Tropical Falls by D. R. Horton l 2660 Plan - New Homes for Sale in North Las Vegas

Ladies and gentlemen, welcome back to the channel. Welcome to Tropical Falls, the newest community by Deere Horton. We're going to tour today the 2660 square feet floor plan. This community has an HOA of $49 per month. It is not gated and we have about 81 lots in this neighborhood. We're located in North Las Vegas. We are close to the Air Force Base on the east side. We have mountains on the north side. The VA hospital is just northwest right here, about three to five minutes away. This location is growing a lot. We have a lot of new construction homes. A lot of people like to live out here, especially VA veterans or that want to be nearby the VA hospital or military personnel because they have to commute to the Air Force Base. Anyway, we have in front of us this beautiful floor plan. It is five bedrooms and three full bathrooms in here. We have a two-car garage, which is now their sales office. With an eight-foot front door, we got a nice front porch. This house is listed right now. They have one quick move-in available at $506,000. They also offer some great interest rates over here, depending on the loan type that you want. Probably anywhere in the fours, four and a half, 4.875, just depends on a lot of factors. When you walk in, you get the stairs going to the second floor, a nice open entry. You can put a nice little bench here. Your garage, which is now their sales office. And then downstairs, we have a full bedroom with its own bathroom next to it. There's also a little coat closet here. Walking into the bedroom, you see the sliding door closet to the left. The bedroom size is about 10 by 11, so decent size. You can put a queen bed in here if you want to. The doors are all going to have the five-panel door. Then depending on the home that you get, you'll get a granite countertop, full overlay on the cabinets with the soft-close hardware on top, and the like button. I would love to be their realtor, so try and do my best. Walking through this, you'll see a nice second pantry area, I guess, with also your smart panel. This is where your internet router is going to go, your security system, all that good stuff, if you have any cameras you want to put in. Then right here, we have some extra storage space. It's cool because this could be also a secondary pantry for the things that you don't use on a daily basis. Nice open floor plan. One of my favorite floor plans is this one. They've changed the second floor quite a bit. Great size kitchen. We have that same granite that we saw in the bathroom. It's going to be extended out into this kitchen, your pantry. Refrigerator is not included. This is a Whirlpool. Usually, this is what they put in when they do include it. Then we have the push-in range stove with the five burners. It's got that bigger burner in the middle, so you can use a crock pot or something. Your microwave above, it vents also to the outside. As I mentioned, you will get the soft close on that and also on the drawers. You can see this is a ductile finish. It's not just a staple cabinet, so pretty high quality cabinet that they're using here. This kitchen dining room here also has an extra two feet right there sticking out, so it gives you a little bit of extra room for your dining room. Then going to the backyard, you'll see the six by eight door in height. Backyard sizes, they're pretty good actually. You can see here we have about 22 feet from house to the back fence. On this side, it's maybe a little bit more, 24, but a great size lot. You can put in a pool in here. Probably won't be the biggest pool, but I just had a pool guy, because I'm building a pool on one of my rentals, and they quoted me right now 57,000. That will be a pool actually. It's a pool, but it's also heated. I mean, you can heat it if you want to, and you can also use it as a spa, so it'll have the jets in it. Really cool setup, but usually that's what you want to do when you don't have that much room in the backyard. That was 57,000 for a, I believe it was 15 by 20, a good size. Walking up, you have this hallway going to your primary bedroom to the right, and then we have one and two bedrooms on this side. Huge bedroom back down there, and then another one this side with bathroom and laundry room. Let's make our way around. Washer and dryer not included. Again, these are things that we usually negotiate with the builder to get included. It just depends on how many homes they have for sale. This is the shared bathroom. As you can see, it's going to have the two sinks, but on top of that, it also has this second room because it has a door leading to it. Let's say someone is using this side of the bathroom. Someone else can still come in and use the sinks, especially when you have so many bedrooms in here. Second room, we have a good size room, actually. This is 11 by 12, actually 11 by 11, and also a sliding, no, I mean a walk-in closet. Beautiful. Now, this is my favorite room. As you can see, it is very spacious. We have about 10 feet on that wall, but approximately 18 on this one. Almost the size of two rooms. I would argue you can put in there maybe an Ikea closet or something and make it a full bedroom if you wanted to, but now we're looking at six bedrooms. Is that really needed? When you have five bedrooms, that's plenty. One guest room downstairs or office, and then four bedrooms up and this would be your loft area. Here is the second room upstairs. First bedroom, then let's call that loft area. Then second bedroom, and this one is spacious too, 11 by 11. We have eight-foot ceilings on the second floor, nine-foot ceilings on the first floor. Oh, this one is even more spacious. That's an 11 by 13, it's got to be this wall, maybe 12, 13. This could be plenty of room for even a full-size, king-size bed. Then this one has a sliding door closet here. Last but not least, your fourth bedroom upstairs, making it five full bedrooms, counting the one downstairs, your primary. Very spacious, you got a big window there, king bed, plenty of room. Nice. Then we have your two sinks. Walk-in shower is going to come with the fiberglass walk-in shower and then the glass enclosure. If you want, this could be easily changed later. If you want to do something fancier, like a nice spa shower, you can easily take this out, this out, move the lines over here, make it a huge walk-in shower. That's totally doable. Or you can keep this as his closet because this is her closet. Very spacious. You have even some extra space right here, you can add another rack, have some extra closet space. Yeah, really nice house. We're looking at 2,660 square feet for 506. Let me know if you guys are interested.
