While helping establish a new nature preserve on the edge of the Park, Zoe, Harvey and Lassie meet the scientist, Doctor Dudley, an eccentric recluse who has recently moved to the valley. Convinced the whole scheme is a fraud, the doctor is reticent about the project and refuses to sell his land to the environmental organization behind the nature preserve.

They call me lessee, if you need somebody, I will never let you down.
I will find the key, you can trust in me, I'm a friend to everyone.
And I go, go under the rainbow, I will hear you call, you call.
And I go, go never take it slow, I will help you all, you all.
Hello, please support the new wildlife sanctuary, thanks.
Hi, help us protect the land surrounding the park, thanks.
Thanks buddy.
Hello, please support the new wildlife sanctuary, thanks.
Wow, this is a lot more tiring than I thought it'd be.
I know, and guess what, lessee makes it look so easy.
Finally, the last flyer, we've handed out all the rest.
Right, and by we, you mean mostly last.
Here comes our last customer of the day.
Please, allow me.
Oh no, I couldn't, allow me.
Hello there sir, how are you today?
Not interested.
But sir, this is for the new nature preserve.
It's a special sanctuary that will protect the lands surrounding the national park.
It's a very good cause, sir.
Good cause.
The whole thing is a total scam.
Oh no.
Go, lessee, faster.
Lessee, where are you?
Are you alright, sir?
Fine, if you hadn't distracted me, I'm just lucky this dog was around.
That's lessee, we're all lucky that she's around.
You know what might be a great way to thank her?
Taking the last of our fine flyers here.
Like you said, sir, it's for a good cause.
Forget it, the whole thing is a scam.
Don't trust any of them, you hear me?
Who was that?
Congratulations kids, you've just met the newest member of our fine community.
Dr. Dexter Dudley.
Doctor? What kind of doctor?
Who knows? Nobody really knows anything about him.
We just call him old Doc Dudley.
I've never seen him before.
He moved here about six months ago.
He lives all alone in a tiny cabin out at the very edge of the park.
Does he always act so...
Rude?
Not for him. That was the nicest I've ever seen him be to anyone.
He must really like you two.
As you all know, our environmental organization is committed
to preserving the natural beauty of the privately owned land
currently surrounding this park and protecting it from human development.
Unfortunately, all our efforts to establish this area as a wildlife sanctuary
may have to be put on hold.
There's one property owner
refusing to sell a parcel of land along the river
that's essential for the establishment of the preserve.
We all know who he's talking about.
Doc Dudley!
It sure sounds like it.
What's that guy's problem?
I heard he lined his entire property with all kinds of newfangled booby traps.
Somebody ought to do something about him!
Okay, let's not work ourselves into a frenzy
believing every rumor we hear.
Doc Dudley certainly does seem a bit strange,
but there's no law against that.
And it's true he isn't all that friendly,
but there's no law saying he has to be.
Of course.
But this antisocial misfit
is single-handedly standing in the way of everything
we've all been working so hard to achieve.
Yes, but it's Doc Dudley's land,
and it's his decision whether he wants to sell it or not.
We might not like it, but it's all there is to it.
A nature preserve!
Sounds lovely.
It sure does, whatever that means.
Don't you get it?
It's a sanctuary that's being set up to preserve and protect the natural habitat
of all the animals on the land surrounding the park.
Yes, but what about us?
What about protecting the food supply
and ecosystem of our natural habitat?
What natural habitat?
The barn! What else?
I don't know.
Sounds like a bit of a reach.
Why, we could have our home officially designated
as a protective wildlife preserve.
Only, you know, with more big-screen TVs,
running water...
Thanks for coming, everyone.
Good night.
So, Dad?
Dudley wasn't at home.
I didn't have time to wait for him.
I'll try later.
Everybody's been volunteering for months
to help get this wildlife sanctuary set up.
Yeah, it's not fair that one weird old man
can stand in the way of all that work.
Maybe he just doesn't understand how important this is.
Maybe if I talk to him face-to-face
and explain the whole thing,
I could, you know, reason with him.
Based on our one meeting with him,
there's no evidence that suggests
that he's capable of being reasonable.
True, but he seemed to like Lassie.
Right, Dad?
Come on, Harvey.
We at least have to try.
You can stay here if you like,
but I'm going with or without you.
One of these days, I swear,
I'm going to sit there
and let you run off by yourself.
I'm telling you, one of these days.
Maybe, but not today.
Wow, I can see why Doc Dudley's property
is so critical for the wildlife sanctuary.
It's the only privately owned land
that runs all the way from the river
to the local highways.
Yeah, without it, there is no way
to connect the other properties together
and form a single area for the sanctuary grounds.
Whoa, he's not exactly rolling out
the welcome mat for us, is he?
Are you sure you want to go through with this?
It's not too late to turn back.
Why should we?
We're not doing anything wrong.
All we're doing is paying our new neighbor
a friendly visit.
Besides, I'm not afraid of him.
Your new neighbor?
After six months?
What is it, girl?
Oh, no!
Booby traps!
The rumors are all true!
Run, Zoe, run for your life!
Don't let me go!
Harvey?
Harvey, what are you doing?
Hold up, guys, it's okay.
These aren't booby traps.
Then what are they?
They're windmills!
Windmills?
They don't look like windmills.
This whole field is an incredibly efficient
solar and wind-powered source
for producing clean energy.
This is next-level stuff!
Whoever designed this must be some kind of...
Genius?
Oh, yes, you bet your butt I am!
Oh, hey there, lassie.
You probably wouldn't understand,
but these windmills sense climate currents
and pop up only during the most optimal times
to produce clean energy without...
Without endangering the indigenous bird life
in the area!
That's brilliant!
Well, of course it is!
I designed them myself!
Speaking of my brilliant inventions,
this here's Zip.
He's programmed to roam the property
and maintain the natural ecosystem of the land.
Sorry, young lady,
but your dad might need to find himself
a new line of work.
My Zip robots will soon make the job
of all park rangers obsolete!
No, no, no! Not the plants!
Again?
Thanks for the warning, Doc,
but I think my dad's job is safe,
at least for the time being.
This isn't funny!
Now I'll have you know
that the technology in the Zip is more...
is more...
I guess I must admit
the Zip could use a little more testing.
Oh, my goodness!
I don't think I've laughed like that
since I was your age!
How would you three like a tour of my workshop?
Come on! Follow me!
If we go to that chief executive guy's room,
we can find all the information we need
to have the barn officially declared
a nature preserve.
This way, guys.
I think his room's over here.
I need you to come with me.
He's meeting with a couple of guys.
Yeah, really big!
We're going to pay a visit to that old man.
One way or another,
he's selling that land to us.
Understand?
Yeah, and how will we proceed exactly?
A last little conversation.
Without words,
but a signature, I'm sure.
This must be what we need!
What is it?
I don't know,
but it looks all important and official and stuff.
The deed is already in my briefcase.
Now, let's go.
Briefcase, come on!
Look, he's over there!
And there's the briefcase!
Come on!
Everyone said about you was wrong.
Why?
What'd they say about me?
Well, just that,
well, that you could sometimes be a bit
mean and weird and unpleasant.
No offense.
None taken.
I can't really argue with any of that.
Guilty as charged.
Yeah, but you're also fun and interesting
and really smart.
More than smart.
All your inventions embrace technology
and conserve natural resources at the same time.
Glad you noticed.
I've devoted my whole life to that philosophy.
It's the reason I quit my engineering job
at the rocket laboratory and moved out here.
Well, I'm glad you did.
So am I.
Why won't you sell your land
to help the nature preserve?
Why won't anyone believe me?
I told you...
Oh, no.
This is the third time this month.
Wow.
You really ought to try cloning that dog.
All you need here is a simple safety mechanism
that would disable the robot's water cannons
when it detects that it's indoors.
Now, why didn't I think of that?
You are clearly a man of science, like me.
If you're a man of science,
how can you say that the wildlife sanctuary is a scam?
You have no proof.
Of course I do.
Do you think I'm off my rocker or something?
Wait, don't answer that.
This is what I was offered for the sale of my land.
Now, down here, in teeny tiny print,
is a clause specifically granting the buyer
all water, mineral, and development rights.
What's wrong with that?
If that environmental group is so interested
in protecting this land,
why do they want the rights to tear it apart?
Tear it apart?
Come with me.
Those stakes were put there
by a geological survey team six months ago.
Isn't that standard procedure?
If you connect the dots of all the stakes on my land,
the shape corresponds perfectly
to a standard water treatment facility.
Are you sure?
He's right, Zoe. Look.
It's exactly the same shape.
The whole wildlife sanctuary is just a cover
so they can bottle and sell this valley's spring water.
Bah!
You were right about everything.
But why didn't you tell someone?
I tried. I tried to warn everybody.
I even tried to tell you when you gave me that flyer.
And you wouldn't listen either.
Hey!
No, no. It's not your fault. It's me.
I keep to myself, have no social skills,
and sound like an abrasive, raving lunatic.
Of course no one's going to listen to me.
Don't worry, Doc.
Yeah, we're listening now.
What's this?
Quick, go inside.
Hey, it looks like the chief executive
from the environmental group.
Good. He owes us some explanations.
Not so fast, young lady.
Look who he brought with him.
He's right, Zoe.
Those guys aren't here to offer us explanations.
No, they've come for my land.
And they aren't going to leave me alone until they get it.
Mr. Dudley? Doc? Dudley?
Come out. We have to talk.
Don't worry.
I'm going to go outside and talk to those men.
Now, when I do,
you two follow Lassie
and get yourselves back home.
No way.
We're not just going to leave you.
Well, then I'm just going to have to leave you.
Now you get out of here, kids.
While you still can.
Mr. Dudley?
Don't worry about me.
Just make sure you get somewhere safe
as soon as you can.
You again?
How many times do I need to spell it out to you?
I'm not selling my land.
Because me and the boys
aren't going to leave here
until we get your signature on this deed.
Not going to happen.
Really?
Because I'd hate to see your precious workshop here
meet with any kind of
unfortunate accident.
You stay away from my invention.
Now's our chance.
We can go and get help.
No, Harvey. We can't just leave him behind.
You're right. We can't.
But someone has to go for help.
Lassie, you go out and run as fast as you can
and get Dad.
For me?
Don't you get it, Harvey?
This is how we fight back.
Great idea, Lassie.
Yeah, that is a great idea.
I told you. Never.
Never.
As you wish.
Now let's stay calm here, fellows.
Let's take a break.
Do you want a little cup of coffee?
Black? Milk? No sugar?
Huh?
It's that thing.
Oh, just a little something I cooked up.
Whoa!
could be a little nicer.
Maybe he'll come around
once you get to know him.
Well, I'm not going to get to know him,
so that day is never coming.
Who is it, Lassie?
Where's Zoe?
Sorry, Mrs. Lee.
When it comes to Lassie,
I've seen this kind of thing enough times
to know that it's best not to ask questions
and just follow them.
In that case, I'm coming with you.
What is that thing?
Lassie has many brilliant inventions.
Hey!
Lassie!
Just in time, too.
What is going on here?
Dad!
Kids, what were they doing there?
Okay, push it over here.
I'll catch it.
Whoa!
Guys?
What are you doing?
Who? Us?
We're definitely not trying
to steal that briefcase.
That belongs to those guys there.
This isn't crazy.
Huh?
They were planning to steal the valley's water
by setting up their phony nature preserve.
That's ridiculous.
You can't believe the rantings
of a crazy old man like Doc Dudley.
He doesn't have a shred of hard evidence.
What's this?
I'd say this is hard evidence
for pretty much everything.
Given what's on these documents,
I'd say you're right.
I'm afraid I'm going to have to
take you all into custody.
Of course.
But you'll have to catch us first.
Dad!
They're getting away!
Go, Lassie! Faster!
Now what?
What's with this place?
Let's see. Where were we?
Oh, right. Arresting you.
Oh, no.
Nice going, girl.
Evening, Mrs. Lee.
Evening to you, Dr. Dudley.
Oh.
I was wrong about you.
We all were.
And I wanted to be the first to say,
welcome.
We're lucky to have you
as part of our community.
If there's anything any of us
can ever offer you,
just ask.
Thanks.
But you already have offered it.
We have?
Those kids and that dog
offered me something
I thought I'd never have again.
Real friendship.
You know what?
I think you're going to fit in here
just fine, Dr. Dexter Dudley.
One more thing, Mrs. Lee.
Call me Doc.
Again?
