Living in Las Vegas Guard Gated The Vineyards Summerlin

Hi and welcome. You are here because you've already made the decision that you're moving to Las Vegas and maybe you've been perusing Zillow and looking at so much cookie cutter new construction and realizing maybe you're going to need to make some sacrifices to move to Las Vegas. Well not so fast. Today we are in one of the absolute hidden gem guard gated neighborhoods here in Summerlin in the arbors and 89144. This is a gorgeous semi-custom community built by Christopher Holmes between 1999 and 2004. Here at the vineyards you have 138 again semi-custom homes. Today we are visiting 1201 Merceau Court so let's get into it. This is your Vegas Confidential. Hi if you're new here my name is Jennifer Graff with The New Home Experts at Simply Vegas Real Estate and I have been selling real estate here in Las Vegas for just over 20 years and today we are visiting 1201 Merceau Court here in the exclusive guard gated vineyards community and I'm going to be sharing with you not only all the details of this gorgeous home and how it's been completely imagined for 2026 but also some detail around this fantastic hidden gem neighborhood. So it doesn't feel like we're in Vegas right now correct? I mean look at all this incredible lush landscaping. So as I mentioned earlier these were built by Christopher Holmes all semi-custom. If you're not familiar with Christopher Holmes they are an award-winning local builder and when you mention the vineyards to anyone that lives in Las Vegas the first things out of their mouth is like oh my gosh I absolutely love that neighborhood but a lot of you from out of state are just not familiar. So let me talk to you a little bit more about the vineyards and how incredible this community is and really ultimately if you're looking for something with mature landscaping doesn't feel a lot like Las Vegas and has some old world charm but doesn't feel dated then the vineyards is absolutely somewhere you should look. All right this morning we were very worried because we had our lizard here and I was going to make Micah throw him outside because we didn't think he was alive as he's feigning death right now but he's actually alive so hold on sorry sorry sorry sorry oh yay we just want to make sure that no our animals were harmed during the making of this video. So I know what you're thinking you're thinking old world charm maybe you're thinking Tuscan and automatically you're thinking oh gosh it's going to be dated well here's the thing this community as I said earlier this is semi-custom and has really matured beautifully it is called the vineyards and I think they really nailed it because everything here has a fantastic wine or champagne street name all the streets up here are cul-de-sacs and when you come in through that guard gate you automatically feel like you've walked into a luxurious vineyard estate. Okay so one of the things I will mention is all of these home sites out here at the vineyards have oversized home sites so you really feel that expansive not cookie cutter just desert landscaping type of scenario and you can see I'm gonna have Micah pan the courtyard again because I really want to show you ultimately how this really feels like a cozy vineyard estate all of these gorgeous mature landscaping really comes alive in the evening this whole courtyard lights up beautifully now again this is 1201 Merceau Court this home is just over 4,000 square feet four bedrooms four baths and ultimately as I said earlier has been completely reimagined but still keeps a lot of the original charm of this beautiful home so today we're going to be taking a look inside I'm going to be sharing with you all the amazing details of this gorgeous home so again let's get into it now as you can see walking through this home right away that it absolutely feels like a chateau right and so this home again recently reimagined by the seller so this is all new hardwood floors here throughout the downstairs and one of the things that is so important about this home when this home was renovated the amount of effort to put this kitchen together it's really amazing and I'm going to go through with you some of the details of why this kitchen specifically if you love to cook okay maybe I don't love to cook but if you love to cook this is really going to be ultimately the best chef's experience you're going to you can imagine so one of the things you might notice right away that Micah is sharing with you is there's actually dual staircases in this home which I think is just so well thought out again this home was built in the early 2000s and there was just so much care that went into how this floor plan lays out you have the formal entry on the other side where you have your formal staircase let's be real maybe you're upstairs and just want to hit the kitchen and you can come down from this staircase right here and get right into your gorgeous kitchen now as I mentioned earlier this entire kitchen has been completely remodeled all of these countertops and you can see how beautiful they are this is all quartzite and that is actually all through the downstairs so here you have your your bar over here as well as your two fireplaces on either side of the great room and both of them have that upgraded gorgeous quartzite fireplace surround and I really feel like it helps match and have some essentially the entire downstairs really has some nice colors that go throughout one other thing I want to mention is because again if you are all about cooking and you love to do that then here you have your wolf appliances you have viking as well as sub-zero thermador this is ultimately all built for somebody that loves to cook and entertain okay so one of the things I want to share with right away is obviously you have these beautiful teal cabinets and then you have white on the other side and then take a look at this because this is actually pretty neat how cool is that right I mean there's just so much attention to detail here as far as how you can and it's over here as well sorry I'm in heels so this is much harder to do than you might think but I mean all of this all of these pull out it is all soft clothes drawers and take a look at this Micah how neat is this wow right I mean so if you're going to be cooking something of course I don't cook anything but if I was going to open my frozen meal can I say that you have this this extra chopping block right here so there's just so much attention to detail in this home this was beautifully and also lovingly renovated so all of these little details truly make this house a home one of the things I also really appreciate about this home is that you have two entrances you have one back here as well that goes out to your courtyard and you can see this what time is it right now it's probably it's 10 o'clock in the morning right now and look how light and bright this is so imagine having your coffee in the morning maybe over here in your little breakfast area what I love here too is that you also have maybe you're not having coffee let's be real maybe you're having wine I don't know if you're moving to Vegas maybe you're going to start your day with wine but look how fabulous this refrigerator would be for all of your wines and as I mentioned earlier all of the details that you would think that you would want in your home is already completed here and as I said earlier everything down here is all that quartzite I love this glass backsplash that's also throughout the home and then you also have more refrigerator space here and then Micah turn around because this is what's also really nice is there's just great this is your pantry over here take them into that pantry I mean I could totally fill this up with stuff automatic lights go on and you have all of your shelving and baskets in here already and it goes back pretty far so all of the things that you think about when you're thinking about a home and maybe again if you've been looking at homes for a while and thinking gosh I would love gargaited real estate here in Summerlin and maybe you've looked at all the usual suspects but I have not considered the vineyards yet so I'm just here to share with you this is absolutely a location that should be on your list so what do you guys think so far I would love to hear on the comments especially especially if this neighborhood in Summerlin was not on your radar I hope it now is I also want to mention that if you are truly considering real estate here in Las Vegas but not exactly sure what you're looking for then I have a great quiz quiz for you you have the QR code right here you can go ahead and download it or you can go to vegasconfidentialquiz.com eight questions that can help you determine where in our valley is the best fit for you right now it can be pretty overwhelming between resale and new construction there's just a lot of opportunities to sort through so go ahead and take my quiz I think it'll be really helpful for you to determine where in Las Vegas is the best fit so let's find your Vegas okay so we've talked about the kitchen we've talked about all of the beautiful natural light in here and then Micah as we're walking I just want you to see I mean how I mean these chandeliers are all amazing imagine having your dining room table out here one of the things we're going to be talking about a little later on in this video is the spectacular pool that is actually fairly new that the sellers put in and the incredible absolutely amazing light show so if you are looking for an entertaining space to invite all of your friends when you move here to Las Vegas this could absolutely be the house to wow your guests okay so speaking of guests talking about your guests maybe you're going to have them stay over I mean why not right so as I mentioned earlier this is your front staircase we talked about that earlier I love the fact that there's dual staircases in this home just over 4,000 square feet so I think it's just the right size that it comfortably warrants the two staircases back to the guests so over here you could do this room with the French doors here as a guest bedroom or an office I love the the fact that you have a fireplace in this room again you walk through this home and you definitely don't feel like you're in Vegas what do you think Micah not at all see getting a thumbs up from my videographer and so let me take you through over here because I think this lays out nicely as an office but you still have some nice spaces down here so down here you have this powder that has been completely remodeled and I love the teal beautifully done and then we are walking now into really an ensuite bedroom that could be used as an office or as a bedroom space what I love about this is that it has its own walk-in closet as well as its own full bathroom down here so how neat is this so outside like I said we lead you back out to the courtyard I just feel like if you're living in this home you can really feel like you're just definitely not in Las Vegas and what I love too is that coming out to this courtyard you don't see any other houses and then you're really protected by the trees you have this gorgeous front yard as well and this is just sort of the last days of the heat here in Las Vegas so it's still really hot out here but as you know very soon very soon it is going to cool down and this is just going to be an absolutely spectacular place to sit out here actually you could set it out here during the day but of course towards evening time this would be a really nice place to sit out and have a nice glass of wine at Verso Court okay before we head upstairs and show you all the other bedrooms I just want Micah because we're standing here and I love the fact this is all two-story here and just the architecture that they did just has some really neat cozy charm to it but it doesn't feel dated and I think that's a really important thing to say because a lot of these Tuscan homes let's get real can be feel really really dated and this absolutely has been reimagined so it feels modern but it still ultimately has a taste of that old world charm beautifully done all right Micah we're heading upstairs I'm gonna send you up before me so we are headed up the front staircase I love the carpet that they did here it's just just fun and kind of Vegas-y right but without being over the top for sure and then what I love is you come out to this landing and you could really ultimately do anything that you would want up here but take a look at this how beautiful is it up here wow this is gorgeous so can you believe this is Vegas you guys I can't believe it but here we are okay so let's go back in so you could imagine maybe even having a little entertainment spot on this landing and then this is beautifully done too all of these built-ins they all light up great for storage but also really great for showcasing whatever beautiful knickknacks you might have right and this I think would make like a great sitting room a little library or something you overlook the fireplace and you also can see all the lush landscaping in the beautiful backyard so not a bad place to hang out I would say all right so now let's take a look at the primary bedroom also what I love is that you have the hardwood floors up here in your primary as well no carpet I really like that you have an incredible view back here of all the lush landscaping overlooks your gorgeous pool and then honestly one of my favorite places in this house because place I would actually use is this amazing bathroom take a look at this this totally feels like an extremely upscale hotel suite I absolutely love the shower and make Micah go in the shower and then that is actually a shaving mirror Micah so that heats up so if you are shaving in the shower that's hard to say shaving in the shower that mirror is actually a defogging mirror that you can ultimately shade how cold is that right that's all right that's we're not going there but um beautiful shower and then um Mike is actually standing in the commode and I just want to mention that the all of these toilets have bidets and I think there's about four three to four installed throughout the entire house so this was again all done with the thought process that this house is meant to be used one of the things I love too is of course up here you have quartz countertops but take a look at these mirrors they light up and you can do oh it actually heats and look I would have fun with this it's all this different lighting so depending what I feel like oh I like this all the kind of like so I feel like again this this particular bathroom feels ultimately like an incredible luxury spa experience the same here goes for your jetted tub um this is really a premier tub with and all of this again is jetted so you could really just enjoy also I think has bubbles really enjoy a spa experience even here um you have all of your strips here to charge everything and I believe Micah can you help me find it there's some lighting you're so smart yes that is it thank you oh there you go yay all in real time people and then of course you have this area here that can be your dressing room how nice is all this storage space for all your shoes Micah you probably know I have a lot of shoes and then check this out as well got a nice size closet in here also with custom shelving and then was actually kind of neat is these are all things that you know you kind of miss out on in some new construction homes but what I really love is from your closet maybe you're not sure what temperature it's outside right you're like of course you could check your phone but if you're not checking your phone you could come out here and decide what you're going to wear today based on the weather yeah so Micah was commenting how incredible this tub is which it absolutely is a ton of jets you could definitely have some bubbles going on in here and then you could even watch tv if you wanted to if you have a tv right there I mean I just feel like this bathroom is just meant to kind of hang out in so what do you guys think so far is this something you would consider home here in Las Vegas does this surprise you that this neighborhood even exists because I know a lot of my clients wouldn't necessarily have the vineyards on their radar one other thing I would like to mention if you're ready to chat about 1201 Mercer Court or any other real estate here in our valley well let's talk you can go ahead and book a call with me at jennifergraffrealtor.com there is a Calendly link right at my website if you're not ready to talk but would still love some more information well I've got two guides for you I have my lifestyle guide and my relocation guide put the QR codes right here go ahead and download everything that I love to do here in Las Vegas or learn more about the relocation process to our valley all right so we just toured the primary bedroom and the primary bathroom nice storage closet up here which I like especially if you're kind of using some of the spaces maybe like a game room or something like that I think they find to keep like your clue and maybe your chutes and ladders in here Parcheesi maybe Micah's staring at me like I'm crazy Yahtzee I used to really like Yahtzee did you like Yahtzee Micah yeah wasn't that fun um let's go this way there's also Hungry Hungry Hippo if I'm sure you remember that one are we dating ourselves with that probably I didn't want to say it um great guest bedroom here I love the floor actually you can maybe even put it as a gym because it's kind of bouncy take a look at this these cabinets I absolutely love this color kind of matches my pants a little bit too so you've got a sink over here with another one of these gorgeous mirrors oh take a look at this shower Micah I love how this is done and this is because the entire house has been remodeled so that's when you really feel it in every space in this house another one of our bidet toilets here oh turn around Micah show them this mural right here this is pretty neat so this is wallpaper but this is such a pretty color this is just so beautifully thought out another sink over here because what are we doing we are walking through the Jack and Jill bathroom and then over here you have another bedroom walk-in closet and how cute is this bedroom it kind of reminds me of like maybe a nursery space or maybe like your arts and crafts room I did any arts and crafts which I don't but if I did this would totally be the room that I would do it in and take a look at this Micah because I want people to see how again you overlook this gorgeous courtyard so you just feel like you're just in your own very private space that's hard to do in Summerlin we all know that because it's getting more and more busy and more and more crowded out here but when you are in this neighborhood you ultimately feel like you are in your chateau vineyard retreat okay so I like to keep Micah guessing and I'm doing that because check this out I have two staircases to choose from we could go down the front entry staircase or like if you were me you would probably head right down to your kitchen and grab a snack or maybe it's time for a cocktail it's almost 10 30 Micah do you think it's time for a cocktail well let's go out to that back patio and have our cocktail maybe later okay got my sunglasses we are heading out to the backyard Micah don't trip I don't know if you have workers comp but it's certainly not on me oh very good all right look at this I mean what a gorgeous day it is in the shade here actually feels really comfortable and you can see how quiet is out here you can hear the pool running how peaceful is this and as I mentioned earlier in the evening time this pool can completely light up like an entertainer's dream now how absolutely stunning is this pool deck you also have a little layout section right here where you can keep cool in the water but also lay out and what I really like is as I said earlier it's 10 30 in the morning but there's some really nice shade over here that you could absolutely lay out I'm being very talented right now obviously I've not had a drink because I would not be able to do this it would be cool if I fell in but I'm not going to do that now we're going to walk over here because behind Micah is actually a little putting green check this out so what do you guys think so far of this absolutely spectacular home so many places to hang out an absolutely spectacular entertainer's dream if that's what you love to do or maybe you're just looking for that ultimate privacy experience this home really accomplishes both now not to be outdone there's still some great spaces that I want to share with you so let's keep going but wait there's more right so one of the things we didn't cover yet is this home actually has a three-car garage harder to find in newer construction homes and you're absolutely going to pay a premium for it but let's first step through these beautifully renovated and remodeled laundry room how pretty is this tile I love this of course you have the convenient sink and then you even have your ice maker here how neat is that so top of the line washer and dryer and then this three-car garage on this side is your once your single car bay but you can see everything has been epoxied so just completely finished out garage this could be turned back into an official garage or it could be used as an additional workspace there's actually ac in here as well so you could make it comfortable if you want to hang out here okay not last but not least because some of you love garages so we're going to respect that and here is your two-car bay garage and this has a lot of storage racks back here obviously you've got the cabinets and you have a walkout to the backyard and here ultimately mike i want to show them just how far back this home is set a lot of times when you're new construction your home is going to be sitting really close to the to the curve of the street look how comfortable this feels you have this corner home site where you just have so much room you have all this mature landscaping just what a beautiful spectacular breathtaking neighborhood so let's chat a little bit about this location as we mentioned earlier of course we are in the this is the arbors one of an older more established village here in summerlin can't say enough about the location we are super close to the far hills and 215 you can be really within minutes if you needed to get down to downtown summerlin you have all the shopping and dining we are close to red rock we are close to red rock casino and ultimately because we are right here at the 215 and far hills if you need to get down to the strip or the airport you are really very close so really ultimately this is gargaited real estate mature beautiful old style uh summerlin of the arbors community village and here ultimately you are so close to everything summerlin and everything about las vegas that you're coming here to enjoy so hoa fees here at the vineyards will run you just about four hundred dollars a month and i can't stress enough how gorgeous this neighborhood is 138 homes and when you take a walk or take a drive through this community you truly feel like you are nowhere in las vegas and that maybe you have really dropped into a gorgeous northern california vineyard so again all of that for 400 but just about 400 a
