Ladies and gentlemen, welcome back to the channel. Welcome to another home videos where this is the
Barnett floor plan, this home with 2030 square feet. It's definitely a unique floor plan,
not something you're used to see here in Las Vegas. We have on the first floor, first of all,
you walk in, there's a split level. On the second floor, you have your living room space, kitchen,
all that. And then there's two bedrooms or optional suite. And then on the first floor, you have
just a flex room with a suite downstairs. So this home starts at $515,000. That's the Barnett floor
plan. And nice two-story with a two-car garage. We're located in the Southwest of the Las Vegas
Valley. To be specific, we're right off of Jones and Cactus, a new growing area in this Southwest
community. HOAs are about $50 per month. They've been building this floor plan for a very long time.
It's been very successful. This is the base price, $515,000, but then prices tend to go up
after you get on the contract with them because you do have to pay for your lot premium and you
also have to pay for upgrades, structural options, and all that good stuff. Now, one thing I'm
required to tell you guys is that I am an independent realtor. I do not work for the builder.
If you guys are interested in working with me, you can feel free to reach out to me. I'd love
to assist you, but I do not work for the builder. So keep that in mind. I've gotten in trouble with
them before. Here we go. Laundry room downstairs. You have linen closet, extra storage underneath
the stairs, coat closet as well, and your smart panel. That's where all your wires go for
for your internet and security system. This would be your two-car garage door. Right now it's locked.
Downstairs, we have this beautiful flex room and the suite. That's how it comes
included. So technically the primary is on the first floor. Once we go to the second floor,
I'll show you what I mean with the bedrooms upstairs. Here is an optional bar
set up. It will come with this weird blue refrigerator, wine cooler, whatever it is,
and your countertop. If you want, you can also, I think, opt for upper cabinets there.
This would be your sliding door. This is a six foot eight high by eight foot wide, and
that's a good size backyard. We have about 20 feet, usually offset, but usually it doesn't
come also with a cover patio. It's something you have to add, but it just comes with the
dirt in the backyard. So that's something you would have to upgrade after you finish the house.
The bedroom downstairs, this is a suite, so it's about 14 feet by approximately 18,
plenty of room downstairs, and your walk-in shower. The walk-in shower with the culture marble
is actually included just the way you see it. This is one of their options for the culture marble.
You can opt also for a wider one. There's a more yellow one, and then the fiberglass pan underneath
with the seats all included. Now the trim here is the only upgrade. Otherwise, it comes with
the glass enclosure. Two sinks, same option here on the countertops. It comes with the culture marble,
and then as far as the cabinets, this is an upgrade throughout the house,
and here is your walk-in closet also for the suite downstairs. It's a good size. Now here,
if you want, you can also opt for a tub and shower combo. They do have that option. I don't think it's
much more. So, so far we haven't seen any structural options really that need to be done on this house
other than probably if you want to change that tub, that's the only structural option,
and if you want to build the cover patio outside. Cover patio outside, I think they charge something
like $8,000 for the luma wood. For the real stuccoed cover patio, you're looking from around
$15,000 with the builder. This floor plan is really nice because you get this entrance with
the foyer, bolted ceilings, pretty cool, and then we have this stairwell going up to the second floor.
The stairs, they're not allowed to put in a luxury rhino flank or tile on the stairs, and that's why
in this model home, they have it modeled with carpet, and then going in here, we have your tile,
and I believe it's something, it has something to do with liability issues if someone slips on the
stairs. That's why they just don't do it. As you walk up, this is just nice, wide open. We have
nine-foot ceilings, by the way, on both floors, dining room lathing with the fireplace, optional
fireplace, and your kitchen. I love how this kitchen is kind of tucked away. You still get this
island. You can fit probably two chairs on this side and another three on this side. That gives
you a five-seat table, perfect for breakfasts, whatever you want, or you can go in the dining
room over there. You have this cutout in the drywall for your refrigerator. You can opt to get
it with the builder, the Whirlpool refrigerator, spacious pantry, big window overlooking your neighbor
on the side of the house with your pull-out faucet, all that good stuff, the quartz countertops.
These are all upgrades, same with the backsplash. The style of cabinets, the 36-inch in height
is included, but what they do is, in this one specifically, they upgraded to the shaker cabinet.
These are the regular cabinets in this model with the stapled sides, not the ducktail,
so that means that this wood here is not real wood. It's that, what's it called, the glued
wood together, you know, compressed wood versus getting a real wood cabinet drawer. Beautiful
open floor plan. Love it. Love what they did here, and this one comes also with your balcony up front,
so that's a cool option that is included. Lots of room. Now, that's the base price, $515, but how much
have I seen these go for? Well, on the higher end, around $570, $580, but, you know, they are open to
negotiate for, you know, for the quick move-ins. Usually, people, they'll get to like $560-ish
if they're building it themselves. Now, in this model, so what's included usually is,
let me show you on the floor plan. On the floor plan, it shows the Barnett here with the two
bedrooms back there and the bathroom in between. See that? So, this side would be one bed, and on
the other side, we have another bed. This option, what they did is they added a powder room, by the
way, when you get the suites, because then this would be a private bathroom, right, for the suite
upstairs, and you get a lot of room here. Also connects to the powder room, but you still have
your sink to the left, walk-in shower, and walk-in closet as well, okay? So, the powder room, I guess,
is where you would use, you know, you would use it for the suite upstairs. You don't, if you have to
go to the toilet, that's it, but you have your own sink, you have your own walk-in shower, your own
closet, so it still keeps that privacy for the bathroom by keeping this door closed, I guess,
when guests are coming over, but the guests can just use that half bathroom. Kind of genius. I like
it. Big windows upstairs, too. So, nice layout. I do like this with a two-suite option. It makes sense
for a very small amount of people that need a two-bedroom, and that is, you know, two suites,
on a multi-level situation. Maybe you want to rent out the bottom half, or whatever you want to do,
you want to add a kitchen downstairs, now you have a duplex, pretty much. So, people like it, but it is
a very small percentage of people, maybe like one or two percent of people, but that's why it's also
a very unique format, because most people don't need this kind of layout, but if you're looking
for a three-bedroom, you don't need anything crazy, this would be a cool option, too. You
have the two bedrooms upstairs, and then the primary on the first floor. That fits a bigger
clientele, if that makes sense. But anyway, upper 500s, if you build it from dirt and load it up,
but you can easily be in the mid-500s. If you talk to the builder, you have any quick move-ins
available, usually that's where you get the best deals. Can't mention them on these videos, but
feel free to reach out to me, I'd love to assist you and get you the best deal possible
on all these homes. Subscribe to the channel for all the new construction home tours in the Valley,
