Hey everyone today we are here at Primrose Park by Richmond American here in West Summerlin. Now if you're looking for a beautiful luxury two-story home in the West Summerlin area well you're not going to want to go anywhere because behind me we're going to be touring the Teton floor plan so stay tuned. Today is December 18, 2025 and today we are here at Primrose Park by Richmond American here in the most highly desired area of Las Vegas West Summerlin. Now just to give you guys an idea of where we're located we're here in West Summerlin we're about 25-30 minutes west of the Las Vegas airport in the strip. Now Summerlin is a again great area master plan community known for their community their activities you could do you're close to downtown Summerlin which has plenty of shopping Red Rock Hotel is close by Red Rock Hotel is close by as well as the Red Rock Canyon so if you like to go hiking well there's plenty of places to eat shop all of that again guys great community. Now I will have the floor plans on the screen for you they offer four different floor plans here now all these homes are going to be two-story homes and they're going to range for about 3,410 square feet to 3,690 square feet okay so almost like the same size now the base prices are going to range from 1,119,950 all the way up to 1,209,950. Now guys just remember that's the rates as of today they're subject to change usually what happens is the more people buy in this area then the prices can go up okay the way they do it out here as well is they do a little bit of both they do bill to orders which means if you want to pick out all your options you could definitely go that route they do have incentives for that route as well or you could go with their quick move-in spec homes so that means that the builder already picked out all the options these homes are going to be they're either ready today or ready within the next few months from what I could tell you if you're looking for the best deal you want to go with a move-in ready quick move-in homes again because if it's moving ready they take reasonable offers and if it's a quicker move-in then again they have better incentives versus if you build from ground up okay a couple things about the community itself the HOA here is going to be $125 a month community is gated in this immediate community there is going to be no parks no dog parks anything like that but i'm pretty sure you can uh there's other parks in the area that you could utilize uh the Summerland master plan fee is going to be $60 a month so that's something that all these surrounding communities have to pay as well and you do have a SID okay so SID if you're not familiar with what a SID is I will pop up a video on the screen for you I did a little short about it the SID is $500 every six months and you have a balance of $15,000 so once the $15,000 is paid off then you no longer have to pay the SID okay now this community you're going to have 76 homes the lot square footage it's going to be between 6,000 to 11,000 square feet I was told that they only have five lots that have 11,000 square feet and a lot premiums are going to range so they're going to range from about $30,000 that's their least expensive to about $100,000 okay so the ones that are going to be $100,000 are going to be strip views so what I was told too is all these homes on this side of the street right over here the same side as the model house they're going to have strip views so those are going to be $100,000 as far as upgrades on average right if you build from ground up most buyers are putting in about $175,000 in upgrades okay so if you want to figure out your total price you take your base price you take your lot premium and then you add your upgrades but uh yeah guys that's all I got for you so let's get started with this tour welcome to the Teton floor plan now this is going to be the largest floor plan in this community this is going to be 3,690 square feet two stories five bedrooms three and a half bath three car garage tandem and the base price as of today is 1,209,950 okay they do have a couple of move-in move-in ready homes quick move-ins and it looks like they're going to be priced around 1.4 to around 1.45 but yeah typically you'll get a better deal if you go with the move-in readies because they do um accept reasonable offers but yeah let's check it out so um this is just the model house it's not going to be like this the sales office is going to be the garage but you will have like the paver driveway okay and then you also have the desert landscaping which is already included now um your backyard is just going to be a dirt lot so you'll have about six months to landscape your backyard yeah house is really really nice i'm super excited to show you guys this house so welcome in now the second that you walk in you'll notice uh this house is going to have 10 feet ceilings on the first floor and the second floor and that is standard which is great so it looks like here we do have um optional flooring upgraded flooring right here okay so we'll start to the left so to the left you're going to have your own bedroom and then it has its own full bath as well okay that is standard cool you got the four can lights you got the ceiling fan up there now again this bedroom is going to be facing the front of the house okay so um standard you're going to have pre-wire for the ceiling fan in every bedrooms this is going to be a jumper duct so it's just uh helps regulate the airflow in the rooms to the hallway so welcome to the uh three-quarter bath so you do have your single sink right here beautiful quartz countertop okay it looks like they have the upgraded cabinets upgraded shower too right here now the spec homes that they do have available right now the uh they're gonna have just like the same amount um same amount of upgrades that you're seeing here in this model home so it's going to be very very similar as far as upgrades okay so this also has a walk-in closet so this room would be perfect if you um you're living with like an in-law or uh grandparents they could stay down here or just this could just be like the guest room anytime you have guests okay this accent wall that you're seeing here this is just decorative they don't even offer offer this option this is just what they do for model homes but check this out as soon as you walk in here you have this beautiful stair rail okay amazing slider right there but yeah first we'll check out this section of the house so this is going to be your powder room okay upgraded powder room this is optional right here otherwise you would get like a pedestal sink okay the accent walls is also not included okay i just love the 10 foot ceilings so you're gonna have your door to your garage which is going to be the sales office and then you do have this uh this area right here you can hang your coat you have this cabinet okay so right here you'll have your coat closet now this wall texture that you're seeing here is an upgrade okay notice you also have the flat corner edging the baseboards these are going to be five and a half inch baseboards that is optional but yeah great space right here as you can see you have this nice little mirror so right in here this is going to be like the main living space okay upgraded slider now that's like a $15,000 upgrade i highly recommend it it's going to allow the most natural light to come in but plenty of windows so again you're going to have that natural light you have windows in the dining room all throughout and then right there by the sink here's the pantry okay now the pantries are not going to have this shelving right here okay but it's still going to be a pretty decent size pantry look at this massive kitchen huge countertop this countertop is standard okay even in this uh material right here standard as well so the stack cabinets you got the uh 42 inch cabinets and you have the upper cabinets above that which is optional so yeah this community does have really great um standard features so for example one of the great standard features is you're going to have the monogram appliance package so you'll have this oven right here along with the hood this refrigerator is going to be included okay it feels nice and sturdy and then you have your dishwasher another oven and a microwave right there okay the stack the stacked cabinets up here that is upgraded also the way they brought up this the countertop up to like below the cabinets that is upgraded but they do have backsplash which is standard but it's going to be tile okay right over here you can see you could pull this thing out which is pretty cool so i also love how much room you have right here so you got the cabinets but this is also a garbage standard would be a stainless steel undermount sink so you have this nice upgraded white sink you're gonna have plenty of light here and we have the monogram appliance package so you love this dining room right here you had a beautiful beautiful layout i absolutely love it i'll take you guys in the backyard okay so this covered patio that is included so when you have that covered patio you're also going to have these uh pavers right below it i know it's kind of hard to see but you have a great view of this trip okay now this is going to be again a dirt lot when you move in you have six months to landscape the backyard now also what i want to mention too is the homes that are going to be on this perimeter end right so on the same side of the street as the model homes these lot premiums are going to go for about a hundred thousand just because more guaranteed strip views now i know they're building right across the street but it looks like they are building single-story lenar homes over there okay so right over there you have your condenser i'm sorry so yeah those are your those are going to be your two condensers that come with the house i think that's for the garage because it's a sales office but uh your condensers are going to be 16 seer all right let's head upstairs yeah guys if you're watching this video and you are interested in new construction homes and you're thinking about visiting a community for your very first time do me a huge favor realtor goes with you on your very first visit uh you don't want to go by yourself guys because the second you go by yourself the builder is going to ask for your information once you give them that they're going to log you in the system is having no representation now the builders look builder agents look after the builder's best interest and we look after your best interest so definitely really important but also too you know buyers are hesitant these days i've noticed sometimes they don't want to reach out to an agent because they think they have to pay their um they have to pay for the representation guys i'm just letting you know i've never charged any of my buyers i always get it collected from the um on the other side so on the builder side that's how i get paid or if it's resale homes you're interested in i could always get it covered through the seller so you also have this really nice loft here 10 feet ceilings and also what i was told the spec homes that they do have um they're also going to have hard flooring on the second floor as well okay so yeah you know i was thinking it might be carpet on the second floor but they're spec homes they wanted to build it like the model homes so yeah they're also going to have hard flooring as well i'm sure they're going to make some that has carpet yeah so that's going to be your primary bedroom okay you'll have your laundry room there so you're definitely going to have um separation between like the guest bedrooms so we'll check out the guest bedrooms okay so we got one two three okay and then we have this guess this this is like a storage room okay so guest bedroom number one and looks like we got the floor can lights right above okay walk-in closet okay look beautiful mountain views again we're all the way here west summerlin um we're literally backing into the mountains so yeah so this house specifically they have uh mountain views in the back strip views in the front which is amazing so guest bedroom number two i would say this is about the same size looks like it also has a walk-in closet so we have a linen closet right here and this is going to be the other the third bedroom third guest bedroom upstairs again this one has walk-in closet of its own looks like it ends right there all right so yeah these are the homes that are built on this this line are going to have like the strip views that's the hundred thousand dollar lot premiums which is actually not that bad compared to the other communities around this area for strip views okay so this is going to be the full bath that these three bedrooms share so you're going to have the dual sinks you have your toilet room and then right here you're going to have your shower tub also too a great thing about this house is you have insulation everywhere including the garage and and they also use insulation they use the 49 i believe in the attic right so top of the line insulation so it's going to be the laundry room so this would be included standard not the upper cabinets though but again for the spec homes i think they do have the upper cabinets in there a washer and dryer is not included so those are the only appliances that are not included the refrigerator you'll get right the oven dishwasher so this is the smart panel box this is where you'd connect your internet router and your modem okay welcome to the primary bedroom so plenty of space king-size bed amazing balcony right here which i will show you so it's a covered balcony which is great and in video video doesn't do this view justice because it's it looks like you have to zoom in a bunch to see this strip but if you're looking at it in person it's it looks a lot closer all right so time to show you the primary bath now richmond richmond american does the baths really good i love their bathrooms okay so right over here you're going to get this this is going to be included so you're going to have this space so you'll have your dual sinks okay you have his and her closets but yeah this is really nice this is an upgrade so you have like a separate tub right here then you have the door for your separate walk-in shower otherwise i mean you can have it just a large shower too okay so you got the nice tiles around love the windows right up up above okay so this is one of the closets so again it's not going to include all this stuff right here that you're seeing and then you also have this closet right here okay and the toilet room yeah guys that wraps it up for the teton plan let me know if you have any questions don't
