Phoenix’s Best Kept Secret! New Homes For Less Than You’d Think!

Today I am in Levine, Arizona. This is a quiet little area nestled against some mountain views. It is only about a half hour to the airport or downtown Phoenix, so it's a really convenient location while still being quiet. We're going to look at some model homes today. First, we're going to look at a spec home that has an RV garage. All of these are priced in the 500s. There's also some great rate incentives, so let's go ahead and get started. Before we step into that first model home, let's talk real quick about the homeowners association fee. It is going to be about $90 a month. Not bad. You're going to get a couple of big green areas, some cute features like this swing behind me and a playground, some great mountain views, and a nice, quiet, quaint neighborhood. Let's turn this camera around so I can show you some of the amenities here. You can see the beautiful mountain views over here. Anywhere in this community, you're going to have some mountain views, but some lots are going to have more spectacular views than others. This is just a nice big green area where you can come out here, let the kids play. Some of the monsoon rains that we get every year will fill up this area just that time of the year. Then over here, you have some nice shaded picnic areas, great place to meet up with some neighbors. You also have a couple of swings like these. Here is the community sign that you're going to see when you come in. You can see that they plant these beautiful flowers right here. Let me show you what's across the street. There's that sign to the entrance that I just showed you. As I turned this camera around, there are cotton fields. Did you know that cotton was one of the major resources that we have here? I believe this may be Pima cotton now. How long will this field be here? I'm not really sure, but you can also see the mountain views. If you look far in the distance, you can see the freeway over there. You can't hear it, but you can see it. It is close enough that it makes this community so convenient. Then over here, you see this building? It is going to become Levine traditional school, so a great charter school. I will talk more about schools later in the video. I came down the street to show you the other entrance. This one is identical to the first one, the same kind of sign, the pretty flowers, but across the street from this side of the community is that traditional academy. This is a charter school. You can see they have the map up on the fence. It is going to be opening August of 26th. They are currently working hard to get the school ready for your kiddos. Depending on where you are in this community, you could walk your kid to school, pick them up after, ride your bike, so super family friendly. Here is the playground they have for the little kids. I'm not really crazy about the fact that it does not provide very much shade, so this is going to get hot in the summer, of course. I suppose most kids aren't going to want to play when it's super hot anyway. You also have this ramada here with a picnic table. You have a nice big green grassy area. You can see those mountain views again. Some benches, and then they have like this spider web looking play structure over here for kids, so I bet that would be a lot of fun. Right behind me is the sunflower floor plan, and this is one of their most popular floor plans. I personally love it. They sell this in a number of their communities all across the valley, so if you're not interested in living in Levine, but you love this one, it's probably sold somewhere else in the greater Phoenix area. This one has 2,219 square feet. Very wide use of the square footage. You are getting four bedrooms, three full bathrooms, and part of it is like its own guest area, and you are going to have a base price in the low 500s. You can see on this sign they also have homes from the low 400s, so all price points here in this community. Let's go inside and check out this floor plan. This is actually one of my favorite floor plans. This is going to become your garage space. All of the homes in this community will have the pavers in the driveway, which is nice, and coming into this home, not only is the floor plan nice, but they really did a great job decorating in this model home, so maybe you'll get some ideas for your house. Square footage in this house, I will say really a wise use of it. You're not wasting a lot of space. You get this little hallway in here that kind of gives you some separation, but it's not huge like some floor plans are. You're not using a lot of space on it, which I think is nice. Over here you're going to have two bedrooms separated by a bathroom. Very cute. Love the decor. They did a llama theme in here, so this room will look out to the front yard. How cute are these? And you're going to get your standard closet over here. Again, they're not wasting space on anything they don't need to. On this side, look at this ceiling. Isn't that a cute idea? Can you imagine, you know, creating a nursery back here if you're of that age? Very cute. Let's look at the bathroom. So the bathroom, again, it's a little bit smaller. You're only getting one sink, but you have the shower and the tub combo, everything you need, and I have to say I do like their flooring choice in this one. Such a great natural looking wood look tile, the darker grout lines. Really nice. And the ceramic tile is going to be more durable than a, you know, luxury vinyl plank, so I'm happy about that. Here's where you're going to come in from your garage, and then over here you have a coat closet. Their accent walls are cute in here too. So simple and yet makes such a big statement. Okay, before we go any further, I have to show you this. This is why I really love this floor plan is this area right back here. You do have your laundry room. That's not the exciting part, but over here you can see you have a door. You can close this off, and this is going to become a guest suite. You could make this a living room, and then over here you could make this a kitchenette. So imagine putting in a refrigerator, a little table that has a microwave on it or something, and this could easily become a guest suite for long-term guests, or maybe you have someone living with you. Great space for them because it has its own full bathroom back here. A bedroom tucked away, so private and quiet, and you also get this linen closet. Now if you do want a house that has a nice guest space, but you want it to be bigger, and you want it to have a full kitchen and a washer and dryer and everything, reach out. I am a local expert on these things. I can tell you exactly where to find those within your price point. Coming out into the open concept living place. Now some people really like it when it's all one big room with the dining room kind of in the middle. Some people don't. Some people like to have their own little dining nook, so that's a personal preference thing. But this one is really open, and the living room being way over here, and the front door being way over there. I just think it makes sense. It just is a nice design. It feels very functional. You have an island that can seat four. Nice neutral countertops. Always love it when they have the gas range as an option. They did a kind of like a subway tile backsplash, but it has this shininess to it that makes it a little bit more modern. I mean, subway tile is pretty timeless anyway, but this kind is just a little more elevated. A corner pantry. Again, it's not a huge pantry, but it's a nice size. GE Appliances, my favorite brand, and a window where you could extend this down if you chose to do so. You also have the nice big sliders over here that open from the middle. As you can see, it is a beautiful day here today, so they have the doors just open anyway. And then coming in, again, it just makes sense. Their floor plan is so good. The bed is kind of separated from this living space, which could potentially be loud, by your bathroom on one side and your closet on the other side, so it just gives you a little bit more quiet being back there. But you have your sinks over here, and also someone can be getting ready, and they're not going to be as loud for the person who is still sleeping. You get your full shower right here, your bathroom, and then you also get this, you know, it's a sizable linen closet right there. Coming out of your primary bathroom, a closet, pretty typical size, not bad, probably a little bigger than mine at home, so and they did such a cute accent wall in here. Again, this is a good size primary bedroom. You're not wasting a ton of space on it, and yet it still feels spacious. There's room on the sides for your end tables, you have one window, you have room for a dresser, everything you need. Let's go outside and check out this yard. You can already see the mountain views from inside your house. You get quite a bit of shade over here on the covered patio, and they put in turf and pavers and a fire pit. If you need resources for that, referrals, reach out. I have all sorts of people that I recommend to do landscaping, put in pools, anything you need. Now, this house, you can see it back to that school that they are building, and also a road. I do not suggest to my clients that they buy homes that back to a somewhat major road. It's hard for resale when you do need to sell your home. Interior lots are always a better choice, in my opinion. This is a good idea. A nice ledge that is very functional, and yet so easy to keep clean when you want to come out here and start a fire and you need seating, you can just hose that off. Let's take a drive down this street so you can get a feel for what the neighborhood looks like. The homes that have the RV garage are really all on one side of the community. They have it split in half. You can see this is a huge home right here. Some of the larger homes are going to be over here. Then in the other section, they have all one-story homes. Really great idea on how they structured their community. I think anyone would be happy living here. If you have school-age kids, you should know that here in Arizona, we have open enrollment. You can send your kid to a school that is not in your school district as long as they have room in their classroom, which is wonderful. We also have a lot of charter schools to choose from that have great reputations. If you have any questions about schools, make sure you reach out. It's one of my favorite things to talk about because I know it is a top priority for families. This floor plan behind me is the Topaz floor plan. This one, I feel like, is just super family-friendly. It has Jack and Jill bathrooms for the bedrooms in front, huge master closet, enough room for a family to really feel comfortable, a big pantry. This one right here is going to be 2,507 square feet. You're going to get three bedrooms, plus a nice big den, two and a half bathrooms, and a three-car tandem garage. Base price on this one is going to be $530,000. Let's go take a look. This builder has a few different elevations that you can choose from. The elevation is the exterior finish. You might like a certain floor plan, but really want a bigger porch like this one. This one is actually the Craftsman elevation. Now, you might pick a different elevation, and the exterior would have a totally different look. Now, this is going to become your three-car tandem garage. Let's go inside. I just think this home has a real cozy feel to it. This angle gives you a view of the front door. Then, right on the side here, you really have a nice size cutout over here. You could put a little entry table. They put a bench, but it does feel welcoming. You could sit down, take off your shoes, take off your coat. Here's your coat closet. Then, right across from this area is where you're going to find those two bedrooms with a Jack and Jill bathroom. I'll show you what that is if you haven't heard of that before. Coming over here, a very nice size bedroom. You're not going to get the walk-in closets with these two bedrooms in the front, but I don't mind. They are still a decent size. This is your Jack and Jill bathroom, so it's going to be shared with the other bedroom. This one is nice and big. Lots of room here between the sinks. Then, over here, what is really nice is that they have a door going to the toilet and the shower. It makes it super convenient and very functional when you have multiple people trying to get ready for the day over here. Here is the other bedroom. This one will have the view to the front yard. This one has a little smaller closet. Then, we can come back out here to the main home again. There's that entryway. Coming down here, I like where they put the half bathroom, the powder room. This just makes sense. This is a utility area. You have your powder room right here. You have a nice area over here. You can see plenty of room for putting hooks, places to drop all your stuff off of because this is the entry from your three-car garage. Right across from that is your laundry room, which is not cramped. You have lots of space in here. You could fit an extra refrigerator in here if you wanted to, or a dog bed. Plus, there's this room over here. You can see they put a little dog crate down there just to demonstrate what I was just saying. Then, coming out over here, we have a nice, spacious den. Now, some people like to put the doors on here and close it off so it's more quiet, but this is a nice size for a den. If you wanted to, you could even put a wardrobe in here and turn it into an extra bedroom. Then, let's come down into the living area. Open concept living, nice big slider doors, windows bringing plenty of light in. You're going to love the pantry. I'll show that to you in a minute. Something I like that they did over here that not all builders do is they made this window a little bit shorter. If you wanted to, you could extend this down and just make a really long buffet or add your own wood buffet, whatever. You also get sliding doors on this side. You can see, very easy for everyone to interact in this space. You do get a gas range. Of course, you're going to be able to pick out all the finishes that you want if you are building from the dirt up, or you can get a quick move-in home. Those are the ones where they're going to be offering the best incentive. Let's go in here. This is a great space for a pantry. Not only is it this corner, but look, you go around here and it just keeps going. Tons of room in here. Love that. These slider doors open from the middle and they will have screens, which is great. You can open them up and not worry about bugs getting in. Let's go outside and check out the backyard before we look at the primary bedroom. You can see the back of the house and also get ideas of what you might want to do with your backyard if you are buying a new construction home, because more than likely you're going to get a dirt lot. Some builders do offer backyard packages now. If you want one of those, make sure you reach out. I'll let you know where you can find those. You can see the charming back of the house here. The lot size is pretty good. You even get some mountain views if you're in certain parts of the community. Coming back in, the last room we need to see is the primary bedroom. Again, this floor plan, to me, I can just see a family living here. There's lots of room. You saw the big pantry. You saw the Jack and Jill bathroom for the kids that are going to be using those front bedrooms. This is a nice size primary bedroom, spacious, and the bathroom is no different. Lots of room in here. Love that they give you so much counter space. You're not getting a super shower or a tub. However, you could get an upgraded shower with a tile if you would like. You get the nice little linen closet right there, and then over here, your toilet at the end of this room, which is nice. But look at this. This is a nice, big closet, practically like a small bedroom. You can see the neighborhood behind me, and then there is this walking path here that leads to the neighborhood on the other side of the community. Let me show you how peaceful it is. You can follow the path back here through the gate, and this is just kind of a rural feeling neighborhood back here. If you like to go jogging or take long walks, you have this long trail that goes both ways down this quiet neighborhood. Just a little further down, I found this gate that opens up to just the cutest little area that is fenced off. You have this green area over here. They did some great landscaping. These bushes get really bright purple blooms on them certain times of the year, so that's going to be really pretty. And then where those tall trees are over here, that's that kind of rural neighborhood that I just showed you. And yeah, just a nice quiet place to come out here and chill out with the family or meet up with some neighbors. Right behind me here is their Opal floor plan. This one is currently under construction. It's not a model home. This is a quick move-in home. And even with the RV garage, this one is priced at 550. That's the out-the-door price. Everything included except for the backyard. You are going to be getting 2,124 square feet. It's a great floor plan. Four bedrooms, three bathrooms, plus a den, and a four-car garage. Or you can see you can get this RV garage. Base price on this one is normally going to be $510,000. Like I said, this one is for sale for $550,000 plus some great incentives with a conventional rate, 4.49% for a 30-year fix. FHA, $3.99. So let's go inside and take a quick look. With this home tour, you are going to be seeing something different because as you can see in the front yard, it is very much still under construction. But I wanted to go inside and show you kind of the floor plan and what an RV garage looks like in this community. They do not have the electricity on yet. So again, this is going to be kind of a quick tour, give you a feel for this floor plan and the RV garage. Coming in, you have this long hallway. You're going to have two bedrooms in the front of the house, plus you're going to have a full bathroom. So very nice. Coming down here, you can see they haven't put the countertops in yet, but you get a feel for the layout, right? Also, I like this ceramic tile that they're putting in this home. And they do this wood look ceramic tile in, I think, all of their quick movement homes. Very popular choice, very sturdy material. They also extended these cabinets down, which is really nice. So you have tons of cabinets and storage counter space in here. This is really cool. So I'm going to show you the RV garage through here in a minute. But when you come down this way, you're going to have your laundry room, a closet. But this really could be like a guest suite because this could be a living room or you could make it, you know, a little teen hangout, a den, whatever. And you still get your full bathroom down here, plus a bedroom. And you're going to have some storage over here. So very flexible space back here that could be used for a number of different things. But let's look at this RV garage. Again, no lights yet, but you can see how deep this is. This is, I believe, three cars deep. Technically, you could fit three cars down this way. Can you hear my voice echoing in this large space? And then here's your RV garage. They can put split AC units in here. Super effective in cooling a huge garage like this so that you could even make this a hangout, you know, put a ping pong table, you know, whatever. Big TV out here. This is a soft water loop if you want to install a soft water system. Here's where your hot water heater is going to be. And this home in particular, you have these great mountain views out here right in your backyard. I don't think anyone is going to be behind this house either. So lot selection can make such a difference. It's something that I always pay attention to when I'm helping my clients is how can we find them the best lot? Something that is, you know, going to be on a corner or backing to a green belt, something that has views or is close to the amenities. And this is the primary bedroom. You can see again, still under construction, a little bit smaller space in here, but not bad. And this speckle that I just showed you, again, lot selection. It's right next to a walking path. And then if I turn the camera around, you will see that right across the street is the large green area. They have like a picnic area over there. So a really nice location within the community. Let's put up a map so you can see where we are today. I just love this area. Levine is so unique. It is reasonably accessible from both the east and the west side of the greater Phoenix area. And yet somehow it still has this private, quiet feel to it. There's still fields around here. It's not highly developed. You will see people still with big gardens or even horses or goats or chickens out here from time to time. But they do have some newer shopping areas, a hospital, new schools coming over here. So I really love the area of Levine and this community in particular is so close to that freeway. I'll have to mention too, if you are using that freeway to get to the east valley over into Chandler, Gilbert, Tempe, that area, that drive along the 202 freeway is the prettiest drive of any in the greater Phoenix area.
