New Construction Homes in Tampa Florida | Robie Model | 2,447 SF | Southshore Bay, Crystal Lagoon

All right, so you consider making a move to the Tampa Bay area and you are looking for new construction and really you're hoping to get a property for under $450,000. Well guess what? You're in luck. They still exist. And in today's episode, we're going to do something very unique for our channel. We've never actually done a property tour of a new construction home, but in today's episode we're going to do that. So if that interests you, stick around. Welcome to the channel. Now, I want to get into this because like I said, this is something we've never done on the channel before, but I am getting requests for things just like this. So I want to set this up for you a little bit. So a couple of weeks ago, we made a video in Waimama, Florida, which is the Southeast side of Tampa. And there is a new construction development called South Shore. Now South Shore Bay actually has a five acre manmade lagoon and y'all, it is unbelievable. If you didn't see that video, go check it out. We will put a link to the description below. We'll actually put it at the end of the video too, so you can just click on that video and go check it out. Trust me. You want to go see that video. This lagoon is nuts. Swim up bar, slidezilla, obstacle course. You can literally kayak and paddleboard in basically your backyard, y'all. It's unreal. But one of the things that happened when we released that video is we had seven calls in one day. The very first day that video went out, people were like, Hey, we want to be in that area. And it's for a couple of reasons. First of all, the manmade lagoon and the amenities at Waimama are bananas. That's number one. Number two, the price points, most areas that are building in the Tampa Bay area are really right now, they're high fives, low sixes at the starting price points, and they are pretty far out. So this is one of those unique areas where pricing is still pretty good. And the model home that we're going to walk you through today is a tremendous value. It's offered by D.R. Horton. And right now I called the builder up today and she told me that we can get one of these properties under contract for $425,000. That is a absolute steal. So I'm going to go through the stats here with you guys a little bit and just set this up before we walk you through the home. Now, the other thing is this is a property walkthrough. I'm literally walking through this home like I would take you on a personal tour of this property. It is, we're going to open the door, we're going to walk through the property. I'm going to open all the closets. You're going to see everything that you would need to see, just like you were standing right next to me and I was giving you a private property tour. So I wanted to kind of set that up and let you know that's exactly what you're looking at here. This is the first of this kind for us. So bear with me. I promise you I will get better at camera angles and those types of things too. But I think what this is going to do is give you a real sense of space and y'all, this property, I'm going to read the stats for you right now, is a five bedroom, three bath, two car garage, 2,447 square foot home. And this home has its own private lagoon. If you're a resident of South Shore Bay, you get access to the South Shore Bay Lagoon. It's incredible. Make sure you check out that video at the end. So without any further ado, I want to take you on a private tour of this property and then we'll meet up at the end. As you can see, it's not all custom finishes. That's why the price point is where it's at. The one thing about these products is this is an express product from DR Horton. So you don't get to do a whole lot of customizations, but if you're looking to get in the Tampa Bay area, which right now the median price point, the median sales price in the Tampa Bay area is $400,000 y'all. It's $400,000 and that's for a three bedroom, two bath, right around 1,600 to 1,800 square feet on average. As you can see, this home is almost 2,500 square feet, five bedrooms, three baths, and it has its own private lagoon for residents. That is a tremendous value. So if you're willing to upgrade bathrooms later, if this isn't your style or do some extra finishes later, I think it would be well worth taking a look at because there are other models we're going to bring to you as well in this community. But with the reception that we got from the Why Mama video, I just had to follow that up and show you guys what type of properties you can purchase as of right now. If you are interested in getting on these lists, and let me tell you, these lists are somewhere between seven and 10 months out to get a property under contract. But if you've got a relationship with these builder reps, they can help you. We get phone calls when people are falling off these lists because they weren't able to purchase because of interest rate hikes, or maybe they found another home or whatever reason. These things are dynamic. But if you reach out to us, we can definitely help you facilitate that so you're not having to wait that 10 month timeframe. Because trust me, there are builders right now in the area where if you call them, it's three months to get on the list, and it's going to be another seven months to get that property closed.
