Inside a Rustic Villa with Pool in Val d’Orcia | Easyliving Tuscany

Buongiorno, I'm Julius Petermayer and today I'm going to show you an incredible villa in the heart of the rolling hills. So come with me, sit back and relax while we explore this incredible villa. The first thing I would like to point out to you is the location because you are very close to an asphalt road, what is a great asset when you buy a house in Tuscany. That means you don't have to do kilometers of gravel road. You have a direct access and that's a plus. So come with me where we have the one hectare park which is fenced in so foxes, rabbits and deers can't come in in your private area. As we move our way around the property I would like to show you immediately this incredible view. We are in one of the few areas in Tuscany that have the iconic rolling hills and this property in my opinion has everything you can wish for because you have the rolling hills, an amazing view, cypress trees, you have 12 hectares of private land and also some olive grove. So come with me, come with me, also cactus of course, come with me and look at this view. You feel like the king of the world here. Wow. Now over there we have a carport and a pool but that we will see later. Down there is the olive grove I mentioned before. So those are your private olives and if you want you can do your own olive oil. What is very very cool. Now let's go inside where we find immediately the living room. This space is very very bright. What is very nice because oftentimes when you have an old villa like this you have thick walls, small windows but this is very light. You have the original ceiling, so travi and terracotta ceiling and a feature that I really like, fireplace. It doesn't do anything for heating but it is cool because having a glass of red wine in front of the fireplace is the best and then look at the view you have from your living room. Now another important room is of course the kitchen. So come with me. By the way that is the main entrance and what is also nice you can enter all the rooms from downstairs. So all the downstairs rooms have direct access to the outside. This is the kitchen very nice size. So this is a kitchen where you can cook also with five six friends and you don't bump into each other constantly. Also very very pleasant. Over here you have another room what is used flexible. So at the moment it's an office but you have an ensuite bathroom and this could be also a bedroom. Again with your own access from outside. Now however let's go outside from here. Come with me. So down there we have the pool. We will see it in a minute and this is just your beautiful park. There you have a carport where you can park up to two cars and I would like to show you the separate apartment that this property has. Because if you come with me we have an outdoor staircase which connects to a one bedroom one kitchen apartment. Wow. Sam show them the view you have from here. This is the stuff you see on Instagram. Look at that. Come here. Look it through the arch. If that was a painting it would be kitsch but it is real. Now here is the separate apartment I was mentioning. Come inside. You have one bedroom over here, a kitchen and your bathroom over there. And a nice feature here is you have also your private terrace. Okay. Pool is right there. Two minutes. Two minutes. That's where we see the pool. Come with me. Now I would like to show you the master bedroom. And it's of course connected also inside so you can choose whether you want to use the external staircase or this internal staircase that leads you down also to the cantina. So here is the internal staircase. Right here is a closet but of course it's full of the owner's personal stuff so we don't look into there. And over here we have the master bathroom. So you have also the view onto the pool. And now come with me. This is the place where you would wake up every morning. So you have a beautiful light flooded room with your own terrace. And this is just the perfect spot for your morning coffee. You have a coffee machine there. You come out here, enjoy your view onto Radikofen. Sam, over there that tower is Radikofen. But the nice thing is that is not the closest village. The closest village is actually 700 meters in that direction with a bar, a little supermarket, everything you need for your day-to-day living. Now here you have the carport where you can put in up to two cars or maybe a third one as well if it's a small car. And then we have this nice plot of lawn here. There was a sitting area that is no longer used but you can see it's just blooming everything. Spring is here. So here you have the oasis of peace. The pool with again, I know I keep saying it and saying it but I'm always astounded by this view. You have this incredible view over the Val d'Orcia. This is the place where you can just relax with a nice Aperol Spritz in your hand, jump into the pool when it's 40 degrees outside, 35 degrees and just enjoy your life. This is Dolce Vita.
