. Today's home is offered at $969,990, making it one of the lowest priced homes in this community right now. It was built in 2021 by Morgan Taylor Homes, and it's a semi-custom build with 2,820 square feet. And it's on just over a quarter of an acre. You've got two bedrooms plus a den that could easily be converted into a third bedroom. And you have three full bathrooms plus a three-car garage. So let's head inside and take a look at this beautiful home. One thing that I wanted to point out before we head inside is that this garage, this two-car garage here, is 18 feet by 8 feet high. Not your typical 16 by 8. And this other single-car garage is a 9 by 8, which makes it a lot easier to get oversized vehicles in it. They're both also epoxied, which is nice. So let's head inside. You have this nice courtyard out here, and you do have access from your single-car garage through this breezeway here into your home. That way you do have solar screens on this home to keep the sunlight from beating in on you all summer long. A lot of people put those on in the summer. And then this beautiful iron door as we walk in. So one thing you notice right as you come in is you've got these gorgeous floors. You also have 12-foot ceilings in this great room. Wood beam ceilings. It's a detail that really adds that custom feel immediately. You've got transom windows over there. And this is a multi-panel sliding door, and it really brings in that natural light. And also that indoor-outdoor flow from this great room and kitchen out to your backyard. And then as we head over, I mentioned that there was a den here that could be converted to another bedroom, and the seller is willing to do that. So this is your den, and this is large furniture in here. So this is actually a really nice-sized room that you can easily convert to that bedroom. And then you'll have three full bathrooms. So we'll head over here. Here's your bathroom that would be right off of that bedroom with a shower. Storage here, and as we mentioned earlier, this goes out to your single-car garage. I'll take you to that in just a second. And then here is our bedroom number one here. Nice, large bedroom. Nice and bright in here with its own bathroom. And no carpet in here, which is nice. And then, of course, your walk-in closet. Plenty of space in here. So we'll head out here just real quick. Here was our courtyard as we came in. And then this is our single-car garage, which as you can see, is quite large. You could probably also not only fit your car in here, but also probably a golf cart because you do have lots of storage on the side over there. And also it's extended at the front, so it is oversized. And then, of course, you've got this epoxy flooring here as well. So we'll head back inside here. Got your formal dining over there. And this beautiful kitchen. You've got this herringbone marble backsplash back here. Gorgeous. Stainless steel appliances. You are on electric here. And then you've got your cafe dishwasher here. And your oven. Microwave combo. Of course, soft-close cabinets. Additionally, you do have your shelf in here. A lot of times you come in and there's no shelving. And it's just a cabinet and there's no shelf. So that's nice. Also, you've got your pantry in here. Lots of space here. Walk-in. Nice big farmhouse sink. Trash pullout. You do also have reverse osmosis here because our water here in Arizona is not the best. You've got beautiful window treatments here right off of your dining room or breakfast nook. If you're not someone that likes a formal dining room, this could be your breakfast nook. This is how I have it at my home. It's not formal, but this is where we eat every night. You've got your wine fridge over there. And then you overlook your great room. Okay, and we're going to head over to our laundry with our sink in here. Lots of overhead cabinets. Washer dryer. Beautiful tile in the back. And again, lots of storage on both sides. And then here we are in our two-car garage, which is again oversized. Do have storage cabinets in here. Soft water. And then you do have a service door out to the side yard. All right, heading back inside. This is such a beautiful laundry room. I'm going to head into our primary and notice the detail here with the lighting. And then here we are in our very expansive primary bedroom with a door to the outside. And this room is nice and bright and it even has the solar screens on it right now. So if you didn't have the solar screens on it, it would be really bright. And then also you have the automatic window treatments on all of the windows. But really here you could just leave everything open because you are on such a nice size lot. You don't have anyone directly behind you, which is nice. And then we head into our primary bathroom. So you have separate vanities in here. Beautiful tub. Standalone. Nice big spa shower over here. I just wanted you to see this tile detail over here. Really pretty. And then we have our huge closet in here. Lots of space in our primary bedroom. Plenty of room. Love the flooring. I love that there's no carpet in the house. Just gives it a much cleaner feel. But just nice and expansive bathroom here. All right, let's head out to our backyard. As you can see, this is a multi-panel sliding glass door out to your backyard. So as you can see, you can open that all the way up and then you're out here on your patio. This is east facing, so it's nice and cool in your evenings. This is going to be nice and shaded. Again, that's the door to your primary bedroom. Here's your tile out here. And then there's your barbecue here. So lots of space back here. Here's what I really like about a home like this and the flexibility that this gives you. You've got a layout here that can evolve with you, whether that's creating a dedicated office, a guest space, or even converting the den into an additional bedroom if you need that down the road. And by the way, as I mentioned before, the seller is willing to do that for you. And with this lot size, you're not locked into what's already here. You've got room to really make this your own, whether that's designing the backyard space, adding a pool, or creating an outdoor area that fits your lifestyle. This home is priced as one of the lowest in a gated semi-custom community on acre lots. And in a market where homes are sitting and buyers have choices, this is where you start looking at value within the neighborhood, not just price. This is what you're getting with this home. This is a newer build. It's a 2021. It's semi-custom. It has a larger lot. It's a gated community. And this floor plan can flex with your needs. And it's not overwhelming. It's just under 3,000 square feet. So if you're someone who doesn't need four or five bedrooms and you're more focused on quality, layout, and location, this could actually be a really strong opportunity. Now let's talk about location because this is where this area really starts to make some sense. For everyday essentials, you've got a Safeway just about four miles from here. And within six to seven miles, you've got a Costco, a Sprouts, a Home Depot, Target, Dick's Sporting Goods, Walmart. Everything you need is right here. And if you want a dining and entertainment, you're just a quick drive up to a place called Prasada, which has restaurants like Cooper's Hawk and Barrio Queen and Firebirds. And there's entertainment there like bowling. There's a movie theater. So for freeway access, you're less than four miles away at Loop 303. And it makes it really easy to get around the West Valley or head into Phoenix if you need to. Medical is also close by. You've got Honor Health facilities and more development continuing to come to this area. So while it feels tucked away and quiet out here, you're really not that far from anything that you need. Now, Sonoran Ridge Estates is one of those areas that people choose very intentionally. You're not moving here by accident. You're choosing space. You're choosing quiet, desert, mountain, or city views. And you're choosing a slower pace while still being connected to everything.
