Family, today we are in Forney, Texas. And in Forney, Texas, this is where you get your money's worth. I'm gonna show you this modern home right behind me that's priced at $310,000. It's a three bed, two bath. It's a modern style, modern design. This one is about 1,800, 1,900 square feet. This is a fully furnished model which basically they're replicating and basically selling for around 310 to 311,000. Beautiful, beautiful layout. This is gonna be a new master plan community which is in Forney, Texas. This is about 25 minutes from Dallas, Texas. And this is gonna be on the east side. I have a lot of people that always ask me, Rigo, what is there around Forney? Forney has a lot of grocery stores now. They're just recently, it used to be a really small town. Now they're pretty much opening up hospitals, HEVs, a lot of good stuff that's coming out to this part of town. Now here, we're gonna have the office that they're currently using for the builder. So you have to wash your dryer. And then they have it designed as the craft space. So this is pretty much, if you like to do anything craft related, this would pretty much be a really, really nice. Room for you. So technically a laundry room, but they have a lot of space here, which you can make it your own or you can make it your little pet's room, right? So really, really nice. Right now, family, for something like this, your monthly payment could be around the $2,500 a month because the builders are giving lower rates. And also that would be using the minimum down payment on the FHA loan, which would be around $12,000. So if you were just curious about the numbers, that is pretty much what they look like. Now the backyards on these, they're gonna be a little bit smaller on the smaller side. So it might be not as long. Usually these model homes, they put them on super long logs, but here we would just have this half of the log. But it's still really good size cover patio. You got a little room for your table or four. And I wanna show you the last bedroom, which is bedroom, final bedroom, bedroom number three, which is the primary bedroom. And family, just like I said, this is gonna be in Fourney, Texas. So Fourney, Texas, it's only 25 minutes. For this community, it's 25 minutes from downtown Dallas without traffic.
