This real estate update for Carmel Mountain Ranch reveals a cooling market characterized by increasing days on market and a slight dip in the list-to-sale price ratio. While current active listings are low, a high number of pending sales suggests a near-term increase in closed transactions, though overall price trends remain relatively flat over the last few years.
Homes in Carmel Mountain Ranch are taking longer to sell.

We can help you buy or sell your home as we have been helping so many
Carmel Mountain Ranch residents for the past
23 years and as your community planning board chairperson
for over a decade now, I can answer
any questions you might have regarding the new development
and whatever is going on there. So
with that, let's flip over to the map and see what's happening.
Okay, when we look at Carmel
Mountain Ranch on the map here,
we see there are currently four active properties and two of those
So it's actually in.
The trails right now, Lennar is selling the last of these units.
These are the model units.
At least one of these is a model unit, was a model unit,
and prices have been slashed on these and great financing incentives.
So regardless of how you feel about the new development,
if you know anybody who's looking to move into CMR, let me know.
I can help them with this.
Lennar is wheeling and dealing
with these last couple of units right now.
If someone is willing to close by the end of the year.
Now, looking at pending sales,
there are more pending than there are active,
which is somewhat unusual in the market today.
Most zip codes, most communities have more active than pending.
Not here right now.
We actually have one, two, three, four, five, seven.
It's right there, isn't it?
Seven pending. Look at some of these market times, though.
160 days, 57 days. And then on
these actives, these Lennar units
are really dragging up the average market time.
So that's interesting.
And then in the last 30 days, we have seen three properties actually
close escrow. So sold listings,
closed sales actually down month over month. However,
when you see these seven currently pending,
you quickly realize that solds are going to pick up
steam over the next 30 days or so.
So let's go ahead and take a look at the longer term data
Let's look at some data here.
Looking at median price all the way back to January of 2023,
it was $1,005,000 and that is
across all property types.
Now here we are in September of this year and the median is $880,000.
Now again, this is all property types
and there were only a few sales reported in September,
So that number actually...
Went down and it was even lower a couple of months before that.
And then back here it was $1,345,000.
So overall prices are...
Up and down, but mostly flat from about three years ago.
We've seen quite a few peaks here,
but this is, of course, based on just a few data points each month.
And then, of course,
if you have a couple of lower price properties sell,
that's going to drag the overall average
down. But when you drag a trend line from here to here,
it's a little flat. And that is kind of true
In a lot of zip codes across San Diego County,
even though you hear about prices going up,
there's as many months that they go down.
So prices are pretty flat over the last three or
four years. Trending up,
but not anything like we used to see back in the days before 2022.
So let's look at percent of original list price to final closed
sale price because that also gives us some idea how hot
the market actually is.
And look what happened between August and September.
It dropped from 99.1 to 95.8 which means
currently on average sellers are getting 95.8
of their original list price versus what we were
getting here in August 99.1. We've had some bright
spots more recently December 2022 it was at 100.5.
Buyers not terribly exuberant right now,
but this also depends on the original list price
of the listing and how realistic that was.
If you've got to get a home sold,
The best thing to do is to price it aggressively
so you get that full price or even more versus
listing it higher, hoping somebody is going to come along.
And then a couple of months later,
you drop the price and this sort of thing happens.
So this list to sale price ratio is a good indicator of market heat.
However, it also largely depends on the original list price
and how realistic that was.
This is happening all over the county. Market times are going up.
We were 12 days back here in May, 21 in June, 23 in July, 34 in August,
now in September, 39. So market times continue to increase,
although I did show you those handful of properties
that had really long market times, which is pulling this average up.
For now market times are up
and if you want to figure out how to navigate this market
we can definitely help you with that so that you know you can sell in
a lot less than 39 days.
It just takes smart marketing and intelligent pricing.
Amazing.
So…
That is what's going on in Carmel Mountain Ranch right now.
