Ashtead House is a stunning Grade II listed 18th-century Georgian estate in Surrey that masterfully blends historic architectural heritage with high-end modern luxury. Set on 3.2 acres, the property features expansive landscaped gardens, opulent living spaces, and professional-grade amenities, offering a sophisticated sanctuary just 30 minutes from London.
Hello and welcome back to the Luxury Home Show. I'm Hannah and today we're in the village of Ashtead
at a house that manages to do something that very few places pull off well. Grand, historic,
but somewhere that feels like home. I mean it is not often you see rooms with these proportions.
35 foot in length. This is the nicest wine cellar I've ever seen. This is the kind of property,
I'm not going to lie, it sings when it's sunny but it would be equally as fantastic in any season.
For me that's part of the luxury. Not only how it looks but the love and the work that has gone in
to bringing an old property back to life. This is Ashtead House. I'm obsessed already.
This is an 18th century Georgian home. Grade 2 listed. It's set on about 3.2 acres of land.
We've got tennis courts, a wine cellar, a former ballroom but it didn't always look like this.
It was a major renovation project. So you're getting luxury heritage but also a brand new
modern home inside. Now before we get started on the house itself let's talk about the location
which is stealing the show. We're in Ashtead in Surrey which is only about 30 minutes away from
London and then here you've got everything you could possibly want. There's golf, there's spas,
countryside, walks. Remember you're in a conservation area but you can still go into
the big city as well if you wanted a night out. This is the sweet spot that so many buyers are
always chasing but very few places offer. The moment you arrive down your winding drive you
know you're about to experience something special. You are surrounded, engulfed by beautiful
landscaped gardens, woodland, ancient trees. In fact this one just behind me is the UK's oldest
tulip tree. And then tucked away in the middle is that Georgian property. I mean honestly I feel
like I'm in Jane Austen or Bridgerton. The symmetry is beautiful. The facade with all of
that red brick, the chimneys, the sash windows. Next to me you've got a triple car garage.
Unfortunately that Ferrari is not mine. And you actually have three gated entrances. This being
one of them. They all have different functions. This I think would be if you were hosting a party
for your guests. One is maybe for your day-to-day use and then one for your services like your
gardeners or your catering. So let's go and actually have a look at the house. As you can see
there are two components to the property. You've got the red brick side and then the white rendered
side. The red brick side is all completely listed. That bit, still part of the original property,
that was actually the servants quarters not listed. Down there is one of your other entrances,
your daily entrance. And what a welcome home it is. We will be coming back to explore the garden
but you can already see the layers of landscaping and the different zones. We've got a fantastic
water feature here. There's a nice little sun trap over there. Read a book soaking up all of
that vitamin D. Patio. There's a lot to explore but for now we're heading inside. Ah owners did
good right. I mean this entrance hallway sets the tone for the rest of the house. Elegant,
majestic but also very warm and inviting as well. This flooring needs a moment doesn't it. This is
Carrara and Nero McQueener marble checkerboard. It's just super crisp and monochrome but then
this comes in and softens it all. This is the original 18th century open well staircase. We've
got carved brackets, the original balusters. Oh there's more of that to come and then if we come
a little bit further in here. Now remember it's listed so things like this door can't get rid of
it. It's had to be blocked up. I mean why would you want to get rid of it but had to keep that.
All of these original features like this beautiful archway, all the cornicing but then we spice it
up with this very funky mirror. That's very very cool. Now we've got more rooms leading off to my
left but I'm going to take you through to the right to my favourite room of the house. We're
starting at the top guys. The flooring continues into your sociable secondary entrance. Can you
imagine being welcomed? You know to a party here with a glass of champagne. Oh very nice.
You've got a fireplace, you've got a gorgeous kitchen, utility room so maybe a cloakroom as
well behind the camera but with our glasses of champagne let's head in. This was the former ball
room of Ashtead House. Decadent. I mean it is not often you see rooms with these proportions.
35 foot in length. We have got stunning Versailles flooring underfoot. A huge rug to warm it all up
and speaking of warming up this is an original fireplace as well. White marble with this six
foot antique mirror above. An 18 light chandelier. I mean it is it's screaming ballroom isn't it?
But they've done very well not to go too country chic. You know you don't want to feel like you're
living in a museum. The designer Maurizio Pellizzoni has done a sterling job you know
creating that balance with these more contemporary quite funky pieces of furnishings and furniture
and then these windows. These are 10 foot bringing in masses of natural light. You've
still got the original shutters. The smash windows they've all been replaced but in
keeping with the original property. It is all about the little details. Okay so you know you
have the 15 foot ceilings but you've got all of that beautiful original cornicing with gold leaf
edging and a ballroom wouldn't be complete without a grand piano and would you believe
this is a baby one? All those lessons are paying off thanks mum and dad.
That's not me I wish. Self-playing piano eh? How good is that?
Once you've been entertained by the piano you can be entertained around here as well. This is such
a sociable room actually which I think is surprising given the scale of it. A lot of
rooms you would think oh you're not using that. You're not going into the dining room it's cold
or it's too big and lofty and drafty. This I've asked the owner they spend most of their time in
here playing games lounging. I've just noticed there's no tv and then over here is your dining
space within this room as well which is even better and all of this has actually been an
extension. It was a not very nice conservatory so they've extended that and I have to say
this room also works so well internally because it's constantly borrowing from the outside. You
know there is actually access to the garden but whether it's the the symmetry the planters all
of that light it's nice that the the two spaces work so well together. I get why they spend all
of their time in here you absolutely would eating here every night or not even every night you come
here for lunch breakfast I mean look look at the light coming in here beautiful and it's really
warm room as well there's underfloor heating but come the evening if you had some friends around
and you wanted to share a bottle of wine you also have very easy access if you needed to refuel
just next door. These are my kind of people okay and would you believe this is just the wine room
okay you still have the wine cellar downstairs which is unbelievable okay this is like the
intermediary room you know so for quick access you're not traipsing all the way downstairs
I feel like I'm in a wine shop you know you're just perusing your favorite most current wines
and then popping straight next door this is giving me like gentleman's club
green onyx as well much moodier you know this is an evening room you know very elegant during the
but maybe the guys or girls you know they're coming in here and maybe having a pipe or
cigar you've got access out onto the garden as well it's just it's very cool
in historic homes the kitchen for me is a room that can either succeed or fail and in here
winner 10 out of 10 this is such a great family room it's such a communal space here you know
you don't need a dining room table you've got that but we have a nice breakfast bar here enough
for four people and then we have this stunning central island with this calicutta gold marble
with a waterfall edge as well the detailing everywhere and the uh the finishes and the
appliances as you would expect for a property at this end of the market top notch we've got a
gaggenau hob with an integrated extractor fan gaggenau again two ovens and nice little proving
you've got lots of storage space all the cabinetry is by small bone and then
wow nice joinery there i have to say it is all about the detailing you know that's the difference
of spending money and spending money well you know you can throw top appliances and high spec
materials but it's how you do it having the discipline to make it look good so for instance
we've got these pewter light switches that perfectly match the tone of the wood you know
it's not like immediately apparent but it makes a difference and then did i miss one out oh i did
didn't i there we go that is a pantry look at this oh love that you know with the summer coming up
cooker tap there and dishwasher lovely cabinetry there
soft close more of that versailles flooring so nice continuation from the other room
this is the star of the show another original white marble fireplace which just instantly
adds so much personality into a room not to mention obviously the history i mean why do you
think people are always scouting out on you know facebook marketplace or ebay trying to find
original features like beams or fireplaces because it immediately just adds so much charm
and warmth not only in terms of how it looks but also how it feels and anchors it back to the
origins of the property and then you combine it with little moments of holiness like these
window seats i mean both rooms you just would spend so much time in wouldn't you
back into the entrance hallway uh now here on the ground floor we've got a couple of
supporting rooms that make the main rooms work utility i mentioned that earlier could also be
a cloakroom you've got space for your tumble dryer your washing machine and then down there
that is your wc which is where we're going now through the archway up probably noticed we've
got some stairs that leads down to the wine cellar and the cinema room this is the wc that
i mentioned handy for your guests got a bit more of that carrara marble also useful because it's
next door to your study always great to have a dedicated space for you to work from home in
and this is very nice you've also got views out to your beautiful garden nice bit of a wall
paneling so bringing a little bit of that elegant history into a more modern room feels very cozy
though you've got a fireplace you could get some great calls meetings and work done in here and
if you own a home like this uh you're gonna have to do some serious work to afford it okay so uh
especially if you're spending so much time in here i think you'd be forgiven for wanting maybe a
bit more space let me paint you a picture okay so closing the door you're sealed off from the
rest of the house and the family this is just you you're taking your calls you also have your own
private lounge slash suite yeah it's a great sale mate yeah really good no it was you no it was you
stop it was you yeah it was me okay cool yeah yeah well come over tomorrow night we'll sign the
sounds good all right yeah uh go go mate bye bye bye i am good i am good and you can come over here
i know a lot of people like to take calls while walking around you know get those juices flowing
doing that all those big decisions and then uh maybe come over here for a celebratory drink
you know congratulate yourself on a great sale there we go this is fantastic but it's not all
this also doubles as a games room we've got a chrome pool table here and if you are entertaining
you've got guests or you know maybe potential clients coming over and you've had maybe one too
many drinks and they don't want to go home over here a secret door that leads up to two guest
bedrooms i'll show you that a bit later but for now i'm taking you downstairs to the basement
no luxury property would be complete without a cinema room i'm going to sit down on this
absolutely massive b&b italia tufty sofa you can imagine everyone hunkering down and getting the
popcorn going all the drinks the artwork is property needs a shout out it's got a very
strong identity there are works by damien hirst andy warhol so i think adding those quirky and
lighter pieces of artwork into a period home does work this is uh this is definitely late nights
where the conversations are flowing as are the drinks and maybe one last glass of wine
speaking of which bonjour i've been transported to a french wine cellar somewhere in provence
i can't believe this is this is the nicest wine cellar i've ever seen now this is all 100
authentic no replicas here which you do see in a lot of buildings we're in the servants quarter
so this would have been originally you know you know storage this is a brick vault would
have been for storage your pantry but i like what these guys have done with it you've got room for
a thousand bottles of wine any wine collectors watching this is for you just oh my god stop
do these come of course they come out wow oh my goodness there's actual dust there's actual dust
fantastic so you would transport this upstairs to the intermediary wine room i mean you are just
next door to the cinema room so pop next door this is just fantastic you've made it in life if
you've got this i mean i think i've made it in life if i just make if i just get one of those
little fridges a wine fridge in my kitchen this is on another level beautifully backlit with
spotlights the flooring i think is new if it's not they've done a very good job keeping it uh
keeping it look so nice and if it's new they've also done a really good job making it look super
authentic uh so anyway i'm gonna prize myself away because now we're going up two flights of
stairs to the bedrooms we're upstairs on the first landing and this area needs a moment doesn't it
first of all the staircase i'm in love with that staircase the palm that needs to come with the
house surely it's made for it and it puts mine to shame that is fantastic yeah i need to find out
what she's doing with that on the floor we've got more of that black and white marbling slightly
different design and a nice little reading nook which i actually think you would use sometimes
you think no one's reading there i think you would there we got three bedrooms on this floor
three more upstairs and we are starting over here one thing that i personally look out for when i'm
looking in a renovated period home is whether the upstairs still has all of that personality
that the downstairs does which is usually where all the attention goes to you first and sometimes
it is easier you know you're dealing with the kitchen with the the fireplace or a former ballroom
and of course to be fair the principal suite because that's where the people paying for all
of this stay and then the other bedrooms they can sometimes be a little bit of an afterthought
and become bland luxury hotel rinse and repeat jobs not here okay the elegance and the luxury
continues but so does the character and the charm so we've got these brilliant proportions
we've got wall paneling original corner sinks high ceilings sash windows and a four poster bed
in chrome thank you very much uh we've got two doors either side so let's go in this one first
this is a full-on wet room we've got tiles everywhere and the ones on the floor i'm so
here for with this lovely border all the way around a great shower rainfall shower head
and then see this is what i mean or there is great cohesion and flow between all the
bedrooms and bathrooms but they do feel individual and unique so we've seen this
carara gold marble what a cute cubby hole don't usually sit on the floor but you know
how it works there we go i like that big old niche for all of your stuff yeah i like it now
this isn't the principal suite as much as you might think it is and they did not skimp on dressing room
space plenty of storage space and great versatility so you've got stuff you're hanging
dresses drawers cubby holes for shoes and bags i mean the craftsmanship of this has all been bespoke
made and i enjoy the hidden led lighting as well so you can see what you're looking at and then
through here is where that secret door downstairs in the lounge that is where it leads up to this
space is probably more suited to an au pair who is living with you or grandparents teenager who
wanted their own separate annex you have a kitchenette living room and i want to draw your
attention up to the ceiling now we're in the servants quarters so this is not listed now
ironically that enabled them to actually push through the ceiling open it up and then expose
the roof and all the beams so in some ways we're actually seeing more of the bones and origins of
the property than we would have if it had been listed there you go massive silver lining and
then through here we have got another four poster bed which draws your eyes up to the star of the
show you know you do want that to do the talking hence why everything else is a little bit more
and then here another dressing room area i like as well we've got this trim that goes around the
edge it's a nice little nod again uh to the age of the property plenty of space same joinery and then
in two we've seen this design before just on a slightly smaller scale so oh we've got the beams
as well see this is all original like i was saying before people will pay a lot of money
to get things like that added to give it that oldie worldie feel but here 100 genuine my friends
some greenery to look out onto but private so uh you can shower in peace this principal suite
is everything that you would want and expect from a property like this it's lavish relaxing
and somewhere that you would definitely want to do this goodbye world it's your inner sanctum
you know here for you to enjoy so this is a brass hoxton bed and this yep this is exactly what it
looks like a pop-up tv thank you very much you know we want our period features but we still
want our modern luxuries you know we want the wi-fi we want the good lighting okay we want
the underfloor heating but we also want those good old proportions that they had 300 years ago
good size right very very good size all of the rooms have huge amounts of light flooding in
you know for an old property it's just so light and airy over here you've got another fireplace
lovely and cozy antique mirror up here yeah just a nice oh to have a seating area
in your bedroom lovely and you get the best views as you should there we go i mean we'll
be showing you the gardens the whole grounds very shortly and they are i want to say like
they're the best bit but there's so many good things about this property just just wait until
and the topiary very timeless look out there as is this room actually the property is very
timeless and it's that understated luxury sometimes principal suites can verge into
being a bit theatrical a bit ott so you still want that aspirational look but you want it to be
believable and effortless you know i don't want to have to ask permission to go to bed now this is
the craftsmanship comes in okay it may look minimalist but the attention to detail and the
finish is incredibly high i mean for one they look like they're floating look at that design
so you've got hidden leds underneath this gorgeous wood a nice organic texture being brought in there
as with the flooring as well i mean you even have a poof in the middle to just recline on
as maybe you're watching someone getting changed you're like oh this one no that one
you know giving a scorecard seven antique mirror as well to check yourself out because look you're
hosting a lot of parties here you need all the outfits and all the shoes to match so uh we had
the dark room and then as a complete juxtaposition the most light-filled room ever you're on suite
one word that comes to mind indulgent and hey you deserve it okay you're living in a property
like this now you've got to channel your inner aristocrat and what better way to do that
chandelier do you know what i actually think you could probably add a chandelier into most rooms
and it kind of fit you know it's just that little like sprinkle of yeah glamour speaking of which
your vanity area amazing we've got lovely soft closing a bit of storage there nice mirrors
backdrop using again i love the flow and use of the same materials because why not this it's
working use it in all of the bathrooms these beautiful tiles more of that carrara then the
cherry on top of the cake a uh freestanding bath that looks like it's been carved out of this
marble i mean utter opulence what's this it's one of these isn't it of course it is wow maybe
you're not a bath person you are part of the shower tribe you know what do you think where do
you where do you sit it is a bit like marmite i don't think you can like both 50 50 i like the
option of having a bath now and again but i'd probably always go over to the shower side but
you know in here you don't have to choose that's the bedrooms on this floor done we have remember
another three upstairs again great for guests maybe the kids you know they can have the whole
floor to themselves but whatever way you look at it you've got great flexibility when it comes to
all the bedrooms it really works for the owners now this project like i mentioned earlier was a
huge undertaking i mean the refurbishment was new floors a new roof plumbing electrics and
everything else in between remember this is a grade two listed property so things like that
are always going to be slower more expensive and probably a couple of nasty surprises along the
way so when you walk through somewhere like this and it feels so easy there's been a lot of blood
sweat and tears behind it but for me that's part of the luxury you know not only how it looks but
the love and the work that has gone into bringing an old property back to life
that is the main house done and it is now time to explore the grounds
i'm now going to give you a proper tour of the grounds can we just take a moment for this
entrance with the pillars i feel very regal so i'm going to take you around the absolute rocket
of a ferrari and start with the tennis courts beautiful that's a car to match that property
there's a chess game you'll have a quick look honestly the summer soirees you could
post here i mean i'm no chess player but that's been that's wrong you know what i'm just gonna go
you're mine i've won i've won oh oh and here's the tennis
oh i've only seen this in photos so this is absolutely phenomenal
kind of dressed for it it's pretty pristine as well oh my goodness if you weren't a tennis player
before moving in you gotta be you gotta be and be rude not to tell you what if you've got kids
they can have private lessons here you can just pop out any time you wanted for a game and like
i say i like hosting i don't think parties get much better if you just say on a sunday
i'm gonna pop around have a game have some champagne afterwards 15 love that's the right
terminology isn't it i'm having a proper explore now oh i was wondering where this was this is the
outdoor kitchen and look they knew i was coming it's been set up oh oh maybe later
this is a wolf kitchen i mean most properties don't even have a kitchen this nice in their
homes and this is outdoors wow and a deli vita pizza oven what did i say sunday get your friends
over game of tennis and drinks and pizza get the music going oh wow i mean and when the summer
i mean look at the weather today spring has sprung barbecue season thank you very much
amazing let's have a little look what we've got oh a fridge i mean needed needed again you're
not having to go all the way back to the house to go and get drinks and cool stuff oh wow and a full
sink and my mind's just like revving up now like the car i can hear in the background
just thinking getting some caterers in cocktail maker a birthday party you know any birthdays
sorted okay well let's just keep exploring because this is absolutely stunning probably
didn't pick the best shoes for this i come bearing blankets i don't want them to do all
the decorating the work for me come to um spruce up the fireplace you know i mean about how many
different zones there are throughout this garden layers upon layers i'm just enjoying all of this
dappled sunlight got another ancient tree here you don't see grounds like this even in like
boutique hotels in the Cotswolds this is all yours i'll be here glass of champagne
coffee right so this is the main entrance that you would definitely want your guests to use
wow oh yeah Downton Abbey feels very Downton Abbey right let's head back to the main house
like i mentioned earlier you really get a sense of different layers unfolding the closer that
you get to the house i mean the best way to probably show this is the aerial view
which just shows how successful the composition has been you know this is not just one flat piece
of lawn with some hedging and a couple of trees they've been very creative and there's something
for everyone you know whether like i mentioned you're hosting you're tucking yourself away in
little zones whether you're reading a book catching some rays you're just here to unwind
and the kids what a fantastic place to just say bye you know go get lost go and disappear and
have some fun and you don't have to worry about it you've got more of your formal seating and
dining areas now just in front of the house so uh let's go and have a look at that look at the
i don't think it's a secret that i have a very soft spot here in properties okay here we are
honestly i feel like i've walked into soho house or something still never been that's on my bucket
list you've got your sun lounges here which come on this is the day isn't it lovely this is made
for royalty have a look at that you'll be doing your promenade your walk there's nothing better
than listening to uh listening to a water feature they do say watching moving water
or like flickering flames it's very good for the soul very good for your well-being this is
dangerous okay gotta be careful doing it for the shot okay and then you can see the property
including the chandelier what did i say you've got that great connection with the indoors and
outdoors the gardens have been designed by creepers but we need to give a massive shout out
to the gardeners they were here while we were filming and they've just done the most unbelievable
job honestly this is 3.2 acres that's a lot of land and every single area is absolutely meticulously
landscaped and manicured look at these hedges oh like an early dream and then over here is your
dining room set up so again really easy access to the main house there so you can bring out all
your food don't forget you've got your outdoor kitchen as well you don't think the only thing
and this is a tiny thing that is missing some light lighters you know some fairy light but
you know what stop it is there up lighting of course there is that's proved me wrong of course
oh my goodness it's gonna look beautiful at night time some rose bushes and then down here
this is where you would find me it is like a little hideaway an oasis
got like a natural tree pergola to keep you sheltered from the sun not normally an issue
in the uk but it is today do you know what little table cup of tea book in reality
how awkward would it be if i just asked to come over one night i'd bring a bottle of wine which
i think they need it oh i feel like i'm on holiday i actually feel like i'm on holiday
yeah so you've got access there to the wine room pop out here if you're smoking or whatever it is
beautiful weather and then you go inside there you go you've got access to your dining room
for dinner this is the kind of property i'm not gonna lie it sings when it's sunny but it
in any season come rain or shine winter or summer
well i hope you've enjoyed this episode if you have give it a like make sure you subscribe to
the channel and if you liked the house remember it is for sale and all of those details are going
to be in the description below this video and i'll see you next time for another extraordinary house
