Inside Redrow's £615,000 New Home, The Sunningdale

Welcome to Kerbera Lakes, an exciting development of new homes in Litchfield and part of Red Rose's prestigious heritage collection. Now we have already covered a few of Red Rose homes but today we are here to see the Sunningdale, a four-bedroom eco-friendly home. It combines a classic style with modern sustainability. There's an air source heat pump, an eco-electric system which will help you save money on your energy bills. Now prices do vary depending on the location but here on this development the guide starting price is around £615,000. Right on with the tour. So starting outside and we have been blessed with the sunshine. This is beautiful as is the exterior of the house. Very traditional in its design and style with the proportions, the red brick and we have a double garage. There's an electric charging point as well in a Sunningdale. Now while we're on the subject of transport, just to give our international viewers an idea about where we are, Litchfield train station is about 10 minutes away and from there you can get to Birmingham in 40 minutes and London in an hour and 20. So really handy if you need to travel for work a lot. Cute little front garden here, there is a back garden as well and this winding path that takes us to the front door which is where we're heading now. Welcome to the Sunningdale. It's a bit outside but in here toasty toasty warm. We've got underfloor heating and even just the colour palette is very warm in here. I love this kind of, I'm going to go cappuccino. I was going to say mushroom but cappuccino sounds nicer and then here this lovely textured wallpaper. Don't know if we can get a little close up there. It looks like string. Very nice but yes in here good size and I'm going to take you straight through to my favourite room, the kitchen and dining room. Now in this house we have just over 1,650 square feet to explore and a good proportion of that is taken up by your kitchen dining room and there is a utility room just behind Tom, a little bit more of that later. How nice is this though and I couldn't have matched my outfit any better. Look at this, I am a floating jumper right now. I love this colour. Storage wise there's plenty. There is so much storage in here. Redrow are great at thinking about you know modern interiors but with a classic design and practicality. So as you can see this is quite a traditional kitchen, shaker style. This isn't going to date. This is timeless. There's nothing too crazy going on in here. It's so beautiful. Now spec wise all the appliances really high spec but you have the option to upgrade them as well which is great. We're going to be talking a little bit more about this later but Redrow just gives you so many options to be able to pick and choose what you want depending on your budget. Right in the middle here we've got this lovely island with a quartz work top. We've got a double sink that looks out over to your lovely garden. Really really pretty in here. Good amount of space. Really really spacious and lots of natural light flooding in. I really enjoy these lamps and we've got down lighters as well. Now I don't know who out there watching is a big light person. No. Big light? Oh no. Too harsh. Too harsh. I love ambient lighting so anything like lamps or down lighters I am here for. Hello. Breakfast bar. That's sneaky. This is great. Oh wow. Four bedroom house. Probably quite a busy household. This is really handy if you want you know your breakfast or your lunch or a coffee or a glass of wine. Now I haven't been working. This is the attention to detail that Redrow put into when they're doing their show homes. So they have their own interior design team and they've put these bits and pieces out here. These props to really make it feel like it's lived in. This is a prop. No. Haven't been cooking with the colander. Haven't been cooking. Oh well. Now you ask. Ricotta toast with cherry tomatoes. And we would have that dining at our big table here. Enough room for eight people. So even with a chair either end you've still got loads of room and a nice view out to the garden through your French doors as well. Swing those open in the summer. Barbecue. And then you've got a utility room. Now I don't know what people think about utility rooms. I sometimes think would I open it up and have more room in the kitchen? No. This is a really handy space. You've got tumble dryer, washing machine, another sink. You've got access out onto the garden. So if you're coming back and everyone's mucky you want them to kind of you know de-dirt in here before they go into your lovely nice house. And also if you're doing laundry. Close the door. It's like it never happened. The flexibility you get with designing your own home is amazing. Whether that's upgrading your mirrors or your carpets. But with Red Rose's new on-site kitchen visualiser you get to bring your vision to life by trying out and comparing the different styles they have to offer. And once you've had a play you can save your ideas, show your friends and family and make the decision that's right for you. Right so I've just left the kitchen, crossed the hall and into your own study. So first things first. You get your own home office. Secondly, look at the size of this. It's incredible and thirdly it's tucked off the main house. It's quiet and you get views across the beautiful garden. I mean let's let's have a go shall we? This is great. Oh yeah. Look at all the storage. This beautiful feature wall with all this inbuilt cabinetry. Loads of space to spread out onto. We've got carpets. We've got very soothing colours which is perfect for a very productive working day. The colour, I mean that is mushroom. There's so much room. I'm gonna sweep over that as quickly as I can. Yes, so much room with beautiful mushroom walls. Also on this floor we have a downstairs WC. Very handy and we've got these lovely porcelanosa half tiles and this gorgeous green colour again up here and that contrast just really opens this room up and makes it feel a bit bigger and adds a point of interest. And lastly on this floor we have the lounge. Come on in. Oh this is nice isn't it? Great balance of it feeling elegant but also really cozy. So we've got underfloor heating and carpet in here again. Those traditional features we're seeing with the high skirting board that just elevates this room and we've also got a traditional surround there in stone and your electric fire which just makes this room feel really welcoming and inviting. We also have lots of natural light flooding in as well through this bay window. I'm thinking you could put a tv above the fire or maybe in the corner. I've just noticed this textured wallpaper as well really softens the room up. Of a cold winter's night this is definitely where you would find me. Now let's head upstairs. This is a really big landing. Opens this space up. It's nice and bright and airy light coming in through those windows. There are four bedrooms up here. You can probably just see that's the principal suite. We're going to end with that. I'm going to take you straight through over this way to bedroom number one. This is just saying to me kids or teenagers room. How cute and fun. I love this colour. They've gone with the half paint as well. Again opens that space up. We've got a very good niche back here. Perfect for your wardrobes, your chest of drawers. They've thought about storage space. This is beautiful. This is the thing about their show homes. They're giving me a lot of inspiration. Maybe you as well. Very pleased with the first bedroom. On to bedroom number two. This one's a bit darker, more moody, a bit more masculine. Love this headboard. I liked the other one but this one's really cool. The material, in fact the colour palette and the material throughout the whole room is very organic and raw. I mean Redrow's come through again with the styling. We've got a musical twist in here which is very cool. I'm looking forward to seeing bedroom number three. This one's a little bit more sophisticated, isn't it? I think this is possibly mum and dad's room but there is still the principal suite. Another cool headboard and this piece of funky art above it and in here we have inbuilt storage. Not enough new builds. Think about inbuilt storage. So with this, plenty of room and you're not thinking well where's the wardrobe going to go? Right here and in bedroom number three it also has an ensuite. This is a very decent size. Wow so we've got a waterfall shower. We've got these beautiful porcelainosa tiles but again you can upgrade. This is the beauty of working with Redrow. You've got lots of choices. Heated towel rail, a bit of a mirrored storage as well. So whoever gets this bedroom lucks out. They get all of this to themselves whereas the first two bedrooms that we saw share the family bathroom which I'm going to show you now. Back in the hallway, in we go. I wouldn't mind sharing this. This is great and the colour again. My goodness I'm loving the green in here. This one has a bar so if you want a luxurious soak you can enjoy yourself in here. You've obviously got the shower, toilet, sink with under sink storage. Very handy and they've also thought about something else. This is a demister led mirror so once you've come out of the shower you can still see yourself no problem. Now on to the principal suite. I mean to be fair I would actually love this. The kids in the house have got an ideal hide-and-seek place haven't they. Oh my bedroom. Anyway on to the main event. Look at this bedroom. I feel like I booked myself in to a very sumptuous hotel night. All I'm missing is a little chocolate on my pillow. This is lovely and I wish we were giving you a 4D tour because it smells good. Really nice. You've got your own dressing table. This is perfect if you want to do your makeup, get ready and speaking of getting ready you have got so much storage for all of your clothes and your shoes. Look at this. Oh and I have to say that it's the most satisfying slide. Wow. Mirrors as well which really opens this room up. That's brilliant. Oh there's one up there as well. Really nice. Got more textured wallpaper and look at the size of this headboard. It stretches nearly the entire length of the room. I love that and it feels amazing. I mean there might be some people watching this that think this is too many pillows. I don't know. I mean it'll be a lot of work every night but it looks good doesn't it. Right we also have an en suite. See you there. I think this is about the same size as the family bathroom. Again whoever gets this room is very lucky. I mean look at the size of this shower. Got a waterfall showerhead again. Beautiful grey porcelanosa tiles and this kind of I want to say chocolate. It's not brown but it's not quite grey but it's somewhere in between. We need to think of a good name for it. Oh yeah more under sink storage and another demister LED light. All in all the end to a fantastic tour. Kerbera Lakes offers an amazing location with the countryside right on your doorstep but you also have the vibrant town centre of Lichfield only moments away.
