It's called the Verdon and our builder is called Taylor Morrison and I am really excited to show you this home and tell you all about the community. So make sure you stick around throughout the whole video. How about I start with the home? How about 3474 square feet? Not small. It is huge. It has four bedroom suites in there. It has four and a half baths. It has a flex room in there. It comes with two car garages you can see here and then also your RV garage. But keep in mind if you like this floor plan but you don't like the RV garage or you don't need the RV garage you can get it with what they call a two-car tandem toy garage. What's the difference? It's the height of the garage and plus you get to save a whole lot of money. We are in Phoenix Arizona in a brand new community out here. It's called the Verdon. Alrighty now so we're standing in front of the sandpiper and as I mentioned earlier 3474 square feet four bedroom suites four and a half bathrooms and a flex room and as you can see it comes with a two-car garage and an RV garage and keep in mind as I mentioned earlier if you love this floor plan but you don't need or want that RV garage you can get it in a two-car tandem toy garage which can also save you a lot of money as well. The base price on this sandpiper with the RV garage is $1.054 990. Absolutely beautiful home let's go ahead and show you this home. All right very very nice home standing right here in front of the front door I want to give you a glance up light and bright love this home absolutely stunning so let's go ahead and walk on forward I couldn't resist sorry so let's turn to the right now as we turn to the right let me back up here get a little serious for you this is where two of the guest suites are right here so as we walk on up we're going to turn to the right again this bedroom guest bedroom number one is in the front two nice size windows out to the front guest suite number one right here and there you have your walk-in closet which is nice upper and lowers I'm going to swing you back around so you get a better look of the bedroom not bad and then right over here is going to be the bathroom for this bedroom nice vanity and then they're showing it with a tub and shower combination and a nice window above that as well so as I back up I'm going to show you the bedroom again which is very very nice I'm going to swing around and I want to show you right down the hall right here is going to be guest suite number two this one's just a scooch bigger has a nice window out to the side and then right around the corner over here I want to show you that as well you have more room right there so this one's just a scooch bigger and then here is your walk-in closet upper and lowers right there I'm going to swing you around so you can see another angle of this bedroom and then right over here is going to be your bathroom for this bedroom trying to get you the vanity hello again without me in the picture and I'll go all the way up for you there you go and then right around the corner they're showing it with a tub and shower combination and again a window above as well so backing up I want to give you another angle and another look of this bedroom very nice bedroom actually so backing up again so here's guest suite number one guest suite number two these are the two and they're in the middle here this is storage and linen and oh my gosh look how big that is that's huge and then as we exit out of this part this is going to be your coat closet and I will show you just to make sure there you go and then we'll close that now I'm going to show you here there's the front door and I'm going to back up here just to give you some orientation of where we are so that's the front door and then right down this way is going to be your two guest suites on this side of the home now I'm going to stand in the middle of the hallway walk on down and then we're going to turn to the left no no we're not going to go in your favorite room yet I know you're really excited to go in there but you're going to have to wait I'm going to take you into the garage and the rv because you're going to really really like this rv garage so this is your two car garage right here and then I know it kind of echoes here and then this is going to be your rv garage waits till you see what they did in here you're going to say sign me up where do I get one of those so here we go this is the rv garage give you a nice look pick a ball anyone how about that that's pretty nice don't you think I'll go to the very end here of course they have fake screen tvs there but you could do that you do whatever you want in your rv garage if you don't want to have it as an rv garage you can make it as an entertainment area you know I gotta tell you a lot of my clients who buy rv garage homes they don't have an rv they have outdoor toys they have classic cars and the nice thing about this is the builder if you like this floor plan and you don't need or want the rv garage you can get it in what they call the toy garage which is similar to this but the height is just lower and you save like thirty thousand dollars might as well keep the money in your pocket I work very hard so that you don't spend any extra money that you don't have to I'm all about making sure that money stays in your pocket and you don't have to put it into the builder after all you know what you've worked hard most of your life you scrimped and saved and I don't want you to throw it out the window so let's take you into your favorite room your laundry room it is showing it with cabinets up and below with the sink and also on the other side keep in mind if you're new to my channel this will all be an added upgrade if you're building from the ground up if you're buying a quick move-in and it doesn't have all these cabinets but you want them all you have to do is let me know after closing I'll give you the vendors I have all vendors that you need regarding the homes and the property it's just one of the many services that I provide all my clients so when we come back in from the garage I forgot to point this out this is going to be your drop-off area right here and just note that's an added upgrade as well so we're going to go back out to the hallway way down yonder that's your front door but we're going to walk across the hallway and this is going to be your guest half bath and then right here is another drop-off area a lot of storage places in this home now we're going to go into the main part of the home the kitchen the family room the dining this is just amazing go ahead enjoy I'm going to let you take your time all righty now so let's bring you back into this big beautiful kitchen area it comfortably seats one two three four five chairs right there look how long that kitchen island is wowza it's a beautiful gorgeous chef kitchen it is an upgraded gas stovetop oven and a stainless steel hood above I'll give you a close personal look at that if you're building from the ground up you can pick that if you want you can pick whichever one you want depending on how deep you want to reach down into your pockets but a very very nice kitchen I'll give you a good look at the island on this side isn't that nice I love it I love the waterfall island some people like it some don't but that's the nice thing about when you're picking out your house building your house you can pick whatever you want in it but I just love this kitchen bring you over here showing it with a stainless steel refrigerator cabinet go all the way up to the which I absolutely love it has the wall microwave and right around the corner here is going to be your pantry very very nice size pantry very good love it love it love it so I'm going to walk you in walk you back out so you get another look on this angle and then give you a look at the island on this side isn't that spectacular I like it very very nice and then right over here could be your coffee bar if you wanted it and lots of space in between the kitchen island and in your table you're not going to feel squished at all and you shouldn't not in a 34 74 square foot home look at all this space you can put any size and shape table you want and everything's going to be great and that built-in over there where the tv is that'll be extra if you want it done otherwise it's going to come with a just a plain wall and you can design and decorate it how you want it to be and then you have these glass slider doors with all the windows lot of natural light's going to come into your home which for me I absolutely love really really really nice I'm going to bring you into the family room area take you and bring you into another look of the kitchen I'll zoom in from you back here isn't that pretty right there there you go and if you hear the music in the background you can tell it's Christmas time my favorite holiday and then back out we go it is actually December 23rd 2025 so we're going to walk through this and pass this and now we're going to show you the flex room which is really nice right here right near the kitchen let me back up so you can see the entryway in it and now I'm going to take you in it's a large room you can make it you know a flex room an office a computer room a kid's game room you can make it whatever you want and then I want to show you this other neat thing back here a storage area right here that's pretty cool you know most homes just don't have enough storage but I guess when you buy a home that's over 3,400 square feet you get that this is really nice I'm going to walk out and then turn around give you another look back in you like it that's a pretty nice size room okay so now we're going to go to the third guest suite which is in the back corner here that back corner is going to be the primary bedroom we're not going to go there that is amazing in there so I'm going to walk you through this and go into guest suite number three behind door number three down and around and of course this one has windows to the backyard two nice windows to the backyard and this room obviously is bigger than the other two up front then let's circle around you have a nice walk-in closet right here and then directly across I want to show this to you they have it set up as like a coffee bar so if you have mom dad and uncle or somebody living with you they may want to have a room like this without having what they call a multi-generational room then as we walk through here's the vanity hello I hope into the bedroom that is a nice size bedroom two nice windows out to the back as I mentioned then you also have another window out to the side and also as I mentioned earlier this guest suite number three this one's bigger than the two up in the front so as we exit out of here brings us right back into the main part of the house so we're going to walk past this and then take you into the primary room I'm going to give you a look at this as I walk through and now here's the primary room nice size bedroom it's pretty darn large two nice windows out to the backyard two smaller windows out to the side then bring you into the bathroom split sinks which as you know if you're not new to my channel if you've been here I love split sinks what I'm not a fan of and you probably can already figure it out and pick it out is the orientation of the tub I would have much rather had it situated the other way the long way rather than sticking out like that can you imagine getting up in the middle of night and it's dark and you just run right into that ouch that's just my opinion on the other side however we have this nice big party shower how about that I'm going to take you in there we're going to go step up and then there's a step down right here and then there's a bench on the other side one shower head however if you're building from the ground up and you want to put another shower head up there you most certainly can do that give you another look of the vanities here hello I hope you're having a great day this gives you a nice look at the bathroom from here with the bathtub and keep in mind if you're building from the ground up you don't have to have that bathtub sticking out in fact you know what I would do I wouldn't even have a bathtub I would just have one continuous counter and make that space that's where the bathtub is make it a step down counter for makeup that would be really really nice in my little humble opinion but you know what they didn't ask me so let's go ahead and take you into the closet as I always say Taylor Morrison makes some of the best closets uppers and lowers and then the shelf above and then of course a window to fade your clothes so that you can go buy more clothes pretty darn nice I love this closet look at that all that space for purses and shoes and then right around the corner look at this you have more down here and then I'm going to swing back around so you can see it on this side nice nice large closet I would like to have one this size I would even give in and have the window just to have a closet this size and then right here that's your water closet and I give another look at this vanity and I go all the way up to the top there you go and there your tub so you can stub your toe in the middle of the night and then walking you back into the bedroom give you another angle of that very very nice size and then as we exit here this is going to bring us out oh here's a drop-off area you can either you can do a piece of furniture like they did right there which looks very nice and it brings out your own personality within the home or if you wanted to put cabinets there you can do that as well and again all you have to do is let me know I have vendors for whatever it is you need for your home and your property so again here is the look the family room the dining in the kitchen I'm just going to go ahead let you take that in for a minute isn't that nice absolutely gorgeous here is the door out I'm going to take you out if they let me they may not because there is a pool and keep in mind the pool does not come with the home I've got people asking me that and so no it doesn't and then you got to be strong enough to open the door here we go all righty now so this has a very nice large covered patio I will go to the back end and show that to you they have pavers they have gravel no artificial turf yes they do right over there and you can play chess out here the lot size is out here 10,125 plenty of room to build a pool if you want it however I just want to let you know you don't need it because I'm going to tell you about your HOA and everything you get in just a little bit so hang on with me till the end and let me give you more information about the HOA and about the community and everything around here but lots and lots of room out here to build a pool if you wanted to I want to go to the back end so you can see the covered patio and how nice that is let me give you another look at the house over here that's a nice size covered patio very very nice and again the lot sizes are 10,125 and the house right here is 3,474 so let's go ahead and mosey on in see if I can get this door open all righty so now we're back in in this big beautiful home if you have any questions about it lifetime don't you want to make sure it turns out exactly the way you want it to? of course you do you don't want somebody working for you and the seller for you and the builder you want somebody just for you watching your back from beginning to end and everything in between that's called exclusive representation and that's exactly what we would be doing for you so very important here don't go and sign and register don't go online and register because once you do that you give up the right to have somebody looking after your back watching your back from beginning to end and everything in again we're in Phoenix Arizona in a community it's called the Verdon and your builder is Taylor Morrison the HOA out here like I told you I was going to tell you about it $250 a month I know you think that's a lot but wait till you hear everything you're going to get you're going to get pools yes, pools as in plural two pools you're going to get a resort style pool and a lap pool so if you like swimming laps back and forth and back and forth and then back and forth and back and forth you're going to have your own lap pool you don't have to worry about all the kiddos swimming in the pool knocking into you playing and doing whatever they're doing you're going to have your own lap pool other things to have out here if you like to play pickleball well they're going to have eight courts out here not just one or two eight so you're going to be able to play to your heart's content other things you're going to have a clubhouse a fitness center you don't have to go join a gym and pay a monthly fee at a gym you're going to have a fitness center right here along with a cafe and a bar in your clubhouse they're going to have grassy parks both for your two-legged and your four-legged kids and when I say for your four-legged kids they're going to have designated dog parks out here for your four-legged kids or you don't have to keep them just in there you can go take them out to any of the grassy parks out here along with walking trails around keep in mind as I mentioned earlier before the park reserve the mountain preserve is very close by so if you like mountain biking if you like hiking it's extremely close out here you're going to absolutely love it and as far as conveniences what else is there around here? shopping, restaurants, freeways that's very very close as well as far as the shopping in the restaurants Norterra for right now is the closest keep in mind the first thing that goes in whenever it's a new build whenever it's a new community are the homes and then later comes the businesses so if you can be a little patient they will come to you like the movie says with Kevin Costner it will come build it and they will come also near here like I mentioned the Norterra shopping area and restaurants is the 303 chip plant and with that comes they're going to be building the Costco, restaurants, shopping a lot of other things over there off the 17 freeway we are located conveniently off the Sonoran Parkway so very convenient going into Norterra very convenient to going into the I-17 if you need to catch the 101 which is a little bit south very convenient for that as well if you like to go downtown watch movies watch conferences go in to watch concerts whatever the case may be figure about 45 minutes or so if you need to go to the airport figure a good 45 minutes also depending on how heavy that foot is on that pedal and what time of day that you're heading down here and of course I got to mention the Arizona Cardinals if you are a football fan go Cardinals you're about probably half hour 35 minutes away from the Arizona Cardinals as well if you want to build from the ground up you most certainly can do that you just need a time frame right around eight months but if you don't want to wait that long which I kind of don't blame you you can go with a quick movement all you have to do is let me know what you would like and I will try to nab it for you however keep in mind side note right here as I mentioned earlier we're in December 2025 aren't any quick movements at the time because it's brand new but within a few months they will have quick movements so all you have to do is call, text, or email me and I will help you with that as well however lot sizes as I mentioned 10,125 not going to be a small lot it's going to have a very
