Millsboro Delaware New Community Spotlight: Wetherby DRB Vs Beazer Homes | Millsboro DE Real Estate

What is going on everybody on YouTube? I am feeling spry this morning because I am here at one of the newest communities, Weatherby, and this one's a treat because we've got not one but two builders, DRB Homes, otherwise known as Dan Ryan Builders, not related to Ryan Homes, and we also have Beezer Homes. So both of them, you come into the community, you'll see it on the drone shot, a little b-roll, you've got the Dan Ryan Builder model to the left, Beezer to the right. What's really nice about this community, HOA fee is a whopping $100 a month, pool, clubhouse, pickleball, they've got the street maintenance for the snow removal, they do not mow your lawns here, so you've got to do it. At $100 a month, they're not going to take care of that stuff for you, but you do have all that and there's only 126 homes. That's it. So bigger than a boutique community but not one of those crazy big five, six hundred homes. So let's get on in. We're going to take a look at the Dan Ryan St. Kitts first and then we're going to go over to our friends at Beezer and go take a look at their beautiful Tindal model. We are here in Millsboro, Delaware at the Weatherby community and we're about to take a look at this beauty. This house, normally three bedroom, two bath, ranch home at 1834 square footage, starting at $469, $990, $999, $900. But we've got a treat for you today. They've got the loft, they've got the second floor, the storage room, the bedroom and the bathroom. So we're over twenty five hundred square feet on the way that this house is dolled up. So come on in. Let's take a tour of this one. I know you're going to like it. DRB does some really cool things with their features, with their screen and porches. Just the open space is really awesome. I think you're going to like this house. Let's take a look. Come on in. So we're here in the foyer area and outside I misspoke. I said it's a three bedroom, two bath. It's actually a three bedroom, two and a half bath, because right here off the front foyer, there is the powder room, which is great because it's kind of quarantined off here in the front because it's always awkward when your guest goes to the bathroom and then they walk right into your living room. We've all had that moment and you're like, yep, that was me. I just did that in there. Stop smiling because I know you are right now. But with this house, they did the formal dining room. So if you did this as a ranch home, this could normally be a bedroom here. So you'd have wall, you'd have a doorway over here, and then you have a hall bath down the way by the guest bedroom. But again, with this model, I really like this. If you're going to do the second floor, you're going to spend that extra money. Having the formal dining room is just a nice feature. Now, obviously like all the models, you guys have seen this with the videos. They get a little crafty with the wall paintings, with the moldings. Those are all decorator touches that they've done for the model that doesn't come included with the house. But let's start with the most impressive section in this house right off the bat, the kitchen. This kitchen is killer. These geometrical subway tiles, I absolutely love it because it's just got some difference. It's not the normal that you see. They obviously did the pot filler option. So for my in-laws that are Italian, they're cooking pasta at least weekly. This is a great feature. I kind of want to turn this, but I also don't want to get water all over the place. We're going to leave that alone. But they've also done the gourmet kitchen. So what you've got, you've got your wall oven, and then you've got your microwave right above. You've got your hood vent, which is vented to the outside, obviously. Did the French door refrigerator. And then what they did here is they did a two-tone island. So you've got the white cabinets, but they did the navy blue here in the kitchen. They did do the stainless steel farmhouse sink, which is a nice touch. I love the big single bowls. We've gotten away from the split bowl. I know a lot of people still like that, that do wash their dishes themselves by hand, because they're like, I'll wash it here. I'll rinse it here. I'm like, where do you put your pot? We're at the beach. You're going to need a big giant crab pot. That doesn't fit in the one half. It fits in these big farmhouse sinks. So that's a nice touch. And then they did the quartz countertops. So this thing is primed and ready for our last supper. They've got four barstools in here. I'm telling you right now, based on how this is set up, you could easily get six in here. So get tight, enjoy some food, have some fun at the beach. You're going to love this. And then off to the side, you've got this killer table. I've been in a lot of models. This is probably one of my favorite dining room tables because it's got the glass top. It looks like the weathered wood that was pulled out of a storm wreckage. And then the beautiful caning on the chairs. They've done the shiplap detail in here. So to me, this is beach quintessential right now. This just feels beachy. And then they've got the screen and porch. Obviously the option off here where nice space. And then they did a paver patio out back as well. So nice touch. Door is solid. It's heavy. So for the older clients, you're going to have to work on those curls because that was definitely tough. And then you've got the great room. So I mean, look at this space. You've got all the shiplap again, got sofa, sectional. So you're fitting one butt, two butts, three butts, four butts, five butts, six butts, seven butts. That's what I look at with a room is how many butts can you fit in here? Because again, you're at the beach, the family's coming to visit, they're coming to hang out. Where's everybody going to stay? So not only can you fit everybody at the island, you got enough room at the table, but the great room is right here. So game day, all those different special events, everybody's hanging out right here. And if you're like my family, everybody's right here because we like the food. So, you know, dad bought approved. So now we're going to go down the hall and take a look at the owner's bedroom. So as we come down this hallway, you're going to notice the door is off again because this door, you know, kind of, here's the trick left hand swing. If you put your hand, your back to the wall swing, which arm, which way the door goes, it opens up. To me, that's a little awkward in this space. So it's good that they've got this door off because you think about it, you know, if you're coming in from the laundry room from your great room area, you really need to come into the owner's bedroom to open that laundry door and do this. To me, this would be a great spot for like a barn door or something retrofitted after the fact. You do have some light switches, so that becomes a little problematic, but something to think about with this house. I love the hexagon tiles, the optional cabinets up above, they did the front load washer and dryer on the pedestals. So nice touches all around, but that is one of the things as I walk through this model, you know, I don't love about this house, but what I do love is I love this master closet. So we're not supposed to say master anymore, but the primary ensuite closet, you know, you've got plenty of room. You've got kind of this nook over here and then you have the nook over here. So I would call this the hers closet and you gentlemen, you're getting one of the guest bedrooms because your, your wives are going to just love this space, but this bedroom is really nice too. So you've got all these windows, which they've optioned out for the model. They've done the recessed lighting. There's even some speakers because that way they can play music in the model, but you've got a king size bed. Remember, like as you kind of look at this, you'll see this is the bed does come past the window though. So for those that have OCD like me, that might drive you a little nuts where you might put the bed on this wall instead because you do have some more space between the windows. So something to think about as you lay out the room and the furniture, but you know, you can see there's a ton in here and then wait till you see this bathroom. This bathroom is crazy. So huge Roman shower. Again, I do this on all the videos because again, I'm five, nine and a half. You got plenty of room here. If you want to do your calisthenics in the morning, you can have some fun. You've got a shower head here, all your controls, recessed light, and then fan. And then you've got another shower head over here. And most importantly, you've got the seat. So for those that want to shave their legs, they've got a little perch for that. Plus, if you get tired in the shower, because you're in there for so long and the heat's getting you, you can take a little breather. Why not? And then you've got your double vanity with the quartz countertops. They did the Navy cabinets, just like they did in the kitchen. And then kind of around the corner, you'll see it. You've got the water closet as well as a linen closet. So that, that right there sums up the, uh, the primary suite. But again, I feel like this is a great room, great space. Yeah. And what's not to love about this thing. So now let's go take a look at the rest of the first floor off of the kitchen dining room area. You've got this hallway. This is the garage access right here. Obviously this model home. So they use this as office space, but you've got a great closet space, you know, right here. So if I open that, what's up pantry, look at that, a little hidden gem. Um, and then you've got your guest bathroom over here. So to do the double vanity, they did the white subway tile around there as you walk around. And I love this. Look, they did it all the way to the ceiling and they did it vertical. So now what it's doing is it's paying attention more to the height of the versus the width of the room. So it just kind of opens up the space, makes it feel more luxurious. And then you've got this guest bedroom on the sink kits right here, where you still have a walk-in closet back in the corner and now nice full-size bed dresser, lamps, accoutrements. And it just feels good. And then as we run down this hallway, I'm going to run, I'm going to do it. I'm getting, I'm getting crazy. I'm running away from the camera. I don't want to talk to But right here, you've got DRB does this on other houses that has a crawl space. You have the crawl space entrance. Now, obviously for the model, we're going to have to talk to the division president about this. This is not very tidy, but hopefully you personally are going to be more of a neat freak than, than they are here where you go down. You've got a concrete base. It's four feet. It's all conditioned. You've got that whole room down there. So it's great storage. It's easily accessible. Not all of the builders do this. There's a handful that does. And there's a handful that does not, but this to me is a must because now you have additional storage and that's always on everybody's mind because these two car garages are usually 20 by 21, 20 by 20. So they're just barely big enough for two cars, but they're not big enough to store all your totes and all your Christmas and your Hanukkah supplies. And you know, Halloween and St. Patrick's day, because you know who I'm talking to right now. And you have a bunch of that stuff in your house right now. And you're going, Oh my God, what do I do with this stuff? Well, you can do the optional second floor. You can store it up there. So let's go take a look upstairs. Come on up. Let's take a look. Most of my sales on an annual basis are actually resales. You know, it's still, you know, the lion's share of the business, but I love new construction. I did it for 12 and a half years, all in a sales and sales management capacity. And I've got such a wealth of useless information, unless you're looking to buy a new home. Now it's really useful. So give me a call. But more importantly, we're here in the St. Kitts and we're upstairs. This is the loft area. You've got a beautiful, you know, little, I'll call it a sectional sofa for two people. And then you've got kind of the game area over here. So why not play a game of Jenga, play some tic-tac-toe. But again, the space is amazing up here. You could really do a much bigger sectional sofa. You know, we can talk about it downstairs. You could get like four or five butts in here. I love this piece because this is kind of like, you know, you're up here and if you really want to roll the dice and eat some snacks up here on your, you know, cream carpet, you know, you could be up here watching the TV. The kids are playing the games. You're hanging out, conversing with your friends. It's just a really cool kind of conversation piece. I like this. You know, that's the fun thing of all these model homes is you get to see all these different furniture pieces that you're like, I should do something with my own home because I feel bad about it now. Look in here. This is a finished storage room and it's where all the structured wiring is. So in here, this is a Verizon Fios community. So you can see the Fios box in the smart box, as well as all the model doors. And then in here, we've got kind of a more basic bathroom. We did the white with the culture marble tops, did the six by six white tile on the walls. So not a lot of frills to that, not a lot of upgrades, but it's good to see that. So you kind of have an idea of what you get. And then here is the optional bedroom up here as well. So when you do the loft, the bathroom, do the bathroom, this is a combination option, gets the house close to 2,700 square feet. And you've got this awesome space. So two twin beds still have a walk-in closet, you know, and obviously to kind of decorate this, like the fun kids room to kind of invoke those ideas of the grandkids and the children coming and the future grandkids. So again, this is the St. Kitts. So give me a call. Let's get you in here to take a tour. Okay guys. So now we're going to take a look at Beezer homes and we've got the Tyndall floor plan very much like the St. Kitts with DRB. This is a little over 1,800 square feet. It is a ranch home. Difference here is these are on concrete slab on these particular units here. So you only have one little baby step to get in. So for our age qualified buyers, this one's a little bit easier to get into. So put that in your, your memory cap, but they did do the optional second floor. So we're going to take a look at this whole kitten caboodle, this house, a little over 2,400 square feet with the optional second floor. I think you're going to really like this. This was one of the newer offerings here at the Delaware beaches and it's a great house. So let's go take a look. Come on in. So you're going to notice right off the bat, big, tall ceiling in here with the tray ceiling. And then what's nice is like most of these ranchers, two guest bedrooms here in the front of the house. So you can take a peek at this one really nice size, got the double closet, and then you've got the hall bathroom in here. And I like what they did with this hall bathroom. They took the tile all the way up to the ceiling. You've got the transom window in there for the natural light, chrome fixtures to the, you know, the melon Eva. So just a nice look and feel. And then again, like Beezer does in all their houses, here is their surprising performance room. So it's going to talk about the R30 insulation in the walls, two by six construction, the house wrap. Again, we've talked about this in previous videos with Beezer. They are one of the only national home builders that does the Tyvek whole house wrap system for the whole home. So that's a nice feature that they do. Again, you've got the low E performance windows, you know, the weatherization system maintains ideal temperatures. So they are all about the energy efficiency with Beezer homes. So we'll have to ask Kevin and Tiffany what the average utility bills on this. So make sure to stay tuned towards the end of the video. We'll start to roll some of those numbers off. Cause I think you're going to be pleasantly happy with that. So what's really cool is we actually didn't have to talk to Tiffany or Kevin because guess what's on the wall. Hey, average monthly cost. How cool is this thing? Plus as an adult child, I get to play with a spinning wheel. So Beezer ready, Tyndall plan, 135 a month, typical new home in Millsboro 162. Red is not good. By the way, if you're looking at this typical used home, I love how they say used home, let's call it a resale. Yeah. Somebody else's toenails right here. That is $385 per month, you know, between gas electric, the whole nine yards, but isn't 135 so much better. I don't know. Not a rocket scientist. My abacus says yes. I know what you're thinking. You're wondering why does Michael have a grape in his hand now? Well, we just happen to come on a day when they are celebrating the real estate community and they are throwing a party. I'd like to lie to you and say it's just for me, but it's not. But if you're my friend, you'd like and subscribe down below. You can come and party with me and new construction models. And you're going to find very quickly, I'm all about the snacks and new construction because pretty much all the builders have some sort of snack stash. Shell brothers has like a dedicated drawer in their kitchens. You know, Beezer has goodies as well. And their fridges are always meticulous because the management team always says it starts at the fridge. So there's the fun. That's your little secret of the day. But again, back to the Tyndall, this room is amazing. There's no bump out at all in here. So the nice thing here is you've got this beautiful great room. And again, we talk about butts because who doesn't laugh when we talk about butts, you've got a ton of seats here. So you can get three or four over here and get three or four over here. They do because of the whole energy efficiency. They've got these electric fireplace options. They don't do the gas in the linear fireplaces, or you can do no fireplace. You know, these things have grown on me because again, they will put out heat, but it just depends on what you want to do with it. But it does give you a mantle. And if you're anything like my wife always wants to have that decorated for the Christmas and for the holidays. So it gives you that ability. And then you can still have the TV up there. And honestly, from this viewing center, that's actually a really good height. It's not too high. You're not getting the crick in your neck. I like that they did the crown molding in here. And then as I pop up this kitchen, I really like this space because the island is a full island. There's no sink in the island. So you've got this whole workspace. You know, if you want to play tag with your loved ones or your friends, you can run around the island. Kids will do that. And then you've got the sink by the back window. So again, you're watching everybody, you know, play in the back who's hanging out on the back patio. It lets a lot of natural light in so that this is a really nice space. Plus I love the touches of the mermaid scales on the, uh, on the backsplash again, did the cabinets. They did the, uh, you know, like the honey bronze, you know, fixtures, which is totally back in again. Um, and they mix stuff. They did the Chrome with the honey bronze. And that's one of those things is you go to a design studio for Beezer. So don't be bashful, do something bold, do something different. I find that everybody that's moving down here, they always want to do the opposite of what they had at home. So if they had cherry cabinets at home, they want to do white cabinets down here. If they have white at home, they want to do a wood grain down here. So live the crazy life. This is your next chapter. You deserve it. You've worked your butt off for it. So pick what you want to do. Nice dining room space, sliding glass door goes out to the backyard, obviously here for the model. I'm going to kind of point this out real quick, pray, get loud. Cause there is a lot of construction going on. They're building a lot of houses out here. You know, they did a nice little fire pit area. They've got the, the, the wall and the paper patio out here. So again, the world's your oyster. You can kind of do whatever you want to out here, but this is a great space and I'm probably all bleached out. So off of the kitchen dining room area, you've got this nice little vestibule area, which gives you a little extra privacy over to the owner suite. But if you pan to the right, there is the laundry room and they did a laundry sink and they also have the smart box in there. So people are going to see that, especially on new construction and some of the newer resales, any cable or cat six, cat five line that's in the house is a home run line directly to that box. So the Verizon Fios outside, they put their cute little box runs to this box and then everything is a home run line. So just helps out with the bandwidth. And if you really want to network the house and make sure you've got wireless connectivity throughout, you can make sure you do that right off the bat. Here is the primary suite formerly known as the artist, known as the master bedroom, which not allowed to say that anymore, but two side windows here, they've got the three windows across the back tray ceiling, obviously added all of the additional led puck lights, ceiling fan roughing. And then we come into the bathroom. We talked about this in the, in the drop zone area, the choice plans. Beezer always has between their kitchen and their bathroom. And there's probably a little bit of an echo in here. So I apologize for the sound quality is you've got a choice a and a choice B choice, a choice B for kitchen and bathroom. So if you wanted to have the really nice walk-in shower with the showerhead of the seat, you could do that. If you wanted to do a shower stall with a tub, you can do that. There's no charge, whichever way you want to go with it. That's just one of those nice features that Beezer does. So, you know, this house, which starts in the four 40 range, you don't have to put a hundred thousand options into it to make it really comfortable for you, but you still have some choice and you feel like you're really customizing the house. Water closet, nice walk-in closet here. Again, we talk about this every time you've got nine foot ceilings. So the reality would be is personally, I'd probably double up on some of these racks in here. Just so that way, if you had, you know, the, the ladies that have the long dresses, put that over here, guys that have a bunch of polos, you could double up over here and get twice the amount of storage space. That's just a little nuance, but again, these are inexpensive enough. The builder can give you a contact and you can knock that out. You don't have to do that with the builder. Now, as we continue down the front foyer, because that sounds fancier, you've got the drop zone. Beezer does this in every single one of their homes. They want you to come in, throw your keys down, do all that stuff. And don't forget, we've got those fancy choice flans, surprising performance and mortgage choices. They are actually one of the only national home builders that has the true mortgage choice program. This is actually really cool. I've got a couple of, you know, buddies that are, that are actually the preferred lenders for mortgage choices. And I love what they do because if you go to Envy, you go to Ryan, you go to Lenar, you go to D.R. Horton, they all own their own mortgage company. Years back, Beezer got in trouble. They had their own mortgage company. They got sued for some predatory lending. So they said, you know what, we're going to make a negative and turn it into a positive. So what they did is they curated amazing mortgage companies that can kind of cater to different portfolios within the market. First time home buyers, VA buyers, second home buyers, doctor loan programs. And they said, we're going to give the buyer a choice. So we're going to tie a part of our incentive, but you have to talk to all three or four of the lenders and figure out which one's the best rate for you. You know, it's got like the Geico commercials, but you're forced to do it. You're going to save money. Now, again, most people are sitting there going, but I'm cash. This doesn't relate to me. You're right. Still going to get some incentives. You know, they're not going to turn away your, your, your green dollar bills. But if you are getting a mortgage, that's a great benefit of Beezer homes. Now back to the Tyndall though. So, because this is on a concrete slab, you do have this utility room right here. So you've got your furnace, you've got your big filter, you've got your tankless, um, you know, water heater, as well as your whole house dehumidification system, which is nice. And then we've got the garage, which, you know, Karen, if you peek into there real quick, you'll see this one, they did do the three car garage. Now, only thing is just like all communities doesn't mean you're going to be able to do a three car garage on every home site. And one of the other added features they're doing the, uh, the car plugging for like the Tesla plug in the garage. They're doing that standard. So ta-da energy efficiency. I'm more of a sweet guy, but because we're at the beach, I thought it prudent to hold onto the salty pillow for the second floor. At least I'm going to walk around with this. Like it's my security blanket because we're at the beach guys. We want to surf. We want to go smell the salt. We want to see the seagulls. We want some thrashers fries. That's what we're doing. Oh, I bet I can't do that again. But now we're upstairs in the Tindal and I love this space. This loft area is killer. Again, look at this. Let's count butts. One butt, two butts, three butts, four, five, six, seven, seven people, still plenty of room for a little dance floor. You can get crazy at nighttime. The kids can be playing their video games. Mind you, I've never seen this before, but we literally have a fake PlayStation. I'm like, this is crazy. Where do they find this stuff? Yeah, I'm sure it is made in China. There we go. But you got a table here. So again, you could do the little game area and I love this. So again, we talked about mortgage choices before. Should the builder of your home profit from your mortgage? No, they shouldn't. But here's your new key. Thanks for coming. Glad you could tour this with me today. Now off to the side with this option, if you do the full upstairs loft, bedroom, bathroom, kept it simple. They just did a bathroom stall, six by six builder, white tiles to do the transom because it's on the exterior wall, which is nice touch. And then again, this room to me, there's a lot going on. You know, if this was a normal listing, I'd be like, okay, let's pair this down a little bit. But again, you can see the size of this room. You've got two full size beds with basketball nets, and you still have a walk-in closet for the room and like a double wide dresser and two end tables. So you've got a lot going on. And apparently, you know, these people were playing basketball and this is attached. So we're not going to do that. That's a bad move. But if we come over here to the other side of the loft as well, what I really like about this house is everybody always talks about storage. Because you're on a concrete slab, you don't have the crawl space like our friends over at DRB have. So this room, this is all conditioned storage. So again, your candles, your snow globes, none of that stuff is going to break or disappear because again, it's air conditioned here or it's heated. Now, one thing I do want to show you here real quick is when you do the HDMI pre-wires for the televisions and stuff, you can see that they put these ghost tubes in really rigid plastic that you can then feed HDMI wires to. So if you did have a cable box and you wanted to have the TV up there, just don't come here and throw around because you might get pierced by a nail. So just be careful in these unfinished storage rooms. But again, great space, incredible opportunity. You know, if you need more room for your family, you can take this 1800 square foot ranch home, get it up to close to 2400 and change. And voila, you've got this extra living room, which is really nice guest suite for your adult children and or grandchildren. That room would make a great bunk room. And then all the kids' toys and stuff could be up here and they could be playing at night. And you as the owners can go to bed at a normal hour when you want to go to sleep and you're not bothered by your friends, your family, your guests. Once we get in the car, we drive through some of the neighborhoods, the communities, you're going to get a good feel whether or not this is going to work for you. I think the reality is, is as this construction continues and they get the sod and the irrigation and all the planning's in, this community is going to feel really good. And at only 126 homes, it's not too big, but it's also not one of the small boutique ones where you have to worry about are the HOA dues going to be enough to take care of the roads and the stormwater management ponds. So I think it's right in the sweet spot. If it was the three little bears, it would be just right, not too big, not too small, just right. So again, make sure to like and subscribe down below.
