New Homes in Lake Las Vegas Tri Pointe Lakeview Ridge Plan 1 Tour

Hey what's up everyone, this is Alan in the Las Vegas and Henderson road trip of Simply Vegas. Today we're touring a new home community called Lakeview Ridge by TriPoint Homes in Lake Las Vegas of Henderson, Nevada. Lakeview Ridge is located to the east of the Las Vegas Valley. The major crossroads are Lake Las Vegas Parkway and Highland Shores Drive. Lakeview Ridge is a gated community that features a total of 53 home sites. There's a subdivision HOA of $198 per month and a Lake Las Vegas Master HOA of $153 per month for a total HOA of $351 per month. This community has no SIDs or LIDs. The build times at Lakeview Ridge are between 7 to 8 months. The lot premiums range between $10,000 up to $250,000 and the lot sizes range between 6,581 square feet up to 9,250 square feet with average lot size being 7,600 square feet. Lakeview Ridge features a collection of one-story and two-story single-family homes with three different floor plans. These floor plans range between 2,579 square feet up to 3,991 square feet between 3 to 5 bedrooms, 2.5 to 4.5 bathrooms, and between a 2 to 3 car garage. The plan 2 is a two-story floor plan that offers a first floor primary suite and the plan 3 is a two-story home with the optional gen smart suite. Currently, the base price for this home starts at $890,000. This does not include design options, structural options, and the lot premium. The plan 1 is a single-story home that features 2,579 square feet of living space with 3 bedrooms, 2.5 bathrooms, and a two-car garage. The elevation shown on this model home is elevation A. For the front door, you have the option for a glass pivot door. A ring doorbell is included with your home. The plan 1 has a very airy and open flow. The included features are 5-inch baseboards, a pure white paint by Chern Williams with the option for a two-tone paint, a medium knockdown drywall finish with the option for a Santa Fe drywall finish. The included flooring is a 17 by 17 ceramic tile flooring at the entry, kitchen, all bathrooms, and the laundry room. You get plush carpet over pad everywhere else. One of my favorite features about the plan 1 are the 11-foot ceilings. Located next to the foyer is the office. The office measures 12.5 by 13. The storefront glass around the office is not included. The base cabinets, built-in shelving, and the countertop are not included as well. This is the main living area with the kitchen, great room, and dining room. On this wall, the Honeywell thermostat, and above the thermostat is a doorbell chime. The included door hardware are door levers and a sat nickel. This is the coat closet. Further down the hall is the powder room. The included features in the powder room are a raised height vanity, a quartz countertop, a mountain sink, and a delta faucet in the chrome finish. Fold-in cabinets are optional. The toilet that you see in this bathroom is an upgraded single-piece dual flush toilet. They put a wallpaper in this powder room, and on the ceiling they put wood planks. Here's a linen base cabinet. At the end of the hall is a two-car garage. The two-car garage measures 20 by 22, and in the garage is a soft water loop, a tankless water heater, and an EV charging pre-wire. Hit the like button if you can see yourself living in this home. This is the kitchen. The included kitchen countertops are quartz countertops with a 1.5-inch east edge. Both waterfall legs and a kitchen island skin are optional. Penalite pre-wires are also optional. The included kitchen cabinets are 42-inch upper cabinets. Upper stack cabinets are optional, but with the plan 1-4 plan having high ceilings, the cabinets would not go all the way to the ceilings. A full height kitchen backsplash and under cabinet LED lights are both optional. Dovetail drawers and soft post hinges are also optional. You will have the option to install a trash can and recycle pullout. On the kitchen island is a GE Profile dishwasher. The kitchen sink and faucet is located on the kitchen island. Included is a Delta SL Touch chrome pull-down faucet and a stainless steel dual compartment on the mount sink. The included kitchen appliances are GE Profile appliances in a stainless steel finish. You'll get a GE Profile dishwasher, a 36-inch hood, a 36-inch cooktop, and a microwave. There are options upgrade to a Cafe 36-inch appliance package, a Monogram 48-inch package, and a Monogram 36-inch induction cooktop package. In this model home, they've upgraded to the 48-inch GE Monogram appliance package. A refrigerator is not included. In the corner of the kitchen is a wall microwave and oven. This is the walk-in pantry. This space is the great room. The great room measures 16 by 17. In the great room, a pre-wired ceiling fan or light is included. All of the can lights are optional. The interior design for the model homes at Lakeview Ridge were done by Bobby Burke. There are two different options for fireplaces in the great room. You can choose between a 60-inch gas fireplace or a 78-inch electric fireplace. Next to the great room is the dining room. The dining room measures 16.5 by 17.5. In the dining room, there's an option to add a beverage center. This beverage center or wet bar comes with a sink and faucet and two spaces for undercounter refrigerators. You have the option for a GE Monogram beverage center or GE Monogram wine reserve. This is the primary bedroom suite. The primary bedroom measures 16 by 17. A pre-wired ceiling fan or light is included in the primary bedroom. The wood beams on the ceiling as well as the wood paneling are not included. The primary bedroom has a personal Honeywell thermostat. The primary bedroom features sloped ceilings. Now for the primary bathroom. The primary bathroom features a raised height vanity with quartz countertop, undermount sinks, and delta chrome faucets. Next to the spa shower, there's an option to install a freestanding tub. The shower that you see here is an included shower. It goes from wall to wall and from the floor to ceiling. This is a zero-threshold shower with a full-height tile surround. There's a rain shower head up above and a seat on this wall. Down below is a linear drain. This is the water closet. The electrical outlet down below for a bidet is optional. Here's a linen closet. This is the walk-in closet with custom closets. Urgently off of the dining room is a center sliding door to the backyard. Displayed in this model home is the optional glass stacking door. A covered patio that measures 15.5 by 9 is included with this home. The covered patio that you see here is the optional extended covered patio. The extended covered patio measures 33 by 9. Similar to other new home communities, the backyard comes unfinished. All of the homes in this community feature back walls with few fencing. From the backyard, you have slight views of the lake. You can also see South Shore Country Club on the opposite side of the lake as well as mountain views. We're heading back toward the entryway. The interior doors that come with this home are 8 foot 2 panel interior doors throughout. Around the corner is the laundry room. In the laundry room, upper cabinets, the laundry sink, and a washer and dryer are all optional. The only thing included in the laundry room are the base cabinets and the smart panel. Down the hallway to the right is bathroom 2. Bathroom 2 features raised height vanities with dual undermount rectangle sinks, quartz countertops, and delta faucets in a chrome finish. Bathroom 2 features a toilet and shower compartment, and a tub shower with a fiberglass surround. There's an option to upgrade the tub shower to a walk-in shower. The full height tile surround and the shower enclosure are both upgrades. At the end of the hallway are two secondary bedrooms. The first one is bedroom 2 which measures 12 by 11.5. Both of the secondary bedrooms have walk-in closets. Lastly is bedroom 3. Bedroom 3 measures 11 by 13.
