The history of the Muncie Mall in Muncie, Indiana, spans over five decades, tracking the rise, peak, and ultimate decline of the traditional enclosed American shopping center.
1. The Golden Era: Rise and Opening (1969–1980s)
* Development & Opening: Developed by Melvin Simon & Associates (later Simon Property Group), construction on the multimillion-dollar project began with a groundbreaking in May 1969. The mall opened in stages in 1970 along McGalliard Road on the city’s northwest side, serving as one of the first enclosed regional shopping centers in east-central Indiana.
* Original Anchors: The complex originally opened with major department store anchors including Sears, W.T. Grant, and Britt’s, alongside other early staples like a National Tea supermarket and Osco Drug.
* Community Hub: Throughout the 1970s and 1980s, the mall served as a vibrant social and retail focal point for local residents and students from nearby Ball State University, featuring an indoor mix of apparel shops, local businesses, an arcade, and a movie theater.
2. Evolution and Tenant Shifts (1980s–2000s)
* Anchor Changes: As the retail landscape shifted through bankruptcies and corporate mergers, the mall’s lineup evolved. Britt's was converted into an L.S. Ayres, W.T. Grant was replaced by JCPenney, and local staple Ball Stores eventually transitioned into Elder-Beerman.
* Renovations: The property underwent multiple interior renovations over the decades to modernize its aesthetic and keep occupancy stable.
* The 2000s Shift: L.S. Ayres later rebranded to Macy’s in 2006, and Elder-Beerman transitioned into Carson’s by 2011. Despite these changes, the expansion of external big-box retail centers and changing consumer habits began to pressure traditional indoor malls.
3. Decline and Massive Closures (2014–2020)
* Corporate Handoffs: In 2014, Simon Property Group spun the Muncie Mall into the Washington Prime Group (WPG). By 2020, facing mounting financial struggles, WPG executives publicly categorized the property among their underperforming assets, eventually defaulting on mortgage loans and transferring ownership to lenders.
* Loss of Anchors: A devastating wave of anchor closures hit the property within a short window:
* Carson’s & Sears both closed their doors in 2018 following corporate bankruptcies (Bon-Ton and Sears Holdings).
* Macy’s followed suit, closing in early 2020.
* JCPenney announced its closure later in 2020.
* By the early 2020s, the mall was left completely devoid of traditional department store anchors, with interior occupancy dropping into single digits. Management changed hands multiple times through the Woodmont Company before being acquired by the Hull Property Group in January 2024.
4. Demolition and Redevelopment (2024–Present)
* End of an Era: Facing extreme vacancy rates—with indoor occupancy plunging as low as 8%—the Hull Property Group announced plans to overhaul the property.
* Total Demolition: Initially considering partial outdoor-facing conversions, the owners announced a full demolition of the enclosed mall structure. Demolition procedures began, clearing the way to wipe away the aging indoor structure and reconfigure the real estate along McGalliard Road for modern, open-air retail and restaurant outparcels.
