NEW CITY – Regan Development and Rockland Housing Action Coalition has been selected to redevelop the 3.7-acre Sain Building site at 18 New Hempstead Road in New City.
The long-vacant property will now be transformed into “high-quality, affordable housing for seniors, vulnerable residents, essential workers and volunteers,” said County Executive Ed Day. “We are helping ensure that long-time residents – and those who serve our community – can continue to love and thrive here.”
The plan includes demolition of the existing Sain building, constructing a three-story mixed-use space with 23 age-restricted affordable senior rental units, 25 non-age-restricted affordable rental units, and 3,100 square feet of rental space.
There will be a preference for 10 percent for veterans, five percent for first responders/essential workers, and 10 percent for individuals with intellectual/developmental disabilities.
The project will also include 40,000 square feet of creation and park space.
There will be a mix of units affordable to those earning 30 percent, 50 percent, 60 percent, and 80 percent AMI, or Area Median Income. AMI is the midpoint of all households in the region used to determine affordable housing eligibility.
