Brand new single-story houses in Elk Grove that are over 2,000 square feet. Today we're actually
back at Poppy Meadows by Beezer Homes in Elk Grove. And we're going to have a look at this
model home behind me. But as a bonus, towards the end of this video, I'm going to tour their
other single-story plan. That's their plan three, which is not modeled. They do have one that's
under construction. So I'm going to share that with you because I have not shared that one
on the channel. Last time I was here was back in September. A lot has changed and a lot of houses
have been sold. So I want to come back here and share the houses they have available for sale
here because in a few months, maybe later this year, they're likely going to be all sold out
here. So if you guys are new here, I am Jason Walter with eXp Realty. If you are looking to
make a move to Elk Grove or the greater Sacramento area, I'll provide my information below, or you
can scan that QR code right above there as well. With that said, let's begin today's video. All
right. Flipping my camera around, it is a windy day here in Elk Grove, but it's absolutely beautiful,
sunny day. In early March, and I'm wearing a t-shirt, this is their plan one. I have shared
this in an earlier video back in September. So to get your bearings straight here, this is
2,272 square feet. There's actually a beautiful park right across the street. So if you guys
have kids, this is Oasis Park. They have a full court, basketball court, multiple playgrounds,
cornhole, a water park during the summer months, a ton of options for kids that is within walking
distance of this beautiful home community. So again, this is their plan one, a four bedroom,
three bath home. And of course it is a single story. I'm also going to share their plan three,
which is also a single story. That one is slightly larger in a different configuration,
which I have not shared on this channel. I did tour one of their houses for sale with a client
who did find me on YouTube just the other day. And it was really good to see the difference
between plan one and plan three, because I know a lot of people watching my videos
are really interested in buying a single story. Maybe you just don't like stairs or you are
retired and just thinking about your later years and not wanting to go up and down the stairs,
which I totally understand. So this is one of their bedrooms. They do have two more or less
primary suites. One of them is a larger bedroom. They do have one that's I would call a junior
suite, which does have an attached bathroom. This one is their first guest bedroom with a walk-in
closet. Right next to that is the bathroom, single vanity, tub, shower, more or less kind of like
your typical design for a guest bathroom. Then at the front of the home is another guest bedroom.
It does have a walk-in closet. Really cool to see that. And I'll show the other two bedrooms
here in a little bit. I have gone over in detail all the Beezer homes that I've toured in their
first model home. Typically they have this showcase here showing Beezer homes and what
they have to offer as far as construction quality compared to other builders, which is more of less
kind of code. And the biggest thing is two by six construction compared to, excuse me,
two by four construction. You can put a lot more into the walls such as insulation and of course,
all the ducting in the home as well. Really cool feature about this is that they have a filtration
system inside the home. So if you guys get allergies, then really cool that they have a
filtration system, which is part of the central heat and air system. And here's what they do on
the outside. Again, I won't go over it in detail there because I have shared that in the recent
video where I shared Beezer's Solaire community. It's called Pinnacle by Solaire in Roseville,
California in Placer County. So going back to today's video though, here is their laundry room,
lots of space. You can have like plenty of space here to add some cabinets or countertop,
but plenty of space there. There's a drop zone there. And then right behind me was the
garage, which would be the garage. It's a two car garage. And here's their great room concept.
Their plan three is way different because plan three is about five feet wider than this home,
which allows them to put the primary suite to the side instead of behind. And my video I made here
back in September, my biggest gripe with this plan is that because the primary suite is just
beyond that wall right there, you're kind of missing out on some windows on that wall.
And so therefore you don't have too many windows in the guest or sorry, not the guest, the great
room. There is a large window or sorry, large door there. And then two pocket windows. That's
kind of it. Nice open floor plan though. Really cool feature about this, which is new since I've
been here in back in early fall, pennant lighting is included in their houses. Now a lot of features
that were upgrades are now standard features. So for example, standard now is six different
quartz countertops that you could select. And on top of that, those quartz counters is also
in the bathrooms as well. Normally it's like a cultured manufactured stone. That's very thin
in the bathrooms. That's very standard for new builds, but now you kind of this really wide
quartz countertop. And again, six different options. Really cool. I believe that was before
that was an upgrade. The other cool feature here as well. And of course this is not a paid
promotion. I'm not affiliated with any builder. I'm my own independent agent. I'm not getting
paid to say this, but normally the cabinets are smaller, not as tall. So this is standard,
the standard height here. You could get stacked, I believe, but this is standard,
a bigger cabinet compared to what you normally see when you tour new home sites. A lot of people as
for their kitchen sink to be under a window. And that is an option that you could select free of
charge. So you can have your sink in the Island or you can have it below the window. A lot of people
like that. Therefore they have like a client kind of a clean open slate in their Island. By the way,
I do like the single basin sink. Of course there's a ton of options, but really cool.
Other cool feature that this is standard. This is one of the standard options that you could select
at the design center. That is a standard backsplash, which is a tiled and the community
here is all a hundred percent electric. They are including a 25 year prepaid solar lease. So
off to my right is a pantry. This is a little bit on the smaller size, but there's plenty of
space here for storing things such as your Costco runs. Cause Costco is very close by
another change as well. Compared to when I was here last, I've been here five, many, many times,
but since I made my other video and by the way, this is their junior suite. There is a whole foods
that is under construction right now, soon to be opened. That's probably about less than a half a
mile from this new home site. So whole foods is coming in. There's also yard house, which is a
really cool brewery slash restaurant that is right next door to this brand new shopping mall,
which is probably about a five minute drive, less than that from this development. So this is their
primary suite, nine foot ceilings throughout the house. By the way, you have two large windows,
which open up great for our cooler summer nights compared to the nights you have like in Fresno or
South in the Southern part of the central Valley. Two options here. Let me back up and share that
with you because two options you could have in your primary bath. This is what it looks like
now in the model is one larger shower enclosure and then two sinks on either side. Another option
though at no cost would be a tub with a shower stall. So two different options, depending if
you want a bathtub or not. And here's what that one option looks like. Smaller vanity, that would
be mine. And here's my wife, larger vanity. And then we have a linen closet over here. There you
go. And then the primary closet, perfect for storing your striped sweater, the shirt, technically
actually a good size closet. All right, let's go over to the back of the home. Technically we're
at the back of the home. I meant to say the backyard. So one thing you guys should be aware
of before I open this up, cause it's a windy day. This covered patio typically is around $15,000 to
$20,000. It is an upgrade, but you have to select this before the permitting process because they
pull permits for this. So once permits are pulled, whether they have a covered patio or not,
you cannot change that because it is part of the home. It's all attached.
It's a big expense, but you have to think about this. You have a bigger footprint for the concrete
and concrete nowadays is really expensive. On top of that, you have more of a roof structure above
this as well, compared to a temporary structure that you could do after you buy the home. So you
get a much bigger concrete patio with this covered option. So it's buying a home here,
just as a friendly reminder, most of the backyards are not landscaped. So this is just a, you know,
kind of like a idea of what you could do here. And this is actually a fairly good size backyard,
given that it is a nearly 2,300 square foot, single story home, which has a larger footprint.
All right. So before we head over to the plan three, when I'm making this video,
they're plan one, they actually have one house that's going to be completed in April
and the rest are going to be completed this summer, about four houses for sale.
They start at around $750,000 when I'm filming this video. And the incentives are running right
now is around a $25,000 credit. You could use that to buy down your rate to use for closing costs
and or use for builder upgrades. All right. With that said, let's go have a look at their plan
three and we'll go over all the pros and cons of this plan. Okay. I'm at plan three. This is a
complete construction zone. So I want to show it to you guys because this is not modeled.
So this is their lot 324. It is for sale. This is going to be an April completion,
but I want to show how this is different compared to plan one. You gain around 200 square feet
in living space because this one is nearly 2,500 square feet, 2,450 to be exact.
Main differences here, obviously you have much more windows in the great room, right?
On top of that, this is about five feet wider. So you also get a larger pantry as well.
So this is a much larger pantry instead of the primary bedroom being behind here.
The primary bedroom is off to the right at the back of the home. So this is much more of a
better option. I think if your budget allows have all the bedrooms here in the primary bedroom,
and then the bathroom is more or less the same. I won't get in the way. So that's the main
differences here, right? You gain around 200 square feet. Prices here a little bit more
expensive though. This one is 782,000, but they start at around 750,000. So much bigger
pantry. On top of that, you have nine foot ceilings, but in the entryway, it is much taller. Huge
soaring ceilings. Then you have like the two guest bedrooms and the bathroom right up there.
All right, let's head back. I'll talk about the pros and cons, right? Instead of going back to
the model home, let's just actually talk together here as we walk on this beautiful path. By the
way, I can see the Sierra foothills or the Sierra mountain range, snow-capped mountains, and also
right behind, right in front of me, I should say now right behind me is Lily by Beezer Homes. Those
are typically a little bit smaller houses, a little bit smaller lot sizes, but it's actually
right next door to Poppy Meadows. So I want to talk about the pros and cons of what we just
saw, right? The biggest pro or one of the biggest pros of this development,
and just Beezer Homes in general, to be honest, again, not a paid promotion. I don't get paid for
making any of my videos, is that the construction quality is much higher compared to a lot of the
similar builds in the area. So again, you have a two by six construction. On top of that, if you
guys have allergies, and some people do get allergies when they move out here, if they live
closer to the ocean, for example, they move out here, there's lots of plants, flowers, etc. So
people get allergies in the valley. There's a filtration system as well that filters the air
that you breathe inside the home. So that's very, I would say, not unusual. You don't see that in
new builds where the construction quality, the filtration system is far beyond what you normally
get. So that is number one. It's a big number one. They also work with real estate agents,
of course, like myself, I'm independent. Someone actually just asked me this question,
what is my affiliation with any of the builders in which I am actually sharing on my channel?
And I don't have any affiliation whatsoever. They just allow me to do videos and some mutually
beneficial arrangement because making these videos, it gives me clients. And of course,
it gives them clients as well, right? So I don't get paid for making any of my videos. That's why
affiliations. They do work with agents and you don't have to pay out of pocket if you're going
to be hiring me to be your agent. So that's number two. Number three is that Elk Grove is really
known for a lot of parks within the area. So Elk Grove, you have Oasis Park, which I talked about
at the very beginning of this video. There's many other parks within about five or 10 minutes from
here. There's also lots of shops, restaurants. You have Whole Foods that is nearing completion.
Yard House, which is right next door to that, an awesome restaurant slash brewery there.
Lots of shops and restaurants very, very close by. Some new home developments,
they're kind of in the middle of nowhere. So they have all the infrastructure, all the amenities
that will come, but they're not there yet. This one, just to the north, there's so many options.
And of course, the schools also are rated very, very high. Elk Grove School District is one of the
highest ranked school districts in California. So that's why a lot of people will reach out to me.
Some people are retired, but a lot of people have kids as well, and they want their kids to go to
excellent schools. You have excellent schools, parks you can walk to. I mean, it's a win-win,
Another pro as well is the incentives being offered. Believe it or not, there are some
builders, which I actually just heard one less than a week ago with a client who found me on
YouTube, and their incentives were zero, zero for dirt lots. At Poppy Meadows, you get around a
25,000 credit you could use to buy down your rate for closing costs or for builder upgrades.
Whereas some builders are offering nada, nada, nothing at all for a dirt lot. And of course,
there'll be more incentives for a house that's completed or nearing completion, such as the one
I actually just started with you guys. So incentives, on top of that, they have a 25-year
prepaid solar lease that the builder pays for. So your solar lease is paid for for 25 years.
If you were to sell your home, then the new buyer would also have that benefit as well.
They wouldn't have to pay for their solar for that 25-year period from the initial purchase
price, for the initial purchase day, I should say. And the con with that though, just to be
transparent though, for a prepaid solar lease, is that a prepaid solar lease, you cannot change
the solar panels. Some of my clients reach out to me and say, hey, Jason, I want to have like,
I don't know, whatever, like five or nine different or nine kilowatts for my solar panels.
So if you want to add to the solar system, you cannot do that with a prepaid solar lease or any
solar lease. You cannot change the solar system on the house. That's a downside. But of course,
a pro is that the solar lease is paid by Beezer for 25 years. Additionally, like I mentioned,
there's a lot of upgrades that were upgrades, but they're now standard in their houses.
That's a big upgrade or a big pro as well. If you're also looking for a larger lot size,
they have lots that are just over 7,000 square feet that are for sale right now. But I would
say in general, the lot sizes here are around 5,500 square feet. But if you want a larger lot,
such as ones just behind me, they have some availability on those. And of course, if you
want more information about this community or you want a private tour, then of course,
reach out to me. I'll provide my information below, or you can pause the video, take out your
camera and scan that QR code right above. I actually have two clients under contract at
Poppy Meadows and they are thrilled. And I also have one at Lilly behind me. They're very excited
as well. So love to help you make a move to the greater Sacramento area. Please reach out and
we'll see you in the next video. Please like and subscribe.
