Hi, I'm Casey Sullivan. I'm an L.A. native. I'm with Compass and I love L.A. In this video I'm
going to walk a nearly 7,800 square foot lot with you. The home has three beds, two baths,
1,912 square feet of living space. I'm in San Marino today. We're just south of Huntington
Drive. Huntington Drive basically slices right through San Marino. The lots are huge here. The
streets are wide. It's very exclusive, very private, very peaceful. It's the home of Lacey
Park and Huntington Gardens Arboretum. It's really fantastic. I'll tell you all about it.
There's 33 homes for sale in San Marino. This is one of them and I like this one.
Okay, so we're in San Marino. Look at these beautiful old mature oak trees providing this
canopy for Bradbury Road, this street. It's beautiful, especially on this hot day.
San Marino High School is just up the road, a couple blocks. Here are some of your neighbors
here. This is looking south. The home faces east. That's the home right there. Three beds,
two baths, 1,912 square feet of living space. It's got a pitched roof, shingle and wood.
I love this old light. Look at that. I wonder how old that is. It's got the address number on it.
What great curb appeal. Look at those shutters, the trim. Beautiful. The agent is Bernie
Pitroff in Pasadena. I'll give her her due. What's so funny is in San Marino, they want the signs
this low. Traditionally, they're up here. San Marino has them down here. That gives you an idea
of the city you're dealing with. Here's some neighbors across the street.
Oh, I love it here. My family, we utilize the family room, which is a small business in San
Marino on Huntington Drive. They help parents with their babies transitioning and rearing their
young ones. But I must say, San Marino is a little bit lacking in the commercial nightlife
things to do. Now, what I will say is San Marino is excellent. Huntington Gardens Arboretum,
Lacey Park. Now, Lacey Park, one thing you should know is if you're a non-resident,
they charge you four dollars to enter the park. I was a little shocked. But once you get in,
wow, it's the nicest park you've ever been in. And it feels like a dreamland. It's spotless.
Okay, I will get into the house. I'm talking more, as you can tell. I appreciate all the
comments from my last video, all the support I got over the comment that somebody said I talk
too much. I got two of them. Now, you know, you got to have some thick skin if you're going to do
YouTube. You're going to have people that have opinions and, you know, that's part of it.
Nice long driveway. Gate looks somewhat new. Beautiful. Okay, that's looking south.
San Gabriel is that way, Alhambra, San Pasqual. Sorry, San Pasqual is the other way, but Alhambra.
I think I'm spending so much time out here because it's just so beautiful. Black door,
nice potted plants. You got the brick threshold there. Very classic, very traditional
side lights. Love the grooves, the trim. Very nice. Okay, let's see the home. I don't see a doorbell,
so I'm just going to have a little knock and I'll just give you a moment for the entrance.
Does the black work for you? What do you think? On the front door,
got right across the street, got black. Okay, nice formal entryway. We have a cool closet here.
Tons of natural light coming in. The built-in bookshelf, the brick fireplace,
nice dining area. I like those custom panels. Okay, let's head to the right end of the kitchen.
Now this home has been in the family for four decades. It was built in the 40s, so you see
some updates and you see some things that, you know, are very traditional and classic to this
style of home, but very charming. You've got recessed lights, your washer dryer side by side
there. All the cabinetry, tons of cabinetry, stainless steel appliances, a little eating area
here. That's a nice touch. It's actually a good size kitchen. Okay, so this family room,
a bonus in a way, you know, with the living room in the front, you enter from the dining area or
from the kitchen. Really handsome, almost wall-to-wall built-ins there. That's nice.
Floors are beautiful. This is a great room. Wow, such great depth. We're working with 1,900 square
feet, a little over, so you have your window bench there to sit down. Detached garage. Okay,
we'll get to the backyard. I just want to give you a view looking towards the front. Okay, let's go
see these bedrooms. There are three of them, so the first one is just off the front here,
and it's so quiet in here. Some linen cabinets. This looks like a very classic dial for your
AC. Here's the first bath. I'm curious what you think of this wallpaper. Does that work for you
or not? For me, it does. With this style of home, it does. This traditional classic style,
it works, but I have a feeling some of you are going to want to swap out the wallpaper,
maybe even the flooring. Very original in here. Shower tub. Maybe it needs an upgrade.
No judgment. Beautiful home. I'm in love with this home. Okay, second bedroom. You know,
little on the small side, but a generous amount of light in here. Wow. Somebody said in one of the
comments, you know, why are there no window shades? Well, when a home's on the market,
you know, you want to show it off, and so it brings in much more light, and so that's what
it's really about. You know, it's temporary. There's shades in here. This is your primary
bedroom. It has an en suite. Closets. Bathroom. What do you think of this wallpaper? I like this
one a little bit better. Translucent windows on the bottom. Shower. See if we can peek into the
closet there, and you've got some storage above as well. Okay, so those are the three bedrooms.
Let's make our way back, and let's check out this backyard.
Looks like there's three exits. You have two here, and then one by the kitchen, which is nice.
Okay, very lush. Beautiful. I think this is a fig tree. Mature hedges. Privacy. Some shade.
There's the back of the house. Your HVAC is over there. Your water heater.
Wow, this is a big tree right here, this one. So you have this space here behind the
detached garage, but really nice back here. I love this backyard. Alfresco dining. Gathering spots.
Super. Nice entertaining areas. I don't think this is open, but I'll try. Oh, it is. Okay.
So this is the garage. It's carpeted. You know, a raw space to do what you will with it.
Okay, now that's a dog run. Some of you guys have been giving me a hard time
saying that's not a dog run. This is a dog run. You have your crawl space here,
your gas meter, this newish looking gate. It looks like mostly a fully raised foundation.
Might be some slab, some foundation. I don't know. These pots. These are snake plants.
Okay, let's take out the driveway. Your electric panel. Chimney. It's got a cap on it.
Okay, now it's funny. Sometimes I forget to do the address and the price. I'm not trying to
clickbait you or anything. I just forget. Look at that tree.
Okay, so address. I think I forgot to ask you to guess the list price.
The address is 1535 Bradbury Road, San Marino, 91108. And this home is listed for 1.78
million. Okay, so and this is going to sound really crazy, but in San Marino, that's a deal.
They really have a high bar of entry in this
neighborhood, this community. Apparently, I've heard this, that you can't tear down homes here,
you know, and build a box, so to speak, a modern, that there's a, you know, there are,
there's committees and such that who determine what can be built and what can be torn down.
So, you know, there's pluses and minuses with that.
Yeah, so it's a bit of a strict community, but very exclusive, very private, very safe,
world-renowned schools. I mean, it's, you know, it's something else. Let's just make our way to
the front and we'll call it a day. But there's a real divide between South Huntington and North
Huntington. You know, North Huntington, the prices increase exponentially because they're
practically estates. Okay, I'm Casey Sullivan. I'm an LA native. I'm with Compass and I love LA.
And if you're thinking of buying or selling real estate in the Los Angeles area,
or you're looking for the best agent in Los Angeles, I would love to apply for the job.
