The United States has recently fallen in credit rating for the third time.
This time it's Moody's.
That's why now three big credit rating agencies have given us ratings below AAA.
Although the world is not over yet, but in the future, mortgage prices can definitely increase.
And we will discuss this in a minute.
Mortgage demands are constantly increasing.
And last week, compared to last year, more than 17.15% of people applied for a mortgage.
There was also a heavy jump in long-term sales.
And legally, we have more long-term sales than in the last two years.
At the national level, this week, the total housing list has increased.
But we have seen a decrease in the number of new listings.
We will cover a lot of these in this week's market update.
My name is Michael.
I am a real estate agent in the Dallas-Fort Worth area.
And every Monday, I give you a weekly update covering Dallas and Colon County as well as the national market.
We are looking for investors.
We are also keeping an eye on mortgage buyers' applications.
Because this is the best indicator of the state of demand for us in 30 to 90 days.
We are the average value.
How many houses are being reduced in prices on the day of the market?
What is the inventory looking like?
Dallas and Colon County's top 10 hottest and coldest cities and zip codes.

I have helped each of these yellow dots find their home in Texas.
And I would also like to help you.
Just call me, text me or email me.
All this is in the description below.
Okay, today is May 19.
Let's see what the data is telling us.
And if this is an old video, then you can click on the playlist here and get a fresh weekly update of the market.
Okay, let's start with the market news.
Last week, I told you in brief that the estimated total budget loss for this year is $1.99 trillion.
This means that the American government is deliberately spending $1.99 trillion more this year.
Like a $1.9 trillion plan that we don't even have.
As any sensible person can see, this is madness.
And finally, Moody's, which is the third of the three major credit agencies to do this,
has finally admitted that this is an unstable way to handle money.
And he has doubled the credit rating of America by reducing it from AAA to AA.
Now, it is important to repeat that this has happened before in 2011 when S&P downgraded us.
Then in 2023, Fitch downgraded us.
And now in 2025, Moody's is downgrading us.
So, this has happened twice before.
The time for this downgrade has probably been deliberately taken.
Because the national interest rate is going to increase with the proposed budget by the Republicans.
But this is not surprising at all.
Because all the proposed budget always increases interest rates.
There is no way to balance the budget with our population and low interest rates.
The only solution to this is that the government stops spending money.
And this will never happen.
An interesting fact about loans is that currently,
the top 1% creditors pay more than the last 90% loans.
And this is not even close.
The top 1% creditors paid more than a trillion loans.
While the last 90% paid only 531 trillion loans.
And only 50% of the American creditors pay 97.7% of the total loans.
So, if you are in the last 90% of the creditors,
then all the loans that you already have a lot of,
the creditors are struggling to settle them.
These are only the top 1% who are handling everything together.
And those of you who think that we should impose more tax on the rich,
even if you impose tax on 1% to 100% of their income,
there will still be no reduction.
Government spending is so uncontrollable.
Why don't most people care about it?
I don't know.
But the point is that all three credit rating agencies have now reduced the American credit rating
because we are very bad at money management.
So what can be the consequences of this?
Immediately.
Not too much.
The 10-year bond was trying to climb a little today.
But it came back to where it was two days ago.
So there was no significant change in it.
Which is the first thing that affects mortgages.
Then look at S&P 500.
So it is almost completely stable.
There was a slight drop in it.
But it has already been completely fixed.
And it is basically stable.
So there was no change in the shares.
So in the short term, this is not a big deal.
The biggest problem in the long term is that with time,
the cost of borrowing can increase.
There are some reasons for this.
Low credit rating means that the person who lends to the US government
will consider it a little more risky than before.
And whenever the risk increases,
the investor will ask for higher rates to fill the extra risk.
So with time, the treasury rates can increase.
If the treasury rates increase,
then the bond rates, car rent, credit card and corporate loans will also increase
because most of the loans are 10 times higher than the annual treasury rates.
But this gets worse then.
When the government now has to pay more interest on the money borrowed
and more than its current 36 trillion dollars,
then the loss increases even more.
Which means taking more interest on the debtors,
which is basically a vicious circle,
in which we are already stuck,
where we never try to get rid of the interest.
We just try to find out how we will pay interest on all this crazy interest.
But then it becomes a little difficult to get out of it.
So it becomes even more impossible to get out of it.
But in short, the message sent by this downgrade is basically that
we do not trust America that it will be able to manage its debt with time,
which tells investors that you should be more careful in lending money to America,
because of which we lend on a high interest rate,
which can increase the duration of 10 years in the end,
which can also increase the bond rates.
Okay, before moving on, I want to tell you about a listing
that I am going to put in the butt streets of Texas Capel.
Not in the butt streets of Dallas, but in a separate neighborhood.
And I can't show you anything right now because we will take pictures and videos tomorrow.
But it is about 2,525 feet.
It has a 3 bedroom and 3 full bathroom office.
It is in a nice big alley.
It has a great pool.
And if you don't know anything about this area,
then let me tell you that all the schools here have a rating of 9 or 10.
And you can walk to elementary and middle school because they are in the neighborhood.
It is only 15 minutes away from DFW airport.
And you can reach all major employment centers in less than 30 minutes.
So Dallas, Frisco, Plano, Irving,
You can reach all of them in less than 30 minutes.
This is a very beautiful place.
Its price will be only $ 6,85,000.
So if you know someone who is looking for a wonderful house in Capel,
then send them to me and be ready for the upcoming video at the end of this week.
Also, it will not be applicable to most of you.
But this week I am also listing a very magnificent Victorian place in the downtown of Austin.
Just outside of South Congress, this is a place worth walking in an unbelievable way.
And it has been used as an Airbnb for the past few years.
This neighborhood is closest to Austin and its listing will be at 1.2 million.
So if you know someone in Austin, then send them to me and be ready for that video at the end of this week.
Okay, let's move on.
Let's start with the National Housing Index.
This week, 11,389 houses have increased for sale in the country.
Compared to last year, we have 33% more houses.
And there are a total of 767,274 houses available for sale in the country.
Last year, this week, there were only 578,015 houses here.
So, we are in a much better position than last year.
For reference, in 2022, we had only 240,000 houses for sale in the lowest selling index so far.
Last year's highest sales were 749,000.
And for reference, in 2015, this week, we had about 1.21.124 million houses for sale.
Now, looking at the new listing, this week has actually fallen.
Compared to last week, this week, 4,226 new listings have been reduced.
Which is quite a lot more than the last two years.
But continuously, the second week is less than 2022.
This week, a total of 76,112 new listings have been made.
And compared to the last two years, this is still good news.
More and more people are listing their homes again.
Which means that you will have more inventory to choose from.
And when the prices fall again, the probability of prices rising will be low.
Now, we are looking at the pending sale.
As you can see, we are clearly above the last two years.
And compared to the last two years, we now have more pending sales.
To be more precise, compared to last year, we have 2.3% more sales pending.
A total of 49,896 houses are under contract.
Which is 11,243 more than last week.
After this, we look at the percentage of those houses at the national level whose prices have fallen.
It is common for prices to drop before a third of the houses are sold every year.
Looking at the national chart, this week, the prices of houses have increased from 0.7% to 37.4%.
Last year, it reached 49.9%.
In the previous year, it reached 49.2%.
And then in 2022, it reached 43.2%.
But let me tell you that if you want the prices of the houses to be low, then you will have to increase the prices.
Now let's talk about mortgages.
So, at the beginning of last week, it was at 6.92%.
And in the end, it remained at 6.92%.
So, we had reached 6.99%.
But it remained stable in the beginning and end.
And then this week, we tried to increase the prices again for a period of 10 years due to the credit rating downgrade.
So, the figure we have told today is 7.04%.
But I believe that this is going to come down at the end of the day.
The situation is slowly becoming normal.
So let's see what happens tomorrow.
But now we are starting this week with 7.04%.
Which is 1-2% less than Friday.
But 0.05% better than last year.
So this is almost the same as we were last year.
After this, if you look at the applications for mortgages, you can see that due to tariff uncertainty, there has been a drop in the demand for mortgages for a month in a row.
I am saying drop, but just before this, it was increasing continuously.
So it cooled down again and then last week it suddenly jumped up again.
And this week it is also increasing.
So, it is clear that with these trade wars, the mood has started to change.
And people are now getting used to it.
And are getting ready to come back to the market.
But this is a very big difference.
This week, the number of applicants for mortgages has increased by 17.8.5% annually.
And increased by 2.3% every week.
Which gives us a very positive growth for 12 consecutive weeks in terms of mortgage demand.
Now, I have been saying this for more than a year.
I still believe in it.
Until the mortgage rate continues to be 6% or less than that.
Until then, the real demand for mortgages will not come.
Which will be much more than this.
We have proof that new manufacturers are offering less than 6% over a long period of time.
They are selling more efficiently than the reseller market.
I mean, mortgage rates are again above 7%.
And we are still here.
Imagine how many people will apply when this car will reach close to 6%.
6.25 will also be a big deal.
Okay, now we move towards local markets.
Which starts with Dallas County's MLS data.
Start with a new listing this week.
So we have 725 new listings.
This is more than 110 from last week.
We had 323 closings.
Last week, after a big drop of 207, this is more than 52 from last week.
So, we went up by 135.
207 down and 52 up.
So, this is quite a lot compared to last month's 323.
Except for that huge 478.
70 of the houses that were closed last week were sold immediately.
That is, there was a drop in them in the first week.
This is more than 6 from last week.
We had 348 new contracts.
This is less than 14 from last week.
And a total of 2,515 houses are either under contract or long.
This is more than 47 from last week.
Now, let's talk about Colling County.
So, we had 621 new listings.
This is more than 48 from last week.
292 closings.
This is more than 33 from last week.
Last week, just like Dallas, we also had a lot of drops in sales here.
Now, we are coming back to the normal number.
As we saw here, 217, 33, 282.
So, yes, last week there was a lot of disruption everywhere in DFW.
66 of the houses sold for sale were sold immediately.
This is more than 14 from last week.
This week, we had 236 new contracts.
This is more than 9 from last week.
A total of 2,175 houses are either under contract or long.
This is less than 2 from last week.
Okay, now let's come to the market action index.
If you have never seen it before, then it keeps all the data in mind.
And it can be easily read in a graphic.
It is a market that buys less than 30.
Above this, we are asking how many sellers are in the market.
We are still on the side of sellers.
We are on 37, while in the whole spring we were on 38.
And it is important to pay attention to the market action index.
This number is more than 90 days.
So, because of tariffs and such things, our time has been slow.
But I want to tell you that just because the market action index is going down,
it does not mean that prices are going down or things are getting very low.
Because again, in this whole range, we started with 37.3 and we are now at 37.47.
And the highest was 38.28.
So, this is a very low range.
This is happening at a very slow pace.
This is just to show you how many sellers we are in the market.
We are a little cold compared to the last few weeks.
So, I don't want you to see that it is going down.
It means that the market is getting cold and prices are going to come down and all this.
It doesn't mean anything.
As you can see, it is getting cold all the time.
Prices are still rising.
Now, this is our first week where prices have fallen by $ 990.
But in total, we are moving up.
And in reality, if we look at the market action index, if we look at the 90 days,
then each of these dots represents this week of last year.
So, you can see that last year, this was the time when we were going down earlier.
So, this can also be true for this year.
In 23, we were going to go down.
In 22, we were definitely going to go down.
So, around this time, the market action index usually falls.
And as each of these falls, what you are seeing is a trend towards the common market.
In the common market, this does not mean that prices are coming down.
So, I just want to tell you how to read the market action index.
Don't think that this number is good, prices are coming down.
This does not happen.
We are still in a selling market.
We are still tracking how many sales are in the market.
In addition, seasonal changes are also the reason that prices are increasing because more people are changing homes in the summer.
But if you look at the data, the average list price has fallen by $ 1000.
The average price of the new listing has been continuously going up and down in this range.
We have again come to 409,000, which is around 25 April.
However, the number of days in the market has increased by one for the first time in a while.
The average is at 49.
In the prices of homes, the decline is on a national level.
The inventory is almost stable.
There has been an increase in this.
But it is increasing very slowly.
And then, as I just told you, the market action index is slowly cooling down.
But still, there is a sales advantage.
The main word here is slowly.
Now, let's come to Collin County.
Collin County is also at 35.
So it is almost at the same level as it was in February.
There has been a decline in this for the past few weeks.
Again, the highest was 36.19.
Now we are at 35.48.
There is not much difference.
We are still in the market of sellers.
However, their average price has been stuck on the top for several weeks.
What is this?
4 or 5 weeks to 550.
Like Dallas, the average price of the new listing has been going up and down every week.
Their average days in the market have also seen an increase of one day.
The average is 42.
There has been a decrease in the prices of houses.
They have actually seen a decline, which we have not seen at the national level.
But in the last two weeks, it has again reached a little above the previous highest level.
The inventory is slow and stable.
And like Dallas, their market action index is continuously cooling down.
So again, the market action index is cooling down for weeks.
But the prices of houses are not.
So you will have to know the difference between the two.
Let's take a look at the long-term sales in Dallas and Collin County.
In Dallas, we went down by one week from last year's figures and now we are back to the same.
We have 2215 houses long, while last year this number was 296.
In Collin County, it is increasing rapidly.
So their long-term sales are quite high compared to last year.
They have 2122 houses long, while last year this number was 1789.
Now we move towards the hottest and coldest cities and zip codes of Dallas and Collin County.
They have been ranked on the basis of the same market action index number that we just talked about.
Let's start with the hottest cities.
The hottest city is Grapevine, Texas, where it is 49.21.
Remember, 30 or less temperature is for buyers.
After this, the number of Capel comes, where one temperature increases.
In Lewisville, one temperature increases.
In Hutchinson, two temperatures increase.
In Carrollton, three temperatures increase.
In Plano, one temperature increases.
In Allen, two temperatures increase.
In Richardson, two temperatures increase.
And Lancaster is on the 10th number this week.
Then we want to zoom on the special zip code.
The most selling zip codes are Dallas 75253, Grand Prairie 75052, Grapevine 76051, Capel 7519, Carrollton 7507, Plano 7523, Lewisville 7567, Carrollton 7506, Grand Prairie 75151 and Plano 7593.
So if your house is in any of these zip codes, you can sell it at a higher price.
Now let's see this thing.
But for the coldest cities and zip codes, the coldest zip code is still made and has been made for a long time.
Blue Ridge, Texas at 28.45.
Then Rockwall got cold this week and became a market for buyers.
So, Rockwall got cold at one place.
Van Alstyne got hot at one place.
Sunnylee got cold at three places.
Prosper got hot at one place.
Salina was making.
Formosville got hot at two places.
Leonard got included in the list at the eighth place.
Royal City got hot at one place.
Melisa got hot at one place.
And then Ferris, which was the hottest city in the list of the best cities last week.
Got out of the list.
Then the special zip code.
The coldest city is Whiteride at 75491.
Its temperature is 26.69.
Then Rockwall at 7532.
Blue Ridge at 75424.
Dallas at 75219.
Dallas at 75235.
Dallas at 75204.
And all these zip codes are officially a market for buyers.
Then Van Alstyne at 75495.
Sunnylee at 75182.
Dallas at 75212.
And Prosper at 75078.
These are all the best zip codes in Dallas and Colon County.
