While Silicon Valley burns through
billions of dollars chasing the next
tech unicorn startup, there's a
different breed of entrepreneur quietly
building wealth in the most stupidly
boring ways imaginable. And these aren't
businesses that get featured in Forbes
or make for sexy LinkedIn posts. They're
the boring ventures that actually work.
In fact, many of these mundane
enterprises boast an 85 plus% success
rate because they solve problems that
never go away. From keeping buildings
well-maintained to managing life's
messier necessities, these businesses
demonstrate that boring isn't just
beautiful, it can also be profitable.
And in this video, I'm not only going to
be showing you what businesses those
are, but I'm going to be giving you real
examples of people that have
successfully done this and how much
they've made. So, if you appreciate all
the research we put into these videos,
let me know by gently tapping that like
button. And let's jump into it right
now. All right. First on the list, we
have an HVAC business. Now, when I say
the word HVAC, you probably know what it
is, but do you actually know what HVAC
means? Well, HVAC means heating,
ventilation, and air conditioning. And
this is what keeps your house warm in
the winter and cool during the summer.
And this is the exact business that my
brother Zach owns. And he just has a
small business in California, and he
makes multiple six figures a year with
this business. But Zach is more focused
on lifestyle. And if you really want to
take this business to the next level,
there are companies out there making
hundreds of millions, if not billions of
dollars. And if you think I'm
exaggerating here, I'm not. So, for
instance, Johnson Controls sold their
residential HVAC business to Bosch for
$8.1 billion. So, yeah, it doesn't take
that long to get into. Depending on the
state you live in, you might have to go
to trade school, you might have to do an
apprenticeship. A lot of time, you can
start and just get trained on the job as
well. And then after a few years of
working in the HVAC industry, you can
start your own business. All right, next
business on the list is a self storage
facility. And this one has a
ridiculously high success rate of 92%.
And this one can be almost completely
automated. In fact, if you use fancy new
technologies, in some cases, it
literally can become completely
automated. But realistically, very
minimal staffing required. And you can
make a ton of money with this. So just
as an example, Nick Huber by age 34, he
owned 63 storage facilities worth over
$150 million. And Nick started with one
facility in 2015. And then he used
creative financing and reinvested cash
out refinances to buy more, writing
industry growth. And in under 10 years,
he built a storage empire and even
pocketed 2 million in cash from
refinancing one property. And I can see
why people make so much money because
when I went to travel the world, I
decided to store some of my more
important things. cuz it wasn't that
much, but I wanted to store it. And in
the last few years, I've paid like $3 or
$4,000 in storage fees. All right, quick
break. This Tuesday at 9:00 p.m. Eastern
time, I'm hosting a free live workshop
called How to Finally Profit from
YouTube with AI. It's happening live on
November 11th, 2025. So, make sure to
mark that down right now. So, if you've
been struggling to find your niche or
you don't want to spend months or even
years creating videos in a niche that's
not profitable, then this workshop is
for you. Because for everyone who shows
up live, I'll be giving away my niche
validator 2.2. This is the newest
version of my AI powered niche
validation tool that helps you to
instantly test and uncover profitable
YouTube niches before you waste time
creating content that doesn't convert.
And it's been refined and updated based
on real channel data. And I'll be giving
it away completely free, but only during
this live workshop. And just a quick
heads up, I will be turning this into a
full software product at some point in
the future. So, this version may not be
available for free much longer. So, if
you've been waiting to get it, this is a
good time to do it now. So, attend the
free live workshop by clicking that link
down the description and the pin comment
below to grab it. Oh, and by the way,
you'll also be able to ask me questions
live. So, I look forward to meeting you.
See you this Tuesday, 9:00 p.m. Eastern
time. Now, back to your regularly
scheduled programming. All right, next
one has almost as high of a success
rate, and that is Laundry Mats. and they
have a 90% success rate. So, an example
for this one, in 2010, David Mens bought
a run-down laundry mat in Ohio. And a
decade later, he and his wife Carla
owned four laundry mats generating $1.8
million a year in revenue. Now, laundry
mats take a lot more work, right?
They're not as automated as self-
storage would be. And with that being
said, there's probably also a higher
barrier to entry in getting into the
laundry mat business. But a higher
barrier to entry isn't always a bad
thing. That means less competition. Oh,
yeah. and that Ohio couple who bought
the cheap laundry mat on Craigslist,
their net worth is now $3.4 million. So,
yeah, a lot more hands-on, probably a
lot more difficult to run, but at the
same time, there's a higher barrier to
entry. Now, a really good thing about
some of these businesses I just
mentioned, uh, HVAC, laundrymats,
especially self- storage facilities, is
right now private equity is buying up
these businesses like crazy. And they do
it in what's known as roll-ups. And what
a roll-up is is basically when you pull
together a bunch of different businesses
and sell them all in one transaction to
a private equity firm. Now, they love to
do this. Usually, when you sell in bulk,
you actually get a discount. But they
actually do the opposite. They pay more
when they sell in bulk because it just
makes sense for them to do that with
their cash flow, right? Rather than
doing like a hundred different little
deals, they do a bunch of different
deals all in one. And it saves them a
massive amount of time, effort, and
money. And because of this, they'll
actually pay significantly more than the
market rate. So you can start one of
these businesses and once you get it to
a certain level, private equity would be
very interested, probably be knocking at
your door to buy your business and you
can sell it to them at 3, five, even 8x
multiples in some cases. All right, next
one. Number four is a business you might
have never heard of, but this actually
makes a ton of money and that is a floor
scraper machine business. Now, this is a
business that you can do in two
different ways. Okay, the first one is
actually doing the floor scraping. And
this is basically where you kind of like
break the floor on the ground. You know,
for whatever reason, you don't like your
floor, so you break it and then you
replace it with a different floor. And
you need a special machine to do that.
So, that's the first way you could make
money. And businesses typically charge
between $320 to $1,120
for 160 square ft area. Now the second
way you can make money with this
business and other similar type
businesses is selling the machines,
right? So selling floor scraping
machines. Now this is a super niche
machine, right? It's not like a tractor
or a truck or a semi-truck or anything
like that, right? So big companies like
John Deere or different, you know,
automobile manufacturers are going to
make those types of vehicles, you know,
tractors, semi-truckss, etc. So you're
going to have a massive amount of
competition. But for these super random
types of machines like floor scraping
machines for instance, you don't have
nearly as much competition. And that's
exactly what this guy Derek Olsen did.
He basically created a company where he
creates these floor scraping machines.
And it's called National Flooring
Equipment Incorporated. And they make
about 10 to $50 million a year. So yeah,
in this case, floor scraping on its own
is probably a pretty good business to
get into. it might be kind of like
attached to a different business, but
sometimes it's best to sell the picks
and the shovels, not to mine the gold
yourself, right? So, sometimes selling
the equipment that actually does the
work can be a better business than doing
the work on your own. All right. Next is
waste management for hazardous
materials. And an example for this one
is Triumphirate Environmental, founded
by John McQuillian in 1988. and they
provide hazardous waste management and
environmental services to healthcare,
educational, industrial, and life
science sectors, including medical waste
treatment and recycling. And the company
was valued at $1.8 billion when a stake
was sold to the private equity firm
Berkshire Partners in February 2025. So
again, these types of businesses are
very easy to sell just because of the
fact that they have such a high success
rate. And yeah, it's basically just
getting rid of waste, waste management
in general. Now, there's a lot of
different kind of niches within waste
management, and one of them you could
potentially argue is the next one on the
list, which is portable toilet rentals.
And this is exactly what it sounds like,
portable toilet rentals. You can rent
toilets to a festival that's happening
in a town or rent it to people that are
doing a construction site, etc., etc.
And Chad Howard, for instance, left his
corporate job at Proctor and Gamble to
buy and rebrand a portable toilet rental
company called Halftime Rentals in
Charlotte. And he raised $1 million to
acquire the existing business. and has
generated over 1.2 million in revenue in
just eight months since launching in
2024. So, he left Proctor and Gamble to
run a porta-potty business. Let that
sink in. And it's probably going to be a
good decision for him because again,
these are the types of businesses that
you can sell. All right, the next one I
really like. I think this is a
phenomenal business to get into. I'd say
this is probably my second favorite on
the entire list behind self- storage,
and that is senior care. So, the United
States and a lot of countries around the
world have an aging population. After
World War II, you had the baby booer
generation where basically they had a
ton of kids when they got back from
World War II. And so, that is a massive
population and they're aging right now
and they're going to start needing
senior care. And an example of this is
Frederick Lloyd George, a former Welsh
Guards officer who co-founded Hamilton
George Care, which provides premium
senior care to very rich old people. So,
in that particular case, it's kind of
like premium senior care, but you don't
have to do premium. You can just do
senior care in general. And they made4.5
million pounds in revenue in 2025. And
this is not a rare story. There's tons
of senior care facilities all over the
US and all over the world. All right,
now let's go over a few honorable
mentions. I'm not going to spend too
much time on these, but property and
real estate. I think everybody knows
about that one, so I didn't want to
mention it, but it is pretty good and
has a very high success rate. Car washes
are also quite good. They have a pretty
high success rate, too. The vending
machine business, actually pretty good.
Um, a little bit more of a side hustle.
You could turn it into a full-time
business, of course, but it has a
relatively high success rate, too. Pest
control services. This one is really
good, but most people probably don't
want to do it, but it does have a very
high success rate, too. Commercial
cleaning has a super high success rate.
I mean, let's be honest, like, who wants
to clean in the United States? Recycling
and scrapyard business, really, really
good one, too. What's happening, guys?
in the editing process of this video and
I have an opportunity for a select group
of people. So these are people who are
serious about growing their personal
brand on YouTube. So basically we
figured out recently how to grow a
personal brand and combine all the
upsides of a personal brand with the
upsides of automation, right? Using AI,
using things like this to basically grow
your personal brand 10 times faster,
which in the past used to take decades
to do. And now you can do it
significantly faster. And you can do
this to get a better job. You know, we
work with beginners that just want to
get a better job with their personal
brand. You can do this to make money as
a side hustle. We work with a lot of
people like that. We can do this to make
more money if you already have a side
hustle or a small business. Or if you're
already crushing it on YouTube, we can
help you crush it 10 times more. We've
worked with people like that as well. I
mean, I literally can show clients at
each level. People that we've gotten
from zero to over 10K, zero to like over
30K, uh, from like 1K per month, all the
way up to 185K per month, from around
30K per month all the way up to over
500K per month. literally at every
single level and it works for everyone
in every situation. With that being
said, we are only working with three to
five people and they have to be people
who are very serious, right? People who
are dedicated to making this work. So,
if you think you're that type of person,
go ahead and apply down in the
description and the pin comment below
and you can be part of our group of 35
that we help. So, see you there. Have a
good one. And last but not least, the
best of all of the business models is
doing any of these businesses and then
making YouTube videos about it and
building a personal brand online. For
instance, the guy that we just talked
about, the recycling and scrapyard guy,
Adam Whitesman, has a huge social media
following of over 20 million people on
Instagram alone. And there's a reason
for that. It builds a lot of awareness
for the business. And now his business
makes $8 million a month. and he's
estimated to have approximately a $ 1.5
billion net worth. So basically doing
any of these types of businesses and
then posting about it on social media,
there's so many different ways to
monetize that. And that's exactly what I
teach people how to do. For instance,
Sean initially made his money teaching
people how to create books. These books
are sold online, but they can also be
sold in physical copy version as well.
Then he made it to around $30,000 a
month making these books. But then he
started teaching other people how to do
it. And at first, he was stuck on
YouTube making around $30,000 a month.
But after working with me, we were able
to scale his business to over $500,000 a
month. Two, if you're interested in
building your social media presence,
book a strategy session with myself or
my team in the description in the pin
comment below. It's a totally free
strategy session where we will help you
figure out what you're doing now, what
your goal is, a plan to get there, and
if we're a good fit to work together or
not. And this will save you years of
headache, right? So, just book the call
in the description, the pin comment
below. Do not try to figure this out on
your own. It will literally take you
years if you try to do that. And then
the third thing is check out the
interview I did with Sean where we break
down exactly how we scaled his YouTube
channel in his business by clicking
right here.
