AI GeneratedThe Public Investment Fund (PIF) is spearheading Saudi Arabia's Vision 2030 by investing in strategic real estate and giga-projects. By integrating sustainable infrastructure, tourism, and residential development, PIF aims to diversify the economy, increase homeownership, and establish the Kingdom as a global destination while preserving its rich cultural heritage.
Change begins with an action, an investment, a commitment.
It's born of bold visions and revolutionary ideas, then brought to life with strategy.
Transformation starts with a single step, but its effects can ripple across communities,
nations, the world. That's the PIF effect.
Every investment PIF makes today creates a tomorrow with greater opportunities.
Join us as we uncover the human stories at the core of PIF's transformative investments.
Saudi Arabia is undertaking the most ambitious national transformation in modern history.
At the center of this effort is PIF, driving growth, diversification,
and long-term prosperity across the kingdom.
As part of this mission, PIF's local real estate investments division
orchestrates development across Saudi Arabia's water, land, sky, and sand,
mobilizing capital and partnerships to deliver cities,
infrastructure, and destinations that will define the nation's future.
PIF's real estate investments include more than 150 assets delivered or underway.
They span all 13 provinces, include projects in 20 cities,
and support three unique tourist destinations.
This work strengthens residential communities, supports a more diverse economy, safeguards
the nation's heritage and environment, empowers a world-leading tourism and entertainment sector.
At the top of the portfolio sits the giga-projects such as Roshan Group,
advancing livable communities at scale, Red Sea Global, redefining sustainable tourism,
Qadiyah, creating a new capital for entertainment and play,
and Dariya, a new city anchoring national identity through culture and heritage.
Together, these projects are designed to catalyze nationwide change by creating
places that are carefully designed, rooted in culture, and shaped through long-term investment.
Places where people can explore, work, grow, stay, and play.
PIF brings the promise of Vision 2030 into the daily lives of every Saudi.
Our vision lies far beyond real estate. We invest in foundational infrastructure,
new economic ecosystems, destinations and experience, communities and lifestyles,
and integrated technologies and smart city solutions for the future.
All great things start with a vision. Vision 2030 came out to do a nationwide transformation
to diversify the economy, to allow us to have the highest socio-economic impact possible.
We are not waiting for the future to happen. We're shaping the future.
We're making sure that future generations are improved through building livable cities,
smart cities, making sure that we create economic diversification for our future generations.
When we walk through these projects, I think of a foundation.
The foundation for the future generations to build whatever they want, whatever they dream of.
I feel very privileged to be working within the PIF to actually drive this change.
Saudi Arabia's geography and culture are incredibly diverse. Our strategy ensures that
each project reflects a regional strength but contributes to a shared national framework.
This is how real estate becomes a unifying force for growth and opportunity.
Saudi Arabia's culture, history and natural landscapes are national assets. Vision 2030
is about shaping them into places that can be experienced and shared, creating a foundation
for growth and opportunity. The role of PIF's real estate investments in this effort is to
develop tourism destinations that showcase what Saudi Arabia has to offer and create
opportunities for Saudis. Saudi Arabia is set to become the future tourism capital of the world.
The planning and development spearheaded by PIF is delivering results. Saudi Arabia has already
surpassed its original target of 100 million visitors a year by 2030, marking a new phase
of growth for the tourism sector. Global hospitality leaders are responding to this
success, drawn by the scale, clarity and ambition of the vision, and committing to Saudi Arabia's
emerging tourism destinations. That momentum is tangible. More than 4,500 hotel rooms delivered
so far, expanding to nearly 90,000 by 2030. Each of these destinations offers something different,
yet together form a national tapestry. Unified planning is not about the asset, it's all about
the experience. They're all made to create a completely diverse experience from one project
to another project, and that's what we aim at. Nowhere is PIF's experience-driven vision of
tourism expressed more fully than in Qadiyah, a completely new city spanning 376 square kilometers,
designed and built so that sport, entertainment and creativity shape every day. Qadiyah City is a
new model for urban living built entirely around the concept of play, creativity and community.
Qadiyah is different than any other big project. It combines entertainment, sports and culture
within a destination where people can live, work, learn and play year-round, anchored by
world-class experiences such as Six Flags Qadiyah City, Mercedes-AMG World Performance,
Dragon Ball Theme Park, Aquarabia, Speed Park Track and much more. It's a good opportunity for
Qadiyah to embed the philosophy of play and to push people to be more joyful, more playful,
more happier and experience whatever they would like in life. When you go back and sit with your
loved ones, it's the story that you take and you share with them that you've learned at the
destination. These are the stories that we want to make. Stories connect Saudi Arabia's past and
present. PIF is creating spaces where Saudis can move into the future with their heritage and
culture. Dariya is one of the clearest examples of this mandate. This giga project takes the
spirit of an ancient community and translates it into a new multi-use city. Its plan blends
cultural preservation with contemporary livability, pairing museums, heritage sites and tourist
offerings with walkable neighborhoods, public spaces and commercial life. PIF are empowering
the physical development to preserve culture and heritage for all to see. They are effectively
helping to shape humanity. When it comes to heritage and culture, you will see it clearly
that we are capitalizing on that. Dariya is the birthplace of Saudi Arabia. Our UNESCO World
Heritage Site of Atarif, which was built in 1760, was the political capital of the first Saudi state
and that served as the inspiration for the master-planned Dariya City of Earth project
that we are building today. We're introducing smart city infrastructure. We're introducing
services and amenities to enable social cohesion, interaction, economic prosperity, health and well-being
and all of that through the lens of Najdi vernacular. So it's our distinct architectural
typology deployed across the entirety of the city, leveraging modern infrastructure and historical
building techniques for modern day use. I come from Dariya where we are now. My grand-grand-grandparents
were born here and lived here and died here and I'm very glad to see it rising to achieve this
amazing and ambitious plan. A shared connection to the past is the foundation for a prosperous future.
Each of PIF's real estate projects is created to strengthen communities and allow individual Saudis
to lead the fullest lives possible. Access to stable housing is a prerequisite for the thriving
society outlined in Vision 2030. At the heart of this vision is a clear ambition enabling 70%
of Saudi households to own their own homes by 2030. To support this goal, PIF is driving the
delivery of 190,000 residential units by 2030 with more than 4,500 delivered to date.
Across its real estate investments, PIF is designing neighborhoods that drive toward this goal
and reimagine the residential experience in different ways. Building a building is quick.
Building a community takes time, intention and focus. None of PIF's projects embodies the housing
goals of Vision 2030 like Roshan Group. Across the kingdom's three main regions, Roshan Group is
delivering active destination scale developments designed to expand homeownership and elevate
quality of life. Roshan Group is a national multi-asset real estate developer and a giga
project directly owned by the public investment fund. The group's mandate expands diverse
portfolio which connects people, promotes well-being and enhance the quality of life
across the kingdom. Each of Roshan Group's developments is designed as an integrated
human-centric community where homes, schools, retail and green space sit within a 15-minute walk
on pedestrian priority streets. We say community, our intention is ensuring they have the amenities,
green area, landscape, all the aspects that makes residential experience more unique. There was a
huge shortage in housing for example and Roshan, one of our development companies, anchored the
development of integrated communities to target specifically that housing segment.
Housing transitioned from being a structural gap to becoming a driver. Roshan Group is not only
closing the housing gap but reshaping how Saudi families live, connect and grow within sustainable
digitally connected neighborhoods. For us, accessibility means having everything you need
schools, healthcare, shops, parks and workplaces. Livability is about how it feels to live there,
being part of a connected, inclusive and comfortable community. So having the right
balance of residential, retail, hospitality ensures that you're getting the most out of
such a community and it creates the sense of belonging. When you look at Saudi Arabia,
the strength and the spirit of the community is what will create a strong nation. Strong nations
are built on vibrant economies. Through its real estate investments, PIF is unlocking more than
10 billion dollars in private sector opportunities. That scale is already visible across the country
with 250,000 square meters of retail space delivered to date and more than 2.3 million
square meters by 2030. At the same time, this work is creating a broad network of professional
pathways from high-tech roles to hands-on trades designed to support long-term growth and help the
next generation thrive. We enable Saudis with a training program in order to bring them to the
workforce. 70% of Saudis are below 35 years of age, so that gives us an advantage in terms of having
them contributing and working and living in our projects. You will see them proud of what they
are doing because they don't feel that this is only a project. This is their project as it is
ours. There's dozens of careers today that exist for Saudis, ladies and gentlemen, that they were
not available only seven or eight years ago. From my children's point of view, they have a spectrum
of opportunities that they can choose from, whether it's gaming, whether it's architecture,
whether it's sports. We've become a very diverse society where the Saudi people come first and
people live in a harmonious way. PIF supports development grounded in the belief that people
and nature should thrive together, prioritizing smart design, sustainability and environmental
preservation. Every element of the city is built on sustainable design principles covering energy
efficiency, water management and smart mobility. Nature landscaping and climate responsive design
reduce environmental impact as well as infrastructure capable of evolving with
technology and future needs. Sustainability is built into the city's DNA from the start,
not added later. We'll use the Red Sea Global, for example, how we want the guests to live with a lot
care and respect of how we are keeping the project sustainable. The marine life has been taken care
of to make sure that it grows and it gets better. Even the next time they come and visit, they can
see the difference. Sustainability isn't only about materials or certification, it's about
balancing design excellence with culture and environmental responsibility. We believe we can
do well by doing good. That's sustainability, not just a moral choice, but as a financial engine.
The same systems that lower carbon footprints also create healthier lifestyles, greater satisfaction
and deeper civic pride. Translating Vision 2030 into reality requires unprecedented coordination
across sectors. That's why PIF approaches development holistically, aligning capital
and partnerships across a connected portfolio rather than isolated projects. Each initiative
supports a national priority while advancing a unified long-term vision for Saudi Arabia.
PIF's real estate flagship developments and wider portfolio work in concert to ensure Vision 2030
is realized at both a national scale and a human one. For me, this moment of transformation
means a lot. We believe that real estate is one of the main enablers for Vision 2030.
Every project is interlinked with the other projects. We developed a lot of systems to
ensure the monitoring and the planning for this project and even the execution. Systems thinking
is at the core of how we approach real estate. Instead of seeing a project as a set of isolated
components, we consider the intricate web of relationships between the various elements and
how they interact to create a cohesive and thriving ecosystem. These projects are not
separate entities. They are chapters of the same story. It is important to see the full picture,
how mobility, energy, housing and culture all intersect. When we plan at portfolio level,
we can integrate these systems from the start. That's what creates efficiency, sustainability
and a unified national identity. Scale isn't a challenge for us. It's an opportunity.
PIF is creating a future that Saudi Arabians will be proud of. The company's portfolio reveals a
single, interconnected vision for a nation where people have the homes, careers, culture
and environments they need to thrive. And it's only getting started. We are five years away
from 2030 and we've already seen that things are on track to achieving the goals and objectives
of the Kingdom and PIF. I believe we have a place in history now and what is yet to come
is much bigger. What we've been building in Saudi is not a typical project that you would
see in any place. We have gone far and beyond. A lot of people hear and read the headlines.
When you come, you see the infrastructure being developed. You see the roads being upgraded.
We're building the largest structures in the world. We're building one of the most advanced
airports in the world. We're building one of the largest entertainment parks in the world.
So seeing those materialize day by day is motivating by itself. We are privileged to
work within this vision, having better, vibrant communities, having destinations within the
Kingdom that they can visit, having the best workplaces in the world, having a unique and
iconic project that hasn't been here in the Kingdom. A lot of projects will be the first one
and this is where you feel the pride of doing something that no one else did before.
Real estate is the paper upon which this bold new chapter is being written.
It is the catalyst for every aspect of Vision 2030. PIF's work is reshaping Saudi Arabia's
physical landscape and sense of possibility alike. The impact that begins with a grand vision
continues through strategic investment and intentional development to improve the lives
of everyday Saudis. That's the PIF effect.
