🚨 If you’re still posting on social media the same way you did last year, you’re already invisible. The algorithms have changed. AI has changed. And how people consume content has completely evolved.
In this video, I break down the new rules of social media for real estate agents in 2026, so you can dominate your market, attract more buyers and sellers, and become the agent AI actually recommends to clients.
Here's the brutal truth. If you're still using social media,
the way that you did last year, you're already invisible.
Everything has changed algorithms, AI,
and how people even consume content. And if you don't adapt right now,
you're going to be replaced by the agents that do. So in this video,
I'm breaking down the most critical shifts that you must understand to survive
and dominate in 2026. But the scariest part,
these changes don't just affect your social media.
They decide whether AI recognizes you as the expert in your market or
forgets you altogether. So let's start diving into this.
And I'm going to walk you through very sequentially,
the exact things you need to do. And at the end of this video,
I'm going to reveal exactly what needs to be done.
If you want to dominate in 2026 and beyond a complete blueprint so that you can
follow with it and get started today.
But first you need to understand what to do leading up to that.
So let's get started. And the first thing,
which is one of the biggest shifts is going to be interest based media.
So in the past it was very much intent based.
And I'll break this down so that you understand it very clearly in case you're
not that savvy with social media yet. I'll help you get there. Um,
so platforms prioritize interest signals over follower count.
And what happened in the past is that if you had, for example,
10,000 followers, uh, two things would happen.
Whenever you would post number one,
you would get more engagement compared to somebody that had,
for example, a thousand followers.
The second thing is that it would get sent.
Any posts that you created would be sent to your entire audience.
Now what's happening is that was the old way, right? The old way.
That was intent based. Now we have interest based media. What does that mean?
Well, that means that social media and all platforms,
TikTok was the one that pretty much pioneered.
This is that instead of looking at your follower count,
it looks at each individual piece of content by itself.
And it says, number one, who is interested in this?
That means it does not go to your entire audience.
It's going to get served to the people who are interested in it.
The second thing,
knowing that it looks at each individual piece of content is that your follower
count is irrelevant.
You can have a good interesting piece of content from somebody that has a
thousand, you know, followers get to 1 million views.
You can also have somebody with 10,000 followers that has a terrible piece of
content that's not that interesting and it can get a thousand views.
And this is a huge advantage because now you can today,
even if you have a very small following, 200 followers,
you can start to create interesting content, very raw relatable,
which we'll get into because it's the easiest content to create and you can
pretty much go viral with a small audience because it's interesting.
Now,
the other thing that's really cool about this is that we look at this kind of
breakdown here. What are the next things that we need to do with examples?
We'll stop worrying about vanity.
Start focusing on content number one that answers buyers and sellers intent
questions. Now, even though this is interest based media,
people still do have intentions to find answers.
And that's why when you look at AI as a whole,
it really rewards FAQ Q and A style content because it's going to be the answers
to buyer and sellers questions.
But you can also showcase your passions and interests because in the past,
let's say that your interest, for example,
was real estate and maybe like beauty.
Maybe you like makeup and stuff like that. Maybe you like fashion and maybe you,
you know, are really interested in have a lot of faith, right?
So you've got, you know,
kind of four different categories or four different pillars of things that you're
interested in. Well, in the past,
the old way is that all of these would get served to your entire audience.
And the problem with that is that if your goal is to be able to get buyers and
sellers and real estate focused clients, well,
the majority of them are going to care about, yes, the real estate component,
but they're not going to care too much about beauty or fashion or faith.
So the rule previously is that 80% of your content, um,
would be focused on real estate and 20% could be your passions.
Well now, because this is going to get served to real estate people,
this is going to get served to beauty people.
This will get served to fashion people and this will be certain faith people.
You can actually have more of a well-rounded balance on your profiles and
showcase who you actually are and get people to know the different sides of you
because each individual piece of content will get served to the right people.
And it's going to be based on if it's interesting or not,
meaning that it is irrelevant to the size of your audience.
So for any people that have a small audience, this is huge.
And that's why I recommend to create content pillars like we showed over here,
the four different pillars, uh, that define you.
The next YouTube is king and you can see this as a bit of a longer one.
Um, YouTube is the largest AI training source,
Google overviews, chat, GPT search, and perplexity.
So YouTube is king for a reason because these platforms look at it as a credible
authority when it comes to recommending an agent.
And if you're the agent that has an active presence on YouTube,
it's going to give you an advantage. And the coolest part is, is, you know,
less than 4% of real estate agents are actively using YouTube.
Well, that's huge, right? So if you have real estate agents,
REA and less than 4% are,
there is like no competition, very little.
And the coolest part is that of the people that are of the 4% the likelihood is
that there are different age, race, gender, demographic, personality type, um,
and have a different style than you.
And so your superpower is going to be standing out in your own unique way.
Now, before getting into what you need to do, um,
I do have an entire free course showing you exactly how to start and launch
your YouTube channel. If you want this, drop a comment below,
just say YouTube course. However,
the only way that we're going to send it to you is if you also write your
biggest takeaway from this video.
The reason being is that YouTube loves to penalize repeat comments that are all
identical. So if you just reply with free course,
we're not going to be able to reply to you with the link to the free course
because YouTube will actually block us from replying.
And so my recommendation is if you would like this, just comment,
um,
YouTube course and also your biggest takeaway from this video.
And based on that, we will send you an entire free course. Again,
showing you exactly how to create, launch and, and you know,
record edit your first video and launch your YouTube channel.
So what do you need to do? Uh, create long form evergreen videos.
Evergreen meaning that they are of interest forever, right?
Evergreen basically means that it lasts forever. It's of interest forever.
So a lot of this is going to be like the things that you need to know before
moving to Austin, the cost of living before moving to Austin. Yes,
you can repeat this in 2026 and 2027 because of the fact that costs change.
But within reason,
it's something that people are constantly searching for year after year after
year, which is going to make sure that again, it is evergreen.
This is a huge one. Um,
add timestamps with Q and a phrasing AI polls structured answers.
So if you have a YouTube video and this would be, you know,
the little homepage,
this is going to be your YouTube video here that people can play.
You're going to have your title here and then down here you're going to have your
description.
Well what you really want to do is at the very top of your description you want
to have links and these are going to be things that are going to be able to
convert views into clients for YouTube course breaks all of this down with
exact examples. Um,
but essentially this is going to be things like lead magnets, property search,
Calendly link for people to book with you, that type of thing. After that,
you then want to have your kind of written description and below that,
which is really critical is you want your timestamps,
but these timestamps can each individually be.
For example,
if you're talking about the 10 things that you need to know before moving to
Austin,
each of these things here can be their own kind of SEO written piece of content.
So maybe the first thing, you know, 10 things, uh,
to know before moving to Austin,
the first thing could be the cost of living.
The second thing could be about best neighborhoods.
The fourth thing or the third thing could be about restaurants. Uh,
the fifth thing could be about events.
Like this is where you can start to make each individual thing,
a searchable phrase,
and that's what's going to help AI recommend your content. Um,
build playlists by category. I talk about this in the free course. Um,
the most common ones,
there's going to be a few pillar categories and playlists that every realtor
should create, which is going to be moving to your market,
to living in your market, um, market updates, neighborhood tours, property tours.
Those are the five categories that historically are going to be of the highest
demand and ultimately be able to convert views into leads.
So this is an example of the funnel, right?
First is going to be your YouTube video. Second,
you want to drive traffic to a free guide or a link like we talked about of some
sort.
Then you want to nurture people and the nurturing should if done effectively
result in consultations.
This is a huge change that I'm really excited for because it's going to make it
easier for you, which is going to be raw and relatable.
No longer is polished production what everybody's looking for because if it's
too polished, there's two automatic default assumptions that people have.
It's an ad or it's AI.
And so what's happening is people are connecting with the raw vertical video on
short form content. This is the less polished using nothing but your iPhone,
not having crazy edits, not having to worry too much about B roll,
but just being very real and authentic.
That's going to be the secret to connecting with people.
So let's walk through a couple of examples. 30 to 60 second mini lessons.
Mini lessons are simply just going to be things like buyer and seller tips.
The next thing is going to be local lifestyle, right?
Becoming the mayor of your town, as people say, so cliche, local celebrity,
but just being able to put out content that talks about the local lifestyle
because this is going to be very interesting, right?
We have to be mindful that when we start looking at, you know,
buyer and seller tips,
this is going to be for like the 1% to 5% of people in your market that are
actively searching for buying or selling a property. Well,
what about the other 95 to 99% of people that are being completely left alone
that aren't yet in the decision making process but eventually will be? Well,
that's where this content comes into play, which is going to be, well,
everybody's interested in, you know, this cool new local cafe.
Everybody's interested in what the top five pizza spots are.
Everybody's interested for the best top new restaurants in your city.
The local,
the 95 to 99% is interested in that going back to interest based media and if
people find you there and they like it,
they'll follow you and whenever it comes time to buy or sell,
they think of you. That's how it works.
And that's going to give you the opportunity to get in front of a way larger
audience. Um, behind the scenes, right?
This is going to go back to that raw authentic relatable,
like showing the process, not just the result. Sharing stories, right?
Instead of just posting, you know, a congrats to my buyer,
congrats to my seller for selling their home,
write a story, explain their story.
Facts tell, tell, stories sell.
If you read a story about how this person who became for another country dreamed
of this, you know, getting their first property,
you finally helped them do it after X months of not being able to find the right
one or they worked with a different agent and it didn't work out.
That's going to allow you to connect with other people,
which is going to drive more traffic to working with you because somebody else
could see themselves in that story and say, wow,
that reminds me of my situation and they're going to work with you. Uh,
don't overcomplicate it with equipment and editing, which is again,
another beautiful thing is that the editing can be very simple.
The equipment can be your phone and a good mic. Um,
and that's all that you need. Branding. Branding is the multiplier. Uh,
this is where the game is one, uh, the change.
So with so much AI generated in generic content,
brand identity is the differentiator and every agent wants to be different than
the rest of the market and you need to give people a reason to want to work with
you. What are the elements of a brand? Well, you get more leads. Why?
Because people come directly to you.
Um, also people have heard of you so that they, you know,
they will also refer you even if they haven't worked with you before.
They've just seen your presence online, know what you stand for,
know your quality of work, know your unique value proposition,
and then they reach out to you. You also get cheaper leads. Why?
Because when people can validate to you, if they see your Facebook ad,
Google ad,
they see a piece of content and they can do a search on you and find you active
other places in a very credible way.
But what happens is your cost per lead goes down.
Your cost to acquire a customer goes down because they can justify why you're
somebody to work with.
Whereas if you're putting out content and they can't find anything credible about
you or you're not active on other platforms, they're going to say,
is this person legit?
Like do I want to work with this person or somebody that has a stronger brand?
So you get more leads, you get way cheaper leads. People close faster.
Why? Because historically, if you do not have a brand,
people are going to interview multiple agents,
right?
And then they're going to decide whether or not you or the other agents are the
best one. If you are undeniably the answer,
meaning you've got a strong brand that people recognize,
they know the value you provide, they want to work with you.
They don't interview multiple people. They go straight to you.
So they make a decision to buy or sell with you faster,
which means you get paid faster. They're less price resistant.
So if you want that beautiful 6% commission or a near market 5% or whatever it
is,
they're going to be less price resistant to that commission price because they
know the value you provide and they don't want to go work with a generic agent.
They want to work with you and that's how you're again going to be able to
justify the higher commissions and handle those objections that everybody else
tends to struggle with. They're not even going to have it.
They want to work with you and so you get an immediate increase in commission.
Also, they're more likely to buy again,
which means a repeat client and they're more likely to refer,
meaning referral clients. What does this do?
This automatically skyrockets your LTV or lifetime value of a client because
they continue to work with you. They don't just do one transaction.
The most expensive clients that you can have are new.
The cheapest clients is going to be repeat and referral because you've already
paid to acquire them once and now they're pretty much sending you new business,
which is going to be 100% profit where most people struggle with scales.
They constantly focusing on new,
which requires capital or time to acquire.
You're either going to have to spend your time prospecting or you're going to
have to invest money into content and ads, right?
That is how you build right here.
Focusing on these two is how you build a wildly scalable business that all comes
from having a strong personal brand. Um,
we have an incredible service who helped build over a thousand of the most
recognized personal brands in real estate and if you would like to work with my
team, you can just book a call.
Link is in the description and the pin comment. Um,
but over the course of just eight weeks we will completely overhaul your personal
brand,
but also we will help you have an entire YouTube strategy for the next year of
exactly what you need to do and we will make sure that you know exactly how to
rank on artificial intelligence with a complete plan.
So I built this out because nobody was doing it and I wanted it for my own
business and it's helped build my personal brand and we can help skyrocket yours
and in just eight weeks instead of taking the next eight months to try and
figure it out yourself, this is worth its weight in gold. Um,
but you have to be committed to investing in your business.
Every successful person who ever met does invest into their business,
but if you're the type that values your money more than your time, um,
then this is not going to be for you. If you value time more than money,
knowing that you cannot get your time back,
but you can get a ton more money back, especially if you build a brand,
this is for you.
And so if you have the mindset of a top producer or mindset of a successful
entrepreneur, um, just click the link in the description.
You can book a call and we'll have a chat with you. Um,
but if you're the type that is looking for a quick overnight fix, uh,
which never exists, then that's not for you. Engagement over vanity.
Platforms care about saves, shares, comments, and watch time over likes.
A lot of people are looking at the views and the likes,
but what these platforms really care about is engagement.
So what do we need to do? We'll add engaging or engagement called the actions.
They're the most common one is going to be leveraging many chat.
I think it's always so funny because everybody, every time I mentioned many chat,
people were like, Oh, send me your mini chat. Um, it's not mini chat.
It's many M a many chat.
Um, and what this is is whenever you create the lead magnet,
which again in the branding offer, we'll create all your lead magnets for you.
Um, but if you have a lead magnet, you're going to say, Hey, you know,
I'll comment the word Austin and I'll send you my free relocation guide and
it's going to flood your videos with comments.
And then many chat is going to automatically deliver the lead magnet to their
DMS. And that's where you can engage in conversations because these are people
who are clearly interested in buying, selling, or moving to Austin.
If it's a relocation guide, they're probably considering moving there.
And that means you get leads from your content.
If you don't have engagement call to actions,
you're not really going to get much engagement.
So this is a good way to force engagement and also that makes your content
perform way better. Interactive stories, right?
So engagement is so important,
but many people don't know how to force engagement.
And one of the best ways to do it is just ask for it.
So if you're posting like a new property, just do a poll on, you know,
this is, you know, polls are, are one of the best ones. Just do a poll.
Be like, what's your favorite feature of this house?
Do you like the kitchen, the master bedroom, or the en suite better?
Would you live here? Yes or no. Right. That's one of these examples here.
Like all that you need to do is ask for it.
And if you put out a new market report and you simply ask somebody like,
are you considering moving this year? Yes or no.
Everybody that says yes, right?
You just do a poll and you ask people yes or no and everybody that says yes,
just became a lead from an Instagram story.
It's one of the easiest ways to generate leads from your content.
Always reply to your comments. Ideally within the first two hours,
it does boost velocity. This is not a rule of law.
This is a rule of thumb,
meaning that this is like a highly recommended thing to do,
but the essence of it is the quicker you reply to comments,
the more they're going to boost your content. But don't waste all day.
Just fiending over replying to comments quickly, right?
You've got bigger and better things that you should be doing like generating more
leads. And that all comes down to starting conversations.
So before we get into AI discovery let's talk about go hyper local,
right? So geo specific, highly personalized content.
This is what I recommend. Neighborhood specific content,
like drill down to the neighborhood level.
And that's going to be things like pros and cons of living in this neighborhood.
It's going to be like this area, south versus north.
It's going to be more hyper specific. And that's again,
something that AI artificial intelligence is looking for is who's like the local,
the hyper local expert, not the generalist, the specialist, uh,
local events, client success stories, optimize your bios, right?
So if we look at a bio, it should say, who do you help? Um,
what is your local market?
What is your unique value proposition in the branding offer?
We just help you create that. Um, and what is your call to action, right?
Where are we driving traffic?
Those are the three things that every social media bio should have,
especially your Instagram bio, um, as well.
AI discovery. This is critical. Now I've got an entire video on this.
Um, and if we want to see that video, just let me know. Um,
but things are changing and things are changing in radical ways where you can
see Google AI overviews, chat,
GBT and perplexity are shaping how people find realtors.
People are actually not just going to Google, but when they do go to Google,
it's now the AI overview. And with the AI overview is,
and you'll see this is that if you look on Google, right,
you've got your little search up here and this is where you searched.
And in the past you had like ads up here.
These are going to be ads.
And then you have like blogs from agents down here,
which is going to be, you know, recommending the top agent could be you.
Um, but now we start to look at this, right?
And we maybe change a lot of this stuff what's happening.
And you can go prove this for yourself right now is that when you do a search,
the very first thing is going to be the AI overview.
And with the AI overview is, is it gives one answer.
So people are no longer going down the rabbit hole of like searching and wasting
time on all these different individual articles and then trying to make a
decision.
They're just looking immediately at the one answer and saying,
this is my answer. Same with artificial intelligence. If they go into, you know,
chat, GBT or perplexity, they're just getting a one answer response,
which is a zero click response. Meaning people aren't clicking anymore.
They're just getting the answer. You need to get discovered.
So Q and a cell content, the mirrors AI queries.
So you can look here like is Austin a good place to live?
What's the average home price?
Like what are the questions that people are searching for?
All that you need to do is create content that are the exact answers to those
exact questions. And if you do it,
especially in list format or in like Q and a style,
then that's going to allow you to potentially get recommended by artificial
intelligence, adding FAQ sections. So if you look at a YouTube description,
you can just say, what are the most common questions people have?
And each one of those answers is going to be a potential SEO driven search query,
which means that whenever people are searching for, you know,
something in your market, it can recommend your entire YouTube video.
And that is also the same with structuring it with chapters,
which is the same as timestamps,
which is the different sections of your video.
And each of these sections can be very similar to this,
a different search query that people are looking for. Own your audience.
This is the most important thing.
And people tend to forget this before we go into 2026 plans is your audience on
social. You do not own it. The platforms own it.
And so I've seen people lose their entire accounts and then they get started
from zero and they have nothing that they can do about it.
Your email list is the only thing that you own,
but also not only is it important to have an email list,
but when you do have an email list, all of your content,
especially on YouTube starts to perform better because you can drive traffic
from your email list to your content every time you upload a new YouTube video.
So building an email list is one of the most important things you can do.
Email also has the highest return of any marketing and advertising vehicle.
And that's why it's important to nurture your clients to also going back up to
building your personal brand to get repeat and
and referral business. Have funnels and lead magnets to drive traffic to.
We talked about that, right? If you focus on relocation,
you should have like a relocation guide.
If you're like a hyper local agent or first time home buyers, right?
First time home buyers, you should have a first time home buyers guide.
So whatever your niche is,
you need to have a guide for it that you could drive traffic to that turns views
into leads. Repurpose everything,
which is going back to the concept of being omnipresent. AI rewards,
people that have an active presence across all platforms.
And the funnel sequence again is going to be, you know,
people might find you on short form.
Then they're going to likely start to trust you on long form.
They'll click on your lead magnet.
You'll nurture them via email and they'll become a client.
Like that's the customer journey of anybody with content.
So what do we need to do going forward in 2026?
And these are things that are actively happening right now.
So I want to help you better understand where things are going.
Ads are becoming fully automated. So meta Google targeting and creatives,
they're doing this with artificial intelligence. What does that mean?
Because some people are going to say, okay,
well that just makes everything easier. Not quite.
Because when everybody's doing the same thing, quality goes down.
So the people that are going to win with ads are going to be the people that are
the best at creatives, which is going to be the best at video.
So the people that are best on video are going to be the best at advertising with
artificial intelligence. That's why I continue to tell you,
it is important to become good at video.
Microniche content is going to outperform broad general real estate tips.
That's why I said go hyper local market specific neighborhood specific.
That's going to allow you to become the dominant agent in those areas.
A voice and conversational search increases,
which is why FAQ style blog and YouTube content is going to do the best because
people are going to pick their phone up and just say, you know, um,
what is the best restaurant to go to? What is the best cafe?
What is the best realtor? I'm thinking about moving to Austin.
What do I need to know?
Like that's how people are doing searches via voice and all of the data shows
this. This is not assumption.
This is all backed by data that this is happening and so when you are
providing responses, FAQ,
frequently asked questions and you provide the responses to those questions,
you are going to be picked up, recognized and recommended. Ultimately,
um,
trust brand and authentic authority will separate real humans and AI noise.
And again, this is all about building your brand.
You can click the link in the description if you want my team to do it for you.
Um,
but this is going to be the ultimate game changer and every big entrepreneur is
talking about this right now that in the era of AI,
your brand is going to be the one thing that future proves your business 2026 and
2027 and beyond. And so if you have any questions about this, let me know.
If you want that, uh, for YouTube course again,
just let me know what your biggest takeaway was from this video.
Um, like we said before, right? What's,
what is, you know, the YouTube course and biggest takeaway.
And if you want to know how to get recognized by artificial intelligence and
every step that you need to take,
check out this next video and we'll see you in the next one.
