Welcome back to the channel. My name is Jason Matouk. I'm a realtor here in South Florida and I'm going to be taking you through some of the nicest homes on the market. You see, I'm more familiar with this this side of Florida. So they have two parts of Boca. They have West Boca and East Boca. East Boca is where you would be closer to the water. Property values are a little higher because, of course, you're near the water. But when you're in West Boca, where we are now, the houses are a lot bigger. You have a lot of new construction houses. The prices are cheaper and the lots tend to be bigger. I'm going to give you a little facts about it just so you you know what we're working with today. So it's a four bedroom, five bathroom with two half bathrooms. It has just above 5,600 square feet of living space and 13,900 square feet of lot space. The house was built in 2019. It's never been lived in before. This property, and it's very common in West Boca, they do have some membership fees. It's $150,000 sign up fee. Okay, listen, it is what it is, right? And then all you pay for the rest of the time that you're here, just around $30,000 per year and you get to enjoy living in this beautiful place. And more details about what the membership fee includes, what you get out of it, everything will be in my description. All right, let's go get started. Come on. First thing, look at the size of this door. Wow. And then as you come on in, the first thing that you notice are those floor-to-ceiling windows, 12-foot high sliding glass doors. On your left, you have this elegant dining room. I used to have a toy, you know the toy that sticks against the glass and like it has a little suction cups. That's what it looks like. But this is awesome. I've never seen a light fixture like that. I really, really like it. The whole setup. One thing to mention, the reason I'm going to talk a lot about the furniture and the art and whatnot, is everything that you see here is included in the asking price. Just an amazing place to entertain. And the cool thing is you actually have like access to the kitchen area. So if you're hosting a party or you're having like a Thanksgiving, you don't have to go around. You can just cut through here and it's really convenient. Coming down into the living room, the stairs have this incredible marble slab going across. And the way you can appreciate it a lot nicer is that since it's see-through, you can really get the whole thing. And it doesn't obstruct the view of it, which I think is amazingly designed. And then coming into this living room, I hope you can get the size of it from how I'm standing, but look at this wall unit, how they built it. This thing is, first of all, it could hold any kind of size TV. If you have a bigger TV than this, seek help. Okay. But yeah, this living room, as far as furnished houses go, that are being staged, this one actually has the most like realistic living I've ever seen. It's not cheap furniture. Like the quality of these chairs, you have like this off blue leather, you know, single chair. And I just, I really, really, I could, if I moved into here, this is exactly how I'd furnish the house. So the fact that they already have it done is awesome. Speakers throughout, really nice. And then pretty much the talking point of this whole room, in my opinion, because I'm a big fan of kitchens, that's right, is this kitchen. The way they have it laid out. There's a few things to mention. Sub-Zero wine cooler next to these huge Sub-Zero refrigerators. This, I don't even, I don't know what the, if it's just for display, but just having that up there just makes a huge difference. It kind of just makes the fridge look like part of the architecture and design of this. I really, really like that. And then I haven't seen this yet in a house, those windows going through the kitchen. It makes, it makes you look like you're eating in like a tropical outdoor oasis. That's a nice word. Right over here, you got your Wolf appliances. Basically, if you don't know what Wolf is, look up the best and that's what it is. This kitchen island, first of all, has got to be 12 feet long. These caught my eye. They look like steel pans that have been flipped upside down, but I like, it's just part of the design. You know, you don't have a string with a light bulb with like a piece of foil around it. Trying to call that design. This is some real design. This is like someone hand-picked this and said this would look perfect in this house. And the thing is that the house is pretty much all white and then you have these gold fixtures. It's just perfect. Another thing that stood out to me is right above your Wolf gas stove, you have this vent that has been covered with the marble. So you don't have this big steel appliance in your face. It kind of just flows with the whole design. The backsplash over here, everything is flawlessly put through the paneling of the cupboards. It just is perfect. And then, of course, all the storage you need. But this, just like having these views under here, really, really incredible. And if you want to follow me this way, we're going to pass a Wolf microwave. Of course, more Wolf products, the best of the best. Cornered mirrored glass dining table. So just think about it. Just think about the views. Everyone gets a view. First of all, you're sitting here, you get in the view of this masterpiece. If you're sitting over there, you get in the view of the outside, the pool, your neighbors. It's just, you just win-win either way you go. Best part is, let's say you're on this side of the house, you got a half bath right over there. So there's no need at all to walk across the living room, interrupt everything that's going on over there. You just got your own little side right here. And this also doubles as the cabana bathroom. It also includes an office. This is a place that was designed to be an executive's office. When you come in, the first thing that, you know what's on my mind right now? Business. Money. Solving problems. Creating ideas. Just inspiration, basically, is what I'm trying to say. Sitting area. Huge 12-foot windows overlooking your incredible view. Nice wall to hang all your accomplishments. Some family pictures on one side and a king-sized TV. Or a queen-sized TV. Doesn't matter. This master bedroom has a his and hers bathroom. Let's take a look at hers first. The thing that caught my eye, there's a chair in the bathroom. So just make a note that if you ever have a chair in your bathroom, you've made it. There's nothing more you need to accomplish. Chair in the bathroom, that's it. An amazing soaking tub and then 12-foot high windows. Nice little landscaping. Put any kind of landscaping you want, but the way they have it, what are you changing? A shower with its own seat. Jets. The whole nine yards. You know what it is? It's what you would expect. Again, if you have a chandelier in here, that's a second sign that you've made it. If you have a chandelier in your bathroom. This isn't the dressing room at Louis Vuitton. This is actually just the closet. So when you come in, you open the curtains. And yeah, I mean, what more do I have to say? I mean, all the space you would need. The mirroring was specially done on the cabinets, so there's no need to have wasted space for a mirror. It's part of your cabinetry. Ridiculous. Also, the third sign that you've made it is you have a chandelier in your closet. That's how you truly know. If you have those three things, you've made it, my friend. Go take a look at his side. And listen, her side was impressive. Her side was impressive, for sure. But his side is just as nice, in my opinion. It's what everyone needs. It's just, it's enough. You got your own sink. Full walk-in shower. His closet, it has all the space you need to hang your suits, to hang her suits, anything. Whoever is in this space, they're not feeling the size difference, in my opinion. It's just, it's perfect. But let's just talk for a second. Let me put this down. Let's talk about this master bedroom for a second. First thing I'd like to mention, I don't even know where to start, actually, because the design of this is just impeccable. Floating bedside tables. Something about that just seems right to me. I don't know just the whole back wall is incredible. The light fixtures, the way they're designed. It's very retro, but it works in this modern design. And then my favorite part of this house, the windows again, overlooking golf course, lake, your pool. Takes you right outside. And then just another thing to note, all the glass. Impact. So don't worry about the golf balls. Don't worry about the hurricanes. You're safe. Nothing's going to happen to them. Oh, I didn't even mention this. This, this half bathroom is once again, wow. Where do you even buy this? Interesting.com. Like, it's just crazy. But I love this, this granite slab, you know, bathroom sink has a nice little hidden bathroom. But this is like when you go to an expensive restaurant and use the restroom, it's like, so you come back to the table and you talk about it. You're like, yo, that bathroom. Wow. You come across this living room. This is going to lead us to the laundry room and garage number, you know, garage number two is in the kitchen access. I didn't walk that way, but so when you're coming across the living room, you just click the call button and guess what you have a fully functioning elevator with porcelain tile on the floor. And then, I mean, just look at this design, the granite, the marble wraps around. I mean, they didn't just stop it at the corner. You don't get stuff like this in new construction houses with no, when the architect does not have class, you don't get those kinds of things. This guy, this guy, this girl or guy knew what he was doing, knew what he or she was doing. Laundry room. I don't even, I'm not even that good at doing laundry yet, but I can imagine if you're a laundry person, I mean, wow, what a way to sell a laundry room. Anyway, it's got everything you'd sink, two massive appliances, all the counter space. Why not more counter space over here, more storage space. You know what? This is a perfect place to put all those family photos that no one ever touches. Who's using this? Perfect. And then when the mother-in-law, when the father-in-law, when your grandma comes to visit and she needs a quiet place, or he needs a quiet place on the other side of the house, you got this VIP guest suite. It's got everything you need, basically a mini master bedroom, full master bathroom. And it's got its own walk-in closet, which for a guest suite is really incredible. And then right off the guest suite, you have the two-car garage. So you can park your Ferrari or Lambo or your classy old school car, your fifties Caddy. Is that a good year? I don't know. So we're not going to take the elevator because I want you to appreciate the elegance of these floating stairs. So even though downstairs was furnished, they decided not to furnish upstairs because they wanted to leave it open for your imagination. Okay. They wanted, they didn't want to take all the creativity away from you, right? You got to put your touch in it somehow. They left upstairs for you. Do it any kind of way you want. But in my opinion, if you don't continue where they left off, you're only playing yourself. What's to put up here? You put the family sitting area for the kids to come out and congregate a pool table up here. Whatever you do, just make sure it has some involvement and flows with this outdoor balcony. So you just come on up. Yes, sir. And then look at this. Look at this. Could you ever go wrong with a glass wall balcony? I don't think you ever could really, to be honest, looking over your whole pool area. This is just a great space. I'm sure you can imagine what you could do with it. So you've got a bedroom up here. All the bedrooms have huge sizes. So just another great size bedroom, its own bathroom, its own tub, walk-in closet. And then the last bedroom. This will be a bedroom number four. Floor to ceiling windows, its own walk-in closet. Got a nice full on suite. Every bedroom in here is a suite. It's incredible, really. All right. So coming off downstairs, we've already talked about all this, what you get. Let's just take one more look at this kitchen. I didn't even get to the most interesting parts. So this whole wall opens up, by the way. So you just get this thing open. This is what you do when you have the party starting and you're like, you know what, how do I elevate this experience? You know, how do I get that vibe that I'm looking for? Once you remove the wall in your house, right, once you remove this whole wall, let's go take a look outside. This is the kind of place where families gossip. Let's just it real. Let's just keep it real. You come out here, you gossip with the family. How's school? How's work? What's he or she up to? That's what's happening out here. Don't lie to me. But in the interim of that discussion, there's someone whipping up an amazing meal. Look at how they built this in. It's not just a countertop with a little island. No, they integrated this into its own art piece, a fire, an outdoor fireplace, gas fire. I mean, I'm speechless. I'm speechless, to be honest with you. And then just it's just the kind of thing that when you come, this is this is, you know, when I look for tours to do, I look for places that shock me. This is shocking to me. Just some of the things that would would pass the untrained eye. Look at the design of these steps. They could have easily just made it one slab. But no, they said, let's put grass between each step leading to this pool. Surfacing of the pool is dark blue. I'm a big fan of that. I think it makes it look really rich and elegant. You have a seamless floating hidden hot tub with a little child's pool area. Really, really convenient for the kids. And then honestly, the most private view you're ever going to get. Dead quiet.
