Touring This Luxury New Construction Home near Atlanta GA [Nearly an Acre of Land]

If you've been thinking about making the move here to Georgia and you're interested in buying a luxury new construction home, you're in the right place baby because today I'm going to give you an exclusive tour through this gorgeous mansion behind me. I mean look at it. It's huge and there's a ton of wow factors in the house. It's in a great location and it happens to be an incredible price point. It's almost an acre of land and a massive amount of square footage. I don't even know how they could have built this house for this price. They did it. I don't know. It's a great price point. I think you're going to love it. I love it. So I'm excited to show it to you. We've got a lot to see. This is going to be a long video because it's so big. But anyway, let's go check it out. All right guys, before we go in, I want to point out that you do have a private gate. It's a metal gate, beautiful brickwork, a nice big front porch here, nice front yard, and look at this exterior elevation. Isn't it stunning? I love the shape and there's just lots of parking, big driveway. I mean, you could have at least eight, ten cars here. Everything's just wide. You know, you've got lots of space. And then I love this little covered porch here. First of all, I think the shape is so pretty. But as you walk in, you can see that they have details like here, they've tiled the floor. So it's really like nice and smooth to the touch, which I appreciate. You've got nice metal doors and they've done a brick inlay in the ceiling. It's really pretty. Okay. Isn't this beautiful? Wow. Love it. So as we walk in here, you've got a nice wide foyer. You feel very just, there's a lot of space here. I love the wainscoting that they've done on the walls. A lot of times wainscoting can look very traditional, but they've done like a very straight line molding piece. I think that's really pretty. I should have done that in my house. Darn it. Darn it. Very pretty. And then right as you walk in, you have your study and the study here has some private metal doors. You can see that I'll back up. It's a nice size. And I really like the built-ins light pictures. Nice. Really pretty study. And then if we swing a right, you have your formal dining room. It's cool. They've done here. It looks like it looks like painting here. This is kind of done design here. It's really nice. And I like the wood floor tones throughout the house. And there's not a stitch of carpet in this house. It's all hardwoods. So it looks great. And then through here, I love the arch. You've got your butler's pantry and this is great. So you have all of this woodwork on the left, which is really pretty. Got area for your wine rack and then you've got storage. Nice. And then on the right, you have your sink. So this could be a really nice bar area. Pretty backsplash marble tile. And then lots of storage. So cute. So cute. And then you have space here for maybe a dishwasher or possibly beverage cooler. Pretty. Okay. So I'm going to just kind of swing around here. That way would be to the primary suite. But before we go there, let's check out the main part of this house. I mean, you guys look at it. It's so pretty. It's massive. Lots of windows, tall ceilings. I mean, what is this 30 foot ceilings? Beautiful. It's like a stucco fireplace. They did a coffered ceiling. Dang. There's a glass railing over there. This house is gorgeous. Let me get a little closer to the fireplace. Yeah, it's like plastered. Really cool. And then you have quartz here. And then I'll show you from this viewpoint. Isn't that beautiful? Sometimes these homes, and I see a lot of this style of home. It's almost like it's the same exact floor plan. I see it popping up all over Buford, Swanee. And I love it because it's massive and it's really nicely designed and laid out. But sometimes it's just a little too modern for me. And I like modern, but I don't know. But this one, I really like how they did it. It's just modern enough. I think that the warmth and the cabinetry and then all the hardwoods and then the beams, which we'll see soon, I think that just kind of warms up this space and it just makes it a little bit more homey and not over the top modern. Super pretty. Okay. So I'm not going to do this because I don't know if I know how to do it, honestly, but this whole thing opens up like an accordion. But I'm just going to go out this way and show you the backyard because you've got a nice lot here. This is completely fenced. See, and it's big. It's a big lot. And I'll give you all the details on that at the end. But look how big this outdoor area is. Let me see if I can step back so you can see it. I mean, look at these windows. Look at this ceiling. I mean, 30 feet, maybe 40 feet. It's gorgeous. Oh my goodness. Then you've got your bull grill, a little griddle, I guess. Wow. This is awesome. And I noticed that you have double doors right there so that you can get to your backyard from the primary, which I really like that. Kind of wish I had it because it'd be nice to just like wake up if you have a dog, let him out real quick, you know? It's fabulous. Fabulous. I mean, honestly, for this amount of square footage, this is a massive house and a nice lot as well. Sometimes I wonder how some builders can manage to give you all of this at a particular price point. And then some builders are like, oh no, that will be three million dollars. And you're like, what? How come, you know, this builder can do it for this price? And we're not even including the land, you know, and you have nice finishes here. It's not like you have ugly finishes. These are great finishes. So I want to show you this island. You've got a beautiful island. It is a waterfall island. So you've got quartz on both sides. And one thing I appreciate is that they have built into this a lot of storage, just cabinetry all the way, all the way across. So you're not going to run out of storage here. And I mean, check this out. Look how big it is. It's great. And then you've got this big double refrigerator here. See what it looks like inside. Oh, yeah. This is my favorite. I love these refrigerators with the black interior. I think it's so sharp. It's nice that it comes with it, and it's cold. I'm telling you, I feel it. Wow. Yeah, it's putting out a lot of cold air. That is so cool. And then there's your scullery. But let's look at this thoroughly first. So you have a beautiful range. You've got six burners here and a griddle. You've got your pot filler, beautiful marble backsplash. And then the hood is also done in the plaster that matches the fireplace. So I think that's really a nice touch. And then you've got your pullouts, like your spice pullouts here. So they thought of everything. That's nice. Lots of cabinetry, lots of drawer space. You know, you get the best use. You know, you just get a lot more storage and drawers, in my opinion. You did a nice thing there. And you've got a really nice workstation here. So they did a farmhouse sink, and they've done one of these workstations where you can, you know, clean your vegetables, do your chopping. I always like these. And then I'm a sucker for a window above the sink. You know, something to look at while you're there. It's really pretty. This is really nice locks, too. I don't know why that came into my head, because I guess I saw that picture, and I was like, man, these locks are big. You've got your dishwasher there. Yeah, I mean, look at this. This is awesome. All right, let's check out the scullery real quick. And then I want to show you the dining area. So this is your pantry, but also your scullery. It's big. So I mean, I could just see this with, you know, the baskets. You have everything you need there. But then on top of that, you have another dishwasher. You have sink here and a substantial range. And you've got a hood. Really nice hood. Lots and lots of storage. This is a really, really nice pantry. Really nice. I love it. Okay, so we've looked at that. Now let's jump over here, because this is your informal dining. Now, it's kind of interesting. There's a lot of space here between the living room and the kitchen. So I mean, I don't know. I mean, put more lounge chairs here. Get a little creative. And then you have your informal dining space. And I love it, because I'm a sucker for beans. I love vaulted ceilings. Oh my, really pretty. The wall, the slatted wall. All of these wood features are really what's making it warm. It's warming up the space. I'll show you from this angle. And I'm going to tell you also, because I'm here looking at this in person, the craftsmanship is very good. The paint is clean. The trim work is clean. The edges, these are things I notice, everything looks really nice. Job well done. Bravo to the builder. All right, so I am going to quickly, before we go upstairs, because I've got, actually, what am I saying? There's a lot more down here. We have a lot more to see. We still have the whole primary suite. Oh my goodness. Okay, hold on a second. I totally missed this when I came in here. But this is your mudroom. They, again, have done a really nice job. Lots of storage here. And I like how they did a wood topper here. I had mine painted, and that was a mistake. It all stuffed up very quickly, and I had it replaced recently. But that's a really nice touch. And then for the husbands, everybody wants to see the garage. So I'm going to show it to you. So this is great. They've done a really great job here. First of all, they've already sealed the concrete. So you have this epoxy on it. And I did this in my house as well recently. And I'm like, how did I ever live without this? Because it's so easy to clean, and it just makes everything look so nice. You've got all of the storage here. That's perfect. And this is your two-car garage. I like how you have an entryway right here. So that's really nice. And then you've got this here, another two-car garage. So you've got a four-car garage here. Isn't that awesome? That is stinking awesome. I just can never have enough garage space. And then it looks like they have a tankless water heater. Okay. All right. So it's amazing. This whole house is amazing. I'm going to show you the primary suite, and then we'll go upstairs. And the upstairs is awesome. Sometimes the downstairs is like, okay, the first floor is all the rage. And then you go upstairs and you're like, yeah, it's all right. No, the second floor is awesome too. But look at this. You guys, look at that staircase. I love it. I love it. It's so cool. Okay. I'm getting distracted. Keep going. Let's keep going. This house is huge, right? I mean, so if you have a big family or hey, if you just like big houses, this is a great option. They finished out underneath the stairs for more storage. So many builders just dry wall over this. And I'm like, why, why would you not have extra storage? And you could even put a half door and have your dog there or whatever, like little dog area, but storage is always needed. Okay. So I love these stairs. I love how they're illuminated. Let me know in the comments, do you like this as much as I do? I think it's so stinking cool. I know my husband would love that. Oh my goodness. All right. Sometimes the second floors kind of are a little more boring because, you know, the first floor is amazing, but the second floor happens to be really amazing. It's really pretty. Now you do have glass here and it looks gorgeous. I could see if you had kids, you'd be like, don't touch the glass, fingerprints everywhere. But you know, once they learn, it's very safe and it's very pretty. It doesn't like block your views. And then check this out. Come on, you guys, this is beautiful, isn't it? I mean, they've done the wings coding there and what's so cool. Look at that really cool light fixtures, but check out this big loft. It's a huge, it's huge, big open space here. I almost don't know where to start. So you have your loft area. They've done a nice kitchenette so you can put a little beverage cooler, you know, make a cocktail here, have plates, make popcorn, watch TV up here as well. We do a nice big sectional here, plenty of space, plenty, plenty, plenty, beautiful, beautiful. I wonder which light is that? Oh, I don't know where that light fixture is, but look at this. Wow. Oh my. Okay, let's go to the far. I'll take you through these rooms a little bit quickly because they're not furnished. But one thing I appreciate about them is they're all massive. They're big rooms. I think this one is like one of the smallest rooms and I don't know if it's showing up, but this is bigger than a lot of primary bedrooms that I see. It's big. It looks like it's 15 by 15, has a tray ceiling, has finished closets, and every room has their own bathroom, which I love. And see, they didn't skimp out. You know, you have nice tiles, you have nice quartz countertops, and they did frameless shower doors, right? So no curtains here. Very nice, frameless, beautiful tile, nice plumbing fixtures. Love that color. Yeah. Very, very pretty. And this one has a thermostat. Okay, we'll keep going. There's one, two, three, four bedrooms, huge bedrooms up here. Okay. Another very large bedroom. This one's super cool too. Now this one has a bigger walk-in closet and this bathroom has more of the gold finishes right there. Again, they've done the barn door here and really pretty tile. And this bathroom actually has the tub. You want to always have at least one tub in a house because you're going to have families coming in for resale. It is good. Okay, let's keep going. Another huge bedroom. This one's huge. I was just, I always, when I see these gorgeous houses, I'm just like, huh, what would I do with this room? This one would be my son's room. This is just such a huge, awesome room. And check this out. So you have a massive closet. There's two doors to this closet. He would never leave. He really wouldn't. We've got a nice big bathroom again. Love the framed little shower door. Pretty tile. Pretty. So nice. I feel about this. Love this room. I think this is bigger than my, my bedroom, my primary bedroom. It's so big. All right, let's keep going. I think this house, it's got to be over 6,000 square feet. Okay. Now this room, I saw this and I was like, what is this? So I guess kind of just storage. I mean, it could be like another small, maybe, oh, you know, like a computer room possibly. If you had kids, workstation, you know what would be really good? Like a homework area. That'd be nice. That's really cool. And then you have your second floor laundry room. Nice sink. Pretty tile. Awesome. And then another big bedroom. I mean, wow. Look at this. Tray ceilings. All of them. So pretty. So, so, so pretty. And then you have again, no wire racks anywhere, all built-in closets. And I like this wooden vanity and corks. It's really pretty. And the square sinks. And then this, oh yeah, I do. I do like this here too. Let me see. Yeah. So you've got the framed the shower door and I've been seeing this a lot. I think it's so cool. So you have this tile, but it looks like wood. Not neat. It's like wood, wood tile. So cool. I like it. Okay. All right. So we've seen the whole second floor here. What did I tell you? It's awesome. But now let's go downstairs. Let's go downstairs and see the primary. Oh my goodness. I love this staircase. I love this staircase. Man, this is a gorgeous house. You guys, this, for this price, I mean, wow. And we're getting so much. All right. Through here, you have your powder room and they've done the plaster on the walls. It looks really good. And I like how they did the backlit curved mirror. Super cool. And you've got this fancy toilet. Well, there it goes. Look at that. It's heated. I like that. All right. And then you're heading over. You have another laundry room off of the primary. So check this out. Oh my goodness. I love this room. It's so big. It is so big. You better have a lot of furniture or you're going to have to buy a lot of furniture anyway. So yeah, I mean, look, let me show you this way. I love this house. And then, I mean, here you go. You have a beautiful backyard. Get to wake up to that. I hear the birds chirping. Okay. Now I'm very jealous of this closet and bathroom. Very jealous. Look how big. I mean, you guys, look at how big. Oh my goodness. This is so pretty. Again, they've done the backlight. Did they do it on this one? Maybe it's not hooked up. Oh my goodness. Look at this. So beautiful. So they have like the recessed lighting and has like different settings on it. So you can make it kind of brighter or more warm. And then, I mean, my goodness, look, look at this. Look how big. I think it's like, I don't know, 10 feet. Man, it's cool. That is cool. Let's go inside. Nice drain, individual seats, pretty tile. And then again with this wood look tile, that is so cool. And you've got two rain heads. Oh yeah. That's cool. Now, so then you have two vanities, nice size vanities and a really pretty tub there. Very pretty. And then they even made like a little makeup area. That's neat. Okay. The closet. Yep. I'm jealous. I'm jealous. Look at all of this storage. I'm jealous, you guys. I want a closet like this. So pretty. So much storage and displays for all your little bags and treasures and shoes. You can put a little cushion there if you want to just make it a little window seat. Man, so cool. All right. So spacious. I'm going to give you all the details on this house as soon as we make it through the house. This is on a slab, no basement, but man, I don't know why you'd need one. You've got so much space. Oh, this is great. This is great. All right, guys, we made it. We made it to the end of this tour. So now let's sit down and let's talk some numbers. So what did you think about this house? Gorgeous, right? I mean, this house is stunning. It feels like a palace. You've got tall ceilings. You have all the wow factors with the vaulted ceiling and the primary and this casual dining area, the two-story living room. It has to be at least 30 feet tall. The cool features like the backlit mirrors and the lit staircase. And then I love having a scullery pantry, four-car garage, your own private gate. I mean, my goodness, this house is amazing. And wow, what a good value too. You're probably wondering where are we? Well, I can tell you we are approximately 45 minutes north of Atlanta. I always track things on how long it would take me to get to Lenox Mall because Buckhead's where you would go to go out to dinner or whatever, go do some shopping, even though we're very close to Mall of Georgia here. But let's say you just want everything that Atlanta has to offer, you're 45 minutes from there. That's not that bad at all. It's 36 miles and 45 minutes, and it's Friday evening. So this is a really good location being north of Atlanta like this. So now what I want to do is I want to give you a little bit of information about this house because it's a great deal. And I think you're going to agree with me on that. So first of all, there's five bedrooms, big bedrooms. Almost every single bedroom is as big as a primary bedroom. I think that all of them are as big as my personal one. They were very big, all hardwood floors, all completely built out closets and private bathrooms. There are six total bathrooms because there is that powder room. And okay, you guys, guess the square footage. I'm serious. Guess, put in your head. Okay. It is 7,375 square feet. That is big. I thought it was 6,500. It's 7,375 square feet. And you've got a four car garage and you have almost an acre. It's like 0.94. So you've got a big lot. It's completely fenced. I mean, my goodness, this is a huge house. I love this house. So anyway, you're probably wondering what is the cost because I keep bragging on it. What a good deal it is. The price is $1,850,000. That's a really good price. Don't you agree? $1,850,000 for this amount of square footage. I was just talking to one of my clients the other day. They're looking to build a house and keep it under 2 million. You would think that'd be easy to do, right? Because 2 million is a lot of money. And what they want is not even as big as this. And just talking to different custom builders, they can't do it for that price. And we're like, what's going on? You know, why is it so expensive? I don't know how they're able to build this massive of a house at 1.8 million and still make money. I was just talking to the listing agent and she was like, yeah, we've priced it really well. I mean, we probably could have praised for hire. We have several houses to sell and we just want to sell them fast. So it's a fabulous deal. Private Gates. Oh my goodness. Yeah. So anyway, this is an enclave of houses. There's like seven houses total here. So if you call me, if you're interested in this house, first of all, call me before it's gone.
