POUGHKEEPSIE – A local non-profit has been awarded more than $1 million under the state’s Downtown Revitalization Initiative (DRI) for mixed-income housing, the governor announced recently.  The City of Poughkeepsie was awarded nearly $10 million under the DRI, and the project at 488 Main Street is one of nine approved by both the city and the state.

, operating through Windows on Main Housing, has been awarded $1.45 million to remove the structure at 488 Main Street, almost directly across from the Public Safety Building, and build a mixed-use, mixed-income apartment building on the 1.76-acre parcel.  The project already received a $700,000 grant from the Dutchess County Housing Trust Fund.

The new building will be 83,000 square feet, housing 81 mixed-income apartments and 51,00 square feet of commercial space on the first floor.

The proposed layout includes a variety of apartments, including 20 studio units, 42 one-bedroom units, and 15 two-bedroom units. Initial construction activities will involve the demolition of an existing laundromat and storage space, which will be relocated temporarily, with plans for the laundromat to return post-construction.

The developers proposed 37 parking spaces, while the zoning code could require up to 117 spaces depending on the commercial use. The developers noted that the existing laundromat rarely sees vehicle traffic, suggesting that many customers walk to the location. They are conducting a parking analysis to support their case for the variance, which will be submitted to the Zoning Board of Appeals, according to a review of planning board minutes.
