Most buyers right now feel like they have to choose affordable or a great location. This one you don't. We're a half mile from downtown Salina so let's go inside. These prices start in the low 400s and go all the way up to about 550. As you come on in look at this house. I love how you have the family room right off the front with all these windows coming in pouring in all that natural light. You've got a fireplace with this cast stone surround right smack in the middle of it. I love the feel of this room. I love this fireplace and they took it all the way up. I like how they have matching built-ins on both sides. Yeah that is that really is beautiful. Yeah so what we're seeing in this product is a like I said a lot of even people right sizing they want to have that walkability into downtown Salina. You're right off of Preston Road. The location if you're up in the north Salina area you don't have a better location. As you come on through here here is your dining area. It's all one big kind of open space. I know I love all the windows right here bringing in all that natural light. Now what I picture is you've got the dining area right you've got right here your pre-gaming and before you go walk the clubs or walk the breweries and all that good stuff over in the downtown the square. Or go have breakfast at Lucy's. Or breakfast at Lucy's. I mean there's so many options but it's just like a cool entertaining spot. This is for those people that are right sizing or first-time homebuyers that are looking to get into and purchase their first home and want the convenience. Like I said in North Texas walkability is such a huge factor that we don't necessarily get. So this is a unique opportunity to take advantage of that. Yeah I think that is like one of the key things for me is the walkability. I love the idea of taking a walk to go have a drink or go have breakfast or whatever. I mean you just it's so rare right we don't have that opportunity here. And just to give you an idea the outer loop is like a mile down the road. So I mean all the all the amenities that are coming in here. All the big H-E-B, Costco's, all that stuff is all at your fingertips. And look at this kitchen. Well you got a three bed island here Patrice. You got a decent sized snack closet. Definitely H-E-B approved. Good thing. Right. Oven you know everything that you would expect. Yeah this is a perfect kitchen. Perfect size. Great for entertaining since you've got all this open space right there. I love it. What I love too is that the ceilings are lower right here and then they open up to your family. Yeah let me show that. It's open all one open space but yet it feels like each has its own individual room. Right yeah I love that. Look at this here we go with Perry of course has the nice wide hallway still. Upstairs we'll get to that in a minute. This would be your garage. But here is the primary. Look how big this is. This is really big and I like the location of this because it's way off of the family and kitchen and everything down a hall so you're not going to be bothered by anybody who's out there. Yeah HOA fees here are $1,100 a year and like I said the people that are moving here are moving here because of the square. You basically come but right up to it and look at this split vanities. Yeah one of the things that everybody's doing here is buying golf carts and that way they can take their golf cart to the square which I think is super fun. Yeah or e-bike or something like that. I mean this is just a different like I said completely different vibe than we're used to here in North Texas. I do love the big soaky tub and then look at this shower Patrice. It's a really good size. You've got the nice width like a perfect kind of size shower especially for this size home you know because this is on the 45 foot lots so it's a little bit tighter and narrow right and so this is you don't feel it that's what's nice. No Perry definitely does a good job with their square footage making sure everything makes sense. Oh my heart. Look at this closet. I did not expect this. No and this is the sort of thing that I'm talking about like it just doesn't live like a 40 foot product you're right and then look you've got a window in there. It lives like a 50 or 60 foot so this closet is bigger than some of the houses we've seen on you know 70 foot products right. This is this is a pretty unique opportunity. I can't keep talking about the the walkability but it's just so rare. It really is. You've got a half bath right here. Half bath for all your guests and that sort of thing and then you've got your laundry right here and look at that you got even space for maybe even a fridge you can squeeze in there. Here's your mud area so this is where you come in from your garage right after that golf cart ride from from downtown. From filling your belly with that breakfast. Yeah so let's go upstairs. Okay okay I'm gonna take a left to this really nice game room. These windows I love it because the windows are here the windows come from over there you got some windows over there. Yeah this is a cool space. It really is. Right so yeah I wouldn't necessarily put a pool table or anything like that but this is like a cool like another maybe tv spot you know. But I do love the foosball. Andy won't let me get a foosball because he knows I will beat him. That is true. That is the truth. No lie you're not going to get an argument from me on that. Pool and every other game that we talk about is a different story. I love the windows here they just put a lot of windows in here. All right so here it is a secondary bedroom and again really good size these are like oversized rooms. Yeah these are it's amazing there's like no wasted square footage. What does the closet look like? What does the closet look like? It's right behind me so I'm going to open it. And it's a bit pretty big from here. Yeah not bad I mean it's a normal sized closet. Yeah so this is the first time I'm up here guys look at this you've got a jack and jill sink and you've got oh yeah it goes to the other bedroom and then it goes to this another and then another big bedroom. Guys you can get in here for in the fives. Yeah yeah and they're offering some great incentives right now. Yeah you've got fifty thousand dollars and you can kind of fort schedule you can kind of use however you want um buy downs all that good stuff. So come on through here look at this this is your favorite kid's spot. Must have a bathroom. It has a bathroom. Has its own. Yeah it's got its own bathroom. This is very nice and then it's a good all these rooms are pretty much the same size and just a lot of space. I would have loved this as a kid. I really love this like I said this this is really good for those first-time home buyers. They want great schools. They want great location. You've got the McKinney airport that's coming through there so you're going to be within 15-20 minutes of of an airport. You're going to be far enough away from everything that you're not hearing it but yet you're everything is coming around here so you're going to be immersed in everything around that Salon is going to have to offer.
