In China, most urban residents live in cramped "pigeon coop" apartments, even many high earners never own a single house. Single houses remain a luxury for the ultra-wealthy, while in the US, Canada, and Japan they are standard for ordinary families. Contrary to popular belief, China's overall and even urban population densities are not exceptionally high—Shanghai's is lower than Toronto's—yet single houses are rare everywhere, including low-density smaller cities.

This isn't an accident. Since 2006, CCP policies have deliberately restricted single-house construction through land supply limits and floor-area-ratio rules, with Xi Jinping still criticizing them recently. The reason: land finance. Local governments treat land as their main revenue source, maximizing profit by favoring high-rise apartments that inflate land prices and generate more sales revenue. Allowing widespread single houses would reduce density, lower land values, cut government income, and shift spending away from housing toward cars and appliances—outcomes the system is designed to prevent.

The Chinese Dream of a big house and a car remains out of reach not because of development stage, but because of this extractive land-finance model.
