Clever, $80K Prefab Home That Expands Like Magic!!

Welcome to the unfold house. In the folding module, the walls and the roofs all collapse and come in together. Everything folds in, including the furnitures. The one house fits into one 40-foot standard shipping container. I can make a house at the lowest possible cost and ship it to anywhere in the world. The construction costs right now have just become so unaffordable. I am hopeful that this could be a solution to that crisis. My dream is to make a product that people will enjoy and they will like. They will call it a home. And walking in, this is a very spacious house, 482 square foot. Hi, my name is Li Cheng. Welcome to the unfold house. I'm the CEO and founder of this company. Our mission is to make affordable housing. This is the first product we launched. Whenever you walk into a house, you see a lot of open space and the shipping is the limitation of modular prefab housing. So my idea is to fold up the area that you can fold and keep the area you cannot fold. And there you go. You lower the shipping costs. You are able to utilize the most efficient way to ship is the shipping container. The one house fits into one 40-foot standard shipping container. So I'm able to locate a factory anywhere in the world where the supply chain is the most robust and the labor is most redundant. So I can make a house at the lowest possible cost and ship it to anywhere in the world. The shipping container comes in early in the morning, seven o'clock. I got a crane coming in, a bunch of guys helping me out, and we were able to take the house out of the shipping container and unfold it in a day. On this one, we installed all of the sidings here on site. The fastest we have done the unfolding in the factory was under three hours. The installation after that was two and a half days. Reason why I built this house is to make housing affordable. And I think a lot of people can resonate to that. The construction costs right now have just become so unaffordable. And it's worldwide. We call it the housing crisis, right? I am hopeful that this could be a solution to that crisis. My dream is to make a product that people will enjoy and they will like. They will call it a home. I have put a lot of thoughts into the engineering and into the designing of this product. So I can deliver the most value to a product like this at the most affordable cost. Price for the unfold house is $80,000 for the US market and $60,000 for anywhere else in the world. The difference of the $20,000 in there is for the import tariff. For any other countries, we are doing a FOB. So that's price of the production factory in Shanghai without the tariff. On top of the price of the product, there will be shipping fee and also setup fee. A shipping fee in the US market could range from $2,000 to $12,000 depending on where you are. The setup fees could be $25,000 to $45,000 depending on your local market. Come on in. Let me give you a tour. This is a heavy-duty security door made of steel and aluminum. You can see a lot of bolts here. And it's facial and handprint recognition. You can also put a password to it. And walking in, this is a very spacious house, 482 square foot. And it's a 12-foot ceiling on that side and an 8-foot ceiling on the low side. And I don't know if you can believe it, but this all comes in in the standard 40-foot shipping container. Everything folds in, including the furnitures. So I made this in a factory. Took me three years to make it, but I delivered this unit last year, December. And I just wanted to show you the design concept of the house is from this line up, you know, everything to that is all moving furniture. That's why I wanted to make that side is the folding module. What I call this side is the core module where all the kitchen and bathroom is, all the electric, the plumbing, everything you can fold it up. In the folding module, the walls and the roofs all collapse and comes in together. It fits into a shipping container. So the unfold house is built to the International Building Code 2022. Also the plumbing code, the electric code 2022. After it's unfolded, it's just like any stick build. This is a full-size refrigerator. It's an antique style. I just love the looks of it. And also in the kitchen, you got a vented hood. This is an induction cooktop with an oven beneath it. This is a dishwasher. We also have a sink, a stainless sink that have different functions of it. This window, you got a pretty good view when you cook. Looking outside, a lot of storage, place to put dish. And this is a washer and dryer combo unit. Here is where I hide the HVAC unit. You can see, I didn't like the look of a split unit. So I wanted to hide the unit somewhere in the cabinet. Here is a dining table. Easy to sit four or three people here. Walking into the bathroom, you can see there's a smart toilet that's greeting me. And there's a sink here, mirror, storage behind the mirror. And there's also a big window looking outside. This is a full-size shower. I'm 5'10", so pretty good for me. Here is a pretty sizable drawer. You can store a lot of things in this. And this is a king-size bed with, you know, all this furniture we disassembled and put in the shipping container and ship it in together. This is a pretty good-sized sofa. Easy to sit three or four people. I just love this window. And that's why I have this design in this house, is to have like a picture frame that you can overlook a beautiful view like this. This is 13' on the outside, 12' on the inside. View and the sunshine comes in. Very beautiful. This heavy-duty window is also very easy to operate. I selected one of the best materials I can find. Come to the outside. The exterior of the house is, this siding is called shishagi balm. It is a Japanese-style charcoal wood. The process of making it is actually burn it and charcoal it. And we also put a paint on top of it. It looks beautiful. A lot of texture in it. And coming in here is the back side of the house. A lot of people been asking me how do you connect the electric sewer water to it. So let me show you here. I've actually built in all of the water, plumbing, electric within the house. And then I just left the outlet here. There's one, two, three, four outlets. Two are the sewer, one is the domestic water, and the last one is the electric. When this house shipped in, all I wanted to do here is just to connect them to the outlet. That was an easy process. And also there's an air conditioning unit here that's to connect on site. The standard package of this unit, this one comes in with fiberglass insulation. We can upgrade it to achieve your R value goal in your local area. So any supplier we use, we will make sure that they have a U.S. rated standard. But the permitting and inspection process is a bit complicated. Our due diligence in the states indicates that out of the 50 states, there are 10 states that doesn't enforce a statewide mandatory modular certification program. What that program does is the city inspector is going to come out when you did the framing, you did the electric, so that make sure you're building this right. Right now our focus is in the 10 states that doesn't enforce that modular mandate program. We're also starting our first factory build program certification in California, and then they're going to send inspectors to China, our factory, to oversee our manufacturing process. Then, you know, we have the scale and we can expand to other states. It's going to be a similar process so we can replicate. On the next step, we are prototyping bigger units, and that will be our affordable model. One-bedroom, two-bedroom, three-bedroom that comes in more shipping containers, and the per square footage cost will be lower.
