When determining the actual market value of your property or Mauna Kea home, how much do recent comparable sales dictate your final listing price? While intangibles like ocean views, luxury renovations, and square footage make up part of the equation, local comps represent roughly 80% of what a buyer will actually offer. In this episode of Ask the Hawaii Team, Dan Polimino from KW Big Island explains why modern real estate appraisals have become a battleground between automated algorithms and boots-on-the-ground market data.
Today's luxury real estate investors—often referred to as the data-heavy "spreadsheet guys"—rely strictly on compiled analytics from platforms like Zillow and Redfin, parsing out list-to-sale price ratios, days on market, and exact home specs. To make matters worse, automated tools like ChatGPT are now generating home valuations for buyers and sellers. However, Dan Polimino reveals why these systems frequently spit out completely different, inaccurate answers because they completely miss the premium nuances of Hawaii real estate. Learn how real real estate agents navigate comps, bank appraisals, and localized trends to secure top dollar for your asset.

Hey Dan, how does recent comparable sales really affect what I can get for my house in Mauna Kea?
That's a great question and I'll answer it coming up next.
Great question.
The answer is they're the majority of the factor, right?
Comparable sales are what everyone uses to gauge the value of the house.
Don't get me wrong, there's other intangibles, right?
What's your view?
What's the size?
What's the bed's bath?
What's the condition?
Did you do major renovations?
Did you do major upgrades?
But really, at the end of the day, a buyer out there searching around has what I call,
I call him the spreadsheet guy, right?
The spreadsheet guy gets in my vehicle and he's got a spreadsheet on his laptop that will choke a horse.
And on that spreadsheet, he's already compiled from Zillow, Redfin or wherever,
all of the comparable sales.
He knows exactly what homes have sold, what size they were, how many beds baths,
whether or not they were remodeled, how much they got of list to sale price.
He's got all the data, days on market.
And he's done all his analysis.
Now to make matters worse, we've got AI.
And AI is giving recommendations about what somebody should sell,
what their selling price should be.
They're telling sellers what their selling price should be.
And they're telling buyers what they should pay for it.
And you know what?
Many times, the same question to AI, completely different answers.
Completely different answers.
And so who's correct?
That's why you have us.
That's why you have the real estate agent.
Seller may, you know, the chat, chat GPT may tell the seller that this house is worth this.
And I'll tell the buyer something totally different.
That can happen.
You've got professionals like us who are on the ground every day,
who can look back at the past, who can look forward to the future,
who can tell you what's happening in today's market and the intangibles that AI can't tell you.
And so comparables are a big deal.
The buyer is going to use it to offer you the price.
And if you're getting a loan, the appraiser is going to use that for the appraisal.
So don't discount them.
I would say it makes up probably 80% of the equation.
And the other 20% is the things that we discussed, right?
It's conditions, size, beds, baths, view, things like that.
I hope that answers your question.
