Best DFW Suburban Deal? Rockwell Homes Tour | Wildflower Ranch in Justin | Fort Worth New Builds

Five bedrooms, under $500,000, what? Yes, that's what I'm gonna talk about next and where I am and what builder we're gonna tour. So don't go anywhere. So where am I? I'm at Wildflower. I haven't been up here now in a while and there are a bunch of new builders and this is one of them, one I had never toured before and I was so excited to see their finish out and see their price point. Yes, you can get a five bedroom home starting under $500,000, get my number straight. And Wildflower, if you're not familiar, is on the north side of town near Justin off of 114 and it is a huge community with a lazy river pool, elementary school, another pool, market, fitness. They've got all kinds of amenities for $800 a year. That is a really unheard of up here, okay, for the master plan community with a bunch of amenities for that low and the tax rate. Oh my gosh, wait until you hear the tax rate. It's amazing. Even though they have a mud, it's still really, really good. It's better than mine. So we're near Alliance Gateway. We're near the Tech Corridor. We're not that far from the airport. South Lake, West Lake, all of that is close by. So definitely a great location, not too far from Denton either if you're going up that direction. So I can't wait to show you this home. So let's go. Okay, as we come in the front entrance, first thing I wanna turn around and this is a really nice wide bricked front porch. Just wanted to point that out. So these doors are really, it's down to eight foot with the glass. This one is just clear, no obscuring to it. Most people like to obscure the glass so people can't see straight through. And look at that, all the way to the two story with your chandelier way up there. There's lots of glasses. And notice the treatment here on the wall. That of course would be an upgrade or maybe you have to do it on your own. So this right here, this would be a wall. Because that's the sales office right now. But you would have a wall right there as you come in. And over to the left, we have our first spare right here on the front of the house. And they did a little treatment over here too. I like it. That would be easy to do actually on your own. All they did was paint that and add a piece of wood. That's all they did. Check out the closet. Nice, it's a good size. Good size for a spare, definitely. And across the hall, these are nice doors. You got your, now look at that. Okay, what do y'all think about that? What would you call that? What kind of vibe is that giving? Do you like the colors? I do, I think it's nice. And then your countertop here is a nice neutral with some gold. So it really does go well with that. And you got your really good size linen closet in here in this bathroom. And very more modern baseboards here. Good size, probably five and a half. And as you come in, so your door from the garage would be right here. You need to have a little cutout for like a little mudroom. And get a load of this. This is off the laundry. So I would call this your Costco area. Put your toilet paper, paper towels, all that kind of stuff. And look at this laundry. Okay, I'm sure this is an upgrade, but look at this. You got the sink. You got lots of cabinet space. Now, would some of you opt for in a rod here because you need to hang stuff? I think I would, I would definitely want a rod. But this is a really large laundry. I mean, it's a really big room. Sometimes it's hard to tell. Then over back to the left, look at this beautiful barn doors. Oh, these are nice. These are nice, y'all. So I love the fact that you can, okay, let's close these so you can see this. Some people maybe have kids. You have little kids. And you need to be able to see them while you're in your office. That's what this would be good for. You'd have a little window out here and you could see if the kids are misbehaving. Okay, and look at this treatment they did. I've heard this was back in like the picture frame. Absolutely is, yeah. So got your office space here, right off the entryway. And dining, so this is offset, kind of like, yeah, just offset from your kitchen area. So a separate dining area. How many of you would want that? How many don't care anymore? Look at this beautiful two-story picture window. Lots of light, lots of natural light. And you don't see the more modern input as much, but what do you think? You like it? I think it looks really sleek, really nice. You got your four, it's a four burner gas cooktop here. And you have a breakfast nook. So you have two eating areas in this. You got the eating area there and your breakfast nook over here. Yay, trash pull out. Happy about that. Definitely Blanco. These are awesome sinks, very, very durable. And you even have a little butler preparation area here right across from your pantry. Very good size pantry, by the way. Can you fit all your gadgets in there? All right, looking pretty good. So would y'all do pendant lights or would you do can lights? How many of you would just do the can lights versus the pendant? I like the pendant because it gives a little extra separation since this is kind of open concept. I like to have that as a little separation. And I've touched this. Oh, it is as soft as I thought it would be. And I do like these stairs. Hold on, let's see what this closet's doing. Oh, just a little one, okay. And then we have the upstairs. So I have not seen this at all. So I have no idea what we're about to see. I didn't even go up here. Oh, okay, look at that. So they have this set up as like a homeschool area, study area, as well as game room. That's kind of cool. I like it that this is not built in because what if you need to change the space at some point? I think that's important. Right off of here are some more bedrooms. Yeah, so, hmm, what is this, second spare? Third spare, cool. Oh, I like the accent door. Closet, yeah. Really wide. This is like a really wide space right there. Lots of room. You could put a little dresser there. Easily. I like it, I like it. Oh, and they did a border with the chrome molding, nice. And then the closet, double vanity. Yeah, nice. In here, I like the colors. This, man, this is the second time I've seen this. This color, okay, this color is like so old school. I guess it's coming back. It's like a salmon color, which is so strange. Okay, and here is the fourth, yeah. I'm losing count, y'all. How many bedrooms? I think that's the fourth. Oh my gosh, is this the fifth? What? I gotta recount. Another bedroom in here with its own bath. Got an en suite. Blue, the denim, absolutely in right now. And again, nice size closets. Yeah, lots of room again right here. Yeah, I'm losing count now. I'm not sure how many bedrooms we have. So we have one, two, three, four. Okay, maybe it's only five. Here is our medium room. Nicely set up, that's to the attic. Nice and cozy in here. This is kind of a green. It looks kind of gray, but it's actually like a green. Kind of hard to tell on the video. What do y'all think so far? And then here's a look down from here. I don't know that I like this, I mean, me personally. I don't know, to me it seems really dated, but maybe I'm wrong. And one more area, you guys know where I'm going. You know it. Let's check it out. Over here into the back is the owner's suite. Ta-da! I love the beams. Coffered ceiling with beams, can't beat it. Well, unless it's vaulted. That would be my preference. I love vaulted too. Good size room. This is a big bed, y'all, this is a big bed. And these tiles are an interesting size. I mean, they don't, they look like they're 18. No, I don't, I'm not sure what size they are. So you got the tile pan there. Oh, I like that. I do like, that's a texture kind of on that tile. I do like that. I like the way they laid it. That's your garden tub. And you have your double vanity with a framed mirror. Obscure glass. That's your throne room. And your owner's closet. Did you get everything in here? I think I could. So what do you guys think about this home by Rockwell Homes? First time viewing one of their homes for me. So let's check out some details. All right. Here is what they have on the ground right now here in Wildflower. Incentives change all the time. I saw some interest rate incentives. Contact me and I'll let you know what incentives they have right now. So we have stuff going. This is interesting. Okay, so this is a three car. I couldn't find this plan. 1867 square feet, 417. Three car garage. I like that. Awesome. Prices starting at 417. It's probably, yeah, that's the lowest. They've got quite a few inventory homes. And four bedroom, five bedroom. A lot of five bedroom. Look at that. These are the bigger ones. This is a really good price point on five bedrooms over 3000 square feet with the media room. So let me know if you're looking right now. These are fall coming up. These are gonna be here pretty quick. July, right around the corner, right now. Got this one, 2200 square feet. Wow. And then if you're looking to build, prices are gonna start. Base price of 383. Three bedroom, two bath. Two car garage. All the way up to five. Yeah, 500,000. Okay, so pretty reasonably priced for Wildflower. 2.16, I believe, property tax. 800 a year on the HOA, which is a great, great HOA price for a master plan community with a lazy river and another pool and a market and all kinds of activities.
