Had a great couple reach out from Southern California and they were looking to relocate
the kicker. They had a budget of $350,000. We were actually able to find them a fantastic home
with the Prescott address. Oh, and within walking distance of a lake, all within their budget.
A lot of people think with the rising costs of living and real estate costs throughout the
entire country, Prescott's becoming less and less affordable. And there is some truth to that.
But on this video, we're going to cover 10 communities that retirement in our particular
area is definitely attainable. Absolutely. I'm Tiffany. This is Sean, and we are the
real estate agents and masterminds behind the number one living in Prescott channel here on
YouTube. We have over 20 plus experienced years in the business, and we're here to help you and
guide you along the way of purchase here in Prescott. So let's kick it off with the first
community. Number 10, Chino Valley. Chino Valley has such a great small town feel,
and it's just a short drive into the downtown Prescott area. You have space between you and
your neighbors. You have many different types of homes and styles of homes to choose from.
If you're an acreage buyer, but you're looking for a more affordable option,
Chino might be something for you to consider. Yeah. I mean, we're working with a couple right
now that's got a budget of right around six, and they're able to get into an acre plus property,
newer construction, and have some space between them and their neighbors. Still have city utilities,
which is kind of unheard of when you're talking about acreage. Most acreage properties are going
to be on well and septic, and it is definitely available in that particular area without
having to spend a million dollars. The nice thing too with Chino, so there's a couple of things to
keep in mind. There is a library out there. There are some community features. There's an equestrian
center, so if that's your gig, that's out there. There are also, there's a park. There's a senior
center out there, so quite a few things going on. They do have medical facilities as well,
and it does have its own activities and events throughout the year. Well, and even if you need
the day-to-day amenities that Prescott offers, you know, your Costco and Trader Joe's and all that
kind of thing, you're a 25 to 30-minute drive depending on where you are in the Chino Valley
area, and keep in mind that you can still get into a newer home in Chino Valley for really in the
three to four hundreds, so if you don't necessarily need the acreage, you just want a nice affordable
home, that's an option there. The other thing too, you're maybe an eight-minute drive if you're on
the south side of Chino to Antelope Hills Golf Course, so if golf is something that you're
wanting to do in your retirement years or when you relocate to the area, that is there, and then
if you need to fly, the airport is not that far either. So we're gonna head to number nine, which
is Dewey. Dewey is another affordable option that is going to be on the east side of Prescott as
you're coming up the Highway 69 into town, and Dewey has some amazing and beautiful communities
out there as well. There's some beautiful view corridor lots. There's, again, acreage is an option,
but there is a master plan community. In fact, there's even a couple golf course communities
out there. Quailwood Meadows, that's a great community that in my former life in architecture,
I actually worked on that Quailwood Meadows project, and they have a beautiful community
center. They have a golf course, and you can get into that neighborhood in some of the townhomes
for in the three hundreds. Yeah, so very affordable for folks that are looking to potentially retire.
It is an all-ages community, but, you know, definitely an option if you're wanting to be
on the east side closer to I-17. So maybe you're watching this video and you're considering a
relocation. Make sure you check out this QR code here we'll put up on the screen. It is a 60 plus
page document, which includes everything you might ever consider needing in a potential
relocation to Prescott. Chock full of all kinds of information. All right, so we're gonna stick
around the east side and we're gonna head to Prescott Valley for number eight, and that is
going to be unit 19 and unit 20. Yeah, so those are the neighborhood numbers of the subdivisions,
unit 19 and 20. Developed kind of in the 80s to 90s. Some homes as recent as in the last 10 years,
and it's set sort of on the plateau of Prescott Valley overlooking the Mingus Mountain area,
and a lot of the state land that's available over on that east side of Fane Road.
Unit 19 and 20 offer some great views from many of the areas. You're gonna find lots that are
generously sized, but, you know, great for people that don't want to deal with an HOA. You have no
HOA in those particular areas, so for those that have campers that want to be able to park them on
your property and not have to worry about, you know, a community with all kinds of deed
restrictions and CC&Rs, that could be a good option for you. A lot of the homes are decently
sized, 16 to about 2,800 square feet. Many of them feature three-car garages. You've already mentioned
the large sizes of the lots. The other nice thing is it's very close to medical facilities in the
Prescott Valley core. Yeah, you're five minutes to Prescott Valley Hospital and all the clinics
that support the hospital. And the town center, so if you wanted to go in and see a movie or
catch an event at the Finley Center or even go to the grocery store, you're five to seven minute
drive tops to get to that. So it's very, very centrally located, and the taxes are actually
reasonable in that area as well. They're not astronomical. Many of the homes that we've shown
over there are under $2,000 a year, which I know for some Californians watching this, that's gonna,
that's per year, not per month. So yeah, it's a great savings in that regard. Can we tell our
viewers kind of where this area is located? Absolutely. So unit 19 and 20 are going to
be roughly off of Fane Road and Lake Shore, and it's going to run to the south of that area
and between Fane and Glassford as well. So it's kind of a, it's a large area. All right, so we're
going to stick around Prescott Valley and we are going to head to Granville. Granville, if you're
looking for a master plan community with amenities in that Prescott Valley region, is definitely
something to put on your list. There are what they call attached single-family homes, similarly
styled or type of a patio home. You have an attached two-car direct access garage and you
have a private backyard. The nice thing there, and there is an HOA fee, but the nice thing with the
HOA is they cover front yard landscaping and you do have your own private backyard space. And they
cover all the exterior maintenance of the building, including your roof, whether your
unit needs new paint at some point, that's all covered as part of your HOA dues. And those come
in between 1,200 and 1,600 square feet, two and three bedroom options. The nice thing is you have
not one, not two, but three community centers, clubhouses, pools, gyms to choose from. So if you
get tired of one, you can go to the other, but it's nice to have that option. Like you said, lock and
super, super convenient location right there off of Glassford Hill and Santa Fe Loop.
And five minutes to all the grocery stores. You could probably ride a bicycle to the grocery
stores if you wanted to. The other nice thing is it is very close to the trailhead for the
Iron King Trail. And you can pop on that straight up Santa Fe Loop and hit Glassford Hill as well.
Well, the other option is if you want detached living, even though the duplexes,
well I call them duplexes, they're really two units side by side. If you want detached living,
Granville's final phase, phase 17, is quite affordable as well with homes starting in the
low 400s. So if you want a single family detached, two car garage, that is an option. The HOA fee
will be a little less for the detached homes than it will be for the attached because you're
going to have to maintain your own front yard maintenance and exterior maintenance roof,
that kind of thing. All right, we're sticking around Prescott Valley and we are headed to
the next one, number six, and we're heading to the Viewpoint. I actually really love the
Viewpoint for a couple of reasons. It is a homeowner's association that's $69 per year.
Really, it just covers the entry monument. There's not an amenity center or anything there.
However, some really nice homes, a lot of them are three car garage, nice generous size lots.
We're seeing quarter acre or better over there. There's some cul-de-sacs in there and some of
them are even view lots and that will view to the south side of town. Well, we just had some clients
relocate here from southern Utah and they chose a home in the Viewpoint. They actually have
unbelievable ... They're back to a large community of Copperfield, which is an acreage community,
and so they have wide open, unobstructed views to the west and unbelievable sunsets,
and also with a three car garage. They were able to get into that particular home in the low 600s
with all those amenities. We will see homes, though, in the Viewpoint hit the market,
1,600 square feet, three car garage, or in the fours. It's definitely an affordable option if
you want that elbow room between you and your neighbors. Let's head over to Prescott.
Prescott. Yavapai Hills, that one comes to mind. Yavapai Hills is one of our largest planned
communities in the area. It's 1,750 acres. It is an enormous community, covers a lot of ground,
and its name is named that for a reason. It is at the base of Glassford Hill,
kind of on the south slope of Glassford Hill, and meandering through topography throughout the
entire community. The benefit of having the hills is the hills create some unbelievable views.
You don't necessarily have to live on a hill in order to get into that community. The earlier
phase, closest to the clubhouse, are homes built in the late 70s, early 80s, and they're going to
be more flat, usable lots. As you travel further north into the community, you're going to get
into some hilly terrain, but very affordable. There's some townhome options in there as well,
and if you're looking for something to have two living spaces, maybe you have
elderly parents that you're bringing with you, or grown children that you're bringing with you,
and you want two living spaces, the rolling topography, like Sean was describing,
is great in that area for that option. So you can get into the patio townhomes in there,
in the fours, and you can get into the single family in the 500s and up. Now,
there's newer stuff that's being constructed in the very back, which is absolutely stunning,
and it goes up from there, but just keep that in mind. That's definitely an area to consider,
especially if you want to be close to everything. You are one stoplight up to Costco and two
stoplights up to Trader Joe's, and the third stoplight up from Walmart. You're about a seven
minute drive into the Courthouse Square, or Plaza for those of you who prefer that name,
and it's super convenient. Or you can pop over to Prescott Valley in same thing, five to seven
minutes. It's easily one of the most convenient locations in all of town, right in between
Prescott and Prescott Valley. The other takeaway with that community is their rules and regulations
state that you can't have any solid fencing. It has to be view fencing to maintain those view
corridors, and there's a lot of wildlife that runs through there. So if nature, trees, vegetation,
and wildlife are your thing, definitely put that one on your list. All right, so we are going to
stick around Prescott, and we're going to head out to that Willow Creek Corridor. Super convenient
location again, because you are halfway between the airport and 89A and downtown. And we're going
to the gardens at Willow Creek. Great little gated area, patio townhome style homes, two and three
bedrooms in there. They're pretty cute, actually. They run along the Willow Creek and have some
nice privacy. So if you want, again, that walk and leave lifestyle, you can get in in the high threes,
low fours in there. Maybe you're still working, and you're working for Embry-Riddle, or you're
working in town. That's a great walk and leave location for that too. And just outside that area
are some single family detached options from the late 90s on up. Little bit, you know, larger lots,
quarter acre, and you can get into those homes at about $500,000. We had a great couple that just
bought one from Washington State, and they renovated it, and it looks gorgeous. And it's a
great neighborhood, no HOA, and they absolutely love it there. All right, so are we going to stick
around Prescott, or where are we headed next? Prescott. So we're going to head up Willow Creek
Road as it crosses the Pioneer Parkway into the community of Deepwell Ranch. And Deepwell Ranch
is a big planned community as well, and so it will have an HOA, but Davidson Homes is building
their newest phase called South Ranch at Deepwell Ranch, and homes start in the 300s. So these are
going to be brand new homes in the 300s. You're right off of 89A and 89, so quite convenient
location. Willow Creek comes in there as well, and that entire area is getting all kinds of new
infrastructure and commercial development. So while it might be a little early in that community
right now, over the years to come there's going to be quite a bit of a development out there. Well,
and if you are an outdoor enthusiast, something to keep in mind is you're just up the road from
Pioneer Park, and that is maybe a five-minute drive. So very convenient and great location
in that regard too. Yep, and you're pretty close to the airport, so if you are a commuter that flies
out to LA or Denver, that could be a possibility for you. So we're going to head back to Prescott
Valley just up the road, and we're going to stick around that north Prescott Valley corridor,
and we're going to head to the 111-lot subdivision of Skyview. We actually really love this community,
and the reason that we love this community, it's a great location, and every house includes a
three-car garage. So if you're looking for that three-car garage, but you don't need an enormous
house, they have plans that start out around 1,600 square feet and change. They even have RV
garage options in there. They have some spec homes, so if you wanted something new and ready to go,
there's some options there. You didn't want to wait on a new build. As of the filming this video,
there's going to be around 30 to 40 lots remaining there, so that community will build out at some
point, but we are already starting to see some resale opportunities as they've been building
there for about three years. So always opportunity in the Skyview neighborhood,
and then directly behind it is going to be Pronghorn Ranch, and Pronghorn Ranch, which we've
done a recent video on Pronghorn Ranch, that community is one of our favorites as well for
affordability. You can get into a smaller 1,200 square foot, 1,300 square foot single-family
detached or even some townhomes in Pronghorn Ranch, and those prices are going to start out in
the low to mid 400 range. The nice thing with Pronghorn Ranch is there is an amenity complex
and also has some mature trees, so if you like that vegetation, some distant Mingus Mountain views,
and it is kind of in that North Prescott Valley growth corridor, so you do have the medical
facility, the doctor's office right there, a couple restaurants, and a dentist office as well,
so it's a great location. We are going to head to our number one option, and this is a brand new,
just opened this weekend, in fact, community, and if you want top-notch, cutting-edge, amazing
amenity complex, and that's your thing, but you want to be in an affordable price point,
you absolutely have to put Jasper J7 on your list. It is being constructed by Eco Homes. They have
square footage plan starting from the 1,281 square foot all the way up to about 1,956 square feet,
I believe, and here's the cool thing. If you want to live in a community where you have trails but
you don't necessarily use the pool and the gym and you don't want to pay for it, the J Club
membership is optional, so that is definitely nice. Yeah, the neighborhood of J7, completely
optional. It's the only neighborhood in Jasper where J Club membership is an option, and so you
can cut your HOA dues almost in half from what all the other residents in Jasper are spending,
and you'll have the beautiful landscape and the trails throughout but won't have to actually pay
for a membership to a country club. Well, and you also get high-speed internet and trash included
in your master plan association fees without having to pay, like you said, for the other
amenities. The other nice thing about this particular community, even with the smaller
footprint, you do have some three-car garage options, so if garage space is a big deal to you,
this is definitely one to put on your list as well, and the prices in there are going to be in
the mid-fours and go up from there, but it is early on, so you're going to have the pick of the litter
with lots, and you're also going to have great pricing since it is a brand new area. So if you're
considering a relocation to the Prescott area and you have a limited budget to work with,
let's call it $300,000 to $500,000, give Sean or Tiffany a call. We would be happy to help you. We
help countless numbers of people on a daily, weekly basis. So if anything on this list is
interesting to you, reach out to Sean or myself. Somebody on our team would absolutely love to chat
with you about what's going on in the market. Thanks so much for watching, and we will catch
you on the next video.
