Have a look around, it is we've got snow flurries, they sure did come in. We're 3,621 feet above sea level, 39 degrees, 42 on the air quality, just six mile an hour winds but can you see those snow flurries come in? Now here at Brantley by Pulte Homes they have nine floor plans within three collections, two stories and single story residences and today we're going to be touring the Tivoli model. It's a two-story, 3,432 square feet, starts at the three bedroom, three and a half bath with a two-bay garage. It's got the front and back covered loggia, loft, optional casita, optional suite, optional den. It is freezing out here. Now base price starts at $977,990. That's before your options, lot premium. Love that garage door, so tall, got the LEDs underneath. You'll have your paper stone driveway here. We are getting snow flurries on the camera. Let's take a closer look. Now this area here in the front is like a game room setup, detached. You can also make it the casita. The casita is 10'2 by 17'3 feet. Now you can keep this suite as the game room, you can also add sliding glass doors at the game room or turn it into this casita and I think this is where it's at. You get the full bath. What a bath. Full tile surround. Black hardware. I'm already liking this model. Definitely my style. Nice and dark. You don't want to go too dark, right? But we can go dark. Got the mud set pan, the drop-in shower. Wow. High-level quartz in black. Black single pool hardware. Does have your standard mirror, the modern window. Shaker cabinetry. Does have almost like a very dark, dark brown stain to it. Almost looks black. Soft clothes, these contemporary hardware. Definitely do the casita option. Shout out to the design team. Look at that couch. I can't believe we got snow flurries out there today. I'm in awe and this is why Summerlin is so special. We're so elevated. This is where you're going to see them. I'm not sure. I'll have to check the cameras at my house, see if it snowed over there, but we got the closet. This home has been upgraded with the seven inch baseboards, two-tone paint. Standard comes five inch. This is your french glass door. AC controls. So many options. Now it leads into your courtyard. So yeah, there's your game room, your casita right in the front. I've always loved the modern windows on this floor plan. So gorgeous, so beautiful. Got two Lennox high efficiency units on the side. Got the french glass front door, eight foot. Let's head inside. It's been a little while since I toured this floor plan, but I tell you what, generally this is just a big wall here and a couple different configurations I've seen, but with the glass it is stunning. Single stringer stairs heading up. Very modern. So many windows. Got access to the two-car garage. They've got the bathroom locked, the private bathroom. Look at those snow flurries. Now coming in we have the dining room. This could also be the den with the double doors. Got the four upgraded LEDs, chandelier lighting. You do get the pre-wires included in the great room and all the bedrooms. Wow, stunning tile and artwork. Now on this side we have the upgraded stairs, glass railings. I even like how they did the chandeliers in here with the accent wall. Now in this area it comes standard as a flex, but you can do den two, you can do flex two, flex three, or the suite. This is den. So much built-ins in here. So luxury, so rich. It smells like leather. Got the full bar. I'm impressed. The glass partitions are really nice. What a look with the wood flooring. So solid. Now here's your gathering room. 1910 by 1609. You have options to do the center sliding glass door. Interior fireplace, you have two options. Also the multi-panel sliding glass door. This one's got the fireplace full tile surround, sconce lighting, stereo speakers, upgraded LEDs. I always think, could you buy a home like this and not fully upgrade it? Well I'll tell you what, I would probably wait. I would buy it, get all my important structural options, and then upgrade it slowly. I'll probably start with some paint. How about you? Your fireplace. And welcome to your kitchen. Again with the header breaking it up, it feels like a little pocket kitchen. Now some of the structurals you can do in the kitchen. The accent ceiling, the built-in refrigerator, the culinary kitchen, executive island, waterfall edge island, window at the backsplash. Snow flurries are still coming down out here. And here's your island. I love the waterfall edge island. If it's in the budget, definitely do it. It's such a statement piece. And this is high level quartz, like a level four, it looks like. Very minimal motion, but few veins. It's small in the mediums. Your undermount. These are so durable. And your hardware. Air gap on top. Got the KitchenAid dishwasher with the silverware rack on top. Your disposal and your switch. They have been adding the trash pull out to all the models, which I like. And then all soft clothes, dovetail construction, undermount glides. The small pools. Very contemporary gold pool. I think the gold is coming back. And then here's your dining. What do you think about this tray, this reverse tray ceiling? Wow. The two LEDs, the chandelier light, the bay window. Summerland West Grand Park. It is snowing out there. Now it's 40 degrees, 42 on the air quality. 3,628 feet above sea level. Now they got the door locked or I'd take you right out there. There's a total of 239 homes here at Brantley. Nine floor plans and two collections. We're seeing the home sizes about 2,200 to 4,700. Lot sizes are about 6,500 to 9,000. And the lot premiums zero to 350,000. HOA is $139 per month. $495 bi-yearly for the SID. EMD to go to contract is $50,000 to $90,000 just depending on the plan. Now here in the kitchen, I would always add this extension. 2, 4, 6, 8, 9 drawers on this side. We got 10, 11. And then the butler's pantry area, we got 12, 13. The LEDs, I love it. In my home, I have a lot of automation, a lot of lighting. So stuff like this is definitely, and I would have them all on switches, all on home automation. Beautiful sconce. And what a look. The built-in refrigerator. So shiny. I'm already starting to think though, where are those cookies at? Here's your pantry. Nice size. Look at the casings on here. We are in luxury. Almost a four-inch casing. What a refrigerator. Let's shut her down. So what do you guys think? Kitchen, dining, great room, wallpaper design everywhere, modern wall art, you name it. I love this with the glass partition. As soon as you walk in, it's like, wow, what did we just walk into? Hope you guys are doing amazing today. If you're in Las Vegas, are you getting any of those snow flurries? It is wild. Welcome to your second floor. Here's your loft. Nine foot tall ceilings here on the second floor. Upgraded LEDs, the upgraded chandelier, the chairs. Looks like we have more storage here. These are the black upgraded handles, or knobs, excuse me. I like them. These are eight foot tall, six panel interior door option. You can change the door style. They all come eight foot included. Got AC controls up top, smack down texture, more large casings. These are those windows you can see from the courtyard. So impressive. Still got flurries out there. It's a nice look with the curtains. Now our secondaries are on this side. Let's take a look at the primary suite first. Double door entry. Got the primary retreat. So much lighting. So many built-ins. Here's the carpet we're looking at. Look at all that tile behind the bed. One, two windows. You got three, four, five, six, seven, eight. I'm impressed with all the chairs. And the retreat. This kind of matches some of the lighting I saw in the other model. Got the kind of mosaic backsplash, the upper cabinets, crown molding. You have options for tray ceilings here, crown molding. They painted the base gray. What a look. Welcome home to Summerlin West. This is Brantley. I can't wait to see their single stories. You got the all-famous park lane model. Now the bath coming in. Very dark walls, but we do have the 12 by 24s running across the grain. One single sink in the vanity. Upgraded quartz. Cool look though. I mean they got the mirror set up for like a second one and it is optional. So dark. Dark on one side, light on the other. Got your walk-in shower. Soaking tub. Look at these tiles. Almost kind of like a dark, dark green. More of that mosaic. Then your shower. Fully tiled up. Very nice. Here's your walk-in closet. Two sides. His and hers. Which one are you gonna choose? I like how it's blocked off here in the middle. Gives you great privacy. We got a total of, it looks like, four LEDs. Attic access in here. Multiple tiers. Your powder vanity. So this is what you got. His and her vanities. Which one is hers? But you almost want like the knee space here for the powder. They did add the options for the drawers and you can customize this. Look at this door. I am impressed with the black hardware. And then it just wraps right around. Pretty sweet. This whole area is an entertainment zone. So we've seen the primary and the rear. And then let's take a look at the secondaries. Here's bedroom number two. The carpet is really doing a wild effect. It's so dark. So all the dark highlights are just popping out. This wall is intense. I don't know. It's red. I tell you what. Those snow flurries are coming. The clouds just rolled right over the mountains. I'm surprised we still see the houses right here. We are so elevated up here. Now you can barely see the mountain. All these windows are high efficiency. Dual pane, low e, argon gas windows. Built for the heat out here. Take a look at that wall. Tom Petty. Love it. Here's your walk-in closet with window. I love the elevations out here. If you drive around the community, pretty quirky setup. And they're all elevated with pads. Very nice. Here's your laundry room. 12 by 24s on the floor. So dark again on the cabinetry and the courts. I love it. It's a treat. Now we do have a kind of like a Jack and Jill setup here for the bath. Here's bedroom number three. Beautiful. Reminds me of the circus. Full suite. Full bath. So you got the flat and the gloss. Full tile surround. Mud set pan. Perfect. What an option. I still think you could definitely buy one of these and not do so many upgrades in the beginning. It's all about location out here. Got the walk-in closet. What a look. Who designed this room? I like the daybed. Looks so comfy. Then here's bedroom four. Another long room. Almost 13 feet. Four LEDs, chandelier lighting, modern windows. The daybed. This is perfect. Perfect setup. That headboard on that bed is large as well. Pretty intense. Walk-in closet. And then we have kind of like the access to the bathroom here. So our secondary bath. Look at those tiles. Upgraded mirrors. These two are included. Another walk-in shower upgrade. Tile to the top. Yeah, if you want to build these out luxury, just do all the walk-in showers and all the baths. It's pretty stunning. You know, when it comes time to resale, if you have these upgrades in your showers and your bath, you're going to get those luxury prices. But if you don't, one of my favorite features about this home is it has to be the casita. The casita out front. Detached. Probably my second feature I love is the primary retreat. So gorgeous. Look at that design. Just slide it right out. Then back to your great room. Kitchen, dining. All these floor plans. It always feels like the kitchen is just pocket kitchen tucked away.
