Ever wondered when the best time to buy a home is? 🏡 Join me for a quick dive into the dynamics of the 2025 housing market.
Happy New Year to all of you out there.
You know, I'm often asked by buyers,
when is the best time to purchase throughout the year?
And the reality is at any particular point,
we can name pros and cons.
Here we are in January of 2025.
And as we head into the traditional buying
and selling season, the spring and summer,
the dynamics in the marketplace will absolutely change.
Hey guys, it's Evan Swanson here with Guild Mortgage.
I wanted to share a little bit of data with buyers
to help them understand what will change.
See, as we go into the spring and summer,
the number of new listings will absolutely grow, all right?
That doesn't necessarily mean
that the inventory available to buyers will grow.
See, as you can see here in the last few years,
we've actually seen the inventory of homes for sales drop
at the same time the number of new listings is growing.
Why is this?
This tells us that during the spring and summer months,
the number of buyers that come into the market
actually exceeds the number of new listings.
And therefore net net, the inventory actually drops.
This also manifests in the days on market.
You can see here that on average,
it takes a seller fewer days to sell their home
in the spring and summer because of all the demand
and the additional buyers that come into the marketplace.
This also manifests in the percentage of homes
that have price decreases.
The reality is, is as we go into the spring and summer,
not only will there be fewer sellers reducing their prices,
in fact, oftentimes we see more competition
where buyers have to bid even higher.
So if you're a buyer in the marketplace,
of course, you need to move along prudently.
That said, the sooner you make a transition in the year,
instead of waiting for the spring and summer
for all these new listings to come,
you actually may be able to strike a better deal.
If you have any questions about this,
please don't hesitate to reach out.
We would love to be a resource.
Have a good one.
