The fall real estate market in Dallas-Fort Worth is here, and no, we’re not talking about pumpkins, football, and finally getting a break from the Texas heat.
Fall is a transitional season for DFW real estate. Inventory changes, homes can take longer to sell, buyers have more choices, and both buyers and sellers start thinking differently as we get closer to the holidays. But that doesn’t mean the market shuts down. In fact, we think fall can create some of the best opportunities of the year if you know how to approach it.
In this episode, Todd and Ian break down what actually happens in the Dallas-Fort Worth housing market during the fall, why buyers may gain some negotiating power, what sellers need to know about pricing and timing, and why using the same real estate strategy year-round can be a big mistake.
Whether you’re buying, selling, or trying to do both before the end of the year, the key is understanding that the market is shifting gears, not falling off.
With the right strategy, fall could give you an opportunity to sell to motivated buyers, negotiate with motivated sellers, and head into the new year in a better position.

What an intro producer, Courtney, bringing it on strong.
Well, we're just growing by the minute with sponsorships.
Hey folks.
When you think about the fall market, cause I know you're thinking about the
fall market, we might be thinking about two different things.
There is the fall there's the fall where there are pumpkins and it feels like
manageable to be out of doors, scary movies.
And then there's the fall real estate market.
And those are two extremely different things with less
overlap than you might think.
Ian, because you've said something ridiculous already.
When you think of fall, the actual season, what do you think of?
I think of football, both the American version and the real version.
And I think of the weather getting a little cooler.
And I think of the fact that it means that we're right around
the door from Christmas.
Do you also think about
finally a good way to use?
We finally found a reason for that.
Uh, you think about fall, you think about a long sleeve t-shirt, you
maybe think about a hoodie, you think about football, you think
about it being nice out.
I think about all the things we get to do with our friends and neighbors
that we don't get to do.
It's so good, but if we're being honest, be honest, that is very
different from calendar fall.
I made a mistake this weekend.
If I can share for five seconds.
Oh, I made smash burgers.
I made smash burgers on the grill stone.
I had a black stone.
Go ahead.
Uh, major, major bat.
It was so hot.
That's all I got.
It was so hot.
Like awesome.
Oh, they were phenomenal.
They were incredible.
Like those burgers were hot.
Yo, they were great burgers.
But when it's a hundred, when it feels like 108 outside over a black stone.
No, I think, I think we're all glad you did that.
Let me share.
You want to share something?
I want to be clear that when you think of fall as like, you know,
September, October, November ish, it's really not that what you just said
until late October, November, but the fall real estate market started in
August and which you've been saying if you're not prepared at that's on you.
That's right.
So fall real estate is more like August, September, October fall on the
calendar is more like September, October, November, and fall
feeling outside is like November.
So they're different.
And what we're trying to help people do is of course, enjoy the family time
and the neighbor time and the football and the holidays and the sweatshirts
and all of that stuff, but fall in the real estate market, especially
in Dallas, Fort worth.
It's very important to understand the difference.
So you can a take advantage of it or B be prepared for it.
Um, whether you want to buy, sell, increase your value, um, decrease
your tax burden and your expenses or any of these things.
So it's a transitional season.
Things are changing a lot.
The math is changing.
The timing is changing.
People's mindset, their willingness to transact is changing.
I was just about to say people aren't thinking about it.
The ability, the, the, your ability to get a contractor is starting to change.
All of these things are changing rapidly and we want to make sure our friends,
families, and neighbors in the Dallas Fort worth area, or those of you wanting
to come to, or leave the Dallas Fort worth area are prepared.
That's what we're digging into today on this episode of DFW real estate weekly.
Okay.
I'll have Ozzy Osbourne singing changes going through my head or Tupac.
Wait, what's the Tupac what I'm thinking changes.
Who's that?
You don't know.
You don't have, you don't have any Tupac in your head.
Uh, if you could just get me started, I won't dang it.
I'm not a singer.
You'll look it up and we'll lose your attention for the next eight
minutes while you do so.
All right, Ian.
So when I say that it's a transitional season, I've already given a couple of
examples, but we talk about back to school.
We talk about, um, the market kind of hitting pause and then
having a nice little ball pop.
We talk about, um, motivated buyers who still need to get something done.
We talk about motivated sellers who have maybe missed the traditional busy
season, but still need to get something done.
We talk about the efficiency of the market.
I think you would probably say, you can say it in your own words that we see
some signs of life after we see things stall out, but before we see things
kind of, uh, take a, take a holiday pause again.
Yeah.
In fact, like when we get to that early fall time of year, post-summer early
fall, that's when we're seeing things like inventory is normally at its peak.
Which means what?
Who cares?
It means there's more opportunity.
If you're a buyer, it means there's more houses available for sale.
Yeah.
There's more homes that are on the market actively selling means you have more
things to go look at more opportunities.
Maybe you're not fighting quite as many people, um, because kids are in
school and all this other stuff.
So when you get to that fall winter time, that's historically when you've
always bought and sold real estate, same for myself, there just seems to be more,
uh, optimism when you get to that time of year.
Yeah.
My wife and I have literally Courtney never bought or sold a personal residence
outside of the four final months of the year.
Now again, falls kind of a loose, it's your sweet spot.
Well, it's, it's smart.
It's just smart.
I'm not saying we're brilliant, but we found something that works and we're not
going to deviate from it until something works better.
And so we like to buy and sell October through November, really.
Um, which is only really a 60 day window.
Now, sometimes that process gets started a little earlier or may wrap up a little
later, even our commercial investments have been December closes.
Um, there have been some flips or other things that have been outside of that.
It is important that sellers realize though, that they need to be a little bit
more patient during this time of year, right?
Generally speaking, the buyer pool is less, uh, people think the best time is to
buy is that spring, early summer time.
And because you have more homes on the right, right.
Or wrong.
They think that, and situationally depends, right?
So, but it does generally take, when we look back year over year, somewhere just
shy of 30% longer to, uh, sell your home in that later part of the year.
But we also could say anecdotally, but 20 years of experience with our clients that
are really smart clients that really pay attention and follow our guidance still
sell very high and end up buying lower.
So when you're doing both, you can win on both sides more than you can't, you can
win on both sides at other times of the year, but you have a little bit more
market momentum on both sides of the market.
You have a little extra advantage on the sell side and you have a little bit of an
extra advantage on the buy side.
The good thing is right now it's September.
And so you still have September and October where you're going to see
this ramp up continues to happen.
And it's really not until we reach November that you start seeing things
fairly dramatically decline in terms of the number of new homes coming on the
market, the number of buyers available because they start getting into that
holiday mindset.
Yeah.
So we've talked about inventory, meaning just there, there tend to be more homes
available, which means a little bit more leverage for buyers more strategy
required for sellers, but still both can get it done.
Then we talk about sales volume, like just how many homes are actually selling in
what we call the fall market.
And so you know, they tend to decline less homes sell in that, you know, later
year before winter time period.
Um, it's, it's hard to really get our handle on this, but around 20% less home
sales and fall compared to summer.
Now hear that again.
When you think about summer to fall, a lot of people think there's a massive drop
off and we're talking about less than 20%, 19, 18, 19, 20%.
So it dips, but not like cuts in half.
It's not like a 90% drop.
We're talking about 18, 19 or 20% less sales that, that that's actually a good
thing that even in fall, we really don't see a dramatic dip.
That means you can still get a lot of home buying or home selling done in the fall
market here in the Dallas Fort worth area.
It doesn't mean values tank.
It doesn't mean sellers are out of options.
It doesn't mean, you know, buyers have all of the leverage, but what it does
mean is that things change and you need to pay attention to that in order to come
out ahead.
But it makes pricing the home, maybe the most important time of the year to price
the home and probably the most challenging time of the year to get it right.
Because the, the momentum of the market shifts and what we see is people who try
to do this on their own, get really, really hosed this time of the year, even
more than other times of the year where they're trying to base and they want to
their emotions, tell them I still want summer pricing for sellers or buyers are
like summer's over.
I want a way better deal.
And that's just not how our local market acts.
So knowing what's really going on can have a really big impact.
Whether you're thinking about moving to this market from another part of the
country, our market doesn't change as much in the fall as it would in many other
parts of the country, especially in areas where the fall is physically felt more
dramatic winters, massive shifts in inventory, massive shifts in seasonality.
Um, demand is, is very different in the DFW area.
We have a pretty consistent market year round.
We do see an 18 or 19 or 20% dip in January.
We see kind of the most significant, the very, very tail end of things lagging.
Um, but we still sell lots of houses in January.
So the point is DFW is unique.
All local markets are unique.
Things really do change in the fall, but it's different than other areas.
You need a pro and a guide.
And that's what we do in the Todd Traumati home selling team.
We're here to help you.
But if for some reason we're not the right fit for you, you still need a pro and a
guide, a team of experts with great technology, leadership, and guidance.
Um, and that's what we're trying to equip you to be able to manage.
If we, if we can earn your trust, if we're a fit for you, obviously we'd love to be
your broker and team of choice.
For buying, selling, or both in the Dallas Fort worth area, we can help introduce you
to agents all over North America that we coach and consult with in our coaching
company, but this is important that you or your professional understand the local
market shifts, how things change inventory demand pricing so that you can win as a
buyer and a seller or a seller, or even you can just take advantage of the
opportunities in the market to reduce your property taxes, to get work done.
I would tell you that the winter in DFW late fall, early winter is an excellent
time to do those remodel projects, to find a contractor that actually has some
availability of time to save a little bit of money, to be able to get some things
done either right before the holidays or right after the holidays and take
full advantage of those things.
Summer is still the busiest season in DFW, even though stereotypically a lot of us
should probably avoid summer.
It is still our busiest season.
So when we think about the spring before summer or the fall after summer, we want
to notice and understand the differences so that we can benefit from them.
And the fall has lots of benefits.
Some of the benefits of the fall are buyers who are still motivated to get
something done before the end of the year.
Those are good people for us to sell to.
Sellers who are discouraged by not having already sold throughout the spring or
summer. Those are good sellers to buy from.
So we want committed buyers who need to buy before the holidays or before the end
of the year. That's good for us as a seller.
And then we want lower confident sellers who have missed the market in their own
minds. We want to buy from those sellers.
And the good news is we can do both.
We help people sell to highly motivated buyers and buy from lower confident
sellers every year in the fall over and over and over again.
And then we see a downslide generally as far as total activity, total pricing as we
head into the winter after the fall.
So Courtney, the average person, no license out there living their lives that has
real estate either nowhere on their mind or in the back of their mind.
And they're starting to think about fall.
What are some things we've already talked about that you feel like the average
person should know that we're desperately trying to tell them and equip them with
that could really help them with just being a heads up person about the fall in
DFW real estate?
Well, just that it the fall just changes gears.
It doesn't like it.
Sales slow down.
Homes take longer to sell.
Inventory gives buyers more choices, but home prices are going to move to much
less.
The gears are shifting.
They're shifting.
They're not falling off.
I've got cars.
I've got boats in my mind.
A lot of imagery there, but I think she nailed it.
Isn't it?
Good.
I think you did a great job.
Excellent.
I think what we're saying is it's the market changes.
And so we need to change with it.
Yeah, but don't think that it's that you're out like that.
Yes.
Yeah, right.
Just because we need to change doesn't mean there's opportunity.
I have said time and time again, I think they're instinctively just market driven.
There's the most opportunity for buyers and sellers in DFW in the fall.
Now our team, the talk to money homes on team is going to customize a strategy for
you in every month in any market.
You can win in any market.
We help people break all time sales prices, get incredible buy side deals all year
round.
But our strategy is adapting to the market every single time.
The typical buyer or seller, Ian, I mean, you tell me what you experience when you
talk to people, but most of them just sort of have a one size fits all approach to
things.
And most people expect that there's just going to be a one size fits all.
And then sadly, sadly, sadly, most real estate agents operate the same way.
They basically just have a spring summer strategy and they hope it works year
round.
I just don't think that people have a strategy at all.
Well, that's also true.
That's true.
But their mindset is I do the same thing year round.
It just works better in spring and summer.
And it doesn't work as well the rest of the year.
And they just ride the ride.
The rollercoaster goes up and the rollercoaster goes down and we're trying to
help clients and our neighbors and in our coaching company, we're trying to help
real estate agents and business owners not ride the rollercoaster to the high
highs and the low lows and have a really good, solid, high value business all
throughout the year.
So if you're listening and you are in or want to be in the DFW market, there's a
lot of detail there, but my hope is that your takeaway is, okay, we should hook up
with a local expert, talk to money home selling team, or if that's not a fit,
someone who's full-time fully committed can lead and guide me through the nuances
and customize a strategy for us or for our friend or family member uniquely for this
time of year.
And if that happens, it sounds like the fall is a really good time to sell and buy
because I can kind of take advantage of buyers who need to buy before the end of
the year and sellers who are a little bit discouraged by not having already sold.
I can get a better deal as a buyer and I can still get a great deal as a seller,
went on both sides, make up some ground, build some wealth, get into an ideal
situation for my family, maybe get a little bit more house for my budget, a
little bit more lot, a little bit more uniqueness that we're looking for and go
into the new year next year, really, really rocking and rolling.
And how crazy is it, Courtney, to be talking in September about the new year?
Wild, right?
But we are here to help lead and guide our people.
We need to be thinking about that now, not like in November or December when
everyone else starts talking about the new year.
That's too late, right?
That's why we talk about things like this on the podcast is to prepare our
clients, our friends, our neighbors, and the agents that we lead and guide and
coach to fully comprehend that with some strategy, you can really win at this real
estate deal.
And if we can ever help you with that, that's what we do all day, every day at
the Tajramani home selling team.
You can just go to Tajramani team.com or click on a link somewhere near this
audio or video, and we'd be honored to earn your trust.
And if we're not a good fit for each other, we'd be honored to connect you with
somebody that could help you.
Last thing, Todd, it's only 101 days till Christmas, my friend.
Not far.
How many days?
101.
Oh, not your birthday, but Christmas.
What's up boys.
All right.
It sounds a little early to talk about Christmas, but I think Ian's
illustrating the point we want to get ahead of the opportunity or ahead of the
challenges.
And that's what we're here to help you do.
If we can help you with any of that, just go to Todd Tremonti team.
I'm just trying to make sense of this rambling battle, you know what I mean?
