Overall, there is an up and down.
Compared to the last few months, the stock has dropped to 695,000, just like on all other islands.
The market for real estate is developing significantly slower than the market for single-family homes.
The stock of real estate on the island of Ahu is 6.2 months.
So, what's going on, guys?
It's time for our monthly market report for April 2025.
And as always, we will look at all the islands and the market data for each island individually.
But this month, we will focus on the offer months,
as there are some interesting trends in this area.
In the last six months, the stock has increased, while the sales have been dragging.
This will affect the offer months.
Basically, the number of sales per month is divided by the total number of real estate on the market.
This gives you the information on how many months it would take for all offers to be sold,
if no new offers came to the market.
This is an important number on the real estate market.
If the offer is below six months, it is a seller market.
If the offer is above six months, it is a buyer market.
We will look at this per island,
as all kinds of crazy things are happening in the world economy, in the national economy and in politics.
Of course, these things will only be noticeable one or two months later on the real estate market,
as the real estate market data we are looking at is a recurring indicator,
as sales that are now being done have already been agreed on one or two months in advance.
So it doesn't really happen in real time.
The overall effects of the major changes will only be visible on the real estate market one or two months later,
maybe even later,
as they have to affect the activities of the people on site,
who buy or sell real estate.
So let's take a look at the data and see what's going on.
Let's start here on Big Island.
There are a total of 23 or almost 2,400 active offers.
A number that has increased more and more in recent months.
However, I will focus on a summary of the last 12 months.
What do the data from the last 12 months look like?
The most important numbers up here are not easy to see,
but they show that there is a 6.44-month stock.
However, this most important number only includes all offers,
properties, real estate and real estate.
To further explain this, we have to go down here
and look at each type of property according to its individual category.
Then we get the corresponding numbers.
Real estate is at 6.7 months of stock,
i.e. a light buyer's market,
while the market for real estate is at 5.2 months of stock,
i.e. a light seller's market.
But as we have already discussed,
the buyer and seller's market has been very similar
in the last few months, about 6 months.
That's about the position here on Big Island.
A little above that for real estate,
a little below that for real estate.
And on the property market we are at 7.4 months,
i.e. a light buyer's market on the property market.
The rest is very rare.
There are only very few housing, business,
commercial or multi-family houses.
So don't worry too much.
Now let's take a look at Kauai Island while the data changes.
All right, let's go.
On Kauai we have a total stock duration of 7.35 months.
If we encode that according to the type of property,
the stock duration for real estate is 5.6 months.
So it's a light seller's market.
On the property market it is 7.9 months,
that is, there is a stock duration of almost 8 months.
The property market therefore has more stock than Big Island,
but is a little stronger on the buyer's side.
So if you are on Kauai and are a buyer,
you have a larger selection and more negotiation options.
Therefore, the property market for buyers on Kauai is currently advantageous.
The stock duration for properties is 10.5 months.
So the buyer's market for properties on Kauai is even stronger.

Now let's get to Maui Island.
On Maui, the average prices have risen everywhere.
In March they were at 1.1 million.
There was actually a slight increase in the number of purchases.
The number of purchases on Maui has been very, very low so far.
98 were in February and then 110th.
That's an increase of 10%,
although there were only 10 to 12 sales.
So an increase of 10% in the closed sales in March.
But if we look at the offer months,
this is an interesting statistic here in Maui.
We are now at 11.3 offer months,
because the stockpiles have risen so drastically
and the sales figures were very, very low.
This applies to all real estate types.
If we look at real estate types,
there are 7.1 offer months on the market for single-family homes.
So we are back in a stronger buyer's market.
From an offer of 6 months is a buyer's market.
But if we look at the market for real estate,
we have 15 offer months here.
The market for real estate is very, very tempting on Maui Island,
especially because of all the discussions
about the ban on holiday accommodation and insecurity.
People are very concerned about the market for real estate at the moment.
However, if you are looking for a good offer,
there are currently more offers for real estate
than for a very, very long time on Maui.
If you look at it,
if we go back to the middle of 2022,
there were offers for 1 to 2 months.
So if no new real estate came to the market,
they were all sold within the next 1 to 2 months.
That shows how strong this market was.
But now we are at 15 months.
So there are a lot of offers on Maui Island.
And then we go over to Ahu.
Ahu, the average price fluctuated a bit overall.
It has dropped to 695,000 compared to the last few months.
The number of purchases has slightly increased.
In February it was 495,000.
In March it was 600,000.
So that's about the average.
If you look at the last 6 months or so,
the last 12 months,
the number was between 500 and 700 purchases per month.
Now let's look at the offer months
that we have focused on on all the islands.
This includes all real estate types.
On average, the offer duration is 5.1 months.
So it's easy to say it's a sales market.
However, if we look at real estate types
and only look at single-family homes,
we are at an offer duration of 3.5 months.
Single-family homes are still a fairly strong sales market on Ahu Island.
However, if we look at real estate apartments,
the market for real estate apartments,
like on all other islands,
The offer duration on the real estate market on Ahu Island is 6.2 months.
Still a fairly balanced market,
which, however, is developing towards the buyer side of the market
for real estate apartments on Ahu Island.
This is very interesting for the entire federal state.
We see the same trend on the real estate market,
which is slower on every single island.
The offer months are beginning to increase
But overall, it's still pretty balanced.
It doesn't feel crazy.
It feels pretty calm.
We are slowly seeing a slight upswing.
In March, there was an increase in sales closures on all islands.
There was a little more going on.
In April we will see
what will develop due to the global events.
However, if you wish for a specific closure of your market in your region or neighborhood,
you can contact us at any time.
The email address is dillen at bigisland.com
In the description below you will always find a link to book a meeting.
However, we like to talk about your specific needs in your region.
Since the markets are of course very small
and the market conditions in a residential complex can be very different than in another,
we would like to ensure that we take your situation into account
and provide you with the best possible information.
As always, we thank you for your interest in our market report.
We'll see you again next month.
