CARMEL – The Town of Carmel is in the process of revising its zoning code that if enacted, will tighten sign regulations in addition to limiting the number of self-storage facilities cropping up throughout the greater Carmel-Mahopac-Mahopac Falls area.

Under the proposed revisions, political signs would be permitted only 15 days before the election, while being removed within five days after the polls close.

Promotional banners would also require security deposits and permits.

Self-storage facilities would be considered as a permitted use only if they were in existence before March 1, 2025.

Supervisor Mike Cazzari explained on Thursday that the revision “grandfathers existing or pending facilities rather than opening the door for new structures.”

A third proposed zoning change relates to multi-family dwellings where such construction must be built on a minimum of five acres, be located on a state highway, avoid lakefront property while standing no higher that two stories.

A public hearing on the proposals will be scheduled this spring prior to their adoption by the Carmel Town Board.
