The Coconut Grove neighborhood in Kailua is where many first-time Kailua buyers land — smaller lots, R5 zoning, plantation-era homes from the 1950s and 60s, and prices that (relatively speaking) still work. But this listing at 426 Kani Street does something most Coconut Grove homes don't: it has a legal, permitted Ohana dwelling upstairs.
In this video, Maila tours a 3-bedroom, 2-bath Coconut Grove home listed at $1.769M (also VA-assumable) with a 526 sqft permitted Ohana unit that can be rented for approximately $2,400/month — and explains how that rental income translates into roughly $200,000 more in buyer borrowing power through American Savings Bank and other Hawaii lenders. She also breaks down the Coconut Grove neighborhood specifically, the flood zone considerations above Oneawa Street, and the Q3 2026 market data for Oahu, Kailua, and Ewa Beach.

🏝 WORK WITH DWELL HAWAII Dwell Hawaii is a real estate team with Coldwell Banker Realty. Based on Oahu, we help buyers and sellers navigate Kailua, Coconut Grove, and every neighborhood on the Windward side.
We're in Kailua with a new listing to show, one that has an ohana unit.
If you don't know what that is, you'll know by the end of this video.
It's also in the most affordable neighborhood in Kailua called Coconut Grove.
We're going to be sharing insights on that neighborhood as well as all of Kailua
and we're going to give you some market insights on all of O'ahu.
I'm Myla Gibson-Bamman, realtor on O'ahu along with my partner Koa Cassidy.

Before we see the house a little bit about where we are,
right now we're at a neighborhood called Coconut Grove.
It's known to be the most affordable neighborhood in Kailua
and I'll give you just a little bit of insight.
Also, if you want to know more about Kailua, we did a video called Living in Kailua.
Check that one out.
It's going to give you beautiful drone footage
and just like a really good overview into the entire neighborhood.
But this area here, it's known for having smaller lots,
smaller than neighborhoods like Mauna Wili or Kalama Tract.
Kalama Tract is known for having like 10,000 square foot lots or more.
Here, typically it's like 5,000 square feet, if you're lucky.
Sometimes there's even smaller lots.
The zoning here is R5, meaning typically one house per every 5,000 square feet.
Whereas when you get into neighborhoods like Kalama Tract, it's going to be R10.
So the density there is far less than what you'll experience here.
You'll notice that there's quite a bit of cars parked on the street,
houses that are closer together.
Most of the homes here were built in the 50s and 60s.
This is a true plantation neighborhood.
There was actually a coconut tree plantation here in Kailua back in the day.
Much less of a suburban feel than a neighborhood maybe like Enchanted Lake.
I'd call Enchanted Lake or Keolu Hills kind of your next more affordable neighborhood.
Another neighborhood called Olomana will have prices that are
slightly above the prices that you're going to find here.
But it is very local in this neighborhood and truly a residential neighborhood.
You're not going to see, you know, Airbnb's,
which you're not going to see much of that anymore anyway.
One thing you will see in this neighborhood though is ADU's or Ohana Living,
which I mentioned that at the beginning of the video.
We're going to talk about that when we get inside the house.
But the biggest draw to this neighborhood is really that you are
right on the perimeter of Kailua Town.
The main street, Oneava, which turns into Kailua Road, splits this neighborhood in half.
So if you're above Oneava,
one thing that you have to be aware of there is that there are flood zones
because you're close to the marsh.
In this neighborhood or this area of the neighborhood where we are now,
we are not in a flood zone.
You also have really great proximity to the beach.
This is where you'll see kids on bicycles or, you know,
people with a board under their arm, like heading to the beach.
It's literally just right down this road here.
So that's pretty much everything I wanted to say about the neighborhood.
Let's go check out the house.
Welcome to 426 Keoneonee Street.
I just know that this house is going to be the home of somebody's dreams.
I mean, the way that it's laid out and decorated,
you've got a very open space down here with the living room and the kitchen.
And of course, it's got that farmhouse cozy look to it.
You've got high ceilings or vaulted ceilings here,
which I'm finding is a preference for most buyers these days.
This is the outdoor space, which we'll see towards the end of this house tour.
And our clients still live here.
So this is their stuff.
And we haven't had to do any staging here, which is amazing.
It makes life easy on us when our clients have good taste.
And wait till you see the Ohana unit upstairs.
That one is decorated so adorably.
You've got three bedrooms, two baths here.
Total square footage on this property is about 2,500.
Downstairs here, you've got about a 700 square foot carport.
And then you've got over 1,500 square feet of living space here.
So this is guest bedroom.
You've got sliding doors here to go and experience the outside.
Wait till you see the outside, too.
The yard is really just enough, like enough maintenance and enough area to enjoy.
This is your primary suite.
And you've got a very simple bathroom here.
I think I said this in another video, but huge primary suites and huge bathrooms
are kind of like, I don't know, they're not quite the thing anymore.
Now it's about being close to each other again, having open space to entertain,
which you've got that here and you've got that outside as well.
We're going to head upstairs to the Ohana unit or the ADU.
It's so cute.
I can't wait to show it.
These sellers made a lot of improvements to this home.
So much of what you see here was their doing.
By the way, it's listed at 1.769 million.
It's also VA assumable.
So if you are a veteran and you are eligible for the VA loan,
just know that there is a great rate that is assumable and available to you.
Okay, now let's go see the ADU.
All right, now for the peak of the video, this is the Ohana dwelling.
What is an Ohana dwelling?
Basically an ADU or an accessory dwelling unit.
But back in the day, being that this was a plantation neighborhood,
there was a lot of multi-generational living.
And so people would create spaces on their lot
for another person or another family to be able to live.
Ohana dwelling is known as having a second dwelling on your primary lot.
Family typically is supposed to live in it.
So that's why the name Ohana.
But that has since been grandfathered.
And now this one in particular is considered legal and permitted.
Therefore, you could rent this out.
So let's talk about that just a little bit.
Conservatively speaking, if you were to rent this for like $2,400 a month,
you could actually use that rental income as qualifying income.
Caveat this, I did speak to a lender yesterday,
one of our partners at American Savings Bank.
And she confirmed that at this time, yes, this is true.
They would take 75% of that rental income and use it as qualifying income,
therefore giving you about $200,000 more in borrowing power.
This Ohana unit has a full kitchen.
Typically, if you were to do like a mother-in-law suite,
you wouldn't be allowed to have two kitchens.
In that mother-in-law suite, you would instead have two of the three.
So like a sink and a stove, but not a refrigerator
or some other combination of the three.
This unit is 526 square feet.
I just think it's laid out beautifully.
Currently, our seller's daughter lives here.
And I mean, golly, I feel like she could be a stager.
I didn't have to do anything to this place.
But whether you were allowing family to live here
or you were generating rental income,
you can see how a space like this really adds a lot of value to this property.
Having an Ohana unit, it's important to have parking.
So here we've got a three-car carport.
So you've got enough parking for the people who live in the main house
and then parking for anybody who lives upstairs.
Very important.
Now that we've had storms, it's the PV.
That's an awesome...
This used to be like a nice-to-have, and it still is a nice-to-have,
but it's becoming like a need-to-have as people have been going without power.
Now, hopefully, once we get through this El Nino year,
we won't see as many storms as we've seen this year.
But nevertheless, should your power go out,
you've got battery backup here.
And the sellers here said that when we had the LaLa storm,
it was kind of like, oh, the power's out.
They didn't even notice.
So let's go take a look at the yard now.
One thing I kind of like about these types of homes in Kailua is that they're unassuming.
Like from the street, you wouldn't know that all of this is back here.
Having this section here where you can kind of like enjoy the outdoors,
but still be cool from the sun.
You know, you've got a little sort of outdoor vignette here, space to entertain.
You wouldn't really think that a house that's 2,500 square feet
on a 5,000 square foot lot would have this.
But this is really unique.
And I love that you just don't even know from the road.
Many of the homes in Coconut Grove are like all house.
So you'll notice like the house next door is kind of that.
It extends far beyond this.
So having this much green space, this much yard, a storage shed,
a beautiful, I think this is an avocado tree.
You know, this is a unique thing for Coconut Grove.
And having enough space to garden, having enough space for your dogs
to come out here and enjoy for a child to at least touch the grass
is a real luxury in this neighborhood.
We're back at Kailua Beach Park now with some market insights.
These are the insights we share with sellers anytime we take a new listing.
Right now it's September 2026.
We just got out of summer.
Summer is typically the more active time of year for us.
We don't really have a lot of seasonality here on O'ahu.
We might see about a 1% change from summertime sales and pricing
as we head into the fall and into the winter months.
And I will say I've definitely felt a bit of a slowdown.
July was just like banging.
August, we saw a lot of residual closings
from those that went under contract during the spring and summer months.
And now it just feels a little bit like, hmm, what's happening?
We did just have two hurricanes pass through our island.
So that could be part of it as well.
In addition to interest rates being at 7%,
which is a little bit tough for a lot of buyers to take.
But let's get into the stats here on O'ahu.
Our year to date median price is about 1.19 or call it 1.2 million.
It's up 4% from 2025.
Our days on market,
17 days from the time that a home hits the market until it goes under contract.
And that's up 22% from last year.
So homes are actually selling faster.
I will say we do have a little bit of a supply problem as well.
Just not a lot of stuff to see and to sell,
especially in neighborhoods like Kailua.
I've got buyers that are circling Hawaii Kai right now.
And they're ending up disappointed
because they're just not finding anything in their price range.
The $1.2 million price range is really like what we call the sweet spot,
but maybe not so sweet if you're a buyer in that price range,
because there's just not a whole lot of inventory.
Most O'ahu sales have been between $999,000 up to $1.399 million or call it 1.4.
Caveat to that though, most of the homes have been in Eva Beach.
Eva Beach had 309 sales year to date.
The median price of Eva Beach is $995,000,
which is up 4% from last year.
Why am I talking about Eva Beach?
Because Eva rivals Kailua in terms of activity.
Eva Beach is number one with the most activity.
And then Kailua comes in at number two.
Close behind that is Pearl City, Aiea and Kaneohe.
Let's talk more about Kailua.
Your median price here in Kailua is $1.7 million.
So again, in comparison to Eva Beach, we said $995,000,
Kailua $1.7 million, but still second place for the most activity.
150 sales year to date, so still significantly less than what we see in Eva.
Prices are up 2% here.
Eva takes about a month to sell, Kailua 14 days or less.
Now Coconut Grove, again the neighborhood where we've got our listing,
there's 10 active listings currently.
There's been 25 sales year to date.
Your price range in Coconut Grove,
I said earlier that it's the most affordable neighborhood in Kailua,
$1 million to $2.5 million.
Sales there have been between $900,000 up to $2.13 million.
But in all of Kailua, you have 78 current active listings
with prices ranging between $1 million all the way up to $50 million.
That's what's currently listed.
There's been 142 sales in all of Kailua in the last year,
between $900,000 up to $10 million.
And I will caveat by saying that $50 million listing has been on the market now for,
I think, 445 days or something like that.
Our highest sales take place in a neighborhood called Beachside here in Kailua.
That's a neighborhood that's closer to
Aikahi, closer to the Marine Corps base, if you would, but still very much a beach neighborhood.
Probably my favorite neighborhood, if I were to name one in Kailua,
if I were really dreaming about living here.
Feels a little bit more like the Hamptons.
I know Lanikai gets a lot of buzz.
Lanikai to me is more dense.
You know, of course, you've got Lanikai Beach there,
which was rated the number one beach so many times.
So a lot of Ubers coming in there, dropping off, you know, visitors to the islands.
So that's a wrap on our market update.
And on the update here in Kailua,
if you want to dive deeper or have a deeper conversation about what's going on here,
let's say you're prepping a home or thinking about selling a home in this neighborhood,
or even if you're interested in buying,
we've got a lot more tips and insights for you if that's the case.
