New Build Home Tour | Near Frisco, Texas | Beazer Homes 600k!

Welcome back guys. Today I have this beautiful model home. If you don't want to pay Frisco's new construction prices, which are crazy, the second best option would be Little Elm, which is where we are right now. We have two builders here. Beezer is the builder behind me. We are on Lake Louisville. It's called Lakes at Valencia. So this is a new construction community that just opened up. You look around, there's already a lot of people living here. It's such beautiful community. And again, you're gonna get homes probably 200k discount from Frisco. So if you move this 18 minutes away to Frisco, the price jumps 200k, which is why a lot of people would rather live here, get more house, get better pricing. You guys stay tuned. I'll tell you more about this house called the Blackburn Floor Plan. Again, we have this lighter exterior brick with the lighter stone here. And you are able to choose all of the colors in this home. You're able to choose your door. I've had a lot of people build with the builder Beezer and they love the home. Usually when they walk in, it just has like a very homey warm feel, right? So this is the Blackburn plan. It can have four to six bedrooms depending on how you want to build it. Here right now we are in the office and we have these big windows to bring in all the natural light. This one does have actual wood floors. I know a lot of the homes that I've been showing you guys have luxury vinyl in this model. They do. They did do wood flooring throughout. Here are your French doors to give you that privacy that you would want in your home. And this home right when you walk in, it's just one the kitchen tucked away, the living room tucked away, which I know a lot of people love. They don't want to walk directly into their home and see the kitchen or see the living room. Here we have this extra space that is a true dining space. I know a lot of floor plans right now are having this open concept trend where the living room and the dining run together and some of my clients really don't like it. They want something like true dining where they can come and sit at dinner and not be distracted by the living room area. So this would be that space. You are able to customize everything in this home guys. I'm telling you the pink color, the flooring color of the stairs, the staircase color, countertops, everything you want. You can choose light fixtures. You'd be able to customize it yourself. This is actually my favorite table. I have a table just like this one. The one that I have extends. I don't know if this one does, but you add more pieces so you can fit like 14 people if you'd like. But come this way, I'll show you guys the kitchen living. We'll get to the primary bedroom and then we'll go upstairs to see the rest of the home. I did have one client really fall in love with this house and we're still house shopping and they're hoping to buy in December. So maybe this is going to be one of the top three contenders for them. But here as you can tell, it's a huge kitchen island, big kitchen. A lot of people always complain to me like Marisol, the kitchens are so small. I love to host. I love to cook. So I want a big kitchen and unfortunately every builder is different, but this one definitely has a spacious kitchen. If you guys want to come over here, we have lots of drawers here. This would be your trash pull out. Sometimes I see people have like spice drawers, which you can get done in your home. So you can really customize your cabinets as you wish. When you go to the design center, you sit there for eight hours with the people designing your home and your kitchen and you're able to tell them like, hey, this would be beneficial for me when I'm cooking. That would be your garbage disposal. It looks like they have some bold boxes here and this is like a white piece here as well. Countertops, we have just the plain white. You're able to do marble. You're able to do different quartz colors. Whatever you guys want, we can do. And then this backsplash is nice little triangle pattern that they have right now. Here we have your microwave. I'm not sure how to open. Oh, there it is. These are the newer microwaves that they're coming out with. So it's built in here into your cabinet space. And then again, we have more cabinets, pots and pan drawers. Each community is different. This community does have gas. I know some people like gas, some people like electric. We have a five burner here and then we have our vent hood that vents everything out when you guys are cooking. Again, just a lot of cabinet space, countertop space here. You have your windows to bring in some light. And then we have double oven. Double oven is an upgrade, but you could always get a single oven. Some people do it, some people don't care to. And of course, this is the space for your fridge. It's usually a standard fridge that would go here. So that is the one that is here. And then you still have your pantry. So on top of having all of those cabinets, you still have your pantry and walk in so many things in there. So again, we have this little area here. You could put like a breakfast table, but you have your true dining off to the side. Some people might put more decor here versus an actual table. And over here we have high ceilings in the living room. I love this section on here and the decor that they have. You guys come over here. You can see your game room from this side, which a lot of people like. If you can have your kids upstairs doing homework, you're in the kitchen, you're hosting. Or if you bring family over, they can spend time. All the teenagers go upstairs and all the parents stay down here. We do have our fireplace here. It's electric. A lot of people ask me, does this give off heat? Usually it doesn't give off much heat. It's more for just aesthetic. Some people don't want a fireplace in their living room, so they'll just completely get rid of it and leave a plain wall there. But this is where you put your TV. Some people like to put their TV here. It just really depends on each individual. So we'll come out here. I'll show you guys the backyard. And back to why people buy in Little Elm. Again, if you want to buy this house, move it to Frisco. The price jumps easily to $100k. So if you don't want to pay $800k for a home like this or even $900k, you come to Little Elm, which is just 18 minutes away from it. You still have good schools. You still have all the shopping and dining. You're just a little further out. And this would be our backyard. This is about the size of the ones they have. If you can see, we have the lake back there. It's hard to see a bit, but some of the homes do back up to the lake, have a lake view. So you are able to choose which lot you want to build your home on. And then we have the privacy fence here, or the iron fence with its shrubs right there. We do have fully guttered. I know in Texas, it's very important that you have gutters because it rains. And then we have to make sure to protect your foundation. That way in the future, you don't have foundation issues. A lot of people ask me, what are the warranties that come with each home? So you're going to get a warranty of one year, bumper to bumper, everything inside the home, two years, everything behind the walls, electrical, mechanical, and then 10 years, your foundation and your framing, which is why they put the gutters so you don't have any issues. So we'll come this way to the primary bedroom. It looks like they added carpet here. Some of my clients like to add the wood flooring throughout. Very spacious. They did an accent wall here. They have a tray ceiling, lots of natural light coming in, and you have so much space here. You have your, this is probably like entertainment stand with your mirror. And then you have your king size bed with two nightstands. I really love the decor here as well. And if you guys don't like certain colors in this packet, I know some people don't like dark colors, they like the white, then we'd be able to find you a white color. And that's what you choose when you go to design it. But again, lots of cabinets here, double vanity for his and hers. And this is a big restroom. A lot of people tell me the restrooms are so small, like I want something more spacious and open. So this restroom actually gives you that. This shower is oversized as well. There's not a tub in this home, but this shower is oversized. You can sit here, contemplate on life. And then you have your window there that has this film on it. That way no one can see inside your restroom. This would be your toilet area here. And I really love the color of the tile that they chose on this. Again, whatever tile you guys want, you're able to design if you build it. If you don't build it, we have move-in ready options that are ready within 30 days that you can move in. And they design, the people that design the homes, you know, they study to do that. So they're not going to choose random colors that are not that nice, right? They're going to choose colors that are very popular and trending right now. So this is your closet. There's a lot of storage here because this is where the stairs are. And then you have your rods here and then your food shelf. But you have a lot of space here in this bathroom. And right over here we have a little bit more storage for towels, anything else that you guys would need. So let's continue with the downstairs, see what else we find over here, and then we'll go upstairs. Let me know down below if you guys have any questions on this home, tax rates, interest rates. A lot of you guys need somewhere to store your vacuum, all of your cleaning products you could store there, your clothes will run. This would be our half bathroom here. No shower in there. It's just a half bath more for your guests that are coming over. And then right over here we have our laundry room with a built-in cabinet there. The washer dryer goes here and then right here we also have your internet box. A lot of people ask like what is this? This is for your internet to run throughout the entire home and that's where they would leave the box. This is the two-car garage. I know a lot of people ask me about garages and typically they're office spaces you can't really see, but this one does have the office next door in the other home. And here we have our tankless water heater. A lot of people use the old water heaters. Most builders are moving and transitioning to this. This is the emergency water shut off. If you ever have any leaks in your home just come here pull it down and it completely shuts all the water in your home. And then over here we have your electric panel. If a breaker trips you can turn it back on. This is for you to turn on your sprinkler system. Typically the builder already sets it a certain way so you don't have to come and mess with this. And then of course you have your garage opener and your two-car garage here. Typically you have an app where you can connect to your phone so you're able to open from your phone. You don't have to get home to open your garage. So back to upstairs. I'll show you guys this. We do have a wood floor. Again it doesn't match the other color. Sometimes you change the color a bit, but you have these wood floors leading you up to upstairs. So we did have the office downstairs and we did have the dining and primary bedroom up here. It looks like we have three bedrooms if I'm correct. Come this way we have this bedroom very oversized and it has this closet right over here. Walk-in closet. Beautiful. I love the wallpaper that they did here and I love all the decor. But it looks like this is a twin size bed. Then they put the desk right over there. This little nightstand and then a cute dresser. Over here we have a little bit more storage. I never have enough storage. I know I use blankets a lot and I always want to put them somewhere. And then over here we have our bathroom that is for upstairs with the toilet. We have the double vanity. We have the shower and then we have our, I love the tile on this shower, of our toilet room. Off to the side we have our media room. It does have a window. Again some medias have windows, some do not. And then this is an add-on. Some people want a media room, some people do not. So really depends on you if you want one in your home and how many bedrooms you want. Some people convert this into like a six bedroom. So once you decide what floor plan you want you can design it yourself. I forgot to tell you guys is that this community has multiple price points. From $450 to $600 ish you can get a home. Typically the $450s are one stories but they do have options. So if you fall in love with this community we're able to get you these homes. This is an extra space that's interesting. Sometimes they have it in homes. It's just for storage. Sometimes it doesn't come finished. Sometimes it does for me. I would love this with like an office or podcast video. I'd probably finish it out. But it comes in some of the beautiful plans that I've noticed. And we have our closet here. So again we do have one story options. If you love this community but $600k and this home is way too big for you we have one story options that I can help you guys for and we can look at. Something about this builder right now they're offering the promotion of very low interest rates. So under five percent interest rate is what they're offering which is a killer deal. But again those incentives change all the time. So depending on when you're looking right now this video is being recorded July 2026 right. Depending on when you're looking those could change. Here is your AC system that all the AC flows to your home. And then we have our game room here again. And it's very open to the living room. You can connect here. Some people want plugs on the bottom of the like on the flooring. That way they can connect like a computer or anything. But it's really up to you how you customize and design your home. So again why Little Elm? Because Frisco's expensive right. So a lot of my clients tell me they're like hey I live in Frisco but I don't see anything in my budget. So then I recommend other cities like Aubrey, Salina, Little Elm. And then you guys decide once week four once you find the perfect home which one of these is better for you. Because again pricing is very very different. Here we have closet again with the other bedroom. Nice closet size. And then this restroom right over here would be like a owner suite that's private view here. Again I see a lot of my clients want more space and want extra bedrooms with more restrooms. I love this tile. My favorite tile that they have. But again you're able to go to the design center for hours speak to designer. I'm there with you. And some of my clients choose these colors that I have to tell them like it's not trending. I probably wouldn't recommend you do that. But again it's your home. So I just give my two cents. The designer gives their two cents. And then we decide how to design the home. So again this is where we're located. We're in North Dallas. We're about 39 minutes from the DFW airport. We're 18 minutes from Frisco. And we're about 45 minutes from Dallas. Really depends on the traffic right. As far as floor plans we have these different ones. We have the one story Carson for 450 1931 square feet. We have another one story 2000 square feet. Another two story 2500 square feet. Price obviously goes up as we go up. This home right here is in like the 600 650 price point depending on how many upgrades you have. And then I'm about to show you guys the but we have our HOA is 619 for the whole year. And then our taxes here are 2.07 plus a PID. PID is when they do the water the sewage. They bring all of that to the community. So you have to pay that as a tax for the next 30 years. But that is what is offered here. Stay tuned. I'll show you guys the amenity. Guys I will be showing you the amenity center. Here we have a dog park. We have our playground. This is like a multi-court. Looks like someone's playing basketball. You could do tennis pickleball. And then we have our fitness center right there. Nice building. Right in the back. I don't know if you can see. You can see Lake Louisville. So again this community sits on Lake Louisville. And back over there we have the swimming pool. Kind of tucked away so you can't really see.
