
Is the Bellevue Housing Market Crashing? Here's What the Data Actually Shows
Is the East Side market falling apart? I pulled the latest Northwest MLS data on Bellevue, Redmond, Woodinville, and Renton to see what's actually happening as we head into fall, not just what the headlines are saying.
What I cover:
Median home prices across all four areas (Bellevue is down 10% year over year, the biggest drop on the East Side, while Woodinville is holding up best at only 1.5% down)
Pending sales falling across the board, with Redmond down 15% and closings down 17%
Days on market splitting into two stories: half of homes still sell in 9 days or less, but the slower half is taking closer to 3 weeks
Percent of list price received dropping sharply, Redmond fell from 106% of asking to 97%
Price per square foot down 4 to 8% depending on the area
This isn't a crash. Homes are still selling for 97% of asking on average. But with tech layoffs continuing and AI reshaping the job market, buyers now have real negotiating power they haven't had in years. Typically we see a bump in activity come September and October, so if summer isn't your season, this fall could be a great window whether you're buying or selling.
