not just for yourself, but for generations to come.
Welcome back to my channel. I'm David Zai, a mortgage loan officer with over
18 years of experience helping people achieve their home buying and investment goals.
Real estate isn't just my career, it's my personal wealth building strategy.
In today's video, I'm going to break down DSCR loans, explain how they work,
and show you how to use them to secure your next investment property,
whether it's your first or your 15th.
This is going to be a deep dive. Grab your coffee, settle in,
and let's unlock the secrets to a DSCR loan.
What is a DSCR loan?
DSCR stands for Debt Service Coverage Ratio, and it's one of the most straightforward tools
for real estate investors to grow their portfolio.
Here's the magic.
With a DSCR loan, the lender focuses on income potential of the property itself
rather than your personal income.
It's perfect for self-employed individuals or anyone with non-traditional income.
Instead of scrutinizing your personal income, lenders will evaluate the property's ability
to generate enough rental income to cover the monthly debt payments,
and that's why it's such a game changer for investors.
Let's talk about why DSCR loans are so popular among investors.
Number one, it's easier qualification.
There's no need for W-2 or income verification.
It's the property that pays for itself.
Faster approvals.
DSCR loans are streamlined because lenders only analyze the property's numbers,
not your entire financial history.
Portfolio expansion.
These loans allow you to scale your real estate investments quickly, building wealth over time.
I had one of my contractors working at a house, and he said,
hey David, I got someone here that wants to buy their mom's house,
but he's only a body shop tech.
He really doesn't claim any of his income.
This is perfect for DSCR.
The property is going to be an investment property.
He needs the money to upgrade it so he can put the tenant in,
and there's no bank out there that's going to approve him for this loan.
That's where the DSCR loan comes into play.
Let's now understand the DSCR formula.
We're going to dive straight into the numbers.
The DSCR formula is simple.
It's net operating income divided by debt service.
Say your property is projected to bring in $2,500 a month in rental income,
and your monthly mortgage payment is $2,000.
We divide 2,500 by 2,000, and you get 1.25, which is 1.25 DSCR.
That's a very strong DSCR that will make lenders feel confident.
For the DSCR loans, not all lenders are equal.
Whether it's pricing, ratio of the minimum of service coverage with most lenders wanting one,
a wholesale lender like myself will actually shop around for not only the best rate,
but the best product.
We can go down even as low as no ratio.
However, with that added risk comes higher pricing.
Going wholesale will eliminate the middleman,
who makes on average of $8,000 to $11,000 more over life alone,
and this cost is actually passed on to you, the consumer.
So go shop and go wholesale.
What's the ideal DSCR lender looking for?
If you guessed 1.25 or higher, you're absolutely correct.
Ratios below 1 means that DSCR is not covering your full mortgage payment.
Even though you may still qualify, it typically comes with that higher interest rate.
When choosing a property for a DSCR loan, location is everything.
Here's what you want to look for.
Number one is areas with high rental demand and low vacancy rates.
The more you rent it and lower the vacancy rate means that you can
increase the rent year after year, and if you're doing a short-term rental,
you can actually get more on those short-term rentals to cover the DSCR ratio.
Proximity to major employers or attractions that drive rental income,
and finally, strong potential for property appreciation over time.
Before you make this investment into buying a property,
I would highly recommend using online tools like Zillow, AirDNA, or Rent-O-Meter
to research rental rates and vacancy trends in your target area,
and don't forget to factor in additional costs like property taxes, homeowners association fees,
insurance, flood insurance, and maintenance when estimating your DSCR.
Real estate investing isn't a solo game,
so to succeed with DSCR loans, you need a strong team, and here's who to recruit.
Number one person is obviously a knowledgeable real estate agent.
Look for someone experienced with investment properties and DSCR loans.
They'll help you find the right property and negotiate a fair price,
and number two person that's really important
is the mortgage broker that specializes in non-QM loans.
DSCR loans fall under the non-qualified mortgage category,
so you need to find a broker who understands these unique products
and can shop them around and understands those investor guidelines.
Number three is a property manager.
If you're managing multiple properties,
a professional property manager can save you time and headaches.

Now let's dive into the loan process.
Here's how to go from finding a property to closing the deal with the DSCR loan.
Number one step is to pre-qualify.
You know, contact multiple lenders to compare terms, rates, and fees.
Be sure to ask about their DSCR requirements.
Number two, get a property appraisal.
An accurate appraisal is crucial for determining the property's value
and projected rental income.
Number three is submit your application.
Provide organized documents in one email, including bank statements,
rental income projections, and proof of your down payment funds.
Number four is going to be loan processing.
The lender reviews your application and orders any additional verifications needed.
And then finally, we go and close the deal.
Once approved, you'll sign the loan documents and you officially own the home.
Keep in mind, this is investment property,
so there's no three-day thought process from the time that you sign
to the time that you close.
With this investment property and commercial loan, there's really no wait time.
What are the challenges do DSCR loans have?
Number one is going to be your higher down payment.
Expect to put down 15 to 25 percent.
Plan ahead to have these funds ready.
The lower the down payment, the higher the rate.
Number two is higher interest rates.
DSCR loans often have slightly higher interest rates,
but choosing a strong property can offset this with solid rental income
and that higher DSCR ratio.
And finally, number three is unrealistic property or rental projections.
Don't overstate rental income.
Be realistic and back your projections with market data.
Now, here's a pro tip.
Always budget for repair costs and vacancies.
A solid contingency fund can save you from unexpected headaches.
What is the long-term strategy in all of this?
Once you've secured your first DSCR property,
you can start building a portfolio.
And here's how to keep growing.
Number one is refinance properties as they appreciate
and the rates come down to unlock that equity.
Number two is diversify across different locations
to minimize risk in one certain area.
Reinvest rental income into new properties or upgrades.
Now, that's a wrap on DSCR loans.
These non-conforming loans are a powerful tool for real estate investors
offering easier qualification, faster approvals,
and the potential to build generational wealth.
