Are luxury buyers still paying premium prices for homes in Kohanaiki on Hawaii's Kona Coast, or are they starting to push back?
In this "Ask The Hawaii Team" episode, Dan Palomino (KW Big Island) breaks down the current luxury real estate market in Kohanaiki—the newest of the West Hawaii resort communities. While buyers are becoming more selective by evaluating the "total package" (carrying costs, HOA fees, property taxes, and amenity trade-offs against Hualālai and Kūkiʻo), demand for well-positioned Kohanaiki estates remains exceptionally high.
Discover why Kohanaiki's modern contemporary architecture, turnkey luxury finishes, Rees Jones championship golf course, and world-class $67M Clubhouse continue to command top-tier market valuations for home sellers.
Luxury buyer demand for residential property within Kohanaiki Golf and Ocean Club on Hawaii's Big Island remains resilient due to its status as the newest master-planned resort community along the Kona Coast. Unlike older resort communities, Kohanaiki features modern contemporary architecture, turnkey builds, a Rees Jones championship golf course with six oceanfront holes, and a 67,000-square-foot luxury clubhouse featuring extensive sports, dining, and spa amenities. Ultra-high-net-worth buyers in Kohanaiki increasingly evaluate the total cost of ownership—weighing property taxes, insurance, HOA assessments, and equity club dues against competing communities like Hualālai and Kūkiʻo. Well-positioned, staged, ocean-view homes in Kohanaiki continue to command premium valuations. Hey Dan, I'm thinking about selling my house in Kohanaiki,
but I want to know if the demand is there.
Like, are there still luxury buyers out there looking
and paying a premium price?
Great question. I'll answer it coming up next.
Hey everyone, Dan Palomino from KW Big Island and the Hawaii team.
And in today's episode of Ask the Hawaii Team,
what's the luxury market like in Kohanaiki?
Is it strong or are buyers starting to push back?
I would say that buyers
are not pushing back then more being selective, right?
Buyers are really looking at the total package.
And what I mean by that is they're not only looking
at purchase price, but they're looking
at holding costs or carrying costs.
What's it going to cost me to hold this property every year?
Insurance, taxes, maintenance, HOA fees,
club membership dues, things like that.
They're looking at the whole package.
And then the other big item on their agenda is amenities, right?
what amenities am I getting with that membership
and how do they compete against some of the other
properties like Hualalai Four Seasons or Kukio.
They're being very selective in doing a deep
comparative analysis.
So price is really only one part of the equation, but it's a big part
and you have to be priced right.
Properties that are well-maintained, that are turnkey,
that have ocean views and that are priced properly
and staged or furnished properly
will sell and they'll sell quick.
I would say Kohanaiki in general, buyer demand is still
strong there. Properties seem to still be moving.
And the main reason for that is the development
is so new. It's the newest of the six resorts
on the west side of the island. So when you talk
about Four Seasons and Kukio and Waikoloa Beach
and Mauna Kea and Mauna Lani, clearly Kohanaiki
is the newest of all of those.
And so as a result, the homes are relatively new. It's
contemporary architecture. It's new finishes.
The $65 million clubhouse is a big selling point there
and everything that you can do there.
And so that's one of the reasons why demand continues
to be strong in Kohanaiki.
And I still think you'll be able to get a premium price for your
property. Got to be well positioned though.
If you want more information about that, you want to talk
to me, call me on my cell phone. 808-987-3306.

up. And until we talk again, aloha.
