Some signs of impending roof failure are obvious--missing shingles, tree damage, and wind damage. And yet, some other signs are more subtle but just as important. This short video from The Honest Carpenter and Baker Roofing will show 4 of the most overlooked signs of roof failure!

1) SHINGLE CURLING: This is a phenomenon where shingles curl at their bottom edges. To some extent, it is normal behavior. New shingles will occasionally experience mild curling, then flatten out.

But, as a roof approaches the end of its life span (past the 12-15 year mark), shingle curling will become more prolific. This is often an indication that it's time for a full roof replacement.

2) NAIL POPS: Roofs have thousands of nails in them. Over time, due to expansion and contraction of the roof, some of these nails will work themselves loose. When covered nail heads push up through the shingle layer, they can damage the roof envelope.

Fortunately, nail pops can often be fixed by a roofer, sometimes without even replacing the top shingle. You can spot nail pops by looking up the roofline from ground level.

3) GRANULE LOSS: Shingles are made up of fiberglass mat and asphalt covered with mineral granules to deflect UV rays and provide durability. These granules can come loose and tumble down the roof. In new roofs, some mild granule loss is to be expected. But, in older roofs, excessive granule loss can be signs that the roof is failing.

Dark bald patches will begin to show up in the roof field--this is the asphalt showing through the mineral granules. When widespread granule loss occurs on an older roof, it is often a sign that roof replacement is necessary. You can find excessive granule loss in clean gutters!

4) INTERIOR STAINING: When water seeps through the roof envelope, it can stain the roof deck and framing in attics. Dark signs are indications of consistent leaks. These stains will often be near ROOF PENETRATIONS, such as plumbing boots, chimneys, and gas vents.

Many of these leaks are the result of flashing failures up above, and can often be addressed with a simple repair. Also, some light, dry staining may be the result of a leak that was fixed long ago!
